This is a classic hotel in a great location. We had a wonderful stay here at the end of the season. Everything was perfect - from the room view, service and attentiveness, to the food. I was a bit worried because of some negative reviews (on this site). However, I think it is a matter of expectations. This is not a new building and has not be renovated. So it doesn’t have the latest and the greatest. But that is part of its charm. This is old school at its best.

Wonderful hotel with so much character and charm. Loved the classic old-style bar with beautiful cocktails and a pianist playing classical music. The room was exceptional, as was the food and service. Make sure you dine both on the promenade and in the restaurant. Gorgeous view of the bay and the pier. Loved every minute of it.

Unfortunately the main restaurant was not open at this time of the year but the bar food was good. Excellent shopping in Juan Les Pins right on the doorstep. Pricey but a real treat

It’s 3 star with big ambitions and prices.Worn out,charging for everything including coffee maker in the room,bed is uncomfortable with cheap quality bedding.

Beautiful location. Had techno music blaring until 1am one evening. For how expensive it is, would expect much better service. It is off putting having to pay a significant amount of money just to rent a hotel lounger and towel at the hotel you are already paying to stay at.

The amenities at Belles Reves are incomparable. Excellent care of the room by staff. I did notice a stain on the sofa as well as the wall paper was peeling off on the archway in the room. I let the hotel staff know.

Lovely locale.

This is a lovely setting and was a return trip for us. We stayed 5 nights. Bar Fitzgerald had fabulous live music- piano and vocals by extremely gifted lady pianist.There were a few areas that should be improved compared to our previous stays. Concierge are outstanding- Christopher, Luca, over night desk supervisor on Wednesday nights* ( both years). Others whose names I do not know were great. Shortfalls- bar waite staff. Worked very hard, moved very fast, avoided eye contact often. Guests usually had to wave down assistance- to order drinks, food, water. It appears they are not assigned specific zones, tables or guests. Team work is commedable concept, but \" floating randomly amoungst a sea of waving arms must be very frustrating for gracious, hard working staff. If it were basketball- a skilled team, focused on teamwork and doing a good job- but no assignments or system. Is it zone or player to player? Coach is missing. We ate in bar every day. Good food except for abundance of dried, hot, wasabhi in nut mix of snacks. Great pasta and burgers and of course frites. Should have more choices- pizza perhaps. Warning- instant coffee and tea in room- scarce, have to ask for it. No milk or cream - have to order from room service. Nepresso pods are 4€ each. Again lovely staff, great history, wonderful views.

A very nice stay in this beautiful, historic hotel. Our room was comfortable but at times somewhat noisy facing the street.
Breakfast was excellent and the views from the patio can’t be beat. We also had one dinner which was excellent, but the 4 course dessert was excessive (not to mention a dessert in a box as a gift).
The staff are friendly and very helpful.

Do not trust the porter with your stuff. We left a beautiful white umbrella when checking in and did not get it back when the luggage was delivered to our room. The porter assured it that we can pick it at the reception area when going out, but it was not there. We were not even offered a hotel's own umbrella as a replacement.

This is a beautiful hotel in a fantastic location where the only words on all the staff lips is good service which delivered wholeheartedly
My bedroom overlooked the stunning seafront where we enjoyed amazing sunsets

The Belle Rives needs no introduction, this was once a classy dame, with unrivaled views, and heritage. It is a great shame our hotel room was really poor, not in size, or amenities, purely the lack of re-decoration, and maintenance, one would expect at a 5 star.
I believe a 3 star rating beckons, should this hotel continue to rest on its laurels.

This property had history, I sat and read the Great Gatsby while I sat on the beach. They did serve drinks and food at the beach which was great. Service is slow but that seems to be everywhere in France.

Our room on the first night was completely sub bar - very small, old, and the bathtub clogged on our first night so we could not use the shower the next morning. Our friends checked in the same day and had a recently renovated room.

Really bad set up for restaurant and bar for this strange covid summer , not enough staff , poor food selection , ran out of dishes and wine selection had to be changed .breakfast que was 20mins .

This is one of the best located and ambience hotels in Rivera , but you can not trade on the past reputation !

The hôtel is bad. Old school you can hear everything from the room on top.
The sun beds were not included in the hotel room prices I have never seen that!
The rooms are average definitely not 5 star worthy, no parking, no coffee machines in the room

It is easy to channel Scott and Zelda Fitgerald in this hotel where they loved to stay. The rooms are very comfortable and the staff is most courteous and helpful. The restaurant is excellent and offers gorgeous views, as do many of the rooms. There is a lovely sand beach and it’s a short walk to town.

