The room was very small, it had one window with no view, no light, small TV, something in the bathroom was leaking, no ventilation (yes AC). The breakfast is not American, few options to eat in general and no vegan options.

Breakfast was delicious as it included the typical pastries, fruits and natural juices. The staff was very friendly. However, the next door establishments were very loud. For the three nights we were there it was impossible to sleep in between the construction noise, loud music, loud conversations all night and early morning long. The room was cleaned and had everything we needed but unless you are traveling without kids and are here to party all night long this is probably not the best option for you.

Giacomo, the staff at the reception is wonderful but this hotel needs major repair and renovation. The room is tiny and the design makes it very hard to use the toilet seat because there is no space. The waters in the shower drains really slow. The lobby is very dirty. There is sewage smell in the elevator and in the lobby area. The hair dryer also does not work. However the hotel is historical and the bedding is clean.

The location and the staff are wonderful. This is simply not a 4 star hotel. The staff (wonderful). The furnishings need a really good clean. Breakfast was great, sheets cleaned daily, however the curtains, chairs, couches desperately need cleaning or replacement.

This was a very nice hotel on a very difficult street. The staff and amenities were first rate but it was a challenge to roll my suitcase back and forth over the cobblestones and narrow street. The hotel was very convenient to the rail station. The staff and adjoining restaurant were first rate. I would stay here again if I were to come to Naples in the furture.

This is NOT a 4 start Hotel, it is far from it. The rooms are pretty rundown, the nightstands were falling a part, the shower door was extreme difficult to close, bedding was old and towels didnt smell good. The cherry on top was the broken AC which made very uncomfortable to sleep at night. Again, if this was marked and priced as 1-2start hotel i would understand. However, when you make a point to call it a 4 start there are expectations to be met and this place fails in every aspects of it. The only good thing is the location and the buffet staff was super nice. Front desk.was not very helpful to when we left either. Overall, i would never step a foot on this place.

The hotel is old, the AC doesn’t work. The drain for the shower is very very slow. It’s not safe to get in the shower/tub. The tub is higher than usual, there is no handle to hold.
The area is in convenience in the center of the city and is very close to the train station.

The hotel is not on the newer side which is understandable. The A/C was our only issue there because it was hot and it didn't seem to work. the staff was super nice. you can leave your key up front so you don't have to carry it or worry about losing it. Its also really close to the train station and several methods of transportation

The property is at a great location. It’s just a little old. The room we were given was awful. Bed was so bad we literally felt every bed spring. The smell was so awful it made our heads hurt. I asked if we could possibly move and was told yes for an additional $50 Euros a night. But what really made me mad was the fact the front desk guy said he knows & gets a lot of complaints of the smell for that room.

Smell in the lobby, on the stair and in my room was horrible. I think they are trying to cover smell of smoking. The result is awful. The owner is rude - suggested if I have allergy to the smell I have to go to hospital or to find another hotel. Yes, this is exactly what owner told me when I've asked if I can change the room. I had non-refundable 3 nights reservation in this property. After 1st night left this hotel, paid again to stay in different hotel. Room and the bathroom was tiny even for 1 person. Bed was super uncomfortable.

Not four star. Two stars at best. Only one person working. No porter or bellhop. Holes in towels. No breakfast even if the hotels.com listing says full breakfast included. Have to ask hotel for credit voucher to make up for it. Lobby furniture has dark stains on old couches. Smelly elevator. Television monitor is 50 cm, too small. No manager is available at all to appeal problems or common sense.

Really a mixed bag here, and disappointing vis-a-vis the 4-star status. The positives include (1) the location being great both for the train station and for exploring Florence; (2) the fantastic service ethic displayed consistently by Mirko; and (3) the good work of the two people who served breakfast. The cons include: (1) loud both as re street noise and re a bunch of 20-somethings partying hard on the first night until 2 am; (2) dated room; (3) two twin beds pushed together when a double bed was specified; (4) highly problematic toilet flushing mechanism; and (5) bugs in the room from open windows. We wouldn't come back again.

