Started with great staff. Bingo and karaoke night is a huge hit and a lot of fun. Great, safe, and perfectly situated on the west end. Happy hour is a great deal, and all the rest of the food we ate was good. Would stay here again, would recommend to others, and super glad we stayed here. We stayed in the Villas, great views, quiet, comfortable. Short drive to our favorite beach Smuggles Cove, and we enjoyed Patricia’s more than Nigel’s. Staff-10/10

This was an excellent place to stay! Great view from balcony, beach only a few steps away. Restaurant & bar on site & food was excellent. Different menu choices every day! Drinks were wonderful & staff was so wonderfully kind & enjoyable to talk to!

This property is a gem! A great final 2 nights in BVI after being on a boat for 5. Our room opened up to the beach. Restaurant on property very good. Reasonably priced. They have their own labeled rum.

It was a great stay. Staff and food was wonderful. Very relaxing place. They had music entertainment and bingo. Felt clean. Shower floor tile would be my only draw back. Needs replacing. Beautiful blue waters. Easy walks to beaches. Doc the bartender was top notch. Cora and Nikki were the best waitresses. Fish tacos are a must. They have happy hour. Breakfast should be the eggs Benedict. Just saying!

Room was clean but dated. Walking to the restaurant was an adventure with the narrow road and constant traffic. Service was very slow, food was ok but nothing special. The drive from the airport was well over an hour on roads that are not well maintained to but it mildly.

The staff were wonderful and the view was beautiful, but the room needs updating. The restaurant had a super fun family bingo and karaoke night, which our kids loved and the staff were warm and kind, but the food seemed overpriced for the quality and we weren't sure about why there was a 15% additional charge that we then were expected to tip on top of. Would definitely recommend renting a car to stay on this side of the island as taxis seemed to require at $40 minimum for any distance from the hotel. The view and beach were awesome and we loved watching the surfers from the restaurant!

The location is excellent. Superb views from the water view rooms! You can hear the waves all night long. No need for sound machines! The bathroom is a bit dated. The beds were super comfy! Having a restaurant onsite was convenient. There are beach lounges to enjoy Surfside. We will definitely return!

It's a beautiful location on the beach but if you don't stay in ocean front you have to cross a busy road and go through the restaurant to get to the beach. Very few beach chairs and a large hill of stones to walk down. Bring water shoes. Other than that the staff wasn't helpful, did not let us check in a minute early and our room was run down, small and basic. No coffee or tea. One usable plug.

Very nice and helpful staff. Restaurant was a little slow on basic things like water and check-ins, but the view and vibes of the place were quite nice. It’s an island, so it’s not going to be super polished and clean. Our room was on the non- beach side, separated by a small road. When we got in, there were lots of mosquitos in the room, likely from the door being left open during cleaning. That’s my only complaint, all and all quite nice.

While there isn’t much in walking distance we chose Sebastian’s to be on the quieter side of the island and it was perfect. The staff shuttled us to and from Smugglers Cove and accommodated all our wants. Bingo and Karaoke was a pleasant surprise at dinner our first night.

All the pictures on the website are for an oceanfront room. Make sure when you’re booking that you pick ocean front of you want one. The majority of the rooms are across the street and have no view of the ocean.
There is also no beach in front of the hotel due to the previous hurricane.

Cliffside villas are a walk downhill to office and uphill to room.

Long waits at times (an hour or more) for restaurant food.

No beach as shown in pictures, however we were told beach sand is seasonal.

Very enjoyable place to stay in Tortola. Nice clean comfortable rooms. Good restaurant and bar. Beautiful location right up against the surf.
Only downside was the rocks all over the small shore. No easy way to get into the water near the property. Smugglers cove was the nearest beach, but worth the 10 min drive down a dirt road.

We left a few hours after arrival as soon as we could find another place to stay. All the pictures on the website show beach front rooms with ocean views. We were across the street and could not see the beach or ocean. Room was very cramped and dated. This feels like misrepresentation and false advertising. I’ve never been more disappointed in a reservation and am requesting a refund. We did not use the room any other than to store our luggage while we looked for another place.

