Very clean room, large space, and very friendly and professional staff. Easy communication with staff, helped us with airport transfers and private van with driver. Allowed us to store luggages prior to check in as we arrived early.
Perfect location near St. Peters, lots of restaurants, shops and bus stops, Metro Ottaviano is less than 10 minutes walk.

After 2 days when return to the room we didn’t have water service at all, contacted from desk they came to the room to verified information. We were told that we will have service in half hour, we decided to go for a quick bite upon arrival we had a note in the door saying that service will be restore next day. We try to contact owner again with no luck. After many calls to Expedia finally they approved us to move to another location. Per locals( uber and other host) service was disconnected for lack of payment on the water service by owner. We ended moving all our personal belongings past midnight.

The toilet flusher had to be manually turned off before and after use, otherwise the water would run all day. The room was tiny—nothing like the pictures when we booked—and the towels were definitely outdated. But the location made up for it! It was within walking distance of everything, and we absolutely loved exploring the area! :)

It took a bit to figure out how to enter the hotel as there are no visible signs and they actually have 2 locations a few meters from each other. When I called the provided phone number i got the necessary instructions but not in a very friendly manner. Once we got to the reception the person there was very helpful and got us setup. The rooms are quite nice, they basically repurposed some floors from old buildings into hotel rooms, so the rooms are mixed with, what i'm assuming is peoples appartments and some offices. The location is great! you can walk to many key areas which was important for us. Their breakfast offering is basic but a good way to start and keep it simple.

We enjoyed all the shopping and restaurants in the area. The staff were all very friendly and breakfast was yummy!

We did not like that despite many times letting staff know air conditioning was not working and being told it would be fixed, on day 3 at checkout, it had not been fixed even though we had been told it would be. Also, we had to manually turn the cold water valve on and off every time we needed water or the toilet would continuously run. We were told this at check in and that, “it was fine and to just do this.”

There was no second bed. The curtains did not close, this made it very difficult to sleep. The bathroom was ill equipped with basic necessities. The front seat was impossible to get a hold of. There are MANY hidden fees.

Good location.Good staff, though there's a bit of language issue. I wouldn't call our room \"Luxury\", we had issues with the sink and shower got clogged a few times. The mattress on the pull out bed was visibly worn out and lumpy. The curtains can not be drawn to block out the lights from the street as it would block the air conditioning so you have to put up with the outside lights. Not aa fancy as it looks it the picture.

Wish we knew it was a pull out couch in the rooms for adults to sleep on. We asked for rooms with two queen beds. Not very accommodating to check in. Tried to put our luggage in as we arrived an hour early and they said No as there was no one at the location to give us key

We stayed in the deluxe double room (no.4), and it was everything we needed.

A really comfortable bed, spacious area to chill on the sofa bed while waiting for the partner to get ready, tv, kettle and tea making facilities (while also waiting for the partner to get ready) - fridge, great cupboard for clothes, large private bathroom and shower area, and a lot of power outlets.

And, a superb view of the Basilica Dome.

The area was perfect.

5/10 minute walk from the metro which is only 6 stops (10 minutes from the Rome Terminal) - a stones throw from the Vatican, and a 20/25 minute walk to some of the main attractions (which is perfect to walk, so you can stroll through the historic streets, pick out restaurants and catch glimpses of Rome you may not normally see using public transport)

The Colosseum is an hour walk away, which is doable - however, there is a taxi station 3 minutes away which can take you there in 20 minutes for €15 (very reliable)

Breakfast was included in our stay, however we chose to eat out due to early starts each morning and there are a plethora of restaurants nearby or wherever you choose to start your day.

The price we paid, for the comfort, convenience, time of year and location was incredible.

The staff were really friendly and helpful, would 100% stay here again.

The check in is unconventional, we have to buzz in like a residential apartment for the staff to open the door.
It is a renovated older apartment. Still have some kinks to work out. The toilet water keeps running, so we have to shut off the cold water valve to keep it quiet. The old fashion elevator broke down for one day. On our last morning, the water was shut off for repair. It came back on around 9 am.

