We had hoped this hotel would offer a little luxury and had paid more (£148/night) than we would normally afford. We were disappointed. Our room was small, located at the very top of the house, up four different sets of stairs. The maid's room in an old country house, we mused. The room was very hot and stuffy, during warm weather outside (~25C). The bathroom was too small and the shower over the bath leaked water badly. But worst were the paper thin walls. After midnight, an inebriated couple returned to their room next door, singing out loud; their subsequent amorous antics left nothing to the imagination! The pool was good and easy to access. Breakfast was OK, but there was no service with a smile. Changing bath towels seemed to require a special dispensation at reception. Overall, it felt like hard work staying here. We won't repeat the experience!

Was a nice place as it a golf club and spa thought it would be quite but our weekend they had a load of kit sport cars and on both Saturday and Sunday there where outside reviving the car engine from 6 :30 in the morning so wasn’t relaxing at all which was a shame cos it was beautiful hotel and grounds

Very impressive site, looks like a mansion from exterior, . The entrance is very impressive too, very clean and reception is well located with very friendly helpful staff. My room was very large with very good facilities , overlooking a garden courtyard. Lovely room. My only two concerns were that it was close to a gravel car park and the noise of the gravel in the car wheels was a bit loud at times, bearing in mind that this is also a golf club.. and the other was that the fridge was very load but I overcame that by unplugging it as I wasn't using it. And turned it back on before leaving the room on check out day... The restaurant was very nice and the food was excellent as was the the waiters and waitresses. Overall had a great stay

I booked this hotel for its leisure facilities but unfortunately the pool gym sauna and other amenities were all closed on the day of my stay due to an issue. My bedroom door also didn’t lock at all and anyone could easily open it without a key card. I hadn’t realised this until the next morning and I probably wouldn’t have stayed if I had. The furniture was all very old and tiered looking worn and it desperately needed modernisation. Pillows were very uncomfortable and gave me a sore neck. I never moan at little things and try and resolve things directly but there was so many things wrong that it all really got to me.

The public areas of the hotel are well maintained, however, the family room that we stayed in had mould on the windows and filthy net curtains. My daughter and I cleaned the bottom of the windows in order to open them to let in some fresh air. The general appearance of the room was very tired and worn, but the beds were clean. The service was generally quite slow especially in the dining room and bar. The pool areas were generally clean, but again looked in need of a bit of updating. Pool side furniture was rather worn and tired. The amenities were good and the general appearance is fine. We would go again, but possibly request a better/different room?
The position of the property is great, close to Norwich and the Norfolk Broads.

Things were not great during my stay. The food was awful, and breakfast was particularly disappointing. My room was not clean, and the bed was uncomfortable.

To make matters worse, there was no staff available at checkout. On top of that, the invoice I was given was incorrect and did not reflect the amount that had already been paid through Expedia.

Overall, this was a very disappointing experience, and I expected a much higher standard of service and accommodation.

The hotel is well positioned for a visit to Norwich. Room and inside of hotel including spa are kept clean but are in need of a refurbishment. Hotel food is nice, buffet breakfast was a bit disappointing as not all food was available. Out side of hotel needs some attention and also a bin or two as litter is a problem in plant beds etc.
Staff were very helpful but not enough of them.

First thing we saw on entering the room were several quite big green (ink?) stains on the carpet. A lovely big bed but only 2 small pillows, so had to ask for more. The room was very hot and although we found a fan it didn’t get below 26 degrees the 3 nights we were there, outside not over 22 degrees in the day! We went to the Restaurant our first night and waited 30 mins for a drink. The food was not good and loud party of golfers drove us to the bar. Not much better so took wine to our room. Ate in the room next 2 nights. I booked this hotel because I wanted a pool etc. the jacuzzi was broken and the steam room was also out of action, and with swimming lessons for about 20 kids relaxing it wasn’t!!! On our last night a member of staff, Matilda, hunted and found us another fan. She was the only one to really help. There are often functions (one every night we were there) which are very loud and go on until 1 a.m.!!
So all in all not impressed and definitely not 4* for us.

