Hotel was so hot boiling hot temperature eating area including all Bedroom Rooms requested fan for cooling down in the room but that still didint help
Then we was kept up all night from 1230 am through till 4.30am we had noises like pipes rumbling and pipes being filled including loud filling noises and smell above in room. Contacted reception and all they said was please contact duty manager in the morning.

Jacuzzi was out of order. I did get an email after booking so expected it to be a last minute technical fault. On speaking to permanent gym members was told it has not been working at all this year. They need to remove it from their amenities list. Also no robes as advertised.

The Jacuzzi was out of action and the pool complex had work tools dotted about the place unattended. There was a fight with police in attendance in the evening and it was overrun with social delinquents for most of the evening and morning. The room wasn't well stocked with complimentary tea and coffee. Definitely not worthy of it's current rating.

Staff were friendly, helpful and welcoming. The leisure club was great, enjoyed by adults and children although in the evening on our second night the showers were out of use and the pool was rather chilly. Our room was second floor and quite far from an entrance which made taking our dog out a little difficult. The room itself was rather dated but generally clean, a few old stains on the carpet and window cover, the underside of the bed seemed to be shedding black fibres, the toilet didn’t flush very well and the wash basin didn’t drain very well. The grounds were good for taking the dog for a short walk and lots of parking. We didn’t use the restaurant.

The room was tatty looking with the worst mattress either of us had ever slept on, it has been several days and our backs are still bad as a result(we did tell reception this after the 1st night of our stay and they said that they would let management know but nothing was actually done about it). The food was very hit and miss with some meals being good and some not. We did not like the amount of supplements we had to pay on the menu considering we had already paid for meals. We also were not told that the young farmers ball was being held at the hotel during our stay there were people running around the hotel making a lot of noise until after 3am.
Overall we were very disappointed in our stay and would not either visit again or recommend Sprowston Manor to anyone.

I would start that the room was excellent. On arriving at 2.45pm there was no one on reception & we had to wait about 10 minutes until someone turned up.
The jacuzzi pool was out of action for maintenance, we had been warned about this before our stay.
We had an evening meal in the restaurant & this was very good & the waiter who served us was an efficient & charming chap.
Breakfast was not a success. The scrambled eggs were very runny & looked as if they had over heated on the hot plate & someone just mixed some more milk in, they were brown. The fried eggs were rock solid on the hot plate, Bacon cooked on one side & not on the other. Could not find the porridge or hot milk & no staff about to ask. So not good.
We have stayed here previously. Things were fine. Would we stay again, I am not so sure.

Room was shocking carpets were dirty in room and stairs. Walls were dirty. TV didn’t work properly. Bed mattress felt like it was made of stones so they added a topper which didn’t fit and still not comfy. Breakfast looked like it had been used from the day before.
This hotel is just shocking and should be so much better for the price. On the upside only the staff working there are very nice and efficient. The owners should be ashamed.

Request elevator if not on ground floor. Room allocated was only accessible by stairs. Asked for pina colada at bar bar tender rudely stated we don’t do cocktails. Pointed out ingredients on shelves behind her she repeated we don’t do cocktails ordered oj and beer asked to charge to room. Bar staff said you can’t do that you must pay now. So rude. Was swapped to room with elevator access. Bed had hairs in it. Everythad layer of dust covering it. Shame because with decent staff Ryan’s good cleaning would have been great. Don’t like anyone being rude to me when I’m the polite customer.

Excellent staff went out of their way to help. However not really dog friendly, totally understand that dogs not allowed into restaurant and normally quite happyvto eat in the bar, but only one table really suitable to eat at. If you were not lucky enough enough to get this then you either had to sit at a very small table just big enough for 2 plates that was at knee hight so not very relaxing or you had the large very comfy sofas and a small coffee table again not ideal to eat at. Also a lot of complaints at how hot the restaurant was whith people not wantingvto eat there so making the bar more crowded. Even the staff were embarrassed to serve people at these tables.
However the rest of the stay was great, room was large and clean, only one very flat pillow per person was unusual, I would have preferred either a larger one or small ones.

Room was in the attic up lots of stairs, the room was small with no radiator only a very noisy fan heater, the fan in the bathroom sounded like a plane taking off. The only toiletries for two people for two nights was a small vile of bath/shower gel. The keys didn’t work and when I asked for more toiletries I was told they would be placed in the room when it was cleaned. We were out all day only to return to a room that had not been cleaned and no toiletries were put in the room. The hotel is very dated and service very poor. I spend around £6k on hotels per year with business and pleasure. I could never recommend this hotel to anyone even the people I don’t like. I have had better stays in a Holliday inn.