I think the hotel has seen better days. The service at breakfast with coffee et cetera was poor and not very well coordinated. If you want to use the gym you have to go to the sister hotel which is some way away. The same for the swimming pool. I would not stay there again

A unique hotel in a great location

A grand old hotel with a wonderful location - from the moment you are ushered into the foyer you are impressed with the grandeur and ambience of the place. The service is excellent, the views are amazing and the food is good - all at a price of course - you even get charged for the use of a beach towel !! We had a lovely room on the top floor with a balcony overlooking the sea. The bathroom is a little dated and cramped with the shower in the bath - never very comfortable ! And most disappointing - no coffee facilities in the room ! But overall a very enjoyable special experience.

What an amazing hotel and location. We loved every aspect and wished we spent more time there. So sad we had to leave so quickly and not enjoy the hotel restaurant which was a Michelin Starred location.. The service, staff and location were second to none if you didn’t expect the ritz at canne.. we wanted the Maui of the French Riviera.

I thought the place would have more grounds. It's on a traffic-ed road right near downtown JLP. They also said self parking. That is a stretch. That means you fight for a public metered spot on the street. Lucky for me that this time of year it was free and not so hard to find. May be tough in the high season. They also could have probably moved me to the next class up in rooms. The sea view I chose was in the corner. slightly obstructed. The room was small but nice. The restaurant is ridiculously expensive. Everything is 50E. I think most people agreed because all I saw was non guests coming for the view and only having coffee. Some of them smoked and it blew into the room. Their chatter also kind of ruined the sunset. Cheapest meal on room service was 30E pasta. They had a nice piano bar at sunset. Close enough to walk to Antibes. They really play up the Fitzgerald connection. That is why I went there, I'll probably try Hotel du Cap next time.

Survives on it’s name and fame

I was so looking forward to staying at the hotel. But it’s quite basic compared to other 5* hotels in the south of France. Phone didn’t work in my room to order room service. Bathroom not cleaned properly so had to request that it was. Standard rooms were very small so had to ask for a bigger room - you literally cannot swing a cat in some of them. Had to wait over 30 minutes to order coffee on the patio and it’s not even peak season! It’s extremely expensive - €8 for a coffee and €45 for a lounge on the pier (there isn’t a beach) - which I wouldn’t mind if the service, condition of the hotel and facilities were exemplary. The waiters were polite and attentive when they did eventually serve you. The hotel staff were also helpful, polite and friendly but alas I don’t think I would stay here again and would not recommend.

We really loved this hotel! The views from our balcony were gorgeous and the entire property was beautiful. The patio areas are right on the water. The room was very comfortable and quiet. We enjoyed the town of Juan Les Pins, which is a short walk from the hotel. The staff was very friendly and helpful. We highly recommend this hotel and this part of the Cote d' Azur.

The Hotel Belles Rives was for my wife and I an unforgettable introduction to the French Riviera. The views of the Mediterranean from our room were incontournable, as was taking breakfast on the waterfront, and all with the feeling of a trip back in time with the Art Deco themes.
The staff were extremely attentive.
We were very pleased to have chosen this hotel.

Stayed three nights. Food was great EXCEPT the breakfast. Food was fair with very little selection also set up was in a corner which caused flow issues. The dinner we had however was awesome! Too much furniture in the room causing it to be very cramped. Staff very helpful and friendly. Wonderful location.

Nice hotel in a quiet location

The hotel went to impressive lengths to accommodate the bulldog of my son and his girlfriend who joined us later.
Very comfortable beds and bedding.
Owing to the hotel’s location one really needs a car (unless of course one’s happy to use the coastal railway or expensive taxis) to explore Nice, Cannes, Eze, etc.

When you walk into the hotel, the staff starts your stay with a very big smile and a sincere welcome that makes all the difference. The hotel has been kept in good condition. The views are simply amazing and the food is very very good. The room I got had sea view and it was amazing to see the sunrise in the morning.

Great Location But Lacks Attention To Detail

Beautiful historic location and you pay dearly for the location. The hotel is beautiful but the staff (other than the Valet) lacked attention to the details and customer needs to make it what it should be. For example, the check in clerk welcomed us to enjoy the included breakfast the next morning but after our breakfast we were handed a bill for 53 Euros! No coffee in room or available other than a 16 Euro pot of 2-3 cups. We decided to stay in the room our first night and order room service. 1 hour after ordering it, we called down to check only to learn they were confused and didn’t make it. They did comp it at checkout after we mentioned it was so late. While we were getting ready to go out for dinner about 6pm a staff man just unlocked the door and walked in!!!
Again a nice location but not what I expect from an advertised 5star hotel. Eveerything is an EXTRA charge. Funny too, on the way home my wife and I watched the movie “Paris Can Wait”. The hotel is in the movie and the scene was complaints about the hotel service.

