We love this place. Nice, comfortable accommodations.
Excellent attentive staff. Friendly, helpful and fun. So clean and lovely. Pool and beach area are so nice. Great food in all 3 restaurants. Bar service is great. Stayed here 6 times over the years and are never disappointed. We'll be back.

Loved our stay at Fiesta Americana Cancun Villas. Rooms were clean, staff was amazing and amenities were great. Especially loved that it feels a little more \"local\" than some of the other high end hotels. At FACV you get the same services but also the feeling of being in Cancun.

Spent 2 glorious weeks in a 3 bedroom suite with friends & family. The ONLY complaint was the frequent lack of warm water in the showers & sinks. Staff is consistently amazing. Efficient & friendly. We ate often at The Palapa and the food never disappointed.

The view from the room was beautiful, however the smell was not… The room smelt like rotting cabbage from the time we walked in to when we left not sure where the smell was coming from, had to go out and purchase our own air freshener just to combat it. Couldn’t have the ac running without the door to the balcony open or else the smell would come back. Pool was unheated and unusable, hot tubs on the other hand were great when they were available and clean noticed that within and hour after opening the hot tub had turned a dirty brown colour. If you are down at the pool don’t expect any service from staff, you won’t receive it unless you’re paying into their package. When we went to find out if we could switch rooms or something could be done we were told that nothing was available even though the resort was practically empty. The beach is five feet of trash, not taken care of, and dirty. Cleaning staff was great. The area around the resort was more lively and more enjoyable. Overall our experience wasn’t pleasant, we were very disappointed with the lack of care and communication you receive if you are not paying them the extra money for their packages or excursions. Also when purchasing the package through Expedia it was never mentioned that is was a European package (meaning no food and anything else included)

Hotel is in desperate need of updates. Staff is wonderful & everyone was very helpful. Stayed there many times in the past but its been a few years.
I was traveling with my dad for his 85th birthday & searched handicap accessible resorts. While they do have a ramp at the entrance, this resort is far from handicap friendly. There are no chairs or benches. The lobby has chairs that are up a set of steps. Nothing outside so we sat on the dirty steps to wait for taxi. One central elevator & then a very long walk in either direction to rooms & not a single seat.
THE POOL HAS NO STEPS! My dad almost died trying to get in the water. Literally the paramedics had to come. It was horrible & could have been prevented with pool steps. (They do have a metal ladder on the far side)
The beach used to be beautiful but has since washed away. The cement steps leading into to sea has a 2 foot drop from the last step onto the coral. It is very dangerous. Twisted & bruised my ankle trying to make the drop.
One shining star is the lobby bartender. Dad said he made a great martini.
With all the hotel choices we will pick some else next time.

Excellent clean room, friendly and helpful staff, not one single time-share pusher bothering us, great food. A few things to note, the hot tubs on the hotel grounds are usually taken, you won't have much chance on them, the music starts around 2 and goes til about 8, quite loud, and the hotel doesn't have a beach that goes down to the water, it is within a retaining wall. You can climb down into the water from there, and its actually a very nice sheltered place to swim in.The typical beach chair hogs were there, as they likely are everywhere, not the hotels fault...overall, well worth it.

Great location, asked for a better view and received a complimentary upgrade. If it’s your first time in cancun and you plan on doing excursions and not being at the resort 24/7 this place is a great pick. Lots of restaurants and grocery store nearby so we were able to plan our trip on a budget. Pool was good and the water was calm and no seaweed. Even saw some fish while snorkeling right off the beach. Room was cleaned everyday. Provided lots of water, coffee and even gifted bottles of wine. Resort had a quiet vibe, awesome for couples and families.

Our rooms were excellent. We overlooked the pool and the sea which was lovely.
All the staff were so friendly and helpful.
The beach area is sandy perfection with steps into the sea. There were never any issues getting sunbeds at the beach or at the pool.
The gym was great and the free laundry facilities were a nice bonus as we were there for a few weeks.
We were sorry to leave and hope to come back again.

Fantastic experience! We stayed at another resort prior to this one with a friends group that was far more expensive and not nearly as awesome as Fiesta Americana Cancun Villas was. The entire stay was nearly perfect from the moment we arrived. The only hiccup we had was the microwave wasn't working but they fixed that right away. The staff were fabulous and even the timeshare sales guy wasn't bad when we told him we really weren't interested. The bed was super comfy, the room was spotless, the beach was right there, and the location was great for a nice walk. There is a huge grocery store a short walk away with some incredible hot food options and bakery goodies.

I would, without a doubt stay here again next time I am in Cancun. I can't say anything bad about the place. The only tiny thing that was wrong was remedied as quick as you could expect.

It’s actually the first time that an hotel honor what they promise for the VIP status on Expedia.
We got there and they had a bottle of wine and a charcuterie board waiting for us at our room.
The staff was amazing

The staff were very friendly and helpful, plus were very accommodating for us as blind travelers. The room was clean and always restocked with water bottles each day. While the cabanas weren't really worth it when it's windy, the lounge chairs and palapas down on the beach by the water were just perfect. Worth noting that their ATM may not work with your bank card, and that they don't exchange US dollars for pesos at the Front Desk, but there is a money exchange across the street. The bed was comfy as were the balcony lounge chairs. Would definitely stay here again!

The staff were great, the hallways and room periodically smelled of sewage. They also don't have enough channels on their TVs and the ability to play channels in English. Also the Expedia 10% VIP should be 15% because if you frequent the restaurant there within the facility and then you give at least a 10% tip it's a wash.

