The room was spacious and the owners were fantastic. Very friendly and extremely helpful. It was also a very special place that was built over 100 years ago and where the owners grew up. It was also a great location avoiding a lot of traffic when we went to the various tourist sites. I strongly recommend Nikis house to anyone visiting Cyprus.

Lovely quiet hotel for couples outside Limassol

The property is 8 rooms around a charming garden. However, the property is NOT in Limassol. It is in a suburb. Hotels sorts them in the city but when you book and see the address, it is not. They denied this, but their welcome notes had bus directions to Limassol so they know they are not in the city. I also asked for two beds as I am traveling with a person I don't usually sleep with. The owners claim that the web site did not pass that information to them. However, their comment that \"all the rooms with sofa beds were occupied\" makes it clear that they don't have two-bed rooms.

This was a great place. Traditional house, beautiful location. I did have a car so everything was easy to get to. It's not right off the beach but with cabs and busses one is due to be able to get around. Next time I'm staying in Limassol I'm staying at Nikki's House again. And the owners are very nice wonderful people that enjoy taking care of the property and guests. A lot of heart goes into this place and it shows.

Fantastic authentic family owned and operated

Super clean, well renovated while keeping the historic look and design. the owners are very friendly and give good advise for things to do/see in the area. its not for the luxury experience seekers, but if you want to sleep with a unique place that has real character you should definitely try this place.

Our stay was amazing. Although outside Limassol, still conveniently located only 10 min from city center and beach. Extremely helpful and courteous personnel. Beautifully restored traditional building with central yard and extremely clean. Also some nice restaurants within walking distance, as well as supermarket and convenience store.

Aesthetically pleasing tranquil oasis. The traditional style high ceilinged studio opens onto a courtyard with an array of plants, a date palm, and chairs for relaxing outside. The owners pleasant and helpful.

i loved this place! i have stayed in many places over the years and this one stands out. it was so quaint, unique and unexpected. it was very quiet and far removed from the crowds as well. lucky for me, it was off season. that said, it was a little chilly all the time, especially at night. didn't help that i was fighting a cold, myself, at the time. in the right weather, i am sure it would be incredible! the owners were very kind, helpful, and very fun to talk to!

I stayed in the larger unit in this lovely condo complex for two weeks. The apartment was clean and quite spacious with a bedroom, a small kitchinette and a living room. The space was clean and meticulously maintained. The mattress on the bed was a tad uncomfortable for my liking but the owner said she should be replacing it soon (she has just purchased new mattresses for other units). The WiFi was not functioning very well which was a bit of an issue as I had to do some work while I was there; the owners said they will be looking into this as well. The area where the apartment is located - it’s a small village - is quite enough, but for some noise from an occasional car or a neighbours’dog. You will be 8-10 km away from the city center, so you will need a car to get around, as there is no public transportation available. There is a grocery store right next door which is very convenient.

EVERYTHING about Nikis House was perfect. The traditional stone and wood construction and interior decorating created a rustic and comfortable feel. A well equipped kitchen, comfortable bed and efficient air conditioning all added to the enjoyment of my stay. The outstanding courtyard was an excellent area to read or have a quit drink and meet some of the other guests

A welcoming host with a friendly personal service

Although the local area is rather lacking in cafes and bars we can't fault Nikis House for creature comforts. We arrived late after getting lost ( thank you mapsme ) but our host waited for us and was very gracious and welcoming. We were even given a cold and welcome glass of lemonade on arrival. Parking was nearby in the local supermarket which was also very convenient for food and drinks. The rooms were very comfortable and had been lovingly restored by the owners. We had a very comfortable night's sleep thanks to the quietness of the surrounding area and the efficient air conditioning. When we left the next morning our host offered us a coffee before departure - now that is personal service.

A little gem in Limassol.

Niki's House is a little gem. When you open the gate you are amazed by how beautiful, welcoming and charming the place is. Beautiful furniture and decoration in the room. Great bathroom and very comfortable bed. Amazing attention to detail: flowers in the room, fresh fruit on the table, plush towels, soft cotton bathrobes, great advice about nearby shops and things to do, lounge chairs to relax in the courtyard (We were greeted with delicious lemonades). Really quiet location. Large parking nearby.