We stayed in room 107 and we're greatly pleased with a red wine welcome, as both my wife and I were in Florence for milestone birthdays. (Nice touch). Room was pleasant, good size but on Saturday night it was noisy outside. It was disturbing but not overly excessive. Certainly can not fault staff, cleanlines, ambience, breakfast and location of hotel. Breakfast terrace was an excellent feature, which my wife and I enjoyed. Would certainly stay here again. From the Hotel.com presentation of room features against higher price category I had anticipated the room decor to be of the higher grade. Think they should show room numbers against featured pictures so you know what decor quality you are getting for price paid.

The hotel is located in a very good area. Close to the train station. Everything is in the walking distance. The room we stayed had very strong room fragrance plugged in. As soon as I was getting close to the room, I started coughing. We couldn't figure out why and finally we took the fragrance off from the plug ins, smell slowly went away and I could start breathing.
Other than that, everything is very basic. Hotel staff was very kind and friendly.

Hotel Domus is conveniently located close to the train station. It's walking distance to all the major sites. There is a free walking tour that meets right in front of the church of Santa Maria Novella. The hotel was comfortable. I have no complaints other than my electronics adapter didn't fit into any of the outlets. However, the hotel has extras and did let me borrow one.

Very clean hotel in a convenient location. The room was great, bathroom was clean, and the breakfast had a nice selection of sweet and savory options. The Wi-Fi is a bit spotty, but that's the case with most places in Italy (if high speed internet is your priority there are probably other countries to consider visiting).

Not sound proof.... heard loud snoring, thought it was my husband at first but nope, next room over. Shower door was broken, had to shower with door open. Toilet was not cleaned before giving us the room. Bed was hard. Tv wasn't working. Only good thing was location and wifi. All of these things are correctable so I hope the staff pays attention....if you just need a place to rest your head then book it. The room decor is antique and pretty.

Location is perfect as it's right across the station and inside the square. Took us sometime to find it but perfect. Room on first night was rather old and up the staircase. The toilet was a little cramp and felt the room dusty. TV size...I rather not watch it and instead turned it on for MTV as it's too small.
Second night was great! Enzo upgraded us and gave us the room on the main floor which was huge, toilets are bigger and next to the breakfast room. Great guys at the front desk. Always ready to help. Breakfast spread is limited but acceptable.Bed was a little but hard but it worked for both my son and I.

Great location from train station. No hot water for shower one morning at around 7am but there is hot water in the sink faucet. I had to take a cold shower with room temp of 10 degrees C. The front desk said there is a clump of hair in the drain and somebody is \"fixing the problem\".
I do not see the connection between the hot water and drain excuse.

I had problems, but I you wont.

I have noticed, that in Italy, the \"star ratings\" of hotels are generally skewed. Not this one - this is really a four star property. I would stay here again to give them another shot. I only stayed one night. I had to transfer rooms because the toilet in my first room would not flush. Also - the wifi was weak and spotty. The concierge was reluctant to switch me rooms - then I learned why at about 1am. The bar (right below the room was very loud until after 2am). Then, at about 5am, the garbage men and street sweepers were super loud. The view of the plaza was nice, but it was very loud when I was trying to sleep. Very convenient to the train station (3 min walk) and the the Novella church (which was $5Euros to enter).

This hotel was not on the parent list for study abroad students however it should have been. We arrived a week early and stayed here for 6 nights so I think I have an honest opinion. The room was towards the street so the view was of the Santa Maria Novella. The staff were friendly and helpful. Breakfast was from 7:30 to 9:45 and it was a lovely buffet. Two doors down is Arnold's where you can get a SBUX like drink to go. Wifi was not good, however it was strong in the lobby. My sister from UK came with us and reminded me that this is Italy, not America. You need to remember that you will be gone all day sight seeing and that location is everything. It is a 5 minute walk to the bus and train station. 1 hr 15 min Trainn ride into Siena, and minutes away from most Florence tourist destinations. I would chose this hotel over any others I saw there. You can expect room cleaned daily, beds turned down with biscotti on the pillows. There are additional blankets and pillows on request. I did not turn on the tv but it was there. We Wales the streets at midnight eating gelato and it was perfectly safe.

