I highly recommend this hotel, especially as a first timer like myself. My room was spacious, and very comfortable throughout the evening. The hotel is tucked in a little bit, away from the Main Street (Thapae), but walkable to everything East and West.

Great value and location. Just a few blocks from the old city gate and those few blocks have lots of shops and restaurants (they were gorgeously lit up for the holiday when I was there). Clean, strong WiFi and AC, 2 free bottles of water a day, 24/7 front desk with a very helpful overnight manager who was kind even at midnight when I locked myself out of the in-room safe. Appreciated the local decor and free luggage storage so I could explore more after check out. Definitely would return.

Arrived at The Signature Hotel Thapae, warmly greeted at the front desk.The room, though small and basic, was clean.
Showered. Water temperature maxed out at just above cold. Not freezing but not warm either. Nowhere near hot.
Slow drainage led to ankle-deep water within 5 minutes.
Upon reporting to the front desk, staff promptly addressed the drainage issue. Unfortunately, they explained the solar-heated water temperature is set at 40 degrees - offering to increase it, manually,,to 50 degrees if I called 15 minutes before each shower.
The next day, the water was even colder. They showed me the meter and it registered 38 degrees due to a cloudy day.
Two Wi-Fi networks were available. From my third-floor room, the 5G network was entirely inaccessible, and the other was consistently patchy, often disconnecting or loading slowly. Front desk attributed this to high usage during daily busy periods ... though, from my room, it was consistently like this throughout the day ... every day.
The property is located far enough away from the main road that you don't hear traffic. The interior walls, however, are thin so you can expect to hear any and all activity in the hallway - first thing in the morning or late at night -as well as \"everything\" from occupied adjoining room(s).
At $65 CAD/night without breakfast, I would have left after the first night, but had already prepayed for five nights.
In short, for me, it's a classic case of the right staff in the wrong hotel.

This property is removed from the street, hidden from the busy street. This means there are no views except other buildings. Hard to spot but once you find it, there is a nice pathway leading to the front entrance, and eating courtyard.
It is a new hotel with contemporary style, the outlets offer 220v for North American travelers, no need for adapters. Kept very clean and has a small elevator in case you need it.

Beautiful hotel away from street noise
Had an issue with a neighboring guest whose voice came through the walls quite clearly. I went down and requested to move the next morning. Manager agreed and said pack and come down in morning for move. When I went down with luggage the next morning I noticed the room next door was opened and cleaned. The people had been scheduled to check out. Rather than telling me this,I packed up everything and planned to move. I felt the manager could have save me time and trouble if he had just told me loud guest was leaving. Was frustrated with this.
Limited breakfasts in restaurant, nor did it appear to be open for lunch or dinner.
Bed was the most comfortable I’ve seen in 4 months abroad.

This hotel exceeded my expectations - very clean, nice finishes and fixtures, and very well maintained. It is set back off the road a couple hundred feet but nicely decorated driveway leads you there. Really great, clean hotel that’s is close enough to the action without being too close to the noise. Many things within walking distance. Staff is super friendly and helpful. They might get a commission from booking tours for you (as they asked us several times if we would like to book one through them) but they were also helpful in helping us get around the city and recommending restaurants. We never had breakfast there (as there are many options around the hotel) but it looked good for the price they asked. Would definitely stay again.

We were in thailand for 10 days.we booked this hotel twice because of the price and location. First time it was great. Second time we came back the room they gave us was fine, but it had a disturbing odour which we assumed it was cleaning products. We asked to switch room, but they keep telling us that hotel is full and that they were overbooked. 15mins after they offered essential oils, and then they said there was one other room available. This other room still smelled a little bit but much more liveable in. We felt like after the “complaining incident” the front was just not as friendly. But overall not a bad experience. Breakfast wasnt great, location was close to night market and sundays market.

The room is clean, clean towels, clean bed sheets, the bed is comfortable and the shower works. It has a safe, small refrigerator, hair dryer and I got 2 bottles of complimentary water every day. Wifi is free and it is fast. There is a small balcony which I could go out to and see the main road. There is no bathrobe nor slippers, small issue though. This is a 3 star hotel, after all.
There is a requirement of a THB1000 deposit when I checked in. This had to be paid in cash and not by credit card, so need to have THB1000 in cash ready when checking in.
The hotel is located at the end of a narrow road (can fit only one vehicle at any one time) off the right side of the busy Thapae Road. There is a sign “The Signature Hotel Thapae” (Orange) at the beginning of this narrow road between Thanachart Bank (Orange) and Kungthai Bank (Blue).
The hotel is walking distance to Night Bazaar, Chinatown and Thapae Gate. There are temples, eating joints, massage joints, supermarket, pharmacy, 7-Eleven, banks, money changer and retail shops nearby.

This hotel is in the perfect location. Turn right is 5 minutes walk to old city. Turn left is night market. The room is big and clean. The front desk is super friendly. It is very quiet. The only thing is the safe box is small and can’t put in laptop which I can put in other hotels. I like this hotel a lot.

