Nice and clean guesthouse

The staff at the guesthouse were great to help with any questions. This guesthouse it a bit different than most others in that it doesn’t have a lounge area to hang out and meet other guests. The location is very convenient for the train station and local attractions.

Wonderful small hotel in a great location in Kyoto

We loved this place! Very small and quaint, maybe about 8 rooms total? The place was very clean - almost immaculate. The staff was wonderful. It has everything you need in Kyoto, including being very close to Kyoto station! Would 100% stay again.

The room is very dirty and small

This is not a hotel or hostel. It is just a house, and owner divided into many small rooms. Unfortunately, the room was very small and dirty. The bed was also very dirty too. Pillows were so hard, and the most terrible thing is that the smell of the room was so bad. I can not sleep all night and feel very tired next day.

basically u can go anywhere to nearby attraction using this Bus Route.
I recomending Buy 1 day Pass and Extra passes for all remaining days. Great to be able to connect all location with Kyoto City Bus route.

This BJ Family House is Clean and Secured. its in centre of Kyoto City. Great place if u want connect Kyoto with other region area.

Owner/Staff is Friendly and able to speak English.

Tips: If u dont want to ride Bus. u can just walk from Kyoto Station to here. just 10min easy walking (just 3 traffic light streets)

On late night still have street light and you can walking.

Its not the easiest place to find but its a good spot to stay. A friend and I shared a single room with a bunk bed (2 beds) for 1 night. Everything for the most part was self service because during our time there was no one on staff each day. They left the keys for us and provided all info for getting in and out of the building. Multiple bathrooms and showers. Id stay again now knowing how to get there and what to expect.

The room was clean but no place to sit. Toilet was accross the hall. Shower is by entry. Kichen was minimal and the fridge smelled disgusting. There was no place to sit and eat. My bedroom was pitch dark unless the light was turned on. The shower was right next to the entry from the street. The toilet was across the hall. Location is within walking distance of the train station and many important attractions. The propriatess is very sweet.

As the name implies, this is a family owned hotel. The room I booked was a Japanese-style room, i.e. tatami mats and mattress, no bed. The room was clean and well looked after.

It was a little noisy as the room was next to the shared bathroom.

Staying at the BJ Family House

We booked BJ Family House but no one was in and the place was closed when we arrived. No one answering on the phone number provided. After some time a friendly receptionist at a nearby hostel helped us track down someone who came and showed us to another hotel (the BJ Family Inn), about 5 minutes away.

After all, everything turned out good but it was not a pleasant experience

The hotel descriptions on hotels.com does not reflect actual conditions in the hotel (example description indicates room includes sattelite channels where in reality there is no tv in the room). Hotel is relatively messy and the main bath is located in the reception area.

Basic accommodation close to Kyoto station

I was on my own for two nights in Kyoto, and wanted somewhere cheap but bearable, and a private bathroom. It's harder these days to get something cheap in Kyoto, so I went for the BJ Family House, despite some poor reviews.
It was quite OK. The room was tiny (4-mat) as was the bathroom, but I fitted in OK. It was clean, the air-conditioner was quiet. A bit of traffic noise (it was on the street side) but nothing too much. The one staff member I encountered was helpful. She spoke some English, but I speak Japanese so we coped (I think she was Chinese.) The only problem was the WiFi failed the first evening and wasn't restarted until the next day. I had data on my phone anyway.

Not bad for a one night stay.

Initially I had reserved a room with a bathroom, but was switched, for unknown reasons, to a single's tatami room. That struck me as odd, but none the less, I had a room and shelter from the sweltering Kyoto heat. Please beware, the owner has severely limited English skills, and her Japanese is okay. However, her Chinese is very fluent. I was able to communicate with her through Japanese and Chinese, and she was doing her best and was very helpful. The single's, no bathroom, tatami room, is extremely small. I am about 5 foot 10 inches, and laying down with my head to the wall across from the door, there was about a few more inches till my foot reached touched the door. Although small, it is clean, and the AC unit was a huge plus. Unfortunately the walls are thin, so you can hear everyone shuffle around outside in the hallway. Furthermore, you can hear the traffic, if you have the room facing the main street (shichido kawaramachi I believe), throughout the night. The price is okay, but you can find better.

Nice japanese style hotel

Good location, close to the Kyoto central station and several bus stops close by. Front desk a small but fine since they house is meant few guests. Staff knew very little english, however it was not a big deal and they tried their best to help. Rooms and the house itself was japanese style meaning no beds, and total silence after 10pm. Floor of the rooms are made of bamboo which gives the \"japanese smell\", extremely pleasant smell. Loved it! No shoes allowed inside the house. No more than 8 rooms in the house. Steep stairs!

