Breakfast time should be earlier

The breakfast is offered too late (from 8:00 am) that time is not convenient due to most plans in Chiang Mai start early morning (before 7:00 am) They provided us sandwiches and eggs for 7/11 but it’s not the same. we couldn’t eat their breakfast for that reason.

Nothing good about this motel, its below average, bed was very hard with rubbish pillows, tiny tv, the shower was mostly cold as the water pressure was not sufficient to activate the water heater and when it was it only lasted a minute or two. The noise from 2 busy roads and a 24hr servo next door was such I used ear plugs to sleep.

Very convenient place to stay

Love place to stay near night bazaar and lovely cat called snow.

Staff are very helpful and they also have decent price for laundry service.

Our room was quite big. If you like to shower & wash your hair often maybe buy your own shampoo and shower gel. You could always pop to tesco express next door too!

Im happy with my stay.

Fatal Flaw -- Unworkable Internet

The property is showing its age. Staff was helpful and polite, and the room was comfortable, but the Internet speed was very poor -- a deal-breaker for me. I was getting 1-2 Mbs, when I could connect at all. Using a VPN was completely impractical. As noted by others, there were also a few ants wandering around, although they don't seem to bite.
There was no safe in the room, and clothing hangs above the desk, crowding the workspace.
The location is good, and the pool is big, but I would not choose to stay here again unless other options had been exhausted.

Not worth it

This hotel was a disappointment. Older hotel in need of some TLC. The elevator was broken with no sign of it being fixed as well as the sliding door to the pool area. Our airconditioner dripped water in the floor continuosly. Plus was it had a kettle and a modern TV and the location was okay.. staff were very pleasant.

Good location for walking to many places. Things were old in rooms. The cleaning staff were very sweet and nice. But the other hotel Staff would not even acknowledge you when you walked in. Honestly I think some of the staff could learn a little about hospitality. Usually in Thailand people are very friendly. But not the case here. I didn’t try any of the food. The pool was clean though

The room was quite spacious with lots of window views and I liked the use of a safe, free bottled water, kettle and refrigerator. The hotel was very close to the prime eating spaces in Chiang Mai. Good price too. Remember to have 300 Thai Baht cash as they require a security deposit which you get back on checkout.

You get what you pay for

Hard bed, but well maintained hotel. Nothing fancy, but you get what you pay for. Everything was cleaned well, and all of the staff were kind and helpful. Okay location, 15 minute walk to the Old City. If you're looking for a cheap hotel near Chiang Mai, I would recommend it!

Lovely stay at Karou Lotus

Had a great time. Staff were lovely and helpful.

Location ideal. Lots of things to see and enjoy all within easy walking distance. Night Bazaars, Cat Cafes, Bear Hug Cafe, Wats, Temples, monks, shopping and plenty of places for the foodie in you.

Pool was welcoming but sadly a tad too cold for me as not heated due to being in a hot country, however the pool never got to see the sun so the water remained very very cold. We had breakfast included with our booking and on two occasions the buffet breakfast was not made up/available despite us being there well within the serving time. On the second occasion even the reception staff was not aware that the buffet had not been setup so kindly arranged for breakfast for us. Hotel itself very quiet so promised a good night sleep. Sadly this was not the case due to the bed being so hard! We even considered sleeping on the pool loungers one night.

All that aside, as cold water and hard beds are a personal preference for some, I’d definitely recommend the Karou Lotus.

Pretty standard hotel experience aside from them having mistakenly assumed my reservation was cancelled when I arrived. Thankfully reception managed to figure out the mistake within about 5 minutes of our arrival, so it wasn't too much of a hassle. Rooms are clean, beds are hard, the close proximity to a petrol station made our late evenings and early mornings annoyingly loud. The buffet breakfast was pretty mediocre, but at least it was something to eat since it was included in my room rate.

The location is ok if you want to be near the river, but it's about a 15 minute walk to the old center and about a 10 minute walk to even a 7-11 because there's no through road through a large block.

Overall an ok stay but I wouldn't go out of my way to stay there again.

Everything was great. We initially had a problem with our first room but the manager took care of it and put us in a new room. The free breakfast has a pseudo-western theme as on choice as well as an Asian theme choice. Overall the hotel and the staff were great. We cannot wait to go back to Chiang Mai.

