We stayed 6 nights, 2nd floor. Our room very simple but spacious. One pillow per person, good comfortable bed.
Bathroom shower got portable hot water, not very hot, but if you use less water, the water will get hot, but will take longer to take a shower and because is too long will get cold again. Breakfast not very good, the food is very cold, even fresh from the kitchen is refrigerator cold. That means
is not fresh.
We got extra 1 hour for check out. That was really nice. The location is great.

This property is basic and so is the staffs attitude. To be honest I checked in, but just didn't feel comfortable. It just wasn't the type of hotel I wanted for a vacation. I checked out after a couple of hours, although I had prepaid and lost my money. But all in all I think it was the best decision for me, as this can make or break your experience in a city.

Clean and spacious hotel caters for disabled acces

I had a bike accident in Chiang Mai and the Imm Hotel was ideal for being on crutches. I got a room on the ground floor and the staff were happy to help with any requests including service of breakfast from the grab and go counter. The beds were firm but comfortable and the rooms are cleaned quickly each morning. The location was perfect for getting around Chiang Mai with an atm right outside, tuk tuks always outside and massage service inside the hotel. It was little more expensive than nearby places but not many places cater for being on crutches so it was worth it and I enjoyed my stay here.

Overall, it's a pleasant stay.
Every basic facilities is available. Room size is good, even for 3 and 4 pax rooms. There is a level 4 open roof top which we sun our wet swim wear after elephant sanctuary : ) Responses from staffs were fast. Hotel location is good.
Cleanliness can be improved. There is some bad smell in some of the rooms ( we booked 7) which was unpleasant.
Soundproof is not good.

The hotel is just outside Thae Pae Gate entrance to the Old City.Walk in any direction for coffee shops , cafes or massage shops.The Thai boxing arena with all the bars is 10 minutes as are the night markets.Mostly Chinese clientele.However,the front desk staff do speak English & were helpful.The rooms are comfortable & include instant coffee,kettle,fridge & 2 bottles of water.Breakfast is mainly Asian but I was satisfied with toast,coffee & watermelon buffet style.Prices varies but well worth my midweek,breakfast included,price.

Imm hotel is well situated in Chiang Mai and offers a low budget experience that is adequate without being 4 star. The rooms are clean and comfortable, the breakfast is basic but good and the interactions with the staff were all good. Have stayed here twice and happy to come again, however if you wish something a little more stylish then there are many other choices

Tuesday at around 9PM, I was walking past the check in counter to the elevator to go to my room. As I was passing by, the lady behind the check in counter told the young man who was working with her to ask me what room I was staying in. He,knowing that I was staying there, hesitated and said something to her. She then said something to him again and he had no choice but wave me over as I was waiting for the elevator and asked me for my hotel key..ARE YOU FREAKING KIDDING ME??? There's no pool or fitness center there so what the heck would she think I'm doing at the elevator other than going to my room? She think I was some sort of thief? And she didn't have the guts to ask me herself, she made the guy do the asking. I've stayed at over 50 hotels in Thailand and this was the first hotel that made me feel like a criminal.As far as the room was concerned, the only good thing was the location.The twin beds that were placed together were hard as a rock and one was higher than the other. The TV was about 24\" and too small plus the reception was horrible.Will never stay there again.

Best location for night market hopper

Hotel located in a very strategic location, which is right opposite of the Tha Phae Gate, one of the landmark. Tha Phae night market is right after crossing the gate, which is just about 5 minutes walk away. (Tips: This is a very huge night market which is longer than 2km, and it only happens on every Sunday! A must-go place if you are crossing the weekend over here.) There is a 24hours operated McDonald next to the hotel and you get 20% discount with hotel privileges. There is also one night bazaar about 10 minutes away that operates daily.

Internet speed is excellent for daily use. No issue with emails, social networks, messages, Spotify, and even Youtube. No buffering issue so far.

Hotel room is ok. It comes with a mini fridge, minibar, and hair dryer. However, the provided hair dryer is kind of old and there are some stains on it. Also, the minibar desk is found with some ants lingering around. Anyhow, we are glad that hotel staff took action immediately once we made the complaint.

Toilet is equipped with a mixed hair and body shampoo and some other essential amenities except toothbrush and toothpaste. This hotel has done a good job in keeping the hygiene of the toilet.

