Clean but freezing, front door had clearly tried to be broken into at some point, tape and poorly fitted plyboard didn't offer much reassurance but hey, maybe someone just broke the glass, the type of door and lock are screaming for a burglary. boiler heating temp was set at an almost zero level so no wonder, no digital lock so I hope they change the code for every guest, no toilet paper.

Room was dirty with hair and dust, the cleaner came back in to re do the room but this did not improve the cleanliness condition as it still had hair and dust everywhere.

Great location easy to get to the train station, good amenities nearby.

Room very much not as advertised, details hidden in small print. Dirty. Unsafe – hole in front door upon arrival. Have to pay an extortionate amount for on property parking. Was messed around and time wasted trying to get back an item left behind. All round disappointment.

Communication for arrival was very poor and anxiety inducing. I was told I would receive an email with virtual check in details 24 hours prior to arrival and I did not receive this. Even after chasing myself (which I should not have to!) I did not receive information until 2 hours after the check in time!

Considering it is the Middle of winter and heating not on upon arrival, it is outrageous.

The Bed for the 5th person was not made up so had to do this ourselves, but there was not even pillows and no cover for the duvet which we found in a wardrobe.

There was No hot water on arrival or at all throughout our trip. When contacting the property manager, they sent a ‘friend’ round to look at the boiler and he simply told us to keep a tap on for 2 hours. This did nothing and we had no hot water!

When leaving the property for an excursion the next day I informed the property manager and requested someone to sort for our return that evening and to also bring more toilet roll. No contact was made or any effort to sort the problem until 8pm that evening when the children were asleep. This is simply not good enough.

Before going to bed, I had to spend 2 hours continuously boiling the kettle and pans of water to fill up the bath enough for a warm wash. No customer should have to do this, never mind after a very cold day wondering around London with 3 young children. It’s disgusting service!

Additional to these major issues, the property only had 2 forks in the kitchen for 5!

Whilst the location was convenient upon entry into the building firstly the door was hard to open and you could tell my marks to the knob that there were issues with it. Inside the cleanliness was quite poor, the fridge hadn’t been cleared and the microwave was absolutely dirty. Unfortunately I would not return.

This was not the apartment we were given, I asked for parking and when we arrived we were sent to a different property.
There was all sorts of rubbish outside, people searching through the rubbish bags, check in was a nightmare, no clear instructions, I had to call a few times to getr answers and then was asked for payment again???
Flat had a musty smell, not a good experience at all.

The staff was good and communicated well but the room itself was not like the pictures. The shower head was not working was just stuck in the shower shelf . The sink would clog up so couldn’t keep water on for long while brushing teeth and the towels were run down and smelled like cigarettes. No hand towels or anything.

The ease of getting in and out of the building was good but they had other guests that were up and down the stairs late at night and early morning. It was good for the one night we needed but I wouldn’t book there again. They need to do improvements to the room for a more comfortable stay.

Apartment was at a completely different address to the site listing - 15 mins from the one stated. Upon arrival the front door was not only unlocked but WIDE OPEN at 4:30pm! Inside was run down, dusty and overall underwhelming. One of the glass panels next to the lock mechanism on the front door had been smashed and boarded up with plywood, for example. The apartment was also nothing like the listed pictures.

Overall I felt incredibly uneasy as a female solo traveller. I contacted the host and they were dismissive and offered no real help to these issues. I was concerned about how long the front door had been open prior to my arrival and I’m pretty sure they made up an excuse to calm me down. I ended up getting my partner to travel across town to stay with me there overnight because I felt so unsafe, and had nowhere else to go at last minute. We checked out early the next morning and booked elsewhere instead of staying on at the property. AVOID!

