Max was helpful on check-in as he was able to resolve an issue with the remote for the TV.
Bathroom looking newly refurbished with lovely hot shower.
Carpets, decoration and furnishings generally need a deep clean and / or refurbishment but for the money in London, the room was tidy with good Internet TV speed.

Avoid - ants on bed and in room

There ants in our room. When we told reception they said that “it’s okay” and they had put gel in the walls to attract them and that they didn’t want to disturb us. The ants were all over the bed.

Charming from the outside, it’s reasonably clean on the inside. One thing stops me from ever staying again is the noise from the room above.
The furniture is unstylish and dated, so though plenty of character on the external, the internal is astonishingly mismatched and old. The bed was ok, the kitchen ok, too.
The nicest bit was the tiled, heated bathroom floor, which was a surprise considering the floor in the rest of the room comprised of chipped, stick-on laminate flooring.
But it’s the noise from above that is a deal-breaker. They need to carpet or install sound-proofing.

Hard to say anything good.

Sorry but this place is Filthy. Sticky floors and dirty everywhere. Flooring was likely the worst of any hotel I’ve ever stayed.
Had a kitchenette and everything was dirty. Everything in the room was worn out. Bare wires hanging down in bathroom, furniture that was also worn out.
To add and not inconsequential, the staff were on the phone shouting at 6am meaning everyone was woken up.

however
- the property reception area was not 4* and did not smell very clean, scruffy
- Arriving at hotel - people hanging around drunk outside the door on arrival and they were tenants
- After returning later from dinner around 9ish - tenants had open room doors shouting across the corridor to each on ground floor just as one turns the corner from reception to access other rooms, very intimidating! Can’t believe reception did not tell them to stop as you could clearly hear the shouting
- The room was average with dirty stained in need of repair net blinds and one which wouldn’t open properly
- The room Had an access door which lead to 2 private doors
One marked Staff and the other door to the room.
There was a wire coming out from under the room marked STAFF which went under the access door and was plugged into a socket in the corridor - very odd and a hazard.
- Just as one was about to fall asleep Staff obviously entered the room next door and started cooking and talking
- The staff door closing and opening during night, very unsettling
Overall not a good business stay for a Monday night and not a place I would bring my family.

Very Rundown, shandy & dirty

Have stayed at this hotel 3 times before but not in the last 18 months & it was a good location with parking & always well looked after. Well on this trip I can only say my room was disgusting (see photos)! The mattress was dirty & stained, the walls filthy & smeared with dirt & handprints, around the floor boards filthy, damaged furniture, window blind broke off & just hooked over the fittings so it fell off as you tried to open it, toilet sheet damaged & hanging off!!! Lots more too, made a video which really shows how bad things are but can’t post on here. Spoke to manager verse email & 50% refund offered which never happened, now serval emails later no reply!! DONT STAY HERE ITS FILTHY!!! In today’s COVID hazard times I don’t believe the hygiene is good!!

Very clean, friendly staff, great location ;) The only issue (which isn’t the hotels fault) was that the church bells next door rang every hour on the quarter past ;/ so at 5.15am they rang 5 times, at 2.15am they rang 2 times etc! Woke the kids up every time.

Weekend trip

Myself and two friends stayed here as we were attending a gig at the O2 Kentish Forum for a couple of joint birthdays.
The room was clean, tidy, well sized and overall pretty good, the only bad thing is the church next door, with bells chiming every other hour, 12 minutes past the hour.

Not luxury and not an Aparthotel

This is neither luxury nor an Aparthotel. Mattress looked and felt 20 years old and had to sleep on the bed settee as bed so non-supportive and uncomfortable. Furniture all old and tatty. Air con worked only some of the time. Place is basically for social housing with hotels.com clients filling the gaps. No bar, no restaurant, no communal lounge ie NOT a hotel/aparthotel at all. Free international phonically on site but not even a phone; Any refund refused by owner/manager. Never again!

Stayed only 1 night of 8 I paid for, no refund.

Terrible room condition, an extremely squeezed place at a decent rate. Even parking costs 10 pounds. As soon as we checked in, we realized we cannot stay for 8 nights that we have paid for already (1250 pounds), and checked out the next morning. No refund was issued whatsoever. So, even though we lost about 1000 pounds, I still feel we made the right decision. The manager knows that people would like to check out after seeing/staying in the room, and therefore puts in the clause of non-refundable in the bookings.