Breakfast are served with buffet style with combination of western and oriental taste. Typical breakfast you can expect from a budget hotel. However, some of the fried eggs are found with eggshell in it. This shall be avoid as it might endanger the kids if they consume it unknowingly.

THe hotel is well placed near the Thae Pae gate. Basically everything OK except that the hotel is badly soundproofed and I had to get my room changed which helped a bit. Service and friendliness were fine. The hotel is firly spartan and the rooms could do with a a couple of colourful paintings on the wall to help warm things up. The water heater did not work very well and as it was quite cold this was relevant in hot weather it would nt have made any difference.

Large modern hotel kept very clean throughout. No restaurant. Breakfast very poor, most items not properly heated — dangerous for food poisoning. Fried eggs previously cooked left to become cold and left cold until consumed. Staff do their best and keep the breakfast area very clean. Hotel of this standard could and should do much better. McDonalds integrated into same building. Excellent staff always willing to help. Would recommend the hotel but the breakfast is so poor.

Good hotel for location only

The location is excellent and the room was clean. Two things I don't like about the hotel:
1. My room was right next to the housekeeping room, where the cleaning ladies get clean towers. It was very noisy in the morning.
2. No hair dryer. I thought I could borrow one from the front desk, but they said someone else borrowed it. Not sure if they only had one hair dryer for the whole hotel only.

Great stay at Imm Hotel

Location of the hotel is excellent. Mcdonald's at level 1 and starbucks a mere 2 min walk. Also, about 15mins walk to the night market. The room was clean and bed comfortable. Staffs were friendly at check in and out. A little downside is the breakfast menu which is very basic and limited. Overall, it was a great stay.

We had a fantastic stay during the Songkran Festival and after. The Hotel was super comforting in not even giving us looks when we walked I , super drenched in water but I guess we weren't the first and only ones either :)
The bed was very comfortable, bathroom was cleane, spacious rooms and a working Air Conditioner... only thing I missed was a hair dryer but that's available upon request at the front desk.

Great location and clean hotel. I asked for quiet room and was given room 345 on the third floor. They recently installed a lift so guests don't have to walk up the stairs. Don't stay on the ground floor as the buffet is set up right outside the rooms.
There is a MacDonald downstairs and guests the enjoy a 20% discount. I would also recommend the massage at the hotel. Ask for Cat. The foot massage is 250 thb. There is a 10%discount for staff.

LOCATION...this place wins for location

Overall the Hotel IMM was a great experience. I stayed here for the Songkran water festival and I when I come back next year il probably stay here again due to the location. The location is PERFECT as its in the middle of everything and also in the middle of the action for Songkran. Bars are nearby, the market is not far away as well. Temples are just blocks away. The room size was great and the AC and WiFi worked perfectly. I only give the service a 3 because connecting in Bangkok someone else picked up my luggage....I eventually got it back but asking the front desk for basics was a problem...they didn't have basics such as toothbrush and toothpaste. All in all despite that the hotel stay was GREAT !

There is not much positive about this hotel apart from the location and there are better hotels nearby. It has over 100 rooms, most of which open onto a vast rectangular atrium, the ground floor of which is used for breakfast starting at 6.30. Thus there is noise from 6.30 am. At night there is noise from people coming in late that spreads over all three floors because of the atrium. The rooms are spartan, and have no hot water in the sinks (there is hot water in the shower).

The hotel is very well-known located. Almost everyone know where it is. That makes things easier if you're bad on orientation and you'll never get lost. The hotel is not fancy but good enough for the value. Room is clean, tidy and comfortable. Breakfast is basic - don't expect too much and consider that it's free. Right across the street from the night market, hawker food stalls. Coin operated laundry on the 4th floor. I booked short trips through the hotel with no problems. I was lucky to have Ae for my driver. Try to reserve with her. She was easy to be with, spoke enough English and knew the area very well. If, when, I return to Chiang Mai, I would stay again. Peace

Odd Smell in Room

Everything is basic and guests should not expect more from this budget hotel. There are no lifts to the upper floors. Breakfast is simple and basic. There is an odd smell in the room on the first floor. The bed is hard and can be uncomfortable to some. Suitable for a night's stay only. Not recommended for longer stays. I would have given better ratings if not for the odd smell that lingers in the room.

Convenient location to Old City

Stayed here 3 nights. Just across the road to the Old City, where one can find massage palours, cafes, more hotels, variety of shops.

