Clean warm comfortable ensuite room with a handy little kitchen - we didn't use all the facilities but it was very useful to have a fridge and breakfast bar and the shower was great . Considering it was just off a main road and so close to the Thameslink it was a nice quiet street and we slept very well . Great selection of cafes / restaurants / shops very close and great transport links to everywhere in London and beyond . Slightly unpleasant smell in the bathroom on arrival but I would definitely stay again . The staff were also helpful and it was reasonably priced for the area we were in.

Our stay was very pleasant. We liked the location - just a few blocks from the Tube and train. There were good places to eat breakfast nearby and restaurants in the evening. Staff were friendly and helpful. The room was spacious and comfortable compared to other places I have stayed in London. Recommended.

On arrival we were told our room was 3 minutes walk from the actual address of the Charlotte Hotel. Our other family members were in a 3rd property altogether.
The reception staff was very friendly and helpful. The rooms were a little aged but clean and tidy with drink making facilities. Be sure to book separate parking!

We’ve stayed here before and we love it. The room was spacious and clean and we got fresh linen daily. The staff were available by WhatsApp if you didn’t make it to reception. We missed them serving breakfast but there is a discount to a local cafe now instead. We didn’t use it but it looked nice. Would stay again for sure

The room was very clean and tidy and luckily, a fan was provided because it was very warm up there due to the heatwave. The guy on reception was very friendly and informative and gave us simple instructions to get to our room. The guest house is only a 5 minute walk away from the tube station so it was a very good location and the area was nice with a lovely bakery just up the street, but also Costa not too far either. Highly recommend and we will keep it in mind when we return

It was ok in general for a place to sleep a night.
Sheets had some stains on them, shower didn't look clean, towels didn't smell fresh.
I suppose it's ok for the price but I wouldn't be coming back.
Mattress was very uncomfortable.

Stayed at Charlotte Guest House after a concert at Wembley. A very friendly & helpful welcome when we checked in followed by a clean & very nicely decorated bedroom & bathroom. A comfortable bed & quiet neighbourhood resulted in a good nights sleep! In an excellent location for Wembley we would definitely visit again.

The staff made an effort to get my room ready asap and they were very responsive. There were some \"old house\" issues, like any home. the shower door was hard to open from the shower inside. The pillows were \"tired\" and the bed mattress felt old. The upgrades made in the bathroom were beautiful. The area was very nice. Thank you.

Great place in London, so conveniently located, right next to transportations stations. Overground, Train and Underground with the Jubilee line. Easy access to downtown London.
The Guesthouse is clean and great affordability for London. we got a enovated bathroom. Staff was nice and we encountered no issues with this stay. will book again.

For us, it was a really good location. Main West Hampstead shopping street at the end of the road and train stations just five minutes’ walk.
The room was very pleasant and seemed recently equipped. It did not feel crowded. The bed was comfortable and the shower easy to use. We had a small fridge and a microwave and kitchen area sink so could eat simple meal if we chose.

The check in experience was excellent. They were in touch leading up to the stay and we were able to drop our bags and they very kindly put them in our room for us. The creme egg for our daughter was a lovely touch too after a long trip. The room was perfect for a family of 3 with our little girl getting her own room. The transport links were excellent and there were lots of lovely places to eat a stones throw away. You got discount at a lovely bakery nearby too on showing proof of your stay. The only downside, which is common in guest houses, was the noise from neighbours. The people above us decided to roam around for an hour between 3 and 4am and it woke my daughter up several times. This was only a small thing though in a very enjoyable stay. Would definitely stay again.

This was a clean, quiet place with friendly staff and good facilities. Excellent shower water pressure in a newly finished bathroom, too. Our only complaint was the WiFi, which was both slow and extremely prone to cutting out; and there was an inner door on a spring that closed automatically that was also quite annoying. That said, if you're looking for a convenient, clean place to sleep that's close to all types of transportation, I wouldn't hesitate to recommend this.

A wonderful place to stay! The communication was great and we had no problems at all! We had a double room en-suite which was in a different building across the road but was so easy to find and the room was very clean, comfortable and the location was perfect! The room was a little hot but my own home is currently too hot so it’s no different, just England summer in an English building! Highly recommend this place and will stay again!

Very clean room, although very small. Has some nice amenities: small fridge, microwave, sink (in addition to the bathroom sink). Tight for two people. We were only in London for 1 night, though, and this suited our needs. Extremely well located--a few minutes walking from Tube station (Jubilee Line) as well as the Overground station. Lots of shops and restaurants nearby. Staff was helpful, but available on-site only during very limited hours: 9AM - 4PM. This could be problematic for some. They did stay an extra 5 min when we arrived late at 4:05PM (I called in advance), but they said normally they leave promptly at 4PM. Walls were a little thin, as we could hear our neighbors in the building.
Overall a pleasant stay.