It's more like guest house than a hotel. Had to move lugguage to 2nd floor on a maybe 45 deg sloping stair. The room is small and japanese style room. No TV and no fridge. Insulation is poor that I could hear outside traffic and ppl walking in corridor clearly. Hair dryer they provided to me was very dusty.
The good thing of it is cheap price and staff can speak madarin.

Closer to the Kyoto Railway Station

Stayed for 2 nights and the hotel was just ok. This hotel is suitable only for single traveler especially the male because the toilet and the shower facilities were common and outside the room. Not suitable for ladies since they prefer these facilities inside the room. The cost wise, I found it was a bit expensive - may be $ 40 for the night is more appropriate.

cheap, cramped, and rude

Pluses:

* decent location - not superb really.

* clean

* wifi

Minuses - ranked from most annoying to least -

* the shower water pulses badly. One second it may flow OK yet another second it slows to a trickle. IMO this house was not retrofitted with a commercial hot water system that can handle all guests.

* staff was slightly rude when giving me instructions on the entry-code system to the place. She practically wanted to grab my fingers to show me how to operate a keypad.

* staff was rude again - when checking in I looked over at the sign on the shared bathroom that said, \"press green button before entering.\" I didn't say anything but the staff snapped in Chinese to me, \"that's not something you need to worry about!\" Note, for point of comparison, a typical Japanese hotel or minshuku staff is ridiculously courteous!

* while talking to me the next day, the staff person spent the whole time rubbing a skin-smoothing machine on her face. I found that rude / gross.

* the laundry facility takes \"5 hours\" for wash and dry for 100 yens. The hotel description does not say anything about having to pay for the laundry machine. Around the corner about 200 meters away a commercial laundry mat can wash+dry in 1 hour for about 500 yens.

* the towels are washed in the house and hung around downstairs throughout the living area on clothlines to dry. Not a pleasant sight. Not a pro operation.

* the rooms are TINY, even versus Tokyo.

My partner and I stayed here for 2 nights and it has destroyed our first impression of Kyoto. If you want a nice pleasure experience in Kyoto, this is the place NOT to go to.

First of all this place is SMALL, by far the smallest of all the places we've stayed in. Tobu hotel in Shibuya was small, but this place is about half that size!

2nd - Car noises from the road. The hotel is situated next to a main road and it is constantly noisy.

3rd - Far from all places including transport. If you have a JR pass, you'd have to walk 15 minutes to Kyoto station.

4th - Overpriced for what they offer.

5th - Owners are not Japanese. They are chinese. So if you’re looking for a traditional Ryokan experience, you won’t find it here.

Good location and value but a little noisy

BJ family house is close and convenient for Kyoto station and buses. You can come and go as you please and the staff are very nice. You can use the kitchen if you want, which we did not but would be handy if you were on a tight budget. The rooms are very small and you can hear everything in every room in the house including the bathrooms! Overall I would say that it is value for money in a great location but not the most private place to stay.

My friends stayed at this hotel over New Year, the rooms are quite clean and the Chinese staff was friendly, although somtimes a bit loud. Guests may use the the kitchen, which can be convenient. The main problem is that the rooms are so tiny that even with only 1 piece of lagguage the futon cannot be completely laid out...

Great compromise of price and location

My priorities for choosing this hotel were price and location. The price was really hard to beat. The location is pretty good, about a ten minute walk from Kyoto train station, a few minutes less by bus. This is essentially a small house converted into a six or seven room guest house. The rooms are small, typical for Japanese home, and have tatami floors and futons. Having lived in Japan before I was very comfortable with the room arrangement. The staff speak almost no English, but are very kind and try hard to be helpful. They'll do your laundry for a very reasonable price. There are bus stops very close by -- the south-bound stop is almost right outside the guesthouse door. After a short bus ride back to Kyoto station it's very easy to transfer to any of the other city bus routes or even the Shinkansen bullet train to the rest of the country.

This is a very small, traditional style \"hotel.\" In fact, amenities like blow dryers, TV, and internet were only available in the common areas. The rooms and bathroom were clean--and cleaned daily. The first night of our stay was noisy from a partying group, but it settled down the next few nights.The proprietors do leave at night.

Shortage of space

The bedroom was small - I had expected that, but there was nowhere to put clothes other than three hooks on the wall or leave them in the suitcases on the floor. When the futon was unrolled, there really was no place even to stand because the suitcases were taking up all the available floor space. I had no problem with sleeping on the futon and even the notorious pillow was O.K., but the main drawback regarding sleeping was the noise from the traffic outside.
Apart from the busy road the location was acceptable; close to Kyoto station, near subway and other stations and buses and walking distance to most of the main places of interest. Staff were friendly, if short of English, and there was free use of internet. The main reason for staying here is the price - a lot less than most hotels, but you only get what you pay for. Recommended for the budget minded traveller.