I would have given it a zero star rating if it were not for the following:
Friendly staff, great help and tips for tourists. Simple but nice breakfast. And great location, 5-minute walk from the Vatican, and 10- minute walk from the metro.
The room was kept clean and housekeeping everyday.

It real has potential but still need some physical improvements in the facilities.

Poor experience at check-in. We were made to wait for over an hour for staff to show up. The bathroom had large black mold spots where you would hang your towels. The hand held showerhead was clogged and sprayed in many directions. The toilet would run after flushing and you had yo double flush for it to stop. The double bed was lumpy and the towels provided had hair on them.

The Prati area east of the Vatican was convenient and walkable to most sights. (we stayed for early morning tickets to Vatican and it was less than a 10 minute walk). Hotel was very accommodating. Overall, we enjoyed our stay, but it's important to know what to expect, as the property wasn’t what I had anticipated from the photos alone.

The property was difficult to find, but a local helped us. Look for building 297 with an intercom to be buzzed in. It’s on the 4th floor, accessible by a small lift, but not wheelchair-friendly, with some steps throughout. The team managing the property is small, so there’s no 24/7 reception. You'll need to inform them of your arrival time for check-in.

The layout is peculiar, with about six rooms on one floor, and the front desk doubles as the kitchen area. My mum and I had separate rooms, but she got stuck in her bathroom on the first night due to a faulty sliding door. Since the manager wasn’t available, I had to follow his instructions over the phone to find a spare key, which was unbelievably stressful.

The location is a major advantage, being just 10 minutes from the Vatican and close to bus stops. We paid for breakfast and, though limited, it was very good with deli meats, pastries, and excellent coffee made by the staff.

However, my room, located behind reception, was noisy and had signs of water damage, a damp smell, and dusty curtains. Despite this, the room was visibly clean, with a useful mini fridge.

The property was affordable, but management was extremely disorganised. Whilst the staff worked hard, I was disappointed by several aspects. I’m unlikely to stay here again or recommend it.

Staff was wonderful!!! In addition, the breakfast was personalized which was very nice! The room could have used a bit of extra touches that would have made the stay even more enjoyable (like offering a shower chair or holder for soap & hair items, a hook for towels, & even Kleenex or eye makeup wipes). Unfortunately, the hotel had slight plumbing issues and was under some construction above our room so it was noisy at times. The area of Rome was very convenient. There was a good bit of construction around the area. Overall, a delightful stay and we would choose again for staff and convenience!

Stayed here for a few nights in the Spring while traveling in Rome. Had an enjoyable stay overall. The staff did tell us at check-in that they’d be moving us around after our first night into another room, which I wasn’t thrilled about, but the process was smooth, and the room we ended up in was more spacious, so overall, it worked out fine. The breakfast that was included was nice — nothing special, but still much appreciated. Staff were always friendly, courteous, and helpful.

We managed to get the Wi-Fi working.
It was on the main shopping street and convenient for walking to the Vatican. Great restaurants nearby and a nice supermarket.
The problem was the photos on the web are misleading. It was described as an apartment. It is not an apartment. There are no cooking facilities or living room. It is just one room with 3 parts each with basic beds plus 2 tiny bathrooms. We were a family: 2 adults and 4 kids aged 4-12 for 4 nights. There was no privacy between the beds as there were no doors. One double sofa bed was very uncomfortable. Everything was cramped with no space to move. There is another set of bedrooms sold separately but the bedroom photos on the web are all together so this is misleading making the property look much larger than it is. Lastly it was lacking storage space, towel hooks and things to make living easier.

Overall it was decent and we enjoyed the time in Rome (wasn’t in the room for most of the day) but there were a few things that tainted the stay. Room was very clean and the bathroom was better than expected. We weren’t too bothered about the room as we knew we wouldn’t spend much time here whilst in the city. Worth noting the breakfast was really nice and the staff were very friendly and accommodating.

The bed was a sofa bed and not what we thought we had paid for. When arriving in we found it difficult to find and had to wait for someone to let us into a room which they used for reception before going to our actual room, just seemed quite strange and gave us some doubt. Also, on a couple of the mornings (7-8am) we could hear building works (drilling/banging) in the building which woke us up and we weren’t made aware this would be happening during our stay.

