The hotel is a unique experience for sure to stay above a pub. If you are looking for a traditional hotel experience skip this one. However, we wanted something a bit unique and we got it. Staff is not overly friendly but I guess that is part of the local charm. Rooms are nice and clean and the pub’s live music on Monday was a special treat. Super cool vibe overall. Thank you for a lovely stay.

The room was as expected and the bathroom was very clean. There was no AC and no screen in the window. No safe in the room. Bed was uncomfortable with some stains on the bedding, but livable. Unexpected bonus: Kittens in the hallway.

Unexpected drawbacks:
1) Hours of loud sounds of clanging pots, pans, silverware between 11pm - 3am after the crepe place downstairs had closed (as someone cleaned up).
2) They would not let me check-out early, despite more than 24 hours notice because I booked through a third party. This leaves me with a negative impression of this business. Plans change when traveling and most accommodations allow for flexibility with 24 hours notice. Hope they rethink this policy.

We've been coming back for more than a decade now, and love staying at the King Willie. Staff were great, as always. The only slight hiccup was a bit of trouble with the shower, as we lost water pressure a few times through the week, and once (briefly) alltogether. Would still thoroughly recommend though and look forward to staying on our next visit.

I stayed as I had surgery nearby next day. Two flights of steep stairs and a shower cubicle which was almost impossible to access. Bed comfortable but room very small shabby not chic and badly lit. Base noise from downstairs pub pretty bad

Weekend away with the wife .

Great place to stay only we have stayed here many tims before the disappointment this time was no TRV on the radiator so heating was full on and not pleasant and this morning neither of us could shower as there was no hot water and no plug for sink either . Not sure if we will stay again.

The hotel is "boutique", ie it has a steep narrow staircase from the public bar (very difficult with suitcases), and our room had a tiny bathroom. The shower was erratic, hot and cold. Directly outside the hotel, under our bedroom, was a creperie stall with attendant odours.
The location is perfect if you are on public transport, but extremely difficult with a car.

Rooms need some work to be completed. Electric sockets loose, wallpaper peeling off the walls, shower was mediocre and having to boil the kettle on the floor as there was no other socket for it near the drink making area. Cleaning isn’t one of their forte’s as bedside tables, skirtings and windows were filthy

For what you pay you don’t get much. The bed is comfy. The room is tidy enough. But with no breakfast and only one 33cl bottle of sparkling water to share between two people it doesn’t offer as much as a travel lodge. But you can’t fault the location, which is the main driver of the price.

Check in was rude, told me i was too early though i arrived at 2:45 for a 3pm check in. The room was stuffy and was not clean or cleaned. I had to ask for clean towels twice because i stayed two nights and the room was not cleaned after the first night

I booked a room at the King's Boutique hoping to get close to a town that I enjoy. A unique property in situated in the center of Hampstead.

You cannot check in early. Staff is not available.
The rooms are nicely decorated and there is a view of the historic Hampstead High street. Unfortunately there is a "crepe war" going on with TWO competing businesses that are in very close proximity to the King Edward IV Pub / Kings Boutique. The awning for one of those crepe stalls is DIRECTLY below the windows to the room I was supposed to occupy.

I found the sickly sweet smell of French pancakes overwhelming, but I checked out the heating and the plumbing before I was offered another room. The ordinarily pleasant smell is almost toxic is concentrations that come up from TWO creperies. It will bring tears to your eyes and a twist to your gut.

There was no heat in the two rooms I was offered.
There is hot water, but it's almost impossible to get the controls right - I checked - stone cold or boiling hot was the final straw that had me begging to cancel.

These rooms are unfit for habitation and "the building is three hundred years old" is not a legitimate excuse for the suffering that comes with a holiday to this location.
I WAS NOT ALLOWED A REFUND FOR MY THE FIRST NIGHT. Business is business and staff is combative, unyielding, confrontational and rude.