The good: the location is fantastic for getting around London via the tube, having a toaster, microwave and fridge in the room is really helpful as it means you don’t have to eat out everyday, parking is great we managed to park about a 1 minute walk from our room and we felt safe with the car location (far enough from people walking by), the desk area with mirror was perfect for my wife doing makeup as the mirror had some lighting, there was a decent amount of storage for hanging clothes and hangers were provided.

The not so good: there was no maid service so in the 5 days we stayed, the tea, coffee, shower gel, bins and cutlery used were not replaced, there was also no turn down service...the double bed was just two single mattresses together and so one of us was falling down the middle through the night, there were ants in the room (the room only had a small door separating it from outside so probably easy for little bugs to get in).

The Location was perfect for exploring London ( by nearby tube) . The amenities were good generally but the bed was noisy and a bit old ... and the stair hand rail was insecure . The private parking was very reassuring and there was always someone around in attendance - this was very good .We shall be back ! Thank you !!

Great hotel - I have stayed before and will again it’s really easy to get to from the motorways and the tube is very close so easy to get into the city, It also has free parking which is great for London. It has a small kitchen area which is handy for breakfast the rooms are nicely decorated, clean and spacious. The staff are really polite and helpful and the rooms are affordable all in all a great place to stay

Great welcome

We had a great welcome by the receptionist who was very helpful and obliging. Unfortunately our third bed was not made up and we had to request bedding and do it ourselves. The room was fantastic but the furniture was very cheap and shabby. Also the cleaning was not good. The floor was very dusty (had to wipe feet before getting into bed!) and the toilet had not been cleaned - evidence of someone using it previously! It was a shame as the bathroom itself was really smart. There are also no railings on the balcony and the fire doors are kept propped open.

Staff very good, TV would not work properly. not an essential, was offered another room but had already unpacked, had to use MacBook for an hour or two. Room not bad, bit damaged and worn in places, shower in morning not very good took ages to warm up...... Overnight badly disturbed by occupants in room above.... Banged on ceiling at 2.30am it went quiet within a few minutes.... advise reception when left at 7.30 am

A lovely building and quiet but the furnishings looked like they were from a charity shop, all mismatched, broken and stained. The kitchen area had the basics but no glasses. There was no blind on the skylight so having finally got to sleep at 4am because of the uncomfortable bed and pillows was woken at 5am by the light. In the morning there was no hot water so had to have a cold shower.

Having stressed need for a twin bedded appt. and this acknowledged by Hotels.com, we were told on arrival that the hotel did not have twin bedded rooms/appts. we were given a duples with double bed on Mezzanine lavel and I had to have a sofa bed in the living area. Sofa bed extremely uncomfortable , especially so for a 5 night stay. When we left and noted that our stay had been good except for the issue of bed, the receptionist said the hotel does have one twin bedded room! Who knows?

Lovely Hotel/Apartment but needs some TLC

I've never stayed in an Apartment/Hotel before, so was a bit surprised to get to my room to find a set of stairs. The bathroom was nice, well-kept and clean, and the shower was larger than normal, which was a pleasant surprise. There was a little kitchenette area with a fridge and microwave which I didn't really use but was a nice addition. There was a large living room area with very high ceilings and the bedroom upstairs was a decent size with clean, modern décor. The only downside really was that the whole place was a bit run-down. It was clean but there were lots of chips in the paint etc. and it just looked like it needs a bit of TLC.

The area was fine and the location was really convenient for getting to 02 Forum.

I can see why people would be disappointed as it was a bit rough around the edges BUT having stayed in several hotels/apartments around London, I would say that this is definitely one of the best I've found in this price range. I would happily stay here again and recommend to others.

Definitely not a 4 star place. Maybe 2-3. We had a room on the bottom floor, it smelled really bad. The room was clean beds were comfortable but that smell really made you feel sick. I dont think all rooms are like that but this was the only one left. I must say we would have left but it was too late at night. The staff was friendly, one girl from Greece was exceptionally sweet. Wouldn't recommend it but for the price and if you're looking for something last minute not bad.

Nice idea, badly executed.

