A disappointing hotel.

Firstly the receptionist was a lovely and helpful girl.On arrival we were told no breakfast when we had pre booked and paid for it.Later we were told we could have it.Something had gone wrong there.The hotel is nothing like the photos advertising it.The whole place needs a good revamp.The beds are rock hard and uncomfortable. Bedroom furniture was awful as was the bathroom.The television was as old as the hills. In Chiang Mai there are much better and cheaper hotels than this one. Dont reccomend.

Lovely, smiley receptionist girl was very helpful and always courteous with a smile on her face. The room/hotel itself was an older building so it is what i expected. Everything worked fine, TV was old but I don't watch tv on my vacations so no issue for me. Only complaint i have is the bed was really hard. I think they should change the beds to make them more comfortable.

This hotel is excellently located when visiting Chiang mai as it is central and within easy walking distance from the old town and main features. Unusually it did not have a kettle in the room. The staff is very friendly with good command of English which is not common in Thailand in my experience.

Friendly guesthouse in downtown CM

Kind of a no-frills place, very much a \"home stay\" kind of vibe. Staff couldn't be more friendly and helpful... helped me to store some large luggage outside my room, gave me some washing water to clean my bike, etc. Room was spacious but maybe a little bit tired in terms of decor... but all worked just fine. Free WiFi a little bit spotty.

Only about 200m from Tha Pae gate and Loi Kroh road. Lots of places nearby for meals, including breakfast places. There's a 7-11 convenience store on the corner about 50m from the guest house.

Cute boutique hotel, close to the city square

A very quaint boutique hotel, off the main roads, and within walking distance to the city square. This really was in a great location, within walking distance to the Sunday night market. The room was nice, didn’t require a key card for electricity.

P.s. Definitely check out Susina’s coffee house nearby for an amazing breakfast. And Kanjana Restarant for an authentic Thai dinner.

Nice hotel but a little disappointing

Nice hotel but a little disappointing. The hotel facilities are nice. Spacious rooms. Interesting furniture. Unfortunately the hotel across the street is under major construction so there’s a jackhammer going most of the day. So that may have tainted my view of the whole experience. There’s no coffee or tea in the rooms, and it was very difficult to hang out in the restaurant as it was across the street from construction. Bathroom wasn’t really clean. Staff Didn’t seem too concerned about all the noise.

I had a very pleasant stay at the Thape Boutique,As the name indicates it is a boutique hotel,very quaint,nice quiet area close enough to the main road and night bazar to be able to walk too.If you are interested in seen some really awesome Budhist temples that are a few really close by.The old city is just a couple of minutes walk away.The traffic is crazy but most things were within walking distance of the hotel unless you were going out on a excursion.

Wonderfully helpful staff, peaceful accommodation.

The staff made it for us, from our pick up at the airport in a cool aircnditioned car with a lovely female driver who worked for the hotel. Her English was very good and she used to be a tour guide so she had lots of tips and advice for us. Upon arrival we were shown to our lovely large room (family suite) with a huge shower including a bath. The hotel had good wifi in all areas too. Breakfast was basic but (watermelon, ham, toast and eggs cooked the way you like it, choice of tea or coffee and an iced pineapple drink to finish) The staff were so friendly and accommodating! One of the ladies on reception told us about a lesser touristy temple up in the Mountains (about 20-25 mins drive from centre of Chiang Mai) Wat Khan, she arranged for a red truck driver to take us there, wait a few hours, and drive us back for 700 baht. We went in the evening for the sunrise as thei is a wonderful view of Chiang Mai and further. Amazing experience with a driver who used to be a Monk for 4 years! I would recommend this hotel if you're looking for a traditional feel in what feels like a family business. (Always the same ladies on reception and in the kitchen with a young boy helping them)

Lovely service and great location

We stayed there for the flower festival and the location is perfect as close to entertainment stage and parade. The Sunday night market is also only 10 minutes from the hotel.We will stay there again when attending the flower festival next year.

Overall good except the mosquito ....

Spend 2 nights in this hotel. Hotel staff were friendly and helpful, check in and check out was very efficient. The hotel and room is clean, and located in a very convenient area which is close to Thapae Gate.

However there was a big problem in the room - mosquito. Mosquitos are flying inside your room and you have no way to keep them away. My body was bitten on several areas (face/hand) when I was sleeping and resulting in red dots.