DON'T DO IT. There are better options and niceR people who deserve your business. All nearby, too.

The room Catherine we stayed in was very clean and comfortable and convenient for us. if I was picky I would say the en-suite is very small and you may struggle if you are a large individual, also the telly was not working correctly but this we did not mind as we were not in the room for any length of time.

Very dirty place, the smell from the kitchen got inside the room ( burger). The towels were dirty, the blanket had no cover. Lots of spider webs, the widow was terrible dirty , in the bath there was mould. Everything looked like an improvisation.Wouldn t recomand, sorry. The only good thing is that the subway station is very close.

A very shabby room above a noisy pub. Not worth £115 a night! The shower was freezing cold - I complained and was told that they didn't know about the fault. This is not true - look at the other reviews on Expedia - other guests have complained also!! I would have at least expected a small refund for the cold shower! Nothing! Barely an apology! Don't come here - there are better, cleaner rooms for the same price in the area - and with hot showers and more considerate staff! :( :( :(

Room above the last pub on Hampstead High Street. Fun pub with great atmosphere. I got to meet people and enjoy their company. Surprisingly I didn't find the noise from pub impinged on my stay at all.
The room was a little cramped, particularly the bathroom, so that I was glad that I was traveling alone.
Overall, great value for money and absolutely the best location.

Bit of a shambles really. Checkin took 2 girls who eventually gave us our keys between serving drinks behind the bar - not normally an issue but with lots of bags and suits we were carrying all crammed in to a small crowded bar we were in the way to say the least.
Room is much smaller than expected by the pics, and show took ages to get hot and when it did, I found myself standing lathered up with soap suds for the hot water to run out and had to finish in freezing cold water. 1st and last visit - only real plus was the small balcony and the atmosphere in the bar later in the evening.

worse hotel I have ever stayed in

booked online, had confirmation but on arrival they were unable to process card payments as there card machines were not working.
they expected me to get cash out from a card machine using my credit card! (only ever travel with credit cards not debit cards)
no working wifi
lights buzzed and switches faulty in the room and had to be pressed multiply times before working,
tiny rooms, - including a toilet so small that you could rest your face against the opposite wall whilst sitting on it,!
Not a hotel but more pub/bar with some rooms , it is very Loud pub directly under you that you have to walk through to get to the rooms.
Music and singing vibrating through the floor, until 11pm! then everyone hanging around outside smoking and loud chatting well into the night.
not a quiet nice place to rest.
Extremely disappointed and waste of money
left the room at 6am after a restless night as didn't want to be there a moment longer.
No checkout just an empty pub in the dark!

Sincerity makes the very least person to be of mor

On arrival and departure nobody requested any ID proof therefore anybody can just pop in and say they’ve got a room booked and someone will take them to a room.
Main disappointment for us was that they treat customers as if we were idiots. We booked the room called Adelaide and instead they put us in the one next to it called Elizabeth. On our request to be put in the right one their excuse was that the bathroom was out of order and therefore room not available. What a pathetic lie and how hypocrite, the room was next to ours and we could hear someone in, we knock on the door and the guests told us there was nothing wrong with the toilet or bathroom.
We decided not to ruined our time in Hampstead as we only booked one night.
We will never use this place again because
”The only thing worse than a liar is a liar that's also a hypocrite! Sincerity makes the very least person to be of more value than the most talented hypocrite”.
Sincerity Is something you do not get at this place.

Charming hotel above a pub. Only access tot the room is through the pub itself, and the door leading to the stairs is behind a table (I had to ask the people to move when I wanted to go up). The room itself was quiet and comfortable, but very basic. Tiny but adequate bathroom (no place to hang or place things). Fantastic location and good price.

Unfortunately we were very disappointed with this hotel. The room was very small, the bed was not even a double! On a hot night the windows wouldn’t stay open without us having to prop it up with a draw and the showers only worked intermittently. Although the pub itself was charming the staff have no idea who’s staying there and were quite demanding that we drank up and left during last orders, but, lots of locals were still drinking. On the 4 telling off we managed to get in that we were staying...still didn’t make much difference.