Nikis House was a wonderful, well cared for property! I was very happy with my spacious room, comfortable bed, great little kitchenette and even a table and chairs with an umbrella for shade right outside my door. the stone wall around the property with the locked gate made the place feel safe too. There were no feral cats inside the wall allowing the double doors between my room and the courtyard to be left open while I was working during the day.

It was lovely staying in a traditional Cypriot guest house. The host could not have been more helpful and the setting was very peaceful and relaxing. Nearby was a supermarket, bakery and a couple of restaurants,

Owners couldn't do more for us. After arriving later than expected in evening after a delayed flight, they were waiting for us to show us our apartment. Parking is couple minutes drive and they led the way in their car to show us where to park. Less than one minute (different route) to walk back to apartment. Fresh fruit and lemonade on our return. In morning we were offered Greek coffee as we sat outside, being made to feel very welcome and like family. Very clean and homely accommodation. Mini market minute walk away. We would definitely recommend and return ourselves.

Really great place to stay in Limassol

This is a great place to stay, just outside of Limassol. Evgenia and her husband were extremely helpful and friendly. The apartment we took was very large, clean and comfortable. There was a full kitchen and even a washer. There is a beautiful courtyard/ garden right outside the room which was perfect for eating breakfast.
Definitely worth a try.

Pfobably the best house in Cyprus

An oasis in a city but only one, be it very good if you like fixed menu meze, local taverna. Wonderful owners with a warm welcome. Good base to explore surrounding area as easy motorway access but car defo recommended. Excellent room facilities (cooker, air con, hairdryer etc) and comfortable beds. Nice touches such as cake in room on our return one day, fruit regularly left in room and egnevia on hand to offer advice on destinations, customs etc. This old farmhouse has been in the family for generations and has been modernised with great taste and thought.

Such friendly people and a charming studio

Niki's House has been in the owners family for three generations and is a charming, traditional Cypriot dwelling converted to studio rooms. All is clean and efficient and there is a small sun-trap of a pretty garden. Nothing is too much trouble for the owners- just ask. They have excellent English and are knowledgeable concerning the area and the country. A superb bakery and a small supermarket are close and a 'kiosk' style shop that is always open for milk etc. There is a really excellent traditional taverna within easy walking distance. There are close bus stops to get you into town and the taxi fare to Limassol centre is reasonable.

Cute, quaint traditional guest house

This is a quaint traditional guest house in what used to be an old village, now a suburb of Limassol. The area was picturesque and the room was comfortable and clean, with rustic and simple aesthetic design. It was relaxing and offered ample quiet and privacy. The service was great from the moment the room was booked - we received two emails with directions and other information. The owners go above and beyond to make their guests feel welcome.

Niki's House rocks!

Niki's house is a clean, affordable, traditional housing unit in Limassol that deserves the highest praise. Very quiet location and a great outdoor patio to enjoy the summer breeze away from the city noise. Within walking distance you can find free parking, a bakery and a kebab shop. Strong and free wi-fi was a nice touch too.I also enjoyed conversing with the owners; I found them cultured and extremely kind. I'll certainly recommend it to families and solo-travelers that visit Limassol.

Traditional house with modern amenities

Had a fantastic time at Nikis house- the host are very warm, kind and extremely helpful. It is an old family home that was restored offering a very quiet, and traditional experience to the Mediterranean way of life. With only five rooms all opening onto a beautiful courtyard, the place was quiet, comfortable and had plenty of charm. The neighbourhood is a bit run down and is primarily made of houses where the locals live.

The hosts are very helpful and give a lot of tips on the things to do. The hotel has free parking a few steps away from the house that was safe. The house is also close to a supermarket, a bakery, tavern (highly recommended for the local food) and a take away. The apartment we stayed in (Room 3) had a fireplace, a kitchen with crockery (no microwave though)and a washing machine.

Close to the motorway connecting to Paphos, Larnaca, Trodoos or Nicosia. if you want a quiet holiday in Limassol away from the crowds to plan and do you own things.. this place is highly recommended :)

We had a really enjoyable experience at Nikis House! The place is well preserved with stone walls, a fabulous courtyard with beautiful flowers, and the rooms are equipped with modern appliances including kitchen area. The owner family is wonderful and helpful. There is a supermarket nearby but not much sightseeing places. Overall, this is a quiet and unique place but a little far from downtown core (which is not a problem if you are able to rent a car which we didn't).