Beautiful area on the beach. The hotel is on a windier side of the island, so there are not a lot of swimmers - you will see surfers. The hotel and rooms are clean. They were very attentive to any requests we made. They have a nice restaurant. It is reasonably priced for Tortola.

Room was not comfortable. Too small. No end tables or chairs. One side of the bed was against the wall. Mattress cover and sheets kept coming off. Hot water took 5 minutes to come up in the shower. Sink did not have a plug so I could not do hand washing. No cable TV. Beach was all rocks so we could not swim.

The hotel is well located and the room was clean, but unfortunately the service was one of the worst I’ve experienced, and it completely overshadowed the stay.

On my first night, I was seated at the restaurant, ordered a beer, and then waited 25–30 minutes trying to get the attention of the waitress to order food. Multiple staff members looked at me and ignored me. I eventually had to stand up and go to the counter where the computers were just to place my order.

The next morning at breakfast was worse. I sat down, said good morning, and asked if breakfast was being served. The waitress handed me menus but then served the American guests at the table next to me first, even though they arrived after me. After waiting again, I stood up and asked why I wasn’t being served, and whether it was because I’m Latino. She said the table was not hers and someone else would come. Another waitress was then called to serve me.

What made this especially uncomfortable is that the original waitress then proceeded to serve all other nearby tables except mine. I was the only guest in that area being served by someone different, which made the situation feel very obvious and dismissive.

While the property itself is fine, the service made me feel unwelcome and somewhat discriminated against as a Latin American guest. Because of this, I would seriously reconsider staying here again and would advise other Latino travelers to do the same unless service standards improve.

Quiet boutique hotel felt like home away from home with our #7 room. Coffee and breakfast from the restraunt walked down in pajamas (again very comfortable) to order to go so we could enjoy on our balcony was unforgettable. Walks to Aukies for fresh smoothies, fresh fruit stand with amazing avocado’s across the street from accommodation. Beaches within walking distance/we drove as the hills were a bit uncomfortable with the local traffic driving very fast.

The room is next to the bar with a d.j. whose music is rattling my bones. There's no point turning on the television because you can't hear it over the thumping bass. We had a long travel day so just wanted a hotel for a good night's sleep. It would be quieter in the middle of Times Square.

Housekeeping staff may want to consider making up the bed with the clean flat sheet first and then placing the comforter over after, and not the other way, which is what the currently do. Guests always want the clean, laundered sheets against their skin and not the comforter, which is not cleaned regularly. Otherwise, everything is spectacular and we will be back again!

Had an amazing stay! Loved being able to walk from my room right on to the beach. The staff were friendly and accommodating at all points- check in, cleaning, restaurant etc. A bucket of water was placed outside the room so that I would not drag sand from the beach into the room. I loved that touch - very thoughtful. The beach and the sky in the evening definitely competed for most gorgeous view. Food at the restaurant was delicious and extremely convenient. Parking was opposite the property and secure. I solo traveled and felt safe at all times, so much so that I hardly closed the doors so I can hear the waves on the beach. The hotel is a bit out of the way if you want to go to town so I would advise a car rental... but it is approximately 8min drive from the ferry that takes you over to St Thomas and other places. I found out that the hotel has its own brand of rum and merch, which I thought was really cool! Highly recommend! I did not want to leave and would most certainly return.

Stayed in an oceanfront room 4 nites. which was clean except for ants by the sliding glass door & a few around the bathroom sink. Did alert housekeeping. Room & bathroom need a refresh/update. No toiletries & towels are worn & need replacement. On the bright side the restaurant food was good & staff was accommodating. Need to order bottled water vs tap. Was a pleasant stay for using room to start our day island & beach hopping.

I recently spent eight nights at Sebastian on the beach and it was the most peaceful experience. The proximity to the beach was great. The sea water was magnificent. The staff at Sebastian are the kindest and most friendly people I have met and I thank you, and continue to exhibited those qualities. I must mention Rhonda, Angelica, Dahlia, and Catanya who assisted me with all my transport needs and my restaurant experiences. You all helped in making my experience in Tortola BVI unforgettable.
