The parking states “on site”, as if there was a parking lot easy and close to get to and from, especially with luggage. The parking lot is a maze to get to and quite difficult to navigate to through the tiny streets. Other then that, place was clean, staff was great Very old school italy

Also the views were great and very nice and convenient location to walk around

Could not ask for a better location!

Great little bed and breakfast feel, with a lovely view from the terrace. The breakfast voucher is for a great little cafe right nearby and we really enjoyed that added touch.
We had the 'green' room and didn't really need the 2nd space with the 2 smaller beds, but it was nice to have so much space, including the kitchen and sitting areas.
Very clear instructions on how to find them, especially parking! The video was very helpful

Great character, clean and comfortable

We really enjoyed our stay in Residenza Fabroni. It was especially nice that we were given a free upgrade to the suite Rossa. A large room with an incredible view across the valley and also part of the town. The only thing is to be aware that there are 3+ flights of stairs and no elevator.

Very large apartment in the historic area

This is a very large apartment in a 500 year old well maintained building. It is in the beautiful historic area.

Do be aware that this is a VERY hilly area and you will have to walk up and down steep streets everywhere you go. That includes from the parking area. Cars are restricted from the area around the apartment without a permit.

We had a wonderful stay at Residenza Fabroni. The Red Suite, located on the top floor, had large panoramic windows on three sides, providing amazing views on the valley and town. The property felt well cared for and with a lot of character. Having breakfast at local cafes using our hotel vouchers was a nice touch. Natalia was very welcoming and helpful.

Perfect place for a 2 night stay in Montepulciano

The room has excellent views in a space that oozes character. The shared spaces and rooftop terrace were a very cool added bonus. We stayed in the blue suite and found it spacious and comfortable. The only slight issue was a faint odor coming from the second bedroom. We didn’t use that room and closing the door solved the problem for the rest of the suite, but it is worth noting. I know some people will complain that it is on the third floor and there is no lift, but frankly if this is an issue for you, you should probably just skip Montepulciano entirely seeing as the whole town is built into the hill, and practically everything is vertical. Overall, we had an excellent visit and both the hotel and Montepulciano as a whole were well worth it.

This was an adorable property right in the middle of Montepulciano. The location was fantastic. It’s a quaint property with lots of character. The rooftop patio has phenomenal views. My only negative is the door situation. The door to the unit was a challenge every time and the door to the building was horrible. If two gentleman on the street hadn’t helped us we wouldn’t have been able to get into the building. If the door situation was fixed I would definitely stay here again.

Lovely Place Lacking Communication

The place itself is amazing! Spacious rooms and a lovely terrace overlooking the area. Our issue was the lack of communication from the owners/hosts. They said the hotel reception was open from 2-7 for our arrival and to specify when we would arrive. We told them 2 and arrived a little early. They didn’t show up until after 2:30. Our reservation showed a checkout time of 11:00, but when we arrived back at our rooms shortly after 10 after breakfast housekeeping had already gotten into our rooms and even thrown away some of our things. Very unprofessional! Other than this, we really enjoyed our stay and would just like to encourage better communication.

good terrace view but very difficult check in.

Check in was extremely difficult because of the lengthy instructions, which was sent the day before we checked in. Do not book this property if you cannot \"hike\" up the hill from the parking lot to the property, then four flights of stairs and it is not the end yet, you will need to maneuver to lock of the second set of \"antique\" doors on the 4th floor. The owner is not on site so all issues will have to be communicated over phone or text.

This property was incredible. We stayed in Suite Rosas and the view of the town as well as the rolling Tuscan hills was idealistic. To top it off there was an amazing rooftop with unobstructed views. Would highly recommend!

Beautiful historic residence

Beautiful and unique residence within the walled city. One of the most wonderfully historic stays I have experienced anywhere in the world! You must carry your luggage from the car park and up 3 flights of stairs, if you can do this you MUST stay here! Make sure to treat this historical residence with care, it is like staying in a museum!

Beautiful view from our room and above terrace was the highlight. We felt a total lack of communication with the hosts as they weren’t on property. The only person we really had contact with didn’t speak English. The hosts were friendly when we checked in, but never really checked on us to see if we needed anything.