The location was not that as it seemed booked on Expedia, it was some distance away from the room I thought I had booked. This needs to be made clear as I would not have booked the room. Good communication for entry, the entrance was dark, and needs a light in the entrance way to find your keys.
Room was very warm and large double room at the rear was very comfy, quiet and dark. The large bed in the lounge/dining area was in a much lighter room and may not suit those who like a dark room. There was no TV remote, they isn't a manned reception but the communications were answered quickly. I had planned a night watching tele and relaxing but couldn't, by the time a remote was sent by Uber I had gone to bed, so didn't get it. So perhaps systems need to be put in place for a final room check before handing over to include this check.
Beds were clean and comfortable, plenty of towels and a full kitchen (I could not find the light switch). There was even tea bags in the cupboard.
bathroom was large, shower head couldn't fit, or I couldn't fit it so I had to hold for a my shower.
It was not totally clean but certainly not dirty.

Unacceptable Experience - Stay Elsewhere

Our stay was incredibly disappointing. The thermostat in our room was broken — and the fact that there was already a space heater provided makes it clear this wasn’t a new issue. (They also then tried to blame it on us.) The door lock was also broken and unsafe, which wasn’t just our problem; we encountered several other guests locked out of their rooms, too.

To make matters worse, the room’s cleanliness was appalling — I had to kill a roach in the bathroom. When we raised these concerns, we were repeatedly told we were at fault, which felt condescending and dismissive rather than helpful.

Do yourself a favor and book elsewhere — this place is not worth the frustration or the lack of basic standards.

Security and Check in Issues that need resolving.

Neither the address or the check in instructions were sent. I sent 3 messages that weren’t answered. Travelling to London not even knowing where the property was or how to access it was stressful to say the least. I rang the number twice to ask for the details, they were only sent 35 minutes before the check in time. Not sure if they would have been sent at all, without ringing to ask for them. Arrived at the accomodation to find a panel of glass on the front door had been smashed and replaced with cardboard. The apartment had clearly been broken into before, Not a great feeling when going to sleep at night.
We booked the 2 bed ‘luxury’ duplex.
Unfortunately, the second bedroom could only be accessed by a very steep and extremely narrow spiral staircase. This certainly wouldn’t be suitable for older people, larger people or for anybody with mobility issues. It could even be a fall hazard for those without any mobility problems when going to the toilet, (which was situated in the cellar) in the middle of the night.
The garden is not accessible either , even though the photos suggest otherwise.
The check out time was 11 a.m , yet a cleaner was banging loudly and persistently at 9 a.m in the morning- which not only woke us but also considering the lack of security, was quite frightening.
2 positives - comfy beds and a powerful shower.

Bad communication from the start from host. Never sent me link to get access to the property. This made me feel very anxious. Broken window latches in a downstairs apartment also gave me concern. Bed felt very flimsy. Sofa bed wasnt made up for third guest which was also very uncomfortable Had to make it ourselves too as host hadnt made it for us. Cold water for showers.

Loved my trip !

I was very happy staying in these studios, the staff were very helpful, the studio I was in was perfect for what I had intended. It has a nice TV to watch, they provide their own WiFi, it has a nice shower and bathroom with good mirrors, a comfy firm bed and kitchen/dining facilities with a fridge/freezer. It was clean and had a fan which was much needed in the heat ! I would happily stay there again ! It was very handy in being so close to Finsbury Park underground with lots of shops nearby for last minute grabs 10/10

Stayed here for 4 nights in room 2. Area was a bit uneasy. Outside window was cracked as if someone had tried to smash it. Shower was very small, unable to open bathroom window to let air in. Sink was tiny, unable to use properly. Fridge was broken, anything in fridge would freeze. Noisy with other guests coming and going throughout the night. Not the cleanest. Bed was comfy and we were able to control the temperature in the room. Wifi was good and reliable.

We stayed here for two nights mid week for a family trip to London.

PROS
quick to get to on foot from Finsbury Park tube.

Easy contactless access and good communication via WhatsApp from the host.

Fairly clean and modern

Good tv and use of Netflix/prime

CONS
The fold out sofa bed is very uncomfortable and unusable for us. Needs a good comfy topper or fold out single bed.

Really loud noise from radiator in bedroom so had to turn it off at the boiler. Luckily it was fairly warm when we stayed so heating not required. To be fair I reported to host who offered to send someone around next day to look at it.