Poor sleep due to lack of interior soundproofing
I must emphasize the lack of sound proofing briefly mentioned in other reviews. The wall thickness was like that of bedrooms within a house. If anyone is in the hallway or doing anything in their room more than a quiet conversation, tv or music on low volume, you will hear it - and I’m a heavy sleeper. If you have quiet neighbors keeping normal hours, you’ll probably be fine. Unfortunately, I was not so lucky. Skype conversations, music, tv, talking - I heard it all from my neighbor’s room.
Since I slept poorly due to the noise, I didn’t go down to breakfast until 9:15 and they seemed surprised to see me despite breakfast being served between 7-10. The coffee machine seemingly required their help to use despite being set out on the table with the cereal and bread. When I (and later another guest) attempted to use it, we were met with staff rushing over “no no no” and doing it for us. No signage indicating we shouldn’t use it, nor instructions.
Positives - very clean, fairly new and modern. They did laundry for me - 105 baht for about 4 days’ worth clothing and it was returned in less than 12 hours. The front desk also tried to print off my visa letter for the next country I was visiting but it didn’t come through properly on their email. Instead I visited an Internet cafe 5 minutes away by the city wall. Good area, lots of amenities nearby, easy walk to center.
Bottom line - if you stay in this hotel, I recommend you plan on breakfasting elsewhere and bringing earplugs.

Lovely, clean and airy hotel, conveniently located for the new and old cities alike. The reception staff (of whom there are many!) were delightful - welcoming, always friendly and very helpful when I needed or wanted anything.

Very good location to enter the old city as well as the night markets out of the city. Staff very welcoming and always on hand (not that we needed them as everything went well). Despite the hotel being clean and in an excellent position in the heart of the old town of Chiang Mai, receptionists made our stay a nightmare. We stayed only for one night, the fire alarm went off around 11 pm, the building was evacuated, we stayed outside for 15 mins. Until here, it was ordinary, it happens. Then, once all back in their rooms, the alarm - which was discovered being faulty - kept going off every ten minutes until 2pm. We were unable to sleep, other clients were worried, no explanation was given by the staff, no apologies either. We had asked the reception to book a taxi for us the morning afte at 7am to go to the apporto. At 7.10 no taxi showed up, the receptionist said they had forgotten to book. No apologies. The day after check out I realised I had forgotten a case with two pair of classes. I emailed them. I have never got a reply. Don’t choose this hotel, there is plenty in Chiang Mai with same price and quality.

I had requested a double. When I arrived it was a single bedded twin. When I requested another room I was told there were none available. These things happen and I was happy to leave and locate another hotel, even though it was now 5 PM. They full out refused to give me a refund. Staff were rude, obnoxious, and abusive. They reception lady did her best, but they were over ruled by the reservations manager who is without doubt the rudest, most uncompromising, and obnoxious person I have ever met.

Wonderful, Relaxing Stay in Chiang Mai
My wife and I stayed at the Signature for 5 nights. The room was large and the bed extremely comfortable. The air conditioner worked beautifully. The bathroom was large. Plenty of hot water was available for the shower day or night. The staff courteous and attentive. The lady at the front desk during the day was extraordinarily helpful: with bus tickets; with tours; with taxis; with laundry; with restaurant recommendations; with just about any situation that arose. Don't hesitate to ask her for help. The breakfast was excellent, too. The chefs and servers went out of their way. Don't hesitate to ask for your bacon crispy. They are happy to oblige. All in all a wonder stay in a hotel near the Thapae Gate, near the Night Markets, and near many glorious wats. Highly recommend. A great value.

Loved my time here. I booked 3 nights and ended up staying 5 more. The WiFi was excellent and I was able to work remotely from my room. The staff was super nice and helpful and helped me to book a mini bus to Pai. It’s a perfect location to walk to thapae gate area and right into the old city. I wouldn’t rely on the breakfast here but it’s just a walk away from great places. The beds are comfortable and shower was super warm. I loved my stay here I would’ve stayed even longer if I didn’t take a trip to pai!

It seems to be a brand new hotel... Very clean and well furnished. Decoration is modern and stylish. The location is great: not to far from the downtown area and also at a walking distance from the night bazaar. However, the walls are pretty thin...I could sometimes hear my neighbours talk and do their business... But the place is nice.

Good choice for Chiang Mai old city area
Nice new hotel in a convenient part of Chiang Mai for visiting old town and night bazaar/river areas. Rooms are a bit small, but comfortable beds, strong hot water and good AC along with a few english cable channels make it a comfortable stay. It's also set a half-block off the main Thapae road, so it's not too noisy from traffic day or night. Staff were friendly, and they have a small restaurant/cafe on site, although I didn't try it as there are many choices in the area.

Great hotel in good location, facilities like new
This hotel is in a good location - close to restaurants, sights, money changers/banks, shops, etc. The hotel is situated down a short alley off the main road so it isn't directly exposed to all the noise and fumes of traffic (ironically the noise from inside the hotel is louder - see below). The hotel seems almost new. The staff are friendly and helpful, and the breakfast buffet is good for the price. The room is modern and nicely appointed, and is very clean just like the rest of the hotel. Keep in mind that when checking in, you'll need to deposit 1000 THB in cash (credit card not accepted).
While there weren't any major issues with the hotel, there are several things to note:
- While the bed is very clean, it's very hard
- Wifi is generally slow (typically less than 5 Mbps up/down)
- The walls are very thin so it's easy to hear noise - e.g. people snoring / talking / watching TV
- Hallways echo noise easily - which could wake you up at night
- The chair in the room doesn't have padding so it'll make a lot of noise when moving it around
- The safety deposit box is not big enough for a regular-sized laptop. It's also easy to make an error programming it - in which case it will loudly beep incessantly for 10-20 minutes.
- No small wash cloth is provided for the shower
- The cleaning staff forgot to stock towels on one of the days

The hotel is old and dated. The rooms are extremely large, too large. The TVs are from the early 90s and probably weight like 70 lbs. That is for like 25 in TV to which i had two of. The shower handle was broken and popped off on me but still worked.
