Internet was generally reasonable. Beds firm but that was a good thing. Didn't try the breakfast as it seemed quite expensive for a continental option only. We were pre-warned about the lack of a lift to the second floor so that was fine. Slight confusion at check in as Expedia indicated 50% had already been paid but that didn't seem to be the case. Overall I would recommend the place if you need an affordable option in that area.

I booked the Twin Bed Room as was the only one available.
It’s up two flights of stairs but was Quiet, very warm, & spacious. Also, had a Fridge. 👍
I did not have the Breakfast as I was leaving early.
Walkable to Town & free parking space on site.
Overall, a great place at a great price.
If I’m around this area next year, I would happily stay here again.

Great stay!

Stayed at Heatherbank for 1 night and we had a great stay. Room facilities were great and we had everything we need. Slept well, quiet rooms and clean with no complaints.

The team allowed us to check in early so we could spend the day in London. A 10 minute walk to the tube and 20 minute tube journey got us into central London. They also allowed to us to park our car before check in and after check out. So accommodating and would definitely stay again - thank you for a lovely visit!

We stayed at the property for 2 nights and everything was amazing. The staff couldn't be more helpful and polite. Breakfast was nice and laid out. Rooms were spacious and clean (TV, big shower, Comfy chair, hot drink supplies). The property was quite warm, but the room was equipped with a good fan, which was amazing as this isn't always the case with some hotels. Quite and good for parking as this is what we needed and actually made it quite difficult to find somewhere to stay. Public transport is very close if needed too. Amazing stay, thanks so much!

Rather a random one, the bathroom light had a mind of its own and kept turning on and off. There was also some weird noise from the bathroom that I couldn’t tell if it was a whining dog next door or something going on with the plumbing.

Stayed here terrible room dirty payed a £200 deposit they said I will get it back at end of stay when I went to leave they said it will take 2 days to come through I rang up and said can I get my deposit back and the lady behind the desk said she has forgot to do it, it has been 2 weeks I still haven’t received my £200 and they have blocked my number. Several points for improvement

- The interaction with the receptionist was not the best. We were first asked to ensure all of our luggages are carried to the room which was on the second floor, we tried to negotiate however was not flexible. Then when the other receptionist saw us struggling to carry our luggages up with the stairs, they mentioned that it can be kept on the ground floor. Inconstant service offered which caused confusion.

- Moreover the heater was not working properly; we turned off the heater when we first got to the hotel and when we tried to turn the heater back on, it did not work. The following morning, we went to the reception to ask how to fix the problem, the receptionist mentioned that only the cleaners know how to fix this. We asked if there are any external heater that they offered but they said there were none and that we just have to be patient.

- Shower’s water pressure was poor and very cold water was dripping from the tank.

I travel a lot and this is one of the best hotels I have stayed in.
The room was serviced and I did not need to ask
The room was huge with a great view of the garden
The shower cubicle was the nicest I have seen.
One area for improvement the WiFi, the codes were impossible even if you got the right one! The WiFi worked fine when reception put the code in but when it dropped of that was that.

We had a lovely couple of nights here, we were in London for the Eras show and needed somewhere with parking and handy for the tube. The family that own the guesthouse are lovely, plenty of off road parking and you can see Woodside tube station from the path outside the guesthouse. The house has a breakfast room that opens onto a beautifully maintained garden. Would highly recommend and would definitely stay again.

This was a terrific stay. The most important thing for me is cleanliness, and this place was extremely clean. After that, it was just wonderful for the price: the room was large, the bathroom was new and had good water pressure, public transportation was right there, there were good rstaurants and a large Sainsbury's right nearby. The staff was friendly and responsive, though sometimes difficult to find. The carpets were, as one reviewer said, threadbare. Another reviewer complained about the bed and pillows, but we slept just fine. Sometimes I happily pay for luxury, but as a base to explore London and then come back and do practical things like a quick bite and my child's bedtime routine before going out again in the morning, this was just as good as it gets. It's a real gem and will be my first choice the next time we come through the area.

On the negative only two towels ,that really need to be replaced as threadbare, the room booked for 4. Only 1 toilet roll which ran out could not find anyone to get two more towels and toilet role till the morning.

