If found the room should have had USB outlet in a double socket, the overall setting and ground are good, and the staff helpful, Sunday carvery I found poor value, we turned up at 12:30 one person trying to manage carving and left ux standing for minutes, to get meat. Only to find the veg’s trays empty. I could see other staff in the kitchen talking
Would I stay again Yes but I hope the carvery needs looking at

Not the best experience sad to say.

The rooms in the block require some updating. There was no air conditioning and there were no USB points or sockets by the beds. The bathroom window required repainting and there was some black mould on the tile grouting. When we checked in the reception staff were great. However, the room smelled of cigarettes which was not great. This smell had cleared when we returned late in the evening. Food in the Pavillion was well prepared. Very over-priced accommodation due to events at Sandringham. You can get the same room for half the price on any other Saturday.

Lovely setting. Good hotel.

A beautiful setting and building. The service from all staff was really good. Friendly,polite and efficient. Our room was spotless. The only negative was, with just a single Velux window and no air conditioning, the room very hot as it was high summer. A good tower fan did help though so not something to get upset about. There was an old English feel about the place.

Need to have choice of duvet as the provided was far too warm for me in June. Had to take cover off and use this rather than the duvet.
Leaving windows open downstairs during night was necessary as too warm but always worry about security.
Keys for front door and room door could be more easily identifiable as constantly trying wrong one as look the same.

Sadly the room did not reflext the inages on tge website and was not as clean as expected. The condition of the room is below what was expected with walls chipping, furniture visibly damaged and the bathroom was in much needed of a revamp.
I don’t usually leave a reciew but felt so dissapointed that I needed to mention this. The restaurant, gardens and overall care of the property was fantastic and did not match the condition the room was in.

Disappointing. Stayed in newer cottages. Very basic furniture of cheap and nasty variety. Wardrobe door hanging loose, one and only one bedside light. Weak shower. Dirty carpet. At this price point in Norfolk, expect much better.

Beautiful hotel and grounds, lo. Need more staff.

Lovely receptionist on check in. Some young, not particularly proffesional staff at dinner. Long wait for service. Poor bar boy Danny. One girl from restaurant not always kind to him. Guests in bar all commenting \" poor boy \" it was very busy and only him serving bar and restaurant. Waitress stated too loud, unfortunately all in the bar heard. \"You need to prioritise the restaurant not the people in bar' not good to hear when you are in a full bar lounge. Certainly under staffed. Two guests left restaurant, before finishing due to poor service. Breakfast service much better (bar not open so less pressure.)
Spa/massage not available Sat after check in. (3pm) Masseuse leaving at 4pm No female masseuse.
Room very nice, clean, other than cobwebs/spider in corners. Good room facilities. Tea coffee, fan, heating, nice toiletries and shower good. We would stay again but need to get staffing right in evening. It was similar on our last stay. Food and breakfast- good.

Don't stay in room 12

WE were in room 12 on a very hot day. We opened the patio doors onto the beautiful garden to be greeted by the noise from the kitchen . The level of conversation was appalling with some very choice language and the conversation that would make you blush. We went out and came back still the same language. The next morning we woke to the sound of the kitchen and one chef saying \"i hate F***ing breakfast why don't the C88ts cook it them selves

Lovely historic building with beautiful garden and surrounding area. View from bedroom was stunning looking over the golf course. Food and service very good. All served in a beautiful conservatory with stunning views.
Just one thing to say was when checking in, the receptionist was efficient but was indifferent and didn't make us feel welcome after a long journey but the rest of the staff were excellent.

The area is nice, the outlook is nice, but the Spa is shut & has been shut for months apparently, the whole decor is so dated & in need of a major make-over & quickly inside, shame as it looks lovely from the outside

We were very happy with the room and en-suite especially it’s size and cleanliness. The only problem we had was that the AC unit dripped water constantly, over us as we entered and left the room and then onto the floor. The noise of the constant dripping meant that we had to turn it off overnight, which somewhat defeated the purpose of having it.
We were surprised when we registered to be told that we had been booked into breakfast at 9.45, a time which was not acceptable for us as we had to leave early. The alternative suggested was the Pavillion which opened at 7.30 but we were told that it would probably be 8.00 before we got our food. Again not what we wanted. We tried to book for dinner only to be told that there was no availability, in fact the receptionist made a joke that she had already been told off for taking too many bookings. She did give us a sheet of paper with other eating places on so we had to spend a lot of time trying to find somewhere else (without success) when we had anticipated a nice meal in the restaurant.
On leaving early the next day the receptionist had paperwork all over the counter and asked us to wait 5 minutes whilst she did the bills. She didn’t seem happy when we said we wouldn’t wait as we wanted to go and find breakfast somewhere.
Our experience with the staff and our inability to get food at the hotel didn’t at all fit in with its motto “nothing is too much trouble”. We were disappointed with our overall experience.

The Wifi and internet connection is lousy in the room and the restaurant - staff say owners are just not interested. Useless therefore for business travelers who need to connect. I left one day early because I could not work without internet.
Breakfast does not start until 08:00 -- USELESS for any practical guest with places to be - including the golf course. The female serving staff at breakfast are surely / miserable. Only drip/filter coffee was available.
The lock on the door of my room was so badly installed the bolt could not be used.
The receptionist on my departure was blaming the owners and not writing down any of the issues she was being given by the guests before me in the line and my own -- most disinterested in the guest's issues. \"The owners don't listen\".