Basic, old-style European accommodations in a fantastic location. The rooms are spread among several small houses along the same street. Check-in was courteous and efficient, just don’t expect the same degree of attention as in a large hotel or bnb. My room was on the old side and could use a repainting in places but it was perfectly clean. No soap or shampoo was included and there’s no desk. I absolutely loved the location though - there are tons of non-touristy English and international restaurants, cafés, and other shops in nearby walking distance, it’s close by nearby rail and subway stations to sightseeing spots, and it’s not too noisy at night.

For modest, budget accommodations of a couple nights where you won’t be spending a lot of time in the room it’s a good enough option.

As a business traveller it did the job. The Charlotte, on evidence, is organised. Importantly, the fire safety advice is prominent.
The location is tidy, there are a variety of shops and places to eat within a few minutes, and the same for overground/underground.

Basic hotel in a quiet area. We weren't in the main (pictured) guest house, but their other property further down the road. My only concern was the shaking of the walls and what sounded like rubble falling when a train passed. There's a big crack in the wall, and the property next door was being demolished, so I was just worried in case the structural integrity of the building was at risk. But the hotel itself was clean and basic, but all that was needed for our trip away.

I had a single room with shared bathroom, the room was comfortable, generally quiet and warm. I stayed during a very quiet week, with only one neighbor, so I never had to wait for the bathroom or be troubled by noise. The reception free check in worked well, although it was a little confusing to figure out there’s multiple different properties on the street with different keys. The transport links were incredible with both the underground and overground being right around the corner, alongside access to shopping and green areas. Great neighborhood too.

We were a couple staying 2 weeks to visit family. The reception staff were excellent and very responsive. We were pleased with the room (a small suite of two bedrooms and bathroom) at 2 Lymington Road, just off West End Lane very close to everything. The main room has a double bed, and the other a single bed, and the adjacent bathroom. If a third person had been there, they would have been disturbed by the others noisily closing the misaligned bathroom door. The main bedroom has a large wardrobe and a desk with tea kettle. The second bedroom has a few hooks for clothes, nowhere else to put anything. Both rooms have a TV with Freeview channels, but the smaller room's TV froze on every channel. The bathroom and carpets are new. The bathroom has a heated towel rail but no clothes hook on the door, which should be standard. Housekeeping is every few days and very inconsistent. Bring your own beverages, shampoo, bath soap and conditioner. The electric outlets on each side of the beds include USB ports. The bathroom has outlets for 240v and 120v. There is no breakfast (as mention on the website). The bed was \"mostly\" comfortable, a few noticeable mattress coils, and the pillows are too chunky. You can hear the other tenants, and construction behind the building, but it was quiet when we wanted to sleep.

This was our second time staying here - it is in a perfect location for Wembley events. Room was clean though a little warm as the heating was on - luckily we had a corner room with plenty of windows to open. Due to covid there was no reception; clear instructions were sent via email on the day of our arrival on how to access the keys. Also there was no breakfast service (due to covid) but there are plenty of places to eat nearby - you're in London there's no shortage of eateries! Very happy with our stay, will definitely be back.

Return visit was disappointing

Room was ok, But very annoying hum, from fridges for most of the night. The bed was very uncomfortable, the extractor fan in bathroom didn’t work, so bathroom smells and steam from shower lingers.
Stayed 4 nights, asked for clean towels and extra pillows, but they never arrived.
Breakfast was fresh every morning and to good standard. Friendly staff.
Very disappointing from our previous visit 3ish years ago, as this was the reason we returned.

Stayed in single room with shared shower/toilet. Overall stay was pleasant. Comfortable bed. Water heater and hair dryer is provided in my room. Plenty of storage space, if you need one. You need to bring your own shower gel and shampoo, its not provided. Breakfast is good, love their english breakfast option, very filling.Location is superb, near to underground,

Sound-proofing with outside world good, but soundproofing between rooms and floors non-existent. I was woken at 4:30am by people above me on first night and at 5:15am by people next to me on second night. For this reason I wouldn't stay here again.

I liked everything about this place. I stayed for a cricket match at Lord's and St John's Wood Tube station (Lord's) is only about two-three stops from West Hampstead (here) on Jubilee without changing, so this couldn't be more ideal location wise, although to be honest I would have stayed here if it was The Oval because of the other factors.

It is a reasonably quiet residential street so a pleasant enough place to sleep - even the main street running off wasn't too noisy or sleazy like other parts of London. The staff at reception are unbelievably friendly people, and lastly the price was excellent for London.