Hotel is right next to McDonald's. Out of the hotel, turn right, across the road, up in the alley are two used-books shops, Gecko & Backstreet.

Quite a bit of a walk to the Night Bazaar, neverthleless doable in the cool evening air. Tuks Tuks are aplenty, so if you are tired, just hop on one and get back to the hotel.

Room is very clean, bath showers are strong and responsive to different heat settings. There are only 3 floors, with no lifts. 1st floor rooms are right next to breakfast area, so could be quite noisy in the mornings. Go for 3rd floor rooms if you have no qualms about walking up the stairs.

Breakfast is pretty standard fare of porridge, bread, salads, cornflakes, sausages, eggs, buffet-style.

Before i reserved i call the hotel to check price ,she tell standard type are full then i check in website the rooms are available. I booked the room before i check in when i check in she booked the room near breakfast location she tell it was a last one. When i go to the room i check in website the standard type still available , what that mean?? In room look like renovate of the hospital ,i think. In the morning very noisy . I check out earliest in my life.I travel to chiangmai often but i will never go to this hotel again.

I had never stayed at the Tha Phae Gate before in my numerous ventures to Chiang Mai. From now on, I think I'll keep staying in the area. Imm hotel was so convenient and easy to find for both me and any taxi drivers. Breakfast was solid, not 5 star by any means but a nice mix of western and Thai food. Room was clean, bathroom just fine. Nothing fancy. My only complaint was not having a window, well we did but we were just facing another building. We stayed on the 2nd floor which is a bit quieter during breakfast hours.

I'm a smoker. I requested for a smoking room. I wasn't aware it's a smoke free hotel. They didn't reply, despite my follow-ups.
If I had known smoking isn't allowed, I would have changed the hotel.

A mosquito seems inviting his friends, too many, to party in my hotel room :) Ensure you have mosquito spray handy ! This mosquito problem probably is because the door is kept open by hotel cleaning service after guest checkout. Also, hotel's cleaning service seems forget to clean area in between desk and fridge / drawer.

Everything you need

So the Imm Hotel became a bit of a saviour for me. After 2 disastrous stays at 2 different hotels during my time in Chiang Mai, I headed back to Imm each time. I could count on it's cleanliness, nice size rooms, brilliant room facilities (fridge, TV, ensuite shower, laundry) and great central location. I really enjoyed my time at Imm and would highly recommend it.

Loved Chiang Mai! Hotel was ok. If you're looking for atmosphere, this is not the place. But it worked out really well for us as the hotel has a great location near the east gate. Reasonably priced with clean rooms. Decent breakfast.

Best with it's locations

It just located in front of tha pae gate, what more you can expect. If you are looking for convenient place to hang up, this hotel do serve the purpose 24hrs eateries, night market, festive event, massage you name it and it has it all.

You can also do your laundry at 4th floor with the affordable 50baht washing and drying machine each. Good for long stay and backpacker.

Plus it come with simple yet delicious breakfast so you cannot complaint more.

But the only downside is there is no lift and bell boy. Travellers with big luggage and senior might have problem to climb the staircase so do reconfirm your room at 1st floor before you check in the hotel.

One of the receptionlist had some issues of the altitude problem for been rude to answering the guest problems. But overall the staff is ok. Crédit given to a lady cleaner to help us to solve our problem on the functional of their dryer, although she know very little english but she tried her very best to solve our problem.Good job

Convenient Hotel, Great Access, Great Price

We stayed for a week at the hotel and we were very happy with it. There's nothing fancy about the place, pretty bare bones, but has AC in the room, mini fridge and bathroom. We didn't stay here to enjoy the luxuries of a hotel, but to enjoy Chiang Mai. This place is ideally located right outside of Tae Phae gate and has great access to everything around town, most things are walking distance away. There are always Tuk Tuks outside so no problem getting a taxi if you need it. The breakfast offered by the hotel is basic, not anything special, but good if you want something quick on your stomach before you head out. Also convenient is the McDonalds located right there (and a Starbucks) if you want some reliable coffee/food. Would definitely stay here again for the convenience of the location alone.

Very good. Excelent location!!

The location couldnt be better. Good breakfast. Rooms are very confortable, A/C works very good. Nice bathrooms, staff is nice. We liked a lot.
If you go to chiang mai, stay there!!