Comfortable Guesthouse Near Thapae Gate

We were met at the airport with pre-arranged transport that was friendly and safe. Checkin was smoothe, breakfast the next morning was delicious and adequate for a day out and about. Gai, the manager, always made sure we made the most of our daily activities, making suggestions of things to do and how to get there. In one instance, she became our local guide and took us to Wat Doi Suthep! Another really nice thing was that Gai and the staff allowed us to take showers before our overnight travel to Bankok even after we had checked out from the hotel--I did not expect that and it made for a more comfortable next leg of our journey. The room was basic but clean and air-conditioned. We didn't spend much time in the room so it was perfect for what we needed it for! We loved the location and the neighborhood. It was very close to the Night Market in one direction and the old city in the other. I would definitely stay here again.

Great location close to both Thapae gate and night market. Staff very helpful location very quiet at night. However beds were very hard, bathroom shower was too open, and bathroom door was tricky and noisy at night. Breakfast was very delicious every day. Rustic & affordable with excellent service

I wanted an affordable, comfortable place to stay while I traveled through Chiang Mai on my own. This hotel was perfect for my stay. The complimentary breakfast, bikes for rent, and friendliness of the staff made my trip wonderful. If you just want a decent bed, and a hot shower since you'll be spending your time doing things around town, this is a great option. It's also well located, within a 2 minute walk of the Sunday market, and of the old city.

Bed is hard like most of the beds we have slept on. Hotel staff is amazing at facilitating our needs and goes out of their way to book tours. We only booked 2 nights here originally, but extended it to cover our entire 6 night stay in Chiang Mai. Location is perfect, lots close by and easy to find. Would recommend to friends if they want a cheaper place to stay.

We spent 4 lovely nights in this hotel. We took the best room that was HUGE, lots of space, a bit of a view of greenery. The best thing here is great location near Thapae gate and super friendly and helpful staff. For what we paid it was well worth it, would definitely come back on our next trip to the city.

perfect location at a great price

This was a fantastic find in Chiang mai. The staff is friendly, knowledgeable and speak good English. The included breakfast is American style, delicious and very filling. Our only complaint is that we stayed two nights in two different rooms and due to a gap at the bottom of the door both of our rooms were overrun with mosquitoes. However, it is a town amidst a rainforest forest and that may be a common problem.

Less than 5 min walk from Thapae Gate. Lots of restaurants close by. 7 Eleven and money exchange just around the corner. 15 minute walk to night market. Wonderful staff. Our son left an item at our hotel in Bangkok and Khun Gai (front desk staff) arranged for it to be delivered to Thapae House at no cost. Good English spoken here. Western breakfast okay.

Good location, extremely noisy,unfriendly place

This guest house has some good points: great location (but there are many other guest houses nearby), pretty good breakfast and clean rooms.

The bad points: so noisy it's difficult to sleep. Hard surfaces all around make the place function like an acoustic amplifier. Also many barking dogs in the 'hood. I found the staff very unfriendly, but I noticed they were friendly to others, so you never know. Sometimes no hot water in shower.

However, the breakfast was disappointing. I don't mind coming back as the boutique house is located near the night bazaar and the central location.

Good place, great location!

We stayed 5 days and were very satisfied. The hotel has a great location, very near the Thapae Gate, yet a little off the main road which made for some much needed peace and quiet. There are plenty of places to eat in the neighbourhood, and it is easy walking distance to the Sunday market, and close enough to the night bazaar as well, Wifi is included and the room was spacious enough and kept clean. The hotel staff were friendly and helpful. Breakfast is the same everyday, not spectacular but good enough, and included in the room rate. We would stay here again!

Hotel staff were helpful. The superior room is a bit small. The delux room much more spacious and more comfortable to stay (the arrangement/facilities of the delux room is better). It's relatively clean and we had a good night sleep. It's located at a quiet alley in a busy tourist area.

The hotel is located near to the Thapae gate and the night market, so you'll have a large variety of restaurants and tour agencies near the hotel. However, the room was not very comfy because the bed was quite old, cracked a lot and the matress was as flat as a book.

Cute hotel in a central location close to the night bazaar. Really helpful receptionist helped us check in early, gave us local information And helped us to book excursions. The room was cleaned daily, had air con, free bottled water and TV. The bathroom is clean but basic (like most of Thailand you can't use toilet paper). Breakfast was included and was cooked (eggs, ham, frankfurter, toast) and was ok. The best bit about this hotel was the service and location.

Great location, within walking distance to shops, the Old City, and the night market. Staff was friendly and helpful in arranging excursions and giving directions. The rooms themselves are spartan, but clean and acceptable. The only negative is that the bed was extremely firm.

Not boutique in the least. This is a very basic hotel. I found the staff unpleasant but the location good. Even though I had a Hotels.com reservation they did not have a room for me for part of my stay, so they sent me elsewhere. The alternative hotel was much nicer but in a less desirable location. I would not recommend Thapea boutique.