We have stayed at Residenza Fabroni before. This house is awesome. It gives you the feeling of living in another time where things move a bit more slowly and life can be enjoyed and savored. It is in a wonderful location. Things are clean and comfortable. Any time we are in Montepulciano, we will stay at Residenza Fabroni.

The room was ok with amazing views. Also had access to a great roof top patio. No tv in the room. Shower not really functional. Had to climb 5 large stair cases with luggage. Will not work for anyone with mobility issues. No staff on site after hours. Good location but very very difficult to find. I would pass on the breakfast as they just send you to a nearby restaurant anyway so you might as well select your own place to eat.

Liked: The rooftop deck was amazing! 360 view of the surrounding area. The place had character! it was furnished with old knicknacks, we got a 2 bedroom suite for the price of an average hotel. Its on the 3rd floor of an old palazzo. The hosts were very responsive and helpful. They also provided us a ride to the train station for half the price of a taxi the day we left.
Caveats: if you are looking for a US style hotel and aren;t open to a different experience this may not be the place for you. Also if you are mobility challenged or have trouble with stairs for any reason be aware there is no lift and the stairs to the roof deck are quite steep and narrow.
The only minor complaint we would have is that we couldn't find a light to go down the palace stairs when we left inn the dark, and the old style door was a bit difficult to get open. I'm sure if we'd texted the host he would have been able to tell us where the light switch was but i just turned on my phone light and went down and turned the light on from the bottom.
All in all I highly recommend for families or friends traveling together. It's so nice to have that extra space and your own room.

Unique and charming stay!

This has been one of the best, unique stays in all my travels and that is saying a lot! Friendly hosts and very helpful. The place was covered in beautiful antiques, all tastefully placed. Great location and all very walkable. A bit of a treacherous drive but well worth it! Highly recommended!

A bit surprised by the glowing reviews

We chose this hotel because of the glowing reviews, but we were mostly unimpressed. I really don't understand what other travelers found so appealing, other than that the manager, Valentina, was very sweet and helpful. The furniture and furnishings in the hotel are quite old, but not old enough to be charming antiques. It is really in need of renovation. It was pretty inconvenient overall, with no wall switches in convenient locations, insufficient storage, lack of outlets for charging phones, etc. The bathroom had relatively old fixtures, and a couple of things in the room were not particularly well-maintained and needed repair. Breakfast was surprisingly sparse compared to all the other hotels we stayed at on our two-week trip in Italy. Be aware that you have to walk up several flights of stairs to get to the hotel. There is a furnished terrace on the roof with very nice views, however, I am very sound sensitive and the noise from the main road directly below the terrace definitely detracted from the experience of hanging out up there. One positive note is that the location was great, with interesting shops and restaurants right outside the door. We also greatly enjoyed meeting the other guests in the communal breakfast room.

Wonderful views from a beautiful place

We were only in Montepulciano 1 day but we enjoyed our stay in Residenza Fabroni very much. Great location with wonderful views of the Tuscan landscape. The scenes from our windows and the rooftop patio were amazing! The inside has been kept very close to how it looked in the early 1900's but still offers the needed conveniences. Valentina was friendly and helped us with all are travel planning needs before and during our stay. And the town is fantastic. We will definitely plan on visiting Montepulciano again, but for more than 1 day.

Residenza Fabroni is a delight

Residenza Fabroni is a delight. The building is amazing and beautiful; the views from the terrace of Val D'Orcio are stunning. The service (and especially Ombretta) is exceptional. You feel like you are staying in her care. She is a wonderful host and her presence makes the house feel even warmer than it already is. I highly recommend Residenza Fabroni for multiple reasons

An unexpected surprise.

When we arrived ,we discovered that the accomodation has new owners and they were not expecting us. The 2 sisters were wonderful hosts and accepted us into their home, which we had totally to ourselves being the only current guests. We felt at home and they were so helpful with making our stay such a pleasure.They offered a Hugh buffet breakfast of homemade and local items, had wine and other beverages for purchase, and even washed some of our clothes. Our private parking spot worked out great and the rooftop view and terrace were a great spot for an afternoon Brunello from a local winery. We had a fabulous experience in Montepulciano thanks to Ombretta , and Angela .