It was a very nice room, larger than we expected from the photos. The bathroom was modern. The pub downstairs was fairly noisy on some nights, as was expected, but it settled down quickly after closing. It was also an excellent pub to have a pint or two among some lovely locals. The location was amazing. The only real downside was that the bed was quite uncomfortable.

Deceptive photos, wrong name, overpriced

First of all, it’s not called kings boutique hotel. It’s king William pub and rooms. The rooms do not have balcony’s nor do they reflect the photos posted on the site. The bathrooms have a very dangerous step out of the shower so if you have any mobility issues do not stay here. The faucets have terribly calcium build up. And the radiator next to the bed loudly trickled water all night. Also, if you have a late arrival, (after 9pm) there is no one to check you in and you’ll be stuck hoping the pubs bar staff will let you in.
I can say the bed was comfortable and the location was cute and close to the tube.
I was so disappointed as the cost / and deception of the photos and name really disappointed me.

The Kings Boutique Hotel is ideally located on Hampstead High Street within 100 yards of the Underground Station and some very nice pubs. I would not call it a "boutique hotel", rather rooms above the King William IV pub. The pub is very warm and friendly but the rooms are accessed by a steep staircase directly from the pub. It suited us fine but may not be the place for elderly people, those with young children or anyone that does not like the hustle and bustle of a High Street or a busy pub. The pub also has a beer garden and is adjacent to the well known La Creperie de Hampstead.

Difficult to find. It's above a pub which is fine but would have been nice to know when I booked it so I didn't walk up and down the road looking for a hotel that doesn't exist.
Bar staff were brusque when asking about the room.
Shower was unusable (unable to change the temperature) and loose slats on the bed that weren't attached.
Poor TV signal made that unusable as well.
Cheap and cheerful and while I don't expect a five star experience, I do expect three stars when that is what is advertised.

Ideal location, but a boutique hotel it is not.. Its is a room above a pub. Room decor very tired. The room was very cold and the quilt was too small for the size of the bed. Bar staff due to the pub being busy had no time at check in and nobody there when we checked out. So overall it suited where we wanted to be but that is the only positive comment I can make.

Perfect location for Hampstead Heath. Allow time for Parking in the area. Hampstead High Street is very nicely Parisian with lovely cafes.

Really nice and memorable experience.

Small Room above a pub!!

After a terrible welcoming with them just telling me to ‘move’ when I said there was a leak from the ceiling dripping on me we was shown our room after having to wait for the manager as no one else could check us in. The room was small yet had everything needed. This is except a comfy bed!!! Not only was the mattress the most uncomfortable thing I’ve ever slept on (we both woke up in pain with our backs the next day) the noise it made was horrendous!!! You could not breath without it creaking, it kept me up most of the night as every time I turned it creaked so loud, that along with the mattress making you roll into the middle!! It is honestly the worst nights sleep I have ever had in a hotel!! Please do not full for the name of this, I can ensure you this is not a boutique hotel!!

Name is misleading so don't realise it's a pub

Exterior bares no Hotel name as its rooms above a pub, no check in area as its a pub waitress checked us in on a laptop on the bar of the Ubuntu that smells of tobacco.

Then an unsecured door led upstairs to rooms the hallway was filthy and undecorated for years.

The room was right on the main road with I'll fitted windows so was drafty.

It was cold and musty smelling.

There were only two cheap pillows a third was in the wardrobe and had unknown stains.

It felt unsafe and I spent the entire night concerned that someone would break in.

Horrible horrible misleading hotel.

The best thing about this hotel is it's location It is basically a pub which is very busy with a few rooms above it The steps up to the room are quite steep and no one asked if they could help with my luggage The room did not match the photos in the advert The name is not even displayed I was looking for the Kings Boutique but it is in fact the King William pub which was confusing

Boutique Hotel with a very very small b !!!