We found this hotel was very nice, with large rooms and a big fridge. Like most places, there are small cracks around windows that mosquitos can sneak in and get you but other than that rooms were in good shape. There were 2 air conditioners in our room as well. I would give it at 4-4.5.

Lovely Boutique hotel, great staff.

I was surprised at how nice it is. It seems to have been an older apartment complex but they did a great job in renovating it into a lovely boutique hotel. As mentioned in other reviews, it's location is very close to the Tha Phae Gates, which is the most known landmark in the city for meeting up with friends or getting a tuk tuk back to the hotel from almost anywhere in the region. The staff are really friendly and accommodating. Very relaxed atmosphere.

Love where this hotel is. Right next to Loi Kroh Rd in Chiang Mai, which is the street with all the bars and nightlife. The hotel is very small and has no pool, but that suits it fine at the price. AC was functional and the rooms were very clean. Small breakfast included. I would stay there again after spending two nights at the Chiang Mai Plaza Hotel.

Great hotel with very friendly and helpful staff. They helped me arrange everything which made the trip easy. Great location with easy access to the airport, night markets and restaurants. For what you pay I couldn't fault it. The room was clean. If I come back to Chiang Mai I will be staying here again!!! They don't have lots of rooms so you don't feel like \"just a room number\" which can be the case with larger hotels.

Charming Hotel in Great Location

I expected much less for the price of this hotel. It is a really cute place. The reception staff was friendly and very helpful in making reservations. My two caveats are that the bed was a bit on the hard side, and it would have been nice if someone helped me upstairs with my luggage. But this place has a lot of character and I would be happy to stay there again.

Pleasant staff and location

We had an over all pleasant stay. The staff was extremely polite and helpful. The breakfast was decent. It was refreshing to be in a large city, but have a hotel with many trees and it seemed very tropical. It was near many of the markets and resturants, etc.
We had a private bath and the room was maintained by the staff.
Even though it was not a 5 star hotel, with a swimming pool and extras, it was a good value for the money.

At first we were surprised when checking in because we had booked twin beds and they showed us a room with a double bed. We tried to be pleasant, but were upset because we needed the twin beds! They insisted everything was full. We showed them on the reservations that it said twin beds. (That was how the reservation was booked and it was not an extra service). The gentleman finally found us a king size bed. Although it wasn't what we had booked it ended up being ok. We saw later on, written in their book, they had booked us for twin beds. Because they were busy they must have given away our room.
We hope no one else will have this experience because we were tired from traveling and it was an upsetting start to our 12 day stay there.

Good value for money as a base to explore from

Very helpful, lovely staff - couldnt accomodate us more with booking day trips, local knowledge, airport transfers. Was a slightly noisy room but mostly due to the loud rude people opposite! Tucked away in a quiet side road - perfect location for the night market and plenty of places to eat nearby. The bathroom could do with some tiles but for the price and the amount of time you spent in there it wasnt an issue for us at all. Great value for money.

Great hotel - ask for advice for day trips!

We loved our hotel here, it was clean and rooms were comfy. Its close to the night bazaar- about 10 mins walk and the rooms and atmosphere there is so relaxed.

The lady who owns the hotel on reception (cant remember her name now) was the most helpful person and advised us where to go on trips and booked us tickets etc so dont be afraid to ask for some advice.

Breakfast was included and was traditional -eggs(cooked how you prefer) toast, sausage, ham etc.

There are 2 computers you can use in reception and free wifi throughout the whole hotel.
A good hotel for a relaxing stay in Chiang mai

Great small hotel centrally located

The hotel is very centrally located and close to the Sunday market and other attractions. The hotel is small and is on a side street so away from any street noise and traffic. Rooms are simple, very nicely decorated and very comfortable. The staff is very friendly and extremely helpful. We were traveling in a group and the location was great as there was a good lounge area for meeting up in the evening.

There are twenty or so rooms in two adjacent buildings. Rooms are large, clean and comfortable. There are benches scattered throughout open hallways, and a nice central lounge, making gathering outside rooms easily possible. The management specifically calls the hotel \"family oriented\". Despite being very close to the main street between the river and the old city wall, the location is quiet, on a side lane. The only small minus is that breakfast is quite minimal, but there are several excellent restaurants within a 5 minute walk.

Rooms were clean,well furnished,quiet sit conditioner. Nice sitting/breakfast area, very friendly staff, very accomodating about making excursion reservations and travel advice. For the price, a great place to stay. I would recommend it.