Great budget hotel in decent location

This hotel is really modern with a extremely helpful staff. I like the layout of the hotel. It is spacious with lots of light. The rooms are really nice and comfortable with a balcony as well as chairs in the hallway. The lobby area is comfortable and the breakfast is large and good--worthwhile buying with a reservation. They supplied free water and the cleanng was done well. They seemed very aware of everything and I felt entirely safe. They would go clean whenever we left, however late or weird schedule we had. I just loved my experience here. 5 stars

Nice clean hotel minutes from city centre

Clean, comfortable hotel with helpful and friendly staff. Perfect location about 10 minutes walk to the city centre. We discovered a small night market around the corner from the hotel close to the river (southeast). Tesco and gas station next door. Staff very helpful with booking activities but they are not a travel agent. Would stay again.

Next to smelly gas station, loud street noise all night, girl at desk mornings never told us to make appointment for spa, clueless. Coffee place was great though! Good location otherwise. Other staff were very nice.

Great, clean and maintained place.

Great little hotel. Nice staff that will help. Me and my daughter stayed 2 of our 3 night reservation and on the 3rd night my son in law and his mother stayed in the room for free. Staff knew about it, and said OK. How good is that?

Stayed here a week. Location is pretty good but a little closer to the walls would be better. Really liked Warorot market which is less than 5 minute walk away. Room is big, clean and comfortable. No complaints there. Front desk doesn't seem super helpful with regards to directions, restaurant suggestions, etc, but that could depend on who is there at the time. Overall great place for the price.

Nice and convenient!

The hotel was perfect - close to the old town(5~10 minutes walk), close to the Night Bazzar, close to Ping River... Basically the hotel was close to everything we needed. It was very convenient.
The room was neat and clean. Instant heater for hot water in shower - easy to use. Wifi was fast. Breakfast was not listed for the room we booked, but toast, jam, coffee and tea were offered everyday in the cafe on the first floor. People at front desk were polite and helpful.
We found a pamphlet of a day trip with elephants and the hotel helped us to book it. The trip was great!
All in all, we liked the hotel!

Hôtel très sale à fuir

Pire hôtel de Chiang Mai
Chambre extrêmement sale, draps déchiré, tête de lit arraché avec clous qui dépasse, douche bouché, clim qui ne fonctionnais pas, ampoule grillé, murs taché et sale, vis rouillé dans la douche, lavabo cassé, aucune isolation on entend tout ce qui se passe dans la rue alors qu’on était au 5eme étage, piscine à 10 degré et a l’ombre toute la journée.
La chambre devais nous être donné à 13h comme indiquer ici mais finalement c’est 14h, on est arrivé dans la chambre rien n’avais été fait, pas de ménage ni de changement draps et serviette.
Toutes les photos sont jointes pour vous faire votre avis.
Le responsable et hôtel.com n’ont pas voulu nous rembourser.

chambre 201

Chambre 201 (avec lunette wc cassée, lavabo bouché à l’arrivée puis ok ensuite) avec vue sur la station service (pile sous les fenêtres) donc très bruyante tout comme le frigo. Je souhaite malgré tout terminer par une bonne remarque. BRAVO ET MERCI à l’intégralité du personnel très serviable et fort sympathique.

値段の割には広い部屋

立地的には、ターペ門まで歩いて20分程度はかかるので不便だが、部屋は値段のわりには広くて、ベッドも清潔。シャワーは湯量が少なく、排水が悪いため洗面所へ流れていきやすい。熱いため、浴室の窓が半開きにしてあることも影響があるのかもしれないが、隣のガソリンスタンドの客の話し声が、3階の部屋まで聞こえるほど遮音性が悪い。キーのデポジットに300Ｂかかることがフロントの机の上に記載してあるが、返却の際には書類に200Ｂと書かれているといわれ、200Ｂのみ受け取った。はっきりといくらだったかを覚えていなかったことと、受け取りの控えをもらっていなかったこともあり実際に200Ｂしか預けていなかったのかもしれないが、100Ｂほど少なく返されたとしたらあまりいい気持ちはしない。キーのデポジットを支払う際には必ず控えをもらっておいた方がよい。ホテルはレンタルバイクをあっせんしており、ホテルまで持ってきてくれるため便利はよいが、10分待ちのところが1時間以上待つことになり、返却の際にも30分以上待たされた。市内中心部にはいくらもレンタルバイクの店はあるので、ホテルまでの配達を特に希望するのでなければ、他で借りた方がよいかもしれない。フロント係は中国系のアルバイトといった感じで愛想は悪くはなかったが、プロのホテルマンのサービスは期待できない。ただ、値段を考えると、次もOKと思われる。