A microwave would be good plus some decent breakfast bowls and cutting knives.

If the back garden was done up and accessible would be good for the kids to play out in.

WiFi hit and miss.

Overall it was an average to good stay for those on a budget just wanting somewhere close to the tube to get their heads down.

1) Great transport links nearby.
2) Very clean inside the apartment.
3) Beds very comfortable.
4) Peaceful directly around the property.
5) Host communicative and tries to sort problems.
6) Great price for proximity to London and space provided.

BAD

1) Booked two bedroom duplex apartment. It was not until day before arrival when receiving arrival info that discovered the duplex apartment is at a different address to the main other accomadation types offered. No where on any of the booking sites selling this place, is this mentioned. Only 1 address listed. Rather than a 5-6 min walk to tube, it was a 12-13 mins. People with disabilities or small kids this could be distessing.
2) The front space of the property, approx 10 wheelie bins (some in bin lockers others left out) all overflowing with rubbish. Also a large planter full of cig butts. Not welcoming or pleasant 1st impression.
3) The glass pannel of the entrance nearest the locks was missing and replaced with cardboard.
4) The upstairs room access was by an extremely steep, very narrow open tread, wooden spiral staircase. No mention of this on any of the sites. No stairgate could be used if needed and mobility issues this would be a nightmare.
5) Heating not set up so very cold first night. (Owner did send details over)
6) Awful wifi. Connects with no internet. (host said they were sorting but mainly never worked) Meant no TV.
7) Garden very overgrown and not useable.
8) Very thin towels.

Room was fine but we were in the ground floor front room, despite window covering it was very bright in the morning and some noise from people in and out the front door. Also the shower was extremely hot and we couldn’t find how to adjust it. Overall satisfied with stay though.

Chose the two bedroom apartment,stairs to the upstairs bedroom treacherous spiral staircase I couldn't use it no mention of it in description of the property. Other room no chairs to sit on, no TV, boiler in the room noisy, broken window blind would not stay closed, only two small towels and one toilet roll supplied for three days. Poor external lighting to go down the side to the door fell on steps as they weren't visible. Every morning it stunk of marijuana in the bathroom from the other properties in the building. Expected more from pictures not much room in the bedroom with the kitchen and dining table. Need to mention all the stairs even to the bathroom not suitable for someone with mobility issues.

Very good choice for Finsbury Park area

We had a really comfortable stay at this well-maintained location. The downsides were that only two thin towels were supplied, and the television did not seem to pick up reception. This was fine as we used the location as a hub to travel around London for two days. The room is well furnished, and I would recommend the location and property on the whole. We would stay again.

Woken up at 8.00 to jack hammer drilling. No mention of the construction outside or potential annoyance.
Shower has no cold water, only goes from \"scorching\" to \"scalding\". Not worth the money

Misleading promises. Easiest to review with Pros vs. Cons

Pros:
- Spacious rooms
- Clean rooms
- Smart TV with Netflix subscription provided by the property
- Spacious kitchen
- Really great customer service, through WhatsApp. Replied within a few minutes

Cons:
- No housekeeping available
- No AC, but fans were provided
- Limited linen service (only 3 towels that you don't get to switch out for new ones)
- Yes we had a washer but no dryer and no way of hanging out clothes (found this out AFTER already washing our clothes)
- Area around the property feels pretty unsafe and dirty
- Had to pay over a week in advance or risk loosing the booking (Expedia stated that we would pay at check out)
- Not sound proof, we could hear everyone coming and going

Overall alright stay. Just make sure you bring essentials like salt and pepper and laundry detergent if planning on staying for a longer time.

Lovely property, modern and clean.
Would recommend to friends and family.
The clothes steamer and hairdryer were an added little bonus.
The bathroom was very clean and modern.
Close to the tube which made getting around easy.
My only suggestion is something to block out the light.
As the room is very white and the blinds are white at 4am the brightness of the room woke us, then again at 5am and 6am at which point we decided to get up.