Poor bed, tiny bathroom, so small you had to have the door open to use the toilet. Very small shower. I have stayed at around 50 hotels this year and this is in with the worst.

Room was very clean, if run down. View from window was over the golf course, so very quiet at night, and we could open a window. Plenty of very hot water for the shower.
Minuses, we were really disappointed with the reception staff who we considered bordering on rude. We were not told about having to request a room makeup when we checked in, and when I complained I was just told to read the welcome letter, which when we did look at the paper holding our room key cards, there was no mention of having to request it. We were ignored many times, especially when we checked out. Just basic courteous behaviour we experience in other hotels. In the bar we felt an inconvenience, as staff member was talking to other residents when we walked in.
Beautiful building lacking soul from the staff.

We found the hotel to be charming, though the furnishings are somewhat dated and would benefit from a comprehensive refresh and modernisation. That said, the property was warm, clean, and comfortable, and our suite offered a generous amount of space, which we appreciated.
Breakfast, however, was disappointing. The self-service setup lacked visible staff support, and several items, particularly the eggs and bacon, appeared dry and overcooked. For a property of this standard, we had expected a fully served breakfast with a wider range of freshly prepared options.
Despite these issues, our overall experience was pleasant, and we would consider staying at the hotel again.

The evening menu was poor and we waited 30 minutes between the starter course and the main course.
I was unwell after eating my evening Salmon course and advised reception the following morning but no response from any other staff.
We decided not to eat at the restaurant on the second evening.
Buffet breakfast was ok, no milk jugs available for use with morning tea. Milk was only available in large urns

The room was ok, didn't really see any staff. Overall the hotel is quite tired. One of the things we were really looking forward to was the jacuzzi but it apparantly has been out of order for many months with no plans for repair until the summer. The main lift is out of order so we had to use the service lift which is small and tatty. The hotel could be really great with some updates and tweaks. The pool was not as warm as on previous visits.

The lady who checked us in was evry abrupt and disinterested. As if we shouldnt be there. Yet when greeting the gentleman after us this was totally different.
The room was absolutely disgusting. Very dirty as if it hadnt been cleaned for a long time.
Also very very noisy all night with a loud humming. Not sure if this was a heating system or not. But the room was freezing on arrival.
Fridge in room is lovely if it worked.
Person in neighbouring room playing music until very late.

The room booked was a double.
Two singles pushed together is not acceptable.
Inable to sleep close to my huaband due to the big gap in the middle.
The hotel was much worse than a premier inn or travelodge and you dont expect this.

Hotel is in beautiful surroundings. Building itself needs updating. Room very small. Receptionist not as knowledgeable as can be expected about local area. Restaurant sadly lacking in gluten free options available for people with gluten intolerance/coeliac disease. I ended up having two starters instead of a main course, because that was the only option available. Staff sadly lacking in knowledge of what gluten free actually means.

A tired & grubby hotel with can’t-be-bothered staff, awful food and dirty bedrooms. Jacuzzi hasn’t worked for weeks but is still showing as an available facility on the hotel website. Restaurant was fully booked, taken up by 3 coach loads of pensioners for both nights we were there. Breakfast was dreadful, cheap & nasty ingredients left to fester on a buffet, waiter slouching around with egg yolk on his tie, pure class…
I would t go back there if you paid me.

We were surprised on arrival to be told that the hotel did not offer daily room service (cleaning), but would respond to requests. We have never stayed in a hotel where daily room service was not normal. I think we should have been told this before booking.
On the fourth morning, my bowel condition caused me to leave a serious mess in the toilet bowl; I had noticed that there was no toilet brush in the bathroom, so reported this to Reception and was told no rooms had toilet brushes. On returning after a day out, I was pleased to see that a toilet brush had been put in the room, but horrified that they had not cleaned the toilet bowl, where the mess had hardened making it much more difficult for ME to clean it. I think this was terrible!

Otherwise we enjoyed our stay, though we found choices limited and no lighter alternative to the \"full breakfast\" @ £12.50.