Criticisms are slight. The breakfasts, although very nice, can be a bit chaotic if arriving at peak time (9ish) as there are not many tables so be prepared for sitting with others and seat changes, but this didn't bother me too much and was avoided easily by arriving earlier. I liked the menu selection incidentally (I varied it each day).

Overall this is a friendly laid-back place, wonderfully non-corporate and old school in the service it provides. Will certainly be using again for all my trips to London.

Front desk is great. My room was delayed by half an hour but I could wait in their beautiful restaurant and back portion, and was served coffee. Little cold at night, water pressure and temp was great in the bathroom. Wifi was slow the first night but fixed the next day. Breakfast was hearty and free for everyone. Their all rooms are not in the main building and scattered in 6 buildings (if I am right).

We checked in late. The room was across the street from the reception area. We got the 2nd floor. The room was hot like an oven. My husband try to open the window and get some fresh air and cut his finger doing that. The carpet was dirty and the mattress sinks in when we lay down. We know we just can’t stay in that room for 3 nights plus another night after we come back from Paris. So we left at 10.30pm and no one was at the reception, we just left the key in the drop box and went to Holiday Inn. Unpleasant experience.We were told that we won’t be getting a refund for the nights not used . Won’t recommend this place at all.

Thanks a lot Expedia and Charlotte Guest House for ruining my trip - do not go to this hotel. This sorry excuse for a hotel to double charged me for an extra hotel room for two nights when I called 3 days in advance to cancel. I find it disgusting that the hotel screwed me over and charged me anyway.
*** Also, thanks to this crappy hotel there was NO HEAT and when we all complained - they turned it on till 11pm only then shut it off. I was so cold I couldn't sleep.
***** also thanks for charging for an en-suite bathroom to find I had about 1/2 a bathtub of hot water!
Thanks for ruining my trip and I will never use this hotel or Expedia again.

I have a long history of staying at Charlotte's so my perspective is very partial. It offers a typical London experience. In a part of town that is smart, central tidy and pleasant with easy access to all major attractions of central London. The rooms are spread all over Sumatra road and neighbouring streets as Charlotte is ever expanding and buying up new properties that come up for sale in their neighbourhood, it means guests would often check in at a reception in the main building before going out again to walk to their room somewhere close but entirely different. The advantage of the arrangement is that it offers absolute privacy to guests. Once you get keys to your \"detached\" room in a different building, you're really no different that any other Londoner that has its own small flat or a studio. You go in and out as you please, noone keeping an eye on you or checking on your comings and goings. Charlotte might not be the most luxurious place to stay in London, but in my opinion it is most authentic. The guests are immediately drawn into the lifestyle most Londoners practice daily. Staying in Charlotte will for a few days or weeks transform you from a tourist or a visitor to a proper Londoner and that is in itself an experience not many other hotels or guest houses can offer either in West Hampstead or anywhere else in the huge and often impersonal megalopolis the London has become.

The place is nice. The breakfast is fantastic! However they are located on the west end off west Hampstead stop. 20-30 minutes from London. The walls are thin and I kept hearing a phone notification all night one night. But the service is friendly and helpful

The comfortable Victorian property is in a quiet side road in a convenient area and was very good value for money – as a single person I had a room with four beds (!) and paid only £75. I was surprised that my room was not in the main guest house - in fact the owners have five houses all together. Fortunately it wasn't raining as I was taken a couple of minutes away across the main road to another house on a side road. I was also surprised that there wasn't an ensuite shower, though this was probably because I hadn't looked carefully enough at the specs when I booked; it wasn't a problem. The TV only seemed to work as a radio. The breakfast was freshly cooked but OK rather than appealing. All the staff were pleasant and efficient.

Fantastic!

Awesome place! About a 5 min walk to the tube, several eateries and pubs close by. Staff was excellent! Decent price and would recommend and would stay stay there in a heartbeat!

Clean room, comfy beds but front door needs fixing as not secure and everyone banged it to close it. Not good when in the room next to the door. Need fans for warm weather but overall was good value.

Super value, great location, wonderful breakfast!

We visited London for four days and found the Charlotte Guest House to be a wonderful experience. Breakfast was cooked-to-order and served quickly. Since we were there to sightsee as much as possible, the breakfast and the prime location with regards to the Tube, overground train, and Thameslink was amazing. A laundromat around the corner as well as coffee shops, restaurants, and convenience store made this a location we would absolutely book again. We had a room with a shared bathroom. However, over five nights we NEVER ran into anyone else needing to use it. We knew others were in the building, but only occasionally heard the front door close or footsteps in the hall. Super experience that met our needs perfectly!

Great & easily reachable location from Luton airport. Old style British b&b, bit drab & tired, but clean and friendly people. I stayed only one night midweek and had an adequate small double room for a single person - bit like a student bedsit. Nice restaurants and shopping options close by. Overall a good experience.