Room was great, the front desk was not. We checked in late (an additional $50 fee) so chose to use a driver that the hotel arranged. When we arrived, we called and called the front desk without any answer as the front desk does not exist and there is no signage where to check in. Luckily our driver was still there and had her personal phone number.

When we tried to check out at 8 AM, there was no one on the property to give the keys to and once again they did not answer the phone after repeatedly calling, they finally picked up and said nobody would be there until 9 AM.

The room itself was a pull out bed, it was comfortable enough and the location is great if you want to visit the Vatican, but you should be aware of what issues you might have the with check-in/check-out process

The entire experience was disappointing. There was no Wi-Fi service during our stay. The breakfast was poor at best and not as described by Elena at check-in. The bed was terrible. It was like sleeping an a road full of rumblestrips.
We were awakened each morning with drilling and grinding that sounded like they were in our room.

The place was amazing, safe were great, breakfast was good. The room was gorgeous but the floor boards were all lifting, the shower head was so rusty water was coming out the top of it. A Short Break in Rome

The accommodation is a room (with en-suite) in a flat, hence the name. It is simply and inexpensively done out but it has been well done. The room overlooks a quadrangle with no traffic and is therefore quiet. The bathroom, albeit a little small, is well equipped with a good shower and is very well lit. There is a good sized a bar fridge that will hold everything and a coffee machine. Breakfast is laid out for you in the room and is part of the price. The coffee machine was not great, working only sporadically. We arrived late in the evening and though I had telephoned and messaged through Expedia, there seemed to be no one waiting, however, when I telephoned, someone came down and was able to let us in and show us to our room. The big advantage of Flat 285 is the location, it is 10 mins walk from St Peters Basilica and 10 mins walk from the Vatican museums. The area is a good one with plenty of bars and restaurants around, at all price levels, to suit.

Everything about this place was great. It was clean, perfect location, quiet, comfortable and safe. The only downfall was the check-in service. Nobody was there when I arrived. I rang the doorbell and called the Flat multiple times (with no answer). Not know what else to do, I went into local shops asking for help but nobody could provide direction. After about an hour, the host arrived. Friendly, but not apologetic. I was frustrated however, after the check-in process, everything was perfect. I would stay there again. Location was a 5 min walk to the Vatican.

Overall it was a very good stay. However pls do call and confirm your time of arrival, even if you are arrining within their check in time, to avoid unnecessary panic. Once you checked in, then it is Ok. You wont even feel the presence of staff there, but everything will be provided neat and clean. Location is really near Vatican, St Peters is walkable, all shops and eateries are near, It is a prominent address, but as I said earlier, if they are not waiting for you it is difficult to enter into the apartment. Once you know where and how then it is easy.

Close to St Peters Square which is exactly where I wanted to be. The person who booked me in was sooooo very helpful and the room was way more than I had ever expected. I had been staying in B&B's throughout Italy and Spain and this was the best by far. I couldn't even compare the other places.
Stay here, you will not be disappointed! Loved it!!

Too bad the man at the front desk was so mean.

There was suppose to have airport shuttles. I even gave them my information on when my flight arrived twice. I had to take a taxi for over $80 to get to the room with all of my luggage. Then when I checked out the person at the front desk was EXTREMELY rude and told me they did not have an airport shuttle. I ended up spending over $80 to get back to the airport. The front desk guy was SO HORRIBLY RUDE.

The food in the morning was amazing, the room beautiful and location could not be better, but would not stay here again due to the trouble with the mean front desk.

A great place by the Vatican

Flat 285 is a great place right on the doorstep of the Vatican.
It is 5 minutes walk from the metro station, but I have found myself walking everywhere instead of taking the metro, since going to places like Piazza Navona for example would take me through some of the most interesting areas of Rome.
As the name suggest, the place is more of a flat than a hotel, since most of the time there are no staff there so you feel more like living in Rome, rather than just holidaying there. The owner/manager is a lovely and extremely helpful lady - she knows the town well and is happy to recommend places to visit and to eat.
Apart from that, the place was nice and clean, I felt at home from the very beginning.