This hotel is very expensive and the rooms are TINY. It's a beach hotel where, despite the very high tariff, they charge extra for sun beds, towels, umbrellas, and breakfasts. Also they don't allow outside food or drinks in the minibar and remove them if found.

The breakfasts were mediocre: the scrambled eggs had too much cream/milk and not enough eggs; the fresh fruit basket was very limited and contained old bananas and no stone fruits in the height of summer when the markets were full of amazing looking fruits.

A truly beautiful hotel and a complete pleasure to stay there. Super friendly and attentive staff, we had an issue with one of our rooms on check in as it was close to the lift and my friend is a super light sleeper; no problem, she was given an excellent alternative within minutes. Great beach front setting, with many places to laze away the hours eating great food or drinking cocktails whilst watching the sun go down. Heavenly...

Great choice in the French Riviera

Located close to Nice, St Tropez, Grasse, Cannes and Monaco, it is the perfect escape from the crowds of the French Riviera but at the same time close to beaches, museums, attractions, shopping and excellent restaurants.

The staff could not be nicer or more helpful, the breakfast buffet is right on spot and the Michelin starred restaurant La Passagere is totally gourmetlicious.

There is no self parking but the valet is super friendly and has the car immediately ready. My only complaint is that there are not enough outlets to plug all electronics and the town traffic to get to the freeway.

Divine!

It's so nice not to stay in a generic, chain hotel. All of the Belles Rives rooms are individually decorated and so comfortable. The view is beautiful - our room overlooked the sea and bay of Juan les Pins and Golfe Juan. The hotel staff were very gracious and charming - they offered my daughter mandarins and Christmas cookies, for which she was very appreciative! They can't do enough to help you. The food is superb and we loved relaxing in the F Scott Fitzgerald bar, which serves excellent cocktails and light bites.

Staff were excellent and only too please to help or advise. Francoise in particular was extremely obliging. The Wi Fi was very intermittent which made it frustrating.
The bathroom needs badly updating as stained sylastic around bath, chipped toilet seat and glass ledge around bathroom mirror and is extremely small. The location was great. More a 4 star hotel rather than 5 star.

Belle Rives was the first hotel we stayed at during a ten day trip to France for our Honey Moon. It was our biggest splurge, but we were not disappointed. First, the hotel has a great location and awesome history. The decor and the lift are stunning and the views from the dock, restaurants, terrace, everywhere really are beautiful. The staff was very nice and our room was extremely quiet, clean, and comfortable. One con is everything at the hotel is additional, and really pricey. Belle Rives has a great dock and sandy beach, but the sun beds are expensive. We read ahead and were prepared for the additional expense, but know it can come as an unwelcome surprise if caught unaware. Extras aside, this is a beautiful hotel and a one of a kind experience. Can't wait to go back on our next trip to France.

The Hotel Belles Rives is definitely a 5-star luxury experience! I love the vintage glamour feel and the view is absolutely breathtaking from the terrace. The staff is also very attentive and helpful.

The only downside is that if you want to sit on the terrace and enjoy the view, you have to eat from the very expensive restaurant. We weren't hungry for fancy food at 11am and had to move 20 feet back from the edge of the terrace to the \"bar\" area to enjoy a 30 euro hamburger.

Though pricey, I would stay at the Belles Rives if I ever went back to Antibes.

Beautiful Hotel

Great stay, Very good and helpfull staff, food very good in restaurant and by the sea.
Only downside for me was the hotel charged 35 euros a day for EACH sunbed, towel and umbrella which I think if you are staying at the hotel there should be NO charge. We heard several guests complaining about this.

beautiful location, wonderful staff...

belle rive was paradise...being in the south of france there are certain conveniences you have to sacrifice (a good shower for example) but overall as good as possible. i wish they had a pool!!

Art-Deco beauty but overpriced!

Location excellent; building beautiful; Cap view room of good size and condition - a little road noise but the most intrusive noise came from children next door! Concierge, front desk and door staff to be commended. Restaurant staff generally friendly and helpful. Some pleasing touches - wine and petit fours in room on arrival; bottle of water in car on departure etc. Meal in La Passagere, although expensive, was top notch. Food in beach restaurant satisfactory. Other charges exorbitant - 35 euros per day per person for a sunbed on the beach plus additional charges for towels and parasols (5 euros each). Beach is open to non-residents and no special provision for actual guests of the hotel - beach staff somewhat cheeky and derisive of the fact we hadn't booked our spot months before arriving for our stay! Consequently, given beds in the least attractive places despite many others remaining empty all day. Caution: secure parking is 30 euros per day plus tip for valet.