As per previous posts, this is in no shape or form a boutique hotel. These are big standard and somewhat shabby rooms above a mediocre pub. My room although clean and functional to be fair, had a big hole in the ceiling and was in a pretty average condition at best. Great location in the heart of Hampstead but massively overpriced and over described for what it was.

Let's be clear, this is a room above a pub ... period. The room was comfortable but do not expect hotel levels of service. My only complaint was that the room was cold (as was the pub downstairs) and didn't feel like the most secure room in the world.

Shabby chic without the chic!!

This was advertised as boutique accommodation but there was nothing stylish about it. The room was small and dark; some light bulbs weren't working. When the toilet was flushed it made a terrible rattling and banging noise for about 10 minutes afterwards!! There was no rug on the lino floor so it was a bit chilly. On the plus side, they provided a kettle & tea/coffee. The bed was a small queensize but it was comfortable & clean.
Maybe my expectations were too high for a room costing 100 GBP on a Saturday night in Hampstead!!

Short stay at Kings Boutique Hotel

It was certainly an experience.
Our tiny room in a very old building was above a "proper British pub." We were dropped off in the middle of the pub (with all of our bags) in the midst of a busy Saturday night crowd, led up a steep and narrow stairway, shown how to get in/out after hours and given our keys.
Two small twin iron beds in the room, an armoire and 2 small bedside tables in the room, which was clean and neat. The bathroom was modern and clean, though small. The shower could be difficult for a larger or older person to climb in and out of.
The few times that we saw any staff, they were friendly and accommodating.

Not a hotel, just a dirty room above a pub

Firstly, you can't find the place. There is no such thing as King's Boutique Hotel. It's the King William pub wirt no sign to suggest otherwise. You have to speak to the solitary bar man to check in, even on a Saturday afternoon, presumably a busy time in a pub.

The fire detector chirped all night, despite being reported to the same bar man, as well as the unfixed sink which leaked on to the towels (so we couldn't even shower). There were numerous ants to be found in the grimy room with peeling paint and wallpaper. The bathroom was so small I couldn't use the toilet properly and the next morning, we had to hand our keys in to the pub cleaners as there was no-one to speak to. We had to book another, real, hotel for the remainder of our stay.

For £100 I expect far, far higher quality. This was £20 a night at it's best. The noise meant we didn't sleep and the condition of the room meant we weren't relaxed on holiday. The only way to contact the manager was by getting her mobile number off the cleaners and, despite talking to her two days ago, I am still waiting to hear back from her regarding a well deserved, full refund.

Nice room, noisy environment.

I would only recommend this room (called 'Catherine') to someone if they intended to be out and about until after pub closing time. I had not anticipated the volume of noise coming up from the pub below or the street outside. This room also opposite the staff loo, so there were constant comings and goings with concomitant door slammings throughout the evening until half an hour after closing, which was midnight on Friday and 0050 on Saturday. The plumbing made a loud howling noise when the occupant of the room next door flushed their loo or had a shower. The room itself was very nicely appointed and comfortable, so no complaints there.

Superbly located on Hampstead High St, close to everything and perfect for my needs. Staff were welcoming and friendly. No noise from the pub made it into the room except for the night there was a live band, but even then it wasn't bad.
On the negative side, and much of it is personal so bear that in mind, the room was very small, even by London standards and would be uncomfortable for two people with luggage. The bathroom was especially tight and getting into the shower required a degree of flexibility no longer enjoyed by this middle-aged fat guy! The bed was hard for my taste and the pillows not very good so, combined with the noise from the High St, sleep was shallow and patchy.
I think that billing this as a "boutique hotel" is a stretch and intended to hide the fact that what it actually is is a pub that has rooms for rent. If that is good for you and you want a great location in Hampstead, then go for it. If you truly want a boutique hotel, keep looking.