The drive/entrance to the hotel promised a pleasant stay. But we were disappointed overall once checked in. For starters, one of the lifts was out of order, we were also told the hotel jacuzzi wasn't working either. Then bedroom decor was dated and tired, some nasty stains on the carpet, bed poorly made (you could see the matress showing as the sheet wasn't tucked in at all; one tiny pillow for a king sized bed looked ridiculous, and no spare blankets or pillows in case needed which you usually get in other hotels.
Things got considerably worse in the dining room. We'd booked our table OK, the place was less than half full. Then we looked at the menu.. I'd checked the hotel's version online when I'd booked and it looked contemporary, so influenced my decision to book. However, I don't know how out of date it was but the actual menu was like that of a Berni Inn's! Pretty much very basic pub fare only. Then the waiting staff left a lot to be desired. We kept hearing the word 'sorry' from them to guests, wine orders took ages to arrive - one couple received theirs after their meal had already arrived. I was totally underwhelmed with the food choice, so opted for fish - only to find the last portion had already been sold. So in desperation, opted for the child portion of fish gougons (which were actually jumbo-sized fish fingers in batter). I'd asked for tartare sauce but that was forgotten too. We avoided the breakfast we'd paid for and couldn't wait to leave :(

The allocated room 503, was on the top floor. The floor gradient sloped from left to right, and at night as I suffer from vertigo, meant I fell over several times. Due to the hot weather, the top floor temperatures were unbearable at night, even with the window open. The very narrow staircase to the top floor, meant it was very difficult to navigate the stairs with luggage. On our previous trip with the same package, the room was fantastic, no complaints. I would definitely recommend that anyone staying in Room 503 check the room out before agreeing to stay there. Cleanliness and cleaning staff were brilliant but the room itself made our stay unenjoyable.

We had stayed here before using an internet discount offer and the room was excellent. We again took advantage of a cheaper rate offer for a 2 night stay in the area but the room was awful. It was incredibly small with only just enough room to walk around the end and side of the bed and the décor was tired and worn, The window only had a very small opening and although there was an electric fan provided it was incredibly hot during the night. The window sill was completely rotten. The drain in the sink and shower was partially blocked with a disgusting mix of hair and grease and both took ages to drain the water, and the shower nearly overflowed. The bathroom extractor fan was so noisy we had to turn it off at night. Even considering the discount price the room was well below what we expected and I doubt we would take the risk of booking again.

We were sceptical after some of the bad reviews, however it was clean, fast check-in and out, bedrooms had fans and hairdryers, rooms a little dated and could do with an update, but good size, and has everything we needed. The breakfast was good and had plenty of choice. We used the spa, pool was warm, jacuzzi out of action, but we enjoyed the 2 hours we spent in it none the less.

I think maybe next to boiler room as not in sunshine, so not sure why otherwise. 1 tiny window that was old and wouldnt stay open. It was very noisy. There were loud parties every night until the small hours so it was hard to sleep. When you wanted to open the windows to get fresh air, you couldn't because of the safety catches. There were no herb teas on offer in the bedrooms as there is in most hotels these days. The decor was dark and gloomy. There were lots of stairs to go up and down on the way to your room and no lift, which is difficult for 80 year olds. The food was very uninspiring.

The room was extremely small (see photos). There's barely any space between the bed and the desk. Same tale with the toilet which is way too close to the bathroom door. The bathroom was also quite dirty with mould all around the shower. The worse thing though was the noise, probably one of the worst nights I've had in a while. I could hear everyone coming in or out of the building as my bedroom door was right next to the door leading to the stairs.

This is fourth time I’ve stayed here and it gets worse every time. The location is great and the grounds pretty but the rooms are shabby and neglected. Chipped coffee table with rings and stains. Worn scratchy towels and bedding. Windows that are stuck in one place, dusty net curtains. I was staying for seven nights, requested housekeeping after four days , no one ever came. I went down got sheets and towels and bought cleaning stuff for bathroom. When I went down and asked about it the second time , they said they were very busy. Staff were not very welcoming and I never saw a smile from them even though we were very excited to be staying as had flown over from the USA. Golf shop were helpful and friendly.

Nice hotel and good value for money. Beautiful surroundings and rooms were comfortable and clean. Check in and out was easy although 10am check out is a bit early. Staff were polite but lacked a smile and warmth that would have made the visit a bit more welcoming.

Room was good if a bit tired looking. Handle missing on the wardrobe and a broken tile in the bathroom. Apart from that it was fine. Maybe a coat of paint on the windows and a greater choice of pillows.

Great weekend away. Could use all the facilities while on site. Only thing what would be helpful would be a time scale when the pool would and was open as we as told closes at time but wasn’t told entry after eight was forbidden. But all was well and will happily book again
