On arrival the hallway smelt of mildew. The room and bathroom had the window open. Once closed the room smelt strongly of mildew. There was black. Mould in the bathroom. The room was freezing. Originally we booked for 3 nights. We were out of the room between 7am and 11pm at family's for Christmas. The second night there was no heating in the room it was awful. In the morning we tried the shower. It was either ice cold or it would burn. We gave up then not bothering with the third night. On leaving I aired my grievance with a staff member. She stated she would tell the manager. A pretty poor response. It really was an awful place.

We had the family room 8. Nice room. Beds were very comfy and it was really quiet. Everything clean and well maintained. We had booked bed and breakfast but were told that breakfast now has to be paid for in addition and they wouldn’t honour the booking. Very disappointing. The only other negative was that in the morning there was no heating on and it was freezing. Made having a shower painful!

A good sized room with ample bathroom space. Comfortable bed, plenty of hot water, good safe outside space to exersize our dog. Staff were very helpful and friendly, despite challenges. Food good and plentiful, friendly atmosphere in the bar. However, central heating was intermittant and despite regular contact from staff, manager wasn't willing or able to turn it on in evening. We were given a fan heater which helped overcome freezing temperatures. Unable to turn off vanity light in the bathroom and shower temperature control didn't work. This accommodation was good value for money and could be excellent with more investment into the infrastucture.

If you don't mind hearing someone weeing from the next guest room, then this hotel is fine.
To be honest. We were disappointed from stepping into the property. We were greeted by a young girl who asked me to make payment for our pre-paid stay. I checked my emails and confirmed I had indeed already paid through expedia.
She proceeded to ask me to make payment for breakfast, again, this was advertised as included as a \"free breakfast\". She then tried to tell us that only cereals are included, but miraculously after I resisted to pay due to it being advertised as included, she checked with a colleague and came back to say \"they're being pretty chill today so I'll put you down for 8am\".
Very odd behavior!
After that, she once again asked if I'd be happy to make payment for the room, to which I explained that I'd already paid. She said \"okay well I guess you aren't going anywhere\".

Fast forward to 11pm, tucked in bed and we heard our neighbours come back to their room, through the very thin walls, and heard someone weeing in the toilet! Mental!

We had an awful night sleep.

Breakfast on the whole was exceptional but maybe the scrambled eggs needed some work, aside from that no complaints and the speed of service was excellent. Awesome location with views outside the property and staff are very outstanding. Hotel is currently being updated which is being done without minimal disruption to the guests. Highly recommended. Just make sure non transport guests please be aware of the local bus service because they are very limited (this has nothing to do with the property).

Needs updating and modernising possibly bath, ripping out and a big shower unit. Putting in very quiet at night.

Lovely, quiet situation overlooking the stathe. Friendly, welcoming staff. No food served after 7.30pm. Room overlooked the pub/hotel garden so could hear locals chatting until closing time but it didnt affect our 1 night stay. Room was looking a bit tired but they are gradually upgrading rooms. Breakfast had limited choice but very tasty English breakfast and fresh coffee served. We would return.

A lovely little find, perfectly located for a trip on The Broads, or sitting watching the boats and wildlife. Great sized rooms. Excellent choice of breakfast freshly cooked. Enjoyed a couple of evening meals on site. Staff go above a beyond and are icing on the cake at this lovely old hotel.

Overall stay was ok. Food and service at the bar and breakfast very good and friendly. I appreciate that the owners are in the process of refurbishment. We had an occasional table with knick-knacks in our room that served no purpose whatsoever. Space would be put to better use with a chair or maybe a wardrobe as a rail with three hangers is of no use whatsoever. A rail is fine but more hangers are needed. Paintwork on walls chipped and masking tape needs to be used when going from wood work to plaster as this was very untidy and slap-dash when didn’t need to be.
I am a dog-lover and was great to be able to bring our dogs into the bar but my god there were dogs everywhere!! You need some space where non dog lovers can get away from them - maybe the dining room?

A super place to stay.

Our room was a little careworn. But enough of the negatives.
The main building and the location were super. The staff were fantastic. An absolute delight. They were worth the stay alone. We had a family dinner one evening which was very good. Our room was as mentioned before, a little \"tired\" but spotlessly clean and fine for our three night stay. Breakfast was super; just the thing to start the day, BUT, please get an expresso machine for when we stay again.