A charming pub experience

I felt glad I had picked this hotel, especially as I watched other tourists wander around Leicester Square with their bags. The location was perfectly low-key, and yet still bustling. The proximity to the tube stop and bus stations and all the stores and restaurants was super helpful. And then the hotel itself is just really nice. If you look closely, you can see little flaws and things like water damage, but that's part of staying in a place like this. There was a problem with the plumbing/electricity one day. A circuit had apparently flipped and cut the power to the only outlet in my room, and the water pump, causing the water to back up in the bathroom and the ceiling to leak downstairs in the pub. But the staff spotted it early and had it fixed by midday. Overall, I would really recommend this place, especially over a big chain hotel.

Good deal in a great area

One night stay to some dear friends before heading home to the US. If you're seeing friends in the Hampstead Heath area, and don't plan to spend much time in your room, this is the perfect hotel. Getting to Gatwick airport from here can take a long time though, so plan accordingly.

Small bed waterworks

the double bed in the Cambridge room was small and would be no good for large people, it stood on floor boards an inch lower than the boards around it. At 5.00am strange waterworks started as if somebody was emptying a bath with a bucket and pouring it down a blocked drain. This continued on and off till 7.30 am. There was no staff as we left at 08.00 on our way out to get breakfast

Great location - Not for light sleepers

The owners of this are doing themselves no favours by not just describing this as what it is - Rooms above a pub. Given the absolutely fantastic location and the generally nice condition of the rooms, these offer good value for money but I think generally people like to know what they are getting.

Location is great, staff pretty firendly and although some of the public areas are a bit shabby round the edges, the rooms are worth the money. However - HUGE drawback for us was incredibly noisy pipes - honestly never heard anything like it, they woke us up a few times in the night, as did the beer delivery in the morning.

I would still recomend this based on its location but if I ever return I will be bringing ear plugs!

A strange night in Gampdtead

Online the hotel looked like it was in a house where actualy it was in a pub. There was no sign or indication this was where you were staying you just had to find it.
The experience was kind of like a pub roast dinner slightly rancid and curled around the edges.
Noisy,and insanely trying to be something it wasn't
But it served its purpose was annoymous no sign of anyone good location but not worth £100.00

It was like sleeping in an actual street of London

It's actually the King William IV Pub.The noise was due to the sash windows being rotten and not fitting property. We got there before the cut-off time for ordering food then we were told we could choose from the menu then said can only do burger & salad. The bottle of sparkling mineral water had been opened and used, was not a new one to use. Lights had blown. Shower was freezing cold, couldn't put the plug in the bathroom sink as the plug was not complete. From midnight they had decorators in playing loud music and foreign lady with decorator started shouting. At 4am I went downstairs to ask what the heck was going on. They reluctantly agreed to disconnect the speakers. But wouldn't stop decorating. Had to use the cold shower to fill up the kettle for a hot drink in the morning. It was like Bleak House, though the room was adequately furnished for a pub/B&B. Not worth £50 a night for one person.

Awful, in that although the room was adequate. It was so noisy not just from traffic noise all night. It also sounded as though someone was moving furniture the whole night. Neither my husband or I got any sleep. Which spoilt the next day for us as we were so tired.

Fire alarm was beeping for two days ...every 30 secs ...'needed a new battery
One day no toilet paper in bathroom
Sensor alerted light in staircase not operative ... So dark u can fall and hurt yourself
Room desperately needs updating .., paint peeling off windows
Blinds on one window has no bracket to tie the controls
No hand towel rack in bathroom
No instructions how to use bathroom exhaust fan
No towel hook to hang used towels
Floor in bad condition

Great "local" experience.