Price and location are the best features

The price is right for this hotel which is also in close proximity to the night market and city center. The free breakfast gets your day off to a good start. The only thing I would say is that the staff were not as helpful or friendly as expected from previous reviews. That said, I would go back. IF you have kids under 5 its probably not the right type of hotel. Excursions are available from the hotel, but there is no massage available on site though there are many in the area.

Great place at a good price

Great place in a quiet street close to the old walled town. Everything within reasonable walking distance. Rooms were large, air conditioned and well presented. Hotel was clean and well presented with friendly knowledgeable staff. Breakfast was good.

nice location, nice staff

my room was very cute and the hotel felt pretty safe. it's like a 10-15 minute walk to the night market and a 10-15 minute walk to one of the major temples, so it's pretty much in the middle of where you want to be. free wi-fi, which is always a plus!

Great little hotel. Good value for money

It was a pleasant stay in this little hotel. Our room was a bit small but for the price it's ok. Staff was friendly and keen to help. Great location also just one block away from Thapae gate. Very recommended.

Excellent staff, good location, great value

We booked one night at Thapae and came back again after a trip north to Thaton and Chiang Rai. The staff was extremely helpful and friendly, the room was clean and comfortable, all for a very reasonable price. I would definitely stay there again and recommend it to anyone traveling to Chiang Mai.

great little place

Great little place located 5 min from the Thapae Gate and about 10mins walk from the Night Bizarre and Walking Street markets.
Staff were very friendly and helpful. The first room we were in had a noisy air con unit but they happily moved us to an alternative room with no problems. The rooms were cleaned daily and the fridge restocked with complimentary water. Breakfast was enough to keep you going till lunch time.
Id def go back there...

The only fault apart from a decrepit CRT tv with no remote was the shower, the water pressure varied so much it was impossible to set the temp. It cycled from cold to very hot and back every few mins. Same happens in lots of Thai hotels, it's just Thai plumbing.

Nice quaint and small hotel situated off the main road. So it is quiet except for occasional dogs barking. Room is basic but clean and functional. What do you expect for a 3 star place. Location is central and near one end of night market and Tha Pae gate. Convenient if, going for Loy Kratong Fest.

The room was very small, only a couple of feet on each side of the bed was open space. the bathroom was not tiled (just bare concrete walls). There is only one electrical outlet (Duel) in the room but the TV and fridge was plugged into it. the bathroom had none. the room had a small desklike amor but it was very old, scratched baddly and warpped. We ended up moving just around the corner to the Amora which was around the same price but much nicer.

Nice hotel - great location - fair price.

They've got a great \"house\" if you've got a large party - 2 queen bed rooms with connecting bath (upstairs) and downstairs is a room with bunk beds and another bath - next to the full kitchen and dining room. On the main floor is a desk area (huge!) and a living room with great television (and a few American channels as well as Thai).

The rest of the hotel is your regular hotel room - nothing fancy but very nice and clean. Their dining area offers 'american breakfast' and a nice common area where you can watch television, smoke a cig and relax.

Just at the beginning of the Soi is a Wat with a massage business that is very inexpensive and does professional work! Try it - you might be able to make it back to your room without falling asleep.

it's about .8 kilometers to the Sunday market and about a 10 minute walk to the regular nightly bazar.

Plenty of places to eat, a 7-11 at the end of the street.

I'd stay there again.

Good value hotel

A good place to stay, great location and good price. The price should say to you that this isn't a 5* place. But if you're looking for somewhere very close to the Old City, but off a main road so it is quite, and you are staying for a few days I would recommend it.

If you are staying for a week or more, then maybe you might want to look for somewhere a little better. The bathroom was ok (shower, no bath), the bedroom was nice, the matress was hard (which I like). There was wifi, but I didn't use it, I used the communal computers in the reception area. There were a few mosquitoes in the area (and all around town), and the I think the maid left the door open when cleaning the room a couple of times, so we had to get some fly spray to kill a few that flew in. But other than that no problems.

Breakfast was ok, nothing to get excited about. If you don't like it there are a couple of places 50-100m along the main road that do nice french toast, or just a decent cup of tea.

The staff were friendly and their English was good, they weren't pushy about getting you onto a tour (but they did offer to arrange one if we needed).

SE Asia trip

Great place to stay in Chiang Mai, just off Thapae Rd with 7 Eleven on the corner, in easy walking distance between the old city and the night market. The room we had was fine though it lacked a decent window and the bed was rock hard But there was a beautiful courtyard to sit in and the bar/breakfast area was comfortable, laundry was reasonable and the staff were friendly.

This 'mom and pop' hotel is an excellent value in a perfect location for touring Chiang Mai. I would recommend it to anyone more or less on a budget. It is family run and a great place to stay on quiet Soi 5 within a five minute walk from the Old City.