The staff was lovely and friendly. The room was ideal for what we needed. The bathroom light did flicker at times but didn’t bother us as we only stayed for one night. The hotel as easy to find, with 4-5 parking bays. The garden was beautiful. Did have any food whilst there but looked good. The beds are decide, the area was nice and quiet! I would stay again, as soon as I get to my room I would check to see if the heatings on or not. My room was toasty! Lovely thou. Thank you! We will see you again :)

An awesome find!

I couldn't have asked for a better check in or more gracious hosts/staff. They were kind, flexible, and professional. The hotel had easy parking, it was safe and secure, they have a beautiful back patio with a garden and green space, and the room was HUGE. It was clean, quiet and a short walking distance to cafes, restaurants, grocery stores and a whole street full of culture. The continental breakfast puts US continental breakfasts to shame. So tasty! I'm so glad I found this gem!

The location was very convenient, but the rest was not as advertised.

No elevator: The stairs were narrow and had many steps, making it difficult to carry our luggage upstairs.

Old towels: The towels in our rooms were thin, rough, and shedding.

Low water pressure in the showers with hot water: The only way to have decent water pressure was to use cold water.

Laundry facilities: There was supposed to be laundry facilities. The only laundry facility we found was a washer in our suite with no dryer. The washer was very noisy and slow.

Broken dryer: When we asked the housekeeper (who spoke limited English) if we could use the dryer on the first floor, she showed us where it was located. We did one load of laundry with the dryer, but when my son brought another load of wet clothes to dry, the owner saw him and told him that there was no dryer in the hotel. The owner then shut the door to the dryer room.

Uncomfortable mattresses: The mattresses in our rooms were old and worn out and uncomfortable.

Poor communication and mistrust: We felt that the situation with the dryer was handled very poorly. The owner's actions created mistrust and inconvenience for us. She should have been upfront with us about the dryer and offered to help us find alternative laundry solutions.
Overall, we would not recommend staying at this hotel.

The lack of amenities, poor communication, and mistrustful behavior of the owner made our stay very unpleasant.

We arrived late at the property and let ourselves in with the key left in the key safe which was fine. The room was clean, although one bedside light not working. Bathroom very clean. A duct-taped wire hung down from the TV which was a bit alarming. TV worked ok first night, but by second night we couldn't get it to work at all. Kept saying no signal. Seems it's an outdated aerial system and Wi-Fi was patchy too. When we came in Saturday evening plus our eldest daughter to do presents in our room, a woman barked at us from the back of the house, \"how many people?\" My husband went to explain she wasn't staying, just coming up for an hour. There was no welcome at all, or introduction. When we checked out Sunday morning there were also no staff apart from cleaners who had no idea what was going on. We wanted to talk to someone about the TV not working but the cleaners barely spoke English and there was a lot of confusion. All in all, I'd say it was clean and a convenient location, beds small doubles and pillows hard. The only plus was that our beds were made up during the day on Saturday. It was ok but we won't be returning.

Basic service was missing & promised not respected

The check in was weird as need to ring, wait for some time, then someone who is not front the front desk to welcome me. No where Hotels.com informed that there won't be a permanent front desk service to welcome guest. in 2 occasion the person trying to help don't speak english fluently.

The positive, they gave me a studio, but it has a smelly corridor, towel were not in good conditions, TV channels don't work well, the pillows are bad/hard to sleep on, had 3 keys (which is sometime confusing).

Am sure the management will take my feedback positively & try to fix it as this is the minimum expectation with right welcome/ check in, comfortable room/ pillow, good condition towel, TV channels work.

To Hotels.com: i have never received my welcome gift of free bottle of wine. Felt cheated.

The room we had (room 9) did not look like the updated rooms pictured online. I suspect there are some rooms that are more updated. Both beds in the room were extremely firm and uncomfortable which I was surprised by since many previous reviewers mentioned comfortable beds. Again I suspect that some rooms had newer beds. The continental breakfast was not included and was kind of pricey for what it included. The location to the tube was excellent and it was great to have parking included. Overall I’d try it again in hopes of getting a better room next time.

The room itself was lovely, very clean and well maintained. It was perfect for a family of 4 as a base to access London and the surrounding areas. There were lots of places to eat in the surrounding area as well and transport links were good. The only issue we had was that the room was very warm and we had to set up an air conditioning unit ourselves to cool it down. It was a warm weekend, but if it had been any warmer it would have been unbearable.