We stayed in the cottage annex but clearly it’s not geared up for guests yet. Here’s a list:
Outside door to the car park, only one lock
Bedroom 1 - full of spare beds/mattresses/wardrobes etc
Bedroom 2 - unfinished - screws in the wall, handles off wardrobe
Kitchen - light out of ceiling
Bathroom 1 - wire hanging out of wall, unfinished floor tiling, shower door knobs not attached
Bathroom 2 - light hanging down in shower, unsafe wiring into light, loose floor tiles
Bedroom 3 - blue tack marks everywhere, no curtains, just fabric, 3/4 size bed.
Bedroom 4 - radiator valve not working
No tv as advertised. Asked for one, it didn’t arrive.

Normally we just make do, but this wasn’t cheap and it’s a bit unsafe, especially with little ones. Awaiting a reply from So hotels.

First impressions good but.........

This hotel is very close to Archway tube and has good bus connections. Massive ticks for having a kitchenette with toaster, fridge and microwave in the room. Plenty of fluffy towels and extra bedding.
But I would struggle to describe the room as Executive. The carpet probably saw it's better days years ago and full of stains. There was a permanent drain smell in the bathroom and the concertina shower door stuck so a squeeze for most to get in. Don't be persuaded by the complimentary toiletries. The walls were badly in need of redoing. The aircon/heating system was noisy and very filthy. But it really depends on what you are prepared to put up with. The room I was in was over two floors with stairs connecting to the bedroom so not appropriate for all and the furniture like the carpet has seen better days. I would expect if booked ahead of time the price would be lower and it looks like there were parking spaces. For all bookings a passport or driving license is required as visual identification. This I have never encountered in Britain before so if like me you don't drive and not in the habit of carrying your passport for U.K. journeys it could be a problem. The hotel doesn't have a left luggage space. The very high window was opened when I arrived perhaps to try to minimise the drain smell from the bathroom. I was pleased just to have spent one night here but if choices are minimal it might suit some people

Huge room on two floors. Very comfortable bed, excellent shower in clean bathroom. Amazing facilities for price paid. Lovely old building with lots of character. Excellent location just minutes from Archway tube on the Northern Line so very easy to get to centra London quickly. Very friendly and helpful staff. Would definitely stay here again.

Great building, good facilities, nice place to stay with easy access to the northern line, buses etc. Safe, free parking a big bonus. Only drawbacks were the chatting and laughter of the cleaners very early in the mornings, which we asked nicely if something could be done about, but they seem to work in pairs and never seem to stop talking to even take a breath. The acoustics of the building didn't help, but overall a great base for visiting London.

Bed Bugs - Filthy Dirty - Avoid At All Cost

I booked this hotel as the photos on the website looked great and it had free parking available. I arrived late at night to find a pretty dirty room, and not much like any of the photos I had seen. It wasn't until I woke up the next morning that I realised I had been sleeping with bed bugs! When I moved the headboard there were a number of bugs behind and on closer inspection there were visible bugs on the bedding. I reported this to reception who agreed with me about the problem and moved me to a new room. This room was just as dirty as the last one, but worse still there was still evidence of bugs on the bedding and behind the head board. I couldn't find an alternative hotel in time, so slept in my car for the night until I could find a new hotel for the next two nights. I've never written such a negative review before, but I'm just really keen for nobody else to have the same problems as I encountered here. Avoid at all cost.

Regardless it is a useful positioned hotel,

The So Arch suits are evenings out to the West End, the parking is a bonus. Unfortunately such a well used apart hotel it is expected that there are stains on the carpet in the room. They do require replacing, however maybe they should use an alternative covering in the area of the sink unit.

We booked this as we were going to a concert in kentish town,just 2 stops away on the tube. The hotel is well located near Archway station.We booked the studio room as it was the only room left,we thought this was great value for money.Very clean and well appointed with a good size fridge,kettle toaster and microwave, plates,bowls,cup,glasses and cutlery.perfect if you wish to self cater,there is a Tesco and Salisbury just around the corner
The staff were very helpful and attentive. The remote for the TV didn't work and they were up straight away with a replacement. If we were in the area again I would definitely book again.