BJ Family House - very basic hotel/hostel

This place is not exactly a hotel or a hostel; it felt more like a family home. The owner was very friendly and helpful. The hotel is walking distance to the Kyoto station, which was convenient (about 5-10 min walk).

We stayed here for one night only and the rooms are traditional Japanese style with tatami mats and futons. There is AC/heater in the room. The bathroom came with shower gel and shampoo/conditioner. Depending on the room you book, it may or may not come with a private bathroom. If it doesn't, there is a shared bathroom. We got lucky and had a room with a bathroom so it wasn't too much of an issue for us. The bathroom was really small though.

The room does not have any amenities (i.e. TV, dresser, etc.) that you would find at a typical hotel. However, there is wi-fi available and owner has a laptop that you can use.

I would recommend this place if it's at a good rate and if you're only planning to come back to sleep.

This hotel, actually ryokan, is very clean and friendly and only 7 minutes walk from the station. The toilet and shower are common for all rooms. There is no tv or radio in the room, however there is free wifi with really good speed. You may end up in a room with no window (at least ours was like this). Since, this place is a ryokan you should not expect a bed. We slept on a relatively thin mattress with an awful pillow. However, there was a down comforter so that was used as a pillow. We were there only for the weekend and so it wasn't so bad sleeping o the floor. I wouldn't reccomend it for a longer stay. There is also a bicycle rental place down the street which rents bikes for 500 yen per day, which is actually really cheap.The most fun way to see Kyoto is on a bike!

Simple accomodations, great location & hospitality

BJ Family house is very conveniently located in that it is close to the main Kyoto train station, subway stations, and is on a main bus line. If you want basically a place to sleep and leave your luggage while you go sight seeing, this is fine. It doesn't offer much more than that but I didn't expect more, based on the description in hotels.com. The rooms are simple, a little small, and Japanese style tatami mats with futons on the floor. I sleep fine on that but some non Japanese guests might not. There's a lot of street noise for the two rooms in the front of the hotel (I had one of those), not good for light sleepers. The innkeeper, was very, very helpful for anything we asked, right down to drawing us a map to a good tonkatsu restaurant. The location is great, the rooms are clean and simple, you share bathroom/toilets, and it's located on a busy street so there is street noise. But keep the value in mind as well. I would stay here again but I might try to get a room in the back instead of over the street.

The hotel is within walking distance from Kyoto station and has free wireless internet. The bathroom and shower are shared. My room was across from the bathroom and the walls are very thin, so I heard people throughout the morning and night. The room was cheap though, and allowed me to stay in Kyoto for a short time in order to explore the numerous temples and shrines. I would probably stay here again, but only for a short time.

Japanese rooms have little comfort, but if you're aware of that on booking, this is an excellent choice. We slept better on these matrasses on the floor then on most western-style beds in other cheap hotels. We did have to get used to the smell in the room though: it smelled a bit funny, because our room didn't have a window. But that's no reason not to book this hotel, I will certainly book the same hotel again when I go back to Kyoto. Very friendly and helpfull hostess, clean rooms, good location near the JR station.

very clean, lovely staff, and in a great location

although a bit overpriced, the location of this hotel was just a few minutes walk from kyoto station, and near to other stations too which made it easy to get to the temples and other tourist attractions. the staff were extremely helpful and kind and the cleanliness of the hotel, especially the bathroom, was excellent. they also have a washing machine, free internet and a kitchen...which was very useful. i would definitely recommend this hotel to others.

皆さんの評価をみて不安でしたが、全く問題ありませんでした。
チェックインの時間が遅くなる事を伝えても､嫌な雰囲気を出さず対応いただき､スムーズなチェックインが出来ました。

本身安排2/F房間，但拿大喼不方便，他肯轉地下尾房給我
2200回到酒店，已沒職員；而且全屋只有自己一個，但感覺安全
不開暖氣房間很凍；廁所沒暖氣，凍到騰騰震⋯而且近馬路，還有窗（雖有簾），但仍覺得會有被看光光的感覺⋯⋯

最後床是自己開，訓醒後自己收搭；另外沒牙刷牙膏等日用品提供的

チェクインはちょっと遅いけど、荷物を預けて、気軽に観光してました。
駅に近くて、とても便利です。
部屋にはバスルームつかないので、いつでもシャワー浴びれるようにしたい人にとってはちょっと不便かもしれないです。

Nettes Haus, angemessener Preis, Tatami-Matten (japanese Style bedroom), sauber, guter Empfang, rundum zufrieden, meine Erwartungen wurden erfüllt.
Da ich den JR-Pass zum herumreisen gekauft habe, war die Nähe zum Bahnhof super.