Great hotel shame about the food.

As we approached the hotel it looked beautiful and we were very impressed. However, we were not in the main building but in rooms in blocks of cottages. The rooms were amazing, so spacious and clean and the beds were very comfy. Unfortunately, being in the rooms outside of the hotel was a little difficult for our party. Although its only a short walk to get to the main hotel 2 of us have limited mobility, i am disabled so it was made even harder walking through in the storms. We were only told 2 days before that we were not in the main hotel but we could upgrade for an extra £90, which was annoying as i only needed an accessible room and couldn't afford to upgrade.
We spent both evenings at the hotel bar where the staff were so nice and accommodating, we couldnt fault them at all. The rooms to sit in and have a drink were relaxing with leather sofas and log fires.
The only thing i would criticise was the food. 3 out of the 4 of our party didnt enjoy their evening meal. The full english breakfast was nice but on our second day 2 of us ordered breakfast sandwiches. The bacon one came with 2 unbuttered pieces of bread and cold bacon the other one was sausage again unbuttered bread and 1 sausage cut in half that didnt cover the bread. For the price it was terrible.
I would definitely go again but not eat there.

Very nice short break at Heacham Manor, to find family rooms with catering facilities at a hotel which you can book a flexible amount of nights in North Norfolk is great. Lovely hotel and room, reception & bar staff all very nice. The only downside we found was that there was only the AA Rosette available in the evening which as a family wasn't ideal. New Pavillion bar and restaurant was fantastic just needs to carry food into an evening, and keep the bar open later!

Good location near beach.

This is our 2nd stay as a family at this hotel. Last year was 5 star. This year the hotel are working incredibly hard to follow Covid guidelines. Our apartment this year was ok, however there was a horrendous smell from the dishwasher which we complained about twice to a cleaner. This wasn’t fixed. We kept our windows open all day whilst out to try and rid of the smell. If we were to stay again we would ask not to stay in this apartment 1A
Our breakfast was delicious and the hotel staff are welcoming and friendly. We would like to return next year as it’s a perfect location near the beach.

During late Covid, precautions were excessive: no housekeeping, no instructions for TV (which needed programming), surly reception and management. Net curtain jammed across window onto carpark, making it hard to open window during heatwave. Dog friendly hotel turned out to have not booked a dog friendly room in hotel. Plusses were: good bed and bathroom. Overall, mediocre motel with above average size room, drab furnishing.

Lovely setting adjacent to a golf course and near to local attractions.

Room was very spacious and well appointed. Table and two armchairs. Ample tea, coffee and liquid milk. Two bottles of water, one still, one sparkling. Refreshed each day. Large bathroom, both shower and a bath, underfloor heating as well as a tower radiator

Restaurant is delightful setting, roomy, tables well-spaced apart. Food superb, fairly good selection of wines. Excellent service. Very moderately priced food and wines.

Bar is well decorated, comfortable, welcoming and not excessively priced. Jack Daniels & Tonic plus a glass of Prosecco was £11.

Breakfast consisted of multiple choices of items including cereal, fresh fruit, toast but the cooked breakfast was slightly disappointing.

Ample free parking.

A disappointing stay

We had booked this hotel for two nights. On arriving we were told we’d been upgraded to a cottage, which we accepted. However, we found the cottage to be a bit run down, the sofa in the lounge was too big for the space and blocked off part of the door, also it had a rip on one of the arms. The shower in the bathroom wouldn’t work, luckily there was another bathroom to use. The final thing was that the heating would not turn down, despite following the instructions.
Overall we felt that the upgrade was more of a downgrade unfortunately.
Also the spa wasn’t open for many hours.
A disappointing stay I’m afraid.

The grounds are beautiful and the rooms are very clean. Most of the staff went out of their way to provide good service. Sadly the restaurant manager needs a lesson in how to be an effective leader, and at the very least, speak to staff. 'What is the golden rule of a kitchen?' I heard him shout. Not to shout this question to your very stressed staff.

Definitely a spa weekend ... it’s closed !

Booked a spa weekend , but the spa closes at 5 and doesn’t open on a Sunday , very disappointed . So paid a spa price for no Spa . Food and room were great but service in the restaurant wasn’t so great , 25 minutes wait just for a bottle of water to start the meal off , a further 20 min wait for food . We were given complimentary drinks but admittedly not a great overall stay .

Had a great golfing break in the area (Although the weather prevented us from playing the Heacham course). Staff were great. Food was excellent. Overall very good value for money. Special mention to Laura who had to put up with us in the bar!

location nice, proximity to golf good, breakfast was good, room clean, but AC would have been better, room warm (for us!); disappointing that dinner was fully booked, even though we checked in soon after 4 pm and requested table for two, so we had to go elsewhere, whereas we really anted to stay in and have a drink! nevertheless, the Chinese meal we had locally was nice, but it cost more than we are used to paying!