I was traveling/backpacking with my boyfriend (both in our 20's) and we wanted to stay somewhere that wasn't touristy or in a commercial hotel. We loved the street we were on, lots of good food and some shopping, but if you're looking for a place in the heart of London's tourist areas this isn't it. It is very close to a metro stop though, maybe less than a five minute walk, so we were happy with traveling by that to wherever we wanted to go. Bathroom was nice, clean and updated and the linens were clean as well. If you want to feel as if you're getting a true London experience this is a great place, especially because it's above a pub. Room is just big enough for a bed and has an antique charm, could use some renovations, but being from Savannah, Georgia I did not mind. Overall I would go back and stay again.

Great location

Although this isn't your typical 'hotel' my boyfriend and myself had a very pleasant two nights at the start of October. The staff were all friendly and helpful, and let us check in early despite us turning up almost two hours early. Bed was comfy and bathroom clean, hot water at all times although the pipes were a little noisy. None of the quirks of this place are an issue, I would say they give the place character. We also had a lovely meal in the pub downstairs one night. If you're looking for a typical hotel experience then this probably isn't the place for you, but if you're after a great place to stay in a lovely location, I would highly recommend

Hampsted night out.

I booked the room for my husband and I for an evening get together in London with our daughter and friends.
Unfortunately my husband had had an operation on his knee and there was on lift so he found the steep stairs in the 'cupboard ' very difficult to manage.
Other than that our room was surprisingly quiet, given that it was above the main bar area.
The bar staff were very pleasant to me as I was frequently up and down to the bar getting drinks and taking them back to the room.

Good location and value

A qaint sort of shabby chic hotel in a nice part of town. Good value for money. Staff very nice and helpful. Condition of the building has seen better days as there was a hint of damp in the air in hallway but room had been done to a pretty good standard with a lovely big window. Would stay again!

Perfect for a weekend away

The hotel staff were wonderful and it was situated in a gorgeous part of London which offered the hustle and bustle of the city but with a quiet place to sleep at night. Upon arrival we got a complimentary drink due to our room not being quite ready and were up to the wonderful room in a short time. I would definitely reconmend this lovely hotel to a friend and I would like to stay again the next time I come to London!

A bed in a room

The staff was wonderful, the location, restaurant and pub and garden are an added perk. The building is so quaint and old, but the bed does not have to be so old. It was honestly a 50 year old mattress, you could feel all of the springs. I have never slept on such a terrible bed. The room literally only held the bed. No room for luggage. If you are two people, pick a larger room or another hotel. The Hotel is good for 2 nights, tops. Beware you are on the main street so there's lots of street noise, people hanging around outside, talking, cars. It's not for a light sleeper.

This is a pub with rooms - not a hotel!!

Reasonable value for the price but this is not a hotel, these are rooms above a pub. If you are a light sleeper, this is probably not the place for you. The rooms are recognisable from the photos but they are particularly good photos!! Not somewhere I would choose to drink or eat and although it was ok, I wouldn't go there next time i am in the area

Nice area, very small

Photo's made it look more spacious and glamorous than it was and the double bed was not a double more like a single and a half. Was glad I paid Expedia price with a 40% discount.
Other than that the decor was nice and in a very nice part of hampstead.

Great location, not so great service

This hotel is a little different, and we knew that when we booked.

Above a pub, we expected a different experience...but the organisation of the hotel obviously comes second to the running of the pub. When we arrived, the staff had no listing of out booking and we stood awkwardly in the packed pub for 15 minutes.

The lack of professional service and lack of organisation were not what we expected.

Even ordering dinner in the pub was a difficulty, with two wrong meals landing on our table.

Saying this, the location is spot on. Just two minutes from Hampstead station...which in all honesty is the only real plus point.

Rip off and misleading description

This place gave the impression online of being a "boutique hotel " - of a type which I use quite often. Unfortunately, this is just a room above a pub - not even a nice pub. There is no name of the hotel anywhere....one enters through a fire trap looking entrance at side of the bar. Don't rush your booking like I did - avoid this place. I wouldn't mind this place being below average but they describe as something it so patently isn't - and that's misleading. Wasn't pleasant.