Very friendly staff who gave a great food recommendation when we asked. They also upgraded us to a larger room (no extra charge) for our anniversary (which was probably only possible since we were traveling off busy season). So thank you to the hotel! The room was clean and comfortable.

Great location of you like night life. Bad location if you like quiet rooms as thus hotel had crowds abd noise until at least 2 am.
It had bad bedding, the power went out and the shower was out dated, minimally functional and not great.
The breakfast was bad and even though it was free, we chose to eat out.
The location served us well for shopping and being close to the major station prior to departure.

I don't often write negative reviews, but this is one hotel I couldn't have been happier checking out of. The hotel does not merit a 4 star classification. The only thing it has going for it is the location. My room had an unbearably awful smell and the air freshener they tried to cover it up with did not help in the least. The TV was broken and was bent down facing the desk it rested on. Plus, there was not a single English language channel. I spent most of my time walking the lovely city, but if I was in the hotel, I preferred to sit out in the lobby. There are many other hotels in the vicinity, do yourself a favor and look elsewhere.

4-Star Hotel with 5-Star Service!

The Hotel Domus Florentiae is the best hotel I've stayed in during this trip to Italy where I visited 3 other cities. Their staff are super friendly, and super nice, always ready and eager to help. It is a small hotel, and the staff's service superiority makes you feel like you're part of a family in a warm and hospitable bed and breakfast. Kudos to Enzo and his staff!

Nice location, but poorly maintained

I was there just one night in their single room. The location and decor are nice. But, rooms are not maintained. The shower was not draining water properly. There was no soap dish in the shower. The air conditioner was ancient, making lot of noise. The \"TV\" screen was tiny and reception poor.

Further, the hotel owner was greedy (he refused to pay me back one night's charges, despite me leaving one night early, and when asked about currency exchange, he quoted me some exorbitant rate). I checked out very early in the morning. The night before, the owner promised that he will arrange some coffee and light snack for my breakfast when I leave, but there was no such thing when I left.
Overall, I would not recommend this hotel.

Exactly what we needed....good location and roof over our heads. The room size is on par or bigger than others in Europe. The bathroom is very nice. Florence is a convenient town. This is 2 minute walk to the Domus.....and 10 minutes to Ponte Vecchio. No extra services offered....service was average. Breakfast was a bit better than average, warm pastries and coffee, cappucino made to order.

I normally always try to be positive in my reviews, however this was the most miserable stay we've ever had at a hotel. It was hotter inside the room then it was outside. The AC would only run for 30 minutes, before it shut off. I got up twice in the middle the night to take a shower. The desk clerks said at all the rooms were like that. The WIFI was a joke at best! Even at the front desk it kept dropping my connection. We've never been so happy to check out of a hotel before.

Great European hotel with great location on a plaza. Our room had a window overlooking the street (nice) and plaza. Easy walking distance to Duomo and museums and shopping. Shower was funky by American standards. The guys at the front desk were super helpful with directions. The tourist activity by day was great, but it was quiet at night. I'm glad we stayed here instead of near the airport. Good restaurants nearby.

Good for Short Break

The staff were friendly and helpful. We arrived early so left our bags at the hotel while we went exploring, and the same when we checked out as our flight wasn't until 9 pm. The only thing that let the hotel down was the smell in our room, unfortunately we had room 110 which smelt of the infamous Italian drainage system! there were air freshens in the room but only took the edge off the smell.

Close to train station and on Santa Maria Novella

This particular hotel room (#104) was very noisy - both from the activity outside as well as the walls being paper thin. The twin bed mattresses were uncomfortable (felt like you were leaning and going to fall off!). I did look at other rooms (interior rooms) which seemed less noisy and the beds seemed in better shape! Location was convenient!

Great Location

This is a beautiful hotel in a great location. The staff was very friendly and they made excellent restaurant recommendations. The rooms are very clean, nice, and spacious. The hotel also has a beautiful terrace where you can eat breakfast. The hotel is located right by the train station and in Piazza Santa Maria Novella. The hotel was filled with character and charm. We will definitely recommend this hotel to others and will no hesitate to stay here if we visit Florence in the future.