We had a fantastic 3 night stay in Flat 285 . The apartment is very modern and spacious, the pictures don't do it justice in terms of space. It also in a great location as it's 10 minutea from the Vatican and the Ottaviana metro station which is around 25-30 minutes to Colosseum, but also it seems like a nice area too.

The supplied breakfast was more than adequate and the minI bar was also great value.

If we were return to Rome I would most likely stay here again due to quality and value for money.

Great flat, excellent location

The hotel was great! Perfect location. Breakfast is now served in the room. Pre-packaged pastries but also cereal and fresh fruit and espresso every day. I was more than happy. My only complaint is that the bed in the single room is very uncomfortable - as in you can feel the springs. I took the extra blankets and pillows and added them to the mattress. Hopefully it will be replaced soon. Otherwise, I highly recommend it here!

Fantastic location

We were really happy with this accommodation although thought being left with phone calls if we needed anything a bit bizarre to start with. However, we didn't need anything and the room was lovely and clean and the housekeeper was lovely! The shower was fantastic although we found that depending on the time you showered, you would run out of hot water! The only complaint was the breakfast which was provided by a cafe/baker called Cafeteria just a short walk away. It was frankly terrible and they didn't have much time for you if you wasn't quick to order! Hardly never any butter croissants and they were all sweet. Maybe ok if your Italian but terrible if you want something plain. Regardless, I would skip the breakfast and stay at the B&B.

Loved my stay at Flat 285

Loved it, great location, Annarossa was really lovely. Whilst not around 24/7, was around when needed.
Gave good tips on where to go and where to eat. I wouldn't hesitate to stay here again, thank you Anna.
I had the single room, and it really was a good size.

Great week here.

Me and my boyfriend stayed here for a week. It was very close to the Vatican, shops and restaurants - such a good location, a lot of things were within walking distance! Room was cleaned every day and vouchers left for breakfast at a café down the road for the next day. You get a choice of tea or coffee then some fruit juice then a choice of pastry, was perfect! We didn't go to the reception much as when we arrived the woman who greeted us was very helpful and gave us all the information we needed for the week. Metro was only 5 minutes walk away, if that, and was ideal to getting to a few further away sites. Overall was a great stay and would definitely recommend Flat 285!

Wir haben zwei Luxury-Zimmer gebucht und fühlten uns beim Check-in sofort getäuscht. Stattdessen erhielten wir ein völlig heruntergekommenes Zimmer und ein weiteres, das nur halbwegs der Beschreibung entsprach. Die Zimmer lagen nicht einmal auf derselben Etage – trotz frühzeitiger Buchung.

Im ersten Zimmer gab es keine Haken für Handtücher, das Toilettenpapier stand einfach auf dem Bidet, Möbel waren beschädigt und in der Dusche gab es keine Ablagefläche für Shampoo. Dieses Zimmer hatte absolut nichts mit einem „Luxury“-Standard zu tun.

Zusätzlich mussten wir mehr bezahlen als bei der Buchung angegeben. Trotz mehrfacher Vorlage des gebuchten Preises wurde uns lediglich gesagt, es handle sich um einen Fehler des Buchungsportals – sehr unprofessionell.

Auch das Frühstück, das uns per SMS bestätigt wurde, wurde vor Ort verweigert mit der Begründung, es sei nicht gebucht.

Insgesamt war der Aufenthalt enttäuschend und das Preis-Leistungs-Verhältnis miserabel. Wir fühlen uns getäuscht und nicht ernst genommen. Bei diesem Preis erwarten wir, dass Angebot und Realität übereinstimmen. Wir fordern daher eine Rückerstattung von etwa 40 % der Reisekosten.

Pent rom, rent og gode senger. Men veldig vond lukt i rommet så måtte ha vinduet oppe en del. Kloakkanlegget var dårlig, måtte skru av og på vannet hver gang man skulle bruke toalettet.
Sentralt mtp vatikanmuseet og restauranter.