The hotel is beautiful. The rooms are very spacious and the beds was very comfortable. The staff members were very kind and someone went above and beyond. The only thing I will say is that they do try to get you to set up a meeting with one of their staff members to try to see if you want to join a program or something along those lines and the person that approached us when we had just arrived would not take no for an answer insisting on why not and I had to tell her, I just came in from my flight and at the moment I’m not interested. The drinks should be made on the stronger side That’s my only feedback I’d like to give. Other than that, our stay was amazing! I will most definitely like to return soon!

Was a fan of this chain-which is why I chose it. The place is old & dated but it was clean. location is perfect for a 1st time stay in Cancun. The reception staff was initially nice & courteous but pushy about selling their “rewards” (timeShare) program. The first 3 days they would nicely approach me and once they got it through their head that I wasn’t going to spend 90 min of my precious vacation time listening to their spill, they practically ignored us the rest of our stay. I had asked for them to reserve me a bed on the beach for one of the days but they never did. After I told them a couple of times that I didn’t want to join their rewards, they pretended we were invisible. Not even a good morning when we walked by. Our chamber maid Luz was wonderful. The room was cleaned and she always greeted us when we ran into her in the hallway. We arrived late to the hotel since getting our luggage at the cancun airport took over 90 minutes! the hotel was trying to give me a crappy view room on the 2nd floor so we tipped him $$ and he gave us a room on the 5th fl facing the other resorts and the beach. the view was so great that we'll be staying there instead next time. room is def dated (but most furniture looked new for the most part). Tub was dangerous getting in & out. the towel rack in the bathroom, soap dispenser holder and the phone plugs were broken. There isn't a beach, but concrete steps to the water and there's lots of rocks. place is ok but Will not stay here again.

También las comidas estaban excelentes. Aparte de esto la propiedad estaba muy bonita y la playa era preciosa. Recomendaría Fiestas para tu próximo viaje a Cancún.

El hotel en malas condiciones, necesita reparaciones. El cuarto estaba en malas condiciones la chapa del baño rota, la llave del fregadero no tenía coladera. Paredes con manchas. El jacuzzi estaba fría la temperatura del agua, de los 4 sólo tenían dos en servicio, solo uno con la temperatura correcta. La alberca sucia con muchas olas y suciedad. Lo más desconcertante es el mal trato de los del mostrador. No fueron amables, ni corteses. Los únicos con buen servicio fue la camarera que limpió el cuarto y los maleteros. Una mala experiencia. Desilusión. NO LO RECOMIENDO.

The rooms were old and not clean. The only new rooms they had were in the middle of terrible construction noise all day long and they placed my 70 year old parents right above the loud thumping music at the pool and refused to move them to another room. Would not recommend. Got the Westin down the street for 300$ more and they had a lovely experience there.

The rooms have a very strong smell of mildew that stard fading away after a couples of days, but the first impact arriving at the room is a feeling of old and low quality.
There is no beach, yo can see in the pictures sand but there is a wall that protects the sand. The waves hit this wall, there is no sand access to the beach as a normal beach hotel. There are strairs to access the water, but there broken and very slippery, it is quite difficult to access, ocenyou access the beach, it is nice, 1m depth and plenty of space to enjoy with kids.
Only one option of restaurant on weekdays and 3 on weekends, all pf them quite expensive.
You can bring your snacks and beverages to the beach area.
Rooms and bathrooms were clean, and a lot of water bottles were provided.

The hotel is currently under renovation, so there was quite a bit of construction noise — we were woken up early by hammering and drilling right above our room. The room itself felt a bit outdated, but the staff were friendly and the breakfast was good. We especially enjoyed the calm, shallow water at the resort beach, which was perfect for relaxing.

Great location, decent beach and area. Jet skis available (no wait for us in Oct) and the Palapas restaurant between the pool and the beach was solid.

The staff tried to accommodate us checking in early but the unit was in the left wing which was remodeling and the fumes were beyond acceptable. That said they quickly moved us to the end of the other wing and welcomed us with chocolates and wine! Even got us the same kind of suite. Great effort, I hope they stay like that in busy seasons.

The hotel itself is nice but a bit older feeling. It’s not deluxe but has amenities. It’s quite notable compared to the whitewashed Riu next door that the Fiesta Villas feels a few decades older and less crisp. Sheets and bedding were nice. Slept like babies. Our two bedroom unit was spacious and the balcony is the star of the show, fantastic views! There is a kitchen which is great (and what we wanted) but is nothing to write home about.

The shops nearby include lots of souvenirs and several convenience stores right across the road. The mall there seems mostly vacant but the streets cape has a decent selection of restaurants and plaza massage places among others. The star is the mega Chedraui which is a multilevel superstore with produce, cafe food court, bakery, liquor (top floor) in addition to the middle floor with a big selection of souvenirs and standard groceries and pharmacy.

In Oct the weather was beautiful and crowds were nonexistent. Occasional rain mostly as you sleep.

The hotel was nice though a little dated. Staff was friendly and spoke English well. The breakfast buffet was good, but very pricey. Our room, though clean, smelled of mold the whole time and then sewage toward the end of our trip. They will bombard you with trying to sell day trips and timeshare opportunities. The surrounding area felt run down and unwelcoming. Overall we had a good time, but probably wouldn’t stay again.

Lots of loud construction was occurring at the property. It won't be ending anytime soon. The jack hammer or similar machine was on balconies near the pool every day. Our room was warm and hard to sleep because of the temperature. Also mold growing on ceiling near the a/c unit. The food was mediocre and overpriced. The ocean was great. Very little seaweed. Great for swimming. Nice beach. We won't be returning.