You can't get a better Location in Atibes

fabulous Location walkable to town but away from the crowds. Just perfect. A bit pricy but the location on the water with all of the facilities can't be beat. I would probably stay at the sister hotel, Juana, which shares the facilities next time and save a ton of money. I prefer the interior design of Juana and the food is exceptional at less than half the price of Belle Rives. The rooms are very functional and well appointed. For a California guy, the beds are a bit short. Staff is incredible. Exceptional service. Please note that the rooms that do not face the ocean can experience street noise as it is on a main loop street. This is much less ofan issue at Juana.

Fabulous experience and lovely staff

I cannot fault this hotel, modern luxury boutique hotel it is not, but nostalgic glamour and charm it has in abundance.

All the staff were amazing, there's a lovely private beach and restaurant to enjoy so you don't need to venture too far.

The hotel is in a good location to see Juan-Les-Pins or to see Cap d'Antibes or the old port of Antibes.

Energy! There was always something happening while we were here, and always something to do.
The dinner was exotic and delightful.
The beach and view, incomparable.
Every thing was a little expensive, but generally of high quality.

Like stepping back in time!

Being in the Belles Rives is like stepping back in time to a much more glamorous era! The staff are very welcoming, the hotel is beautiful, the rooms are spotless and well appointed, and the restaurant is absolutely superb. It's setting on the beach is also lovely, although there is a charge for using the sunbeds.

I would stay at this hotel again in a heartbeat.

It is not what i expected

We had a very quick check in and the staff tried to be helpful.

I stayed here for my honeymoon and there was nothing special or complimentary.

Everything at the beach is not included with the room so that made us not to go to the beach.

The room was very hot and the air conditioner didn´t work. And the staff told me that they could not do anything about it.

Low key seaside sophistication

Beautiful property. Listening to the sea through the window, with the din of conversation and piano coming from the terrace and bar below... perfect. The front desk staff and concierge are excellent. The only imperfect rating I gave was due to terrace bar staff. It can take a long time to get a drink and the staff sometimes rushes around, seeming stressed because they know people are waiting. The Art Deco is well kept and comes across very naturally. It doesn't seem 'themed' and therefore the hotel is perhaps surprisingly contemporary, given its historical provenance. For people familiar with The Raleigh Hotel in Miami, Florida, the Belles Rives is a kindred spirit, but with a more old world low key atmosphere.

Ideal hotel for Juan les Pins

I was attending a conference while my wife visited the area. The hotel was very comfortable, with nice decor, lovely rooms (ask for one with a sea view) and excellent staff. We had evening drinks in the Bar, which was great inside or outside on the verandah. The Bar staff are very professional and have an extensive list of cocktails. The hotel restaurant provides a wonderful dinner, so you really don't need to go elsewhere, although the staff will recommend other restaurants in the area. The staff themselves are exemplary and do so much to make your stay enjoyable. Our only criticism was that there was no shower cubicle - the shower is a bath one. But this is being a bit picky. We would happily stay again.

Great hotel , fab service and wonderful breakfast on the terrace . Rooms a bit small but nicely done . Hotels.com did not tell us about extra costs for sitting on sun loungers , parasols and beach towels so was a bit surprised when we got the bill !

Beautiful hotel on the beach.

The hotel is beautiful and the staff are very professional, helpful and polite. The concierge and valet parking is excellent. Luca is particularly helpful. The location if great too.

Unfortunately the hotel manager is too 'commercial' and allows events (weddings etc) far too often, which ruins the experience with restrictions and noise into the night. We stayed for 7 nights and for 4 nights there was restricted access to the hotel (including the restaurant and bar) due to 3 weddings and a book event and for 2 days the main sunbathing area was greatly restricted due to a fashion shoot. There were a few other smaller events too.

Also, the sunbathing area is not as well managed as the bar or restaurant area - for the first 2 days a simple drink order (water) was taking up to half an hour and once this reached an hour (with two reminders) we had to complain to reception, which Luca sorted for us.

The hotel manager does feel it appropriate to warn guests of the excessive events (when applicable) so that you can make an informed decision to stay or use an alternative hotel, so our advice would be check with the hotel before booking.