Impossible to find and really rude staff

Arrived late at night and couldn't find the property. Telephone number on the confirmation email didn't work. Ended up phoning Expedia who kept me waiting for ages while they phoned the Hotel. Staff from the Hotel then telephoned me. The guy spoke very poor English and couldn't even tell me the property number. He gave me a different post code which was the next street and eventually after over an hour of me walking up and down the street he came out to find me.

The property is actually accessed from a lane off the street!

At check in he demanded photo ID?? I didn't have any and he was really rude.

I eventually got to my room which was very comfortable but the fridge hadn't been emptied from the previous occupant and the carpet was really badly stained all over.

Good hotel, close to tube station on the northern line. Room could use a little love. Air conditioner working but bits hanging off of it! Friendly staff and great there is free parking, not many spaces though!

Need to improve service,

There seemed to be a shortage of cleaning staff. Had to beg to get our sheets changed after 3 nights and they did not make up the bed daily. Was very upset when a cleaner, apparently new, threw out my wheatgrass which I had in a ziplock container along with a measuring spoon on the dresser area. I used this as my green drink daily for health purposes. Also,they were very stingy with the toiletries.They left one small bar of soap for 2 persons for 5 days. Had to ask for shower gel one night when there was none.

Basic apartment to discover London from

Good option when you want to spend a few nights in London and have the benefit of a small kitchen to keep the food related cost down. Supermarkets and shops around the corner (on route from the tube station). 24 hour reception, clean bathroom and (bed)linen which for us was most important. The furniture and carpet in our 'Deluxe' room had seen better days, but functional. Would stay again if only looking for a base to discover London from

The bed in our room was a very small double which wasn't great especially when the room is big enough to for a queen size.

Dirty rooms. The worst customer service ever!

Shocking! We live in London and as we are moving house we needed a hotel for 2 nights. When we saw the state of the room at So Arch we decided not to stay there, the carpets are covered in stains it is very run down. We called customer relations to get a refund and spoke to the manager Silvia. She said she would move us to a clean room or refund us. We went back to the hotel but there were no other rooms available so we waited to talk with Silvia who was now 'busy'. We never got through to her that day despite repeated attempts and she continued to avoid us in the week that followed, before finally replying with a series of blatant untruths that contradict our actual experience. We are still waiting for our refund that she promised us, we didn't stay in this hotel but have paid for it. The management seem to have no desire to sort this out.

Perfect location for sightseeing large appartments

Overall this hotel was excellent but they do fall down on little things that are important..no forks or kettle- on arrival..I booked an accessible room(expedia or management fault) which was already let so had to stay in another room which made life difficult for my mother and we couldn't unpack for one night..the accessible room was large but no where to eat your food off as no table..worse thing was the accessible bathroom had a large lip of wood as a threshhold and caused the wheelchair to tip entirely backwards causing us uneccessary grief and injury! Very upsetting ..I reported this to reception but they weren't interested!.. This meant I had to assist her in chair every time into the bathroom even in middle of night..The wet room also flooded as Drain was blocked..deeming the room unusable for about an hour..this was room101! I do hope I get a response from hotel management as reception staff although pleasant..had no concern.

I was disappointed with the décor of the room. The walls by the French doors had been plastered but not painted. The bathroom door would not shut as it was catching the floor, the shelf above the sink wasn't stuck down. The carpet tiles were very dirty next to the bathroom, as they are tiles it should be easy enough to replace them. It's a shame as these were all minor and simple to put right. The room needs some TLC.

Superb place to stay

Splendid duplex, clean with 24hr receptionist for any emergency help. Staff were polite but not willing to offer optional room if you wanted to move. I was surprised when I asked if they had another room and was told none was available but then managed to book one through hotel.com. When I then told them, they said they were happy for me to stay where I was. Saved £40 and stayed in my comfort zone. Not bad

Would stay again, except in winter

Beautiful large room, excellent quiet location with parking close to public transport. Heating is an issue (very loud, ineffective wall heater) - odd since bathroom has wonderful underfloor heating. Thin walls letting next door's conversations through. Room door makes a loud noise with each shift in air pressure - fixed it by wedging in a tissue. Excellent bathroom. Kitchenette is microwave only, no hob. Some furnishings are unfinished (missing kickboards showing bare floor), others already broken (blinds). Housekeeping staff are lovely and friendly.
