The AC was working, we didn't have the time to enjoy the pool because we had to move out during our first evening. My husband and I found a lot of cockroach throughout the room, we would not be able to sleep under this condition so we reached out to the attendant on duty but was told that it was too late to move us to another room that evening and told that we had to wait till the next morning. It was not possible to wait till morning so we had to look for another place to stay at that evening and when we asked to a refund for the remaining days that we wont be occupying the room, they refuse to give us any kind of refund.
I DO NOT RECOMMEND this particular PRS @ One Palm Tree Villa at all. There are plenty of accommodations that are more suitable and comfortable around the area.

Staff in the main booking area before you go to your assigned building are outright rude. There's no wifi in the common areas or lobby, only your room, you can't have business guests over, and its roach infested. It was so bad that after one night i booked and stayed in another hotel rather the suffer

I did not stay the night. As i was taken to room a roach ran across dining area. I was told by person that escorted me that once AC was that wouldn't be an issue. I went to put the complimentary water bottles in fridge and many more roaches came out. I did not even stay the night. I tried reaching to expedia about this issue. Then my ability to type my responses was disabled by virtual chat feature. I guess u get what you pay for.

TV was not setup. It would have been nice to have TV for entertainment while in the room. Everything else in the room were good. Facility is about 2 blocks to the newport casino. Foodie area was also very close by. You also have Lawsons and Watson for your everyday health and beauty needs.

Check-in Problems: Requested early check-in at 10:15 AM but waited 4 hours in lobby with no communication. Staff failed to inform us our reservation was moved to another building. Traveling with elderly mother, daughter, and 6 bags made this especially difficult.
Room Issues: Upon arrival at new building, room still wasn't ready (another 30-minute wait). Room had broken shade, extremely thin sheets, and only 1 towel for 3 guests.
Overall: Terrible communication, inadequate amenities, and poor preparation made this stay unnecessarily stressful for our family. Would not recommend due to lack of basic service standards.

The email i received told us to go to building 1
A ten minutes wait with the girl in that building sent to building 3 where we got to go to the room
The room was clean and ok
The bathroom sink didn't drain the shower was small with a glass door that opened in i only just managed to close it. The wifi not that good
I chose this for location next to airport . We had a evening flight in and a early flight out.
Probably won't use again.

Buyer beware. Do not book this stay if you are travelling with special needs person or children. No mobile internet in the room or outside in the pool area, you only get internet from their wifi so if you are booking grabcar, stay inside the room. Also, the guard wont let the grabcar inside the condo, but they also wont let the car wait outside the condo. In other words - Security guards are arrogant. Pool is filthy. Like the pool filters are off.

We have a special needs child and asked the guards if they could let the grabcar in so we dont have to carry bags and luggages and walk the children in the midday sun. they also asked the grab car to leave right away because cars cannot wait along the road for the passengers.

Then they told us that they dont see any “PWD” in our group, like they would allow exceptions only if they can see wheelchair. And then they laughed like we were caught lying.

Too bad if you have a child with hidden disability such as autism, you have to bake your child under the sun because the guards wont let non-resident cars in.

Just imagine they are asking us to walk from the condo to the car OUTSIDE the condo, knowing we have two kids (3 adults + 2 kids) and luggages. They seem to enjoy what little power they have. If I had not raised my voice to them, they would ask the grab car to leave again, because we should be standing on the sidewalk under the sun, outisde the condo and wait for the grabcar there instead. Good luck if you are keen.

Seen better value in Newport

Chose the loft unit because we needed an extra bed. Sheets were clean but very worn, loft bed had no top sheet (a small blanket was provided by request). Nice big TV but no channels or content accessible at all. Little things like no dish cloth or sponge. Also the condo was ground level directly facing the street so it was a bit noisy. For the price paid, we thought it should have been better.

Horrible service with false pictures

Had to beg to get towels had to constantly call to get them delivered 24hrs later. There pictures show a kitchen but there was nothing but a fridge and you werent allowed to cook. They had disconnected the stove. False advertising would never suggest this place

The area is good and safe. Everything is convenient. The front counter people and the security guards were very polite and respectful. The unit 7W was very disappointing. We asked if we can check in earlier and we were accommodated but we were moved to a different building. We were booked at One Palm Villa but we ended up in Two Palm Tree Villa. The unit doesnt have the exhaust (stove)working in the kitchen. The kitchen utensils were dirty there were cockroaches allover the kitchen n bathroom. We took pictures of them. No fresh towels were provided. for 2 weeks’ stay we were given two bath towels. No hand towels and no face towels were provided. The frying pan was so scratched up that they told us they will send a new one but we never got it. There was no maid service cleaning the unit. Nobody checked if we need maid service. All in all i think the unit was much cheaper thsn the unit that we were supposed to rent because they said they will move us but they never did.

The location from the airport is perfect, the room that we were in was just ok, if we were spening our entire trip in manila i would have changed room/hotel. When getting in contact with someone at the hotel you need to call the number dont message because it dont work.the beds were so hard and had plastic that was cracked, no extra blankets just 1 sheet, only 1 roll of toilet paper(that was already started) when i asked for another roll at front desk i was told to contack the property, the pool was down(it wasnt stated on the site).the room had roaches around and in the fridges, i was given 2 keys but only 1 worked, cupboards were off, when we come back to the Philippines we will not be staying at this hotel again.

SCAM.

VISA will be refunding my money. Never got into a room. Was no room. Was told had no reservation. Was told reservation had not been paid for. Was told reservation was not in my name. Was told or rather overheard room given to someone else.

My wife was transiting Manila to catch 0530 flight to Bicol. A regular route of travel for us. She decided to try this place instead of our regular place The Ralph Anthony Suites in Ermita to avoid traffic for early departure. She went and stayed there with no issues anyways

Just so yourself a favor. AVOID .

Great location from terminal over foot bridge

When i went to reception no one had a booking for us .gateman lets us in only by showing him are passports and a photo shot of the reservation.
Went to block A receptionists on me having wifi but had none available. Showed her the photo shotand was on her walkie talkie saying no booking tried to get in touch with the owner no response hower they tracked my name down and where let in .
Having looked around some slight damage to things and no hot water or shower gel in the bathroom.
Lucky for us we had some and left a little bit for the next perso.

I loved the area very much and I have stayed here before but now the maintenance on the rooms is nonexistent roaches running the show in one of our rooms no hot water in either room dirty from previous days cobwebs, hair, stains . They messed up reservation putting our party in different locations. Not what I would expect for a return guest treatment

Best location when arriving in Terminal 3 at NAIA MNL. You can actually walk over the pedestrian bridge and be only 2 blocks from the property. Many units to choose from that are suitable for several size families or singles. Walking distance to many shopping and dining options. Friendly and welcoming staff. Clean and modern facilities.

It's a decent stay, the only problem was that the staff didn't believe me at first when I told them I didn't have a room key, so I was stuck waiting in my room for about an hour going back and forth to get their attention and finally calling a manager from Expedia who got my key. Also there was no body soap in the dispenser in the shower.

Check in here is always confusing. On the booking it says to go to a particular Cluster. However it is always the wrong one. This is frustrating and has happened several times this year. However once being let into the apartment this time it was another let down. The plates and glasses were still dirty from previous guests, there were insects and their droppings in the cupboards, some of the cutlery was still dirty from previous guests, the sliding door didnt shut properly and always slightly open which made the noise of the road even loader even tho i had requested a quiet room. I look forward to hearing from the owener/manager