A nice hotel and in a lovely location. The breakfast was good and the service was friendly. Drinks were reasonably priced. The hotel was very dog friendly but the stairs were very steep (it's an old building) so I had to carry my dog up and and down the stairs (and he's not a small dog). This couldn't be helped by the hotel but I wouldn't stay there again if I had my dog with me.

I stayed along with 3 friends for 4 nights and we all thought the hotel was beautiful from the outside and its setting right next to the river is fantastic. Parts of the hotel are a little tired and the unmodernised bedrooms need a facelift although theyre perfectly comfortable. Breakfast is good but the addition of fruit and yoghurts would give more variety for those who dont want the cooked option. All the staff are polite and friendly and I would recomment this hotel for a quiet, relaxing stay.

Two night stay in a single room. My second visit to the hotel which had changed hands between. Room was clean and well stocked but needs some TLC, as does other areas. The floor in my room was very uneven and creaky and the corridor outside, equally so; to the point it almost feels unsafe. Breakfast was good. Staff were all friendly, helpful and hard working.

The property is being done up atm. So it's slowly looking better every month. A few cob webs about on the windows but remaining of the room was clean. Lovely location and lovely staff. As for the food its fantastic. We will return for hopefully a meal when we are on a boat next month.

The car park is at the rear and gives a poor first impression if the place with trash and broken lights and the exterior of building is in poor state. Although it was unbelievable hot night on the night we were here, the staff were really helpful and did everything they could to help. The room was a little tired, but was very clean. We didnt eat here at night, but did have a few drinks in the bar which was well stocked and well priced with a ovely outlook over the marina and boat moorings. The breakfast was excellent.

We very much enjoyed our stay at Sutton Staithe Hotel. It looks over the Broads and you can see the changing of the boats from day to day which is really nice. The breakfasts were great and the staff were all friendly. They have a lovely bar and outside area. The only small thing I can say is that not all the rooms have been redecorated and ours looked a little tired, but the amenities for the room were good and did not affect our happiness with the room. Would definitely come here again.

Stayed four nights in room 14, steep stairs to reach it with luggage but nice views of the waterfront. King size bed was very comfortable and the shower very efficient.
The huge smart TV was a little large for the room! Could have done with a wardrobe or portable clothes rail, perhaps using some of the floorspace in the vast en suite bathroom.
Breakfast service was friendly and efficient. We had dinner on one evening, nice menu, friendly service but stretched on a busy evening.
Good selection of beers in the busy bar with plenty of outdoor seating.
Overall a very enjoyable stay and we wish the owners continued success as they strive to develop the business.

Alarming visit

Would have loved to have given a 5 star but it has to be 4 because the fire alarm went off at 5am and there was no one on site. It took half an hour for the manager to turn up and turn it off. And that was only because a neighbour knew who to call. They gave us a couple of free drinks the next evening but we had to ask. No apologies. The day staff didn't even know what had happened.

The room rate was very cheap and there’s a reason for this. The building is very shabby and although the welcome pack explains that it’s an old building and they are doing their best to renovate it, it’s obvious that they are completely out of their depth. This was a feeling echoed by other guests I spoke to. Having said that the bed was one of the most comfortable hotel beds I’ve slept in for sometime. Food was good, drinks offer extensive and staff friendly and I’m sure doing their best. Would I book again, sadly not.

Booked the wrong date by mistake and realised straight away.Tried to contact property with no response, Hotels.com tried several times but to no avail.l was willing to change dates but to have no reply from this hotel I find quite bizarre.
This may be a really nice hotel but their customer service is definitely not up to what you would expect.

It was a perfectly nice stay. Clean and comfortable. My only thing I would suggest is move the bed to the back wall so you can see TV properly as I had neck ache trying to watch it sideways. Or put it on the wall at the bottom of the bed. Food was plentiful at breakfast with a good selection perfectly good stay and would stay again. We stayed one night before moving on to the broads as our main holiday but was a pleasant extension of our holiday. Would certainly do it again and recommend to others.