Firstly, I came here last year and it's was an easy 10/10, but this time was different, I brought the family as we were attending an event near by, the 3 of them have disabilities and have poor mobility, the first problem we came across was that we were put in a part of the building where we had to climb stairs to get to our room, we didn't want to argue this because we just had a long drive and just wanted to refresh for the event but struggled to climb the stairs, secondly, the rooms we were given were above where they were having an event and we could hear music till 2330 and we were not able to calm down and get to sleep till after 0000, there was also a piano near the room and sombody was playing music pretty late, we ordered a double room and it only had one chair, where the twin room we had, had 3 chairs, breakfast was fine, but I have had betting in the likes of travel lodge and holiday inn expeess, but otherwise, the staff was great, the room were cleans and the swimming pool was great

The room was dusty and cobwebs were around the inside of the window and we had spiders in there.
The hotel was not very well maintained, could do with painting and upgrading of some of the furniture. The wooden panelling in pool area needs attention as well.
We booked breakfast for 9am and when we arrived the scrambled eggs were dried up, no black pudding, no bacon and no butter available.
Parking was fine.
I had wanted to stay at the hotel for a while and was disappointed with my overall experience and would not visit agan.

Lovely setting. Food in the restaurant was a bit ordinary. The snacks at the bar were better.
No room servicing unless requested and towel change and bin empty was facilitated by placing these in the hallway. Replacement towels and empty bin were there when we got back.
Asked about a bus to Norwich, but the desk had little idea - there's a direct bus that passes by the entrance to the Manor.

The coffee table in our room was damaged and needs replacing
The pool is nice and the steam room and sauna were also good except there were a lot of children when we went, nothing wrong with that but the steam room and sauna clearly says nobody under the age of 16. If you have signs up they should make sure under 16s do not use these it did spoil our experience as lots of children in and out of these facilities.
Breakfast was very busy we had to wait a while for sausages and bacon to appear a little annoying as other food on our plate got cold while waiting, they knew it was going to busy so should have been more prepared but when we did eat it it was a good

The staff were all polite and helpful, although some seemed a little inexperienced.
We ate in the restaurant one night, the food was well presented, but the pork belly was over cooked and the chips were over salted.
We also asked for the coffee tray to be cleaned & refreshed. Someone had come in, left a large bag of tea/coffee sachets in the room, but not cleaned the cups & tray - I assume they got distracted & didn't finish the job.

We stayed in a twin room in the older part of the building....it was very disappointing!
The mattress was the most uncomfortable that i have ever slept on, it must jave been the cheapest matress you could buy, all the springs had gone in it and lots of dips and hollows, i had to lay the bath towels on top of it to try and stop the springs from digging into me!
The room was an awkward shape and a very poor layout.
The furniture looked really tired and the wardrobe had a handle missing, there was paint peeling off the walls in certain areas.
The whole room was in need of a revamp!
The bathroom was more modern and had obviously been done up recently though.
We ate in the restaurant which was extremely overpriced with very small portions, i would recommend eating elsewhere if you get the chance!
The pool/spa facilities were good, although the steam room didn't have much steam in it!
Overall a very disappointing stay for a supposedly four star hotel, i have stayed in far better places and would not stay here again!
There is a more modern side of the hotel which is probably more up to par than the old side that we stayed in?

Arriving at Sprowston Hall it was impressive. However, Room was tucked up a lot of stairs (not told of this at reception)
Bed was very uncomfortable, duvet was too small for a double bed - with 2 people in, only 2 pillows (which werent comfortable) - no spare. Room was freezing too.
Went to the bar to look at menu and asked for a decaf coffee but male bar staff said he would have to go and get one - very reluctantly-so told him not to bother. Menu at the bar quite restrictuve too.
Overall disappointing.

The room was big but not clean, the windows were very mouldy and bathroom doors very dirty. The breakfast was very poor in quality. It was the basic hotel breakfast, with the usual highly processes breads, cold dry bacon, and very dry / rubber looking eggs. I was honestly expecting a much better experience.
The reception staff were wonderful, but the pool staff were clearly junior and very uninterested in helping customers. It took me 3 trips to be able to get all I needed to access the pool comfortably, instead of just telling me all I needed to know when I first arrived. They essentially told me I had to walk barefoot on across a filthy carpet to walk from the changing rooms to the pool and back because \"that is what people do\". I mean.. they would have just handed me a pair of slippers which the hotel has available for customers. This was very disappointing.

The only high point is really the pool area. Water is very warm, I would say warmer than usual, and the area is very pleasant.
However, I doubt I will be going back there.

New room was larger however the bathroom smelled like a sewer and it was also old and tired with rotting window frames. Bedding and curtains covered in stains. Usually stay here, rooms are nice with the odd fault from time to time. Would be nice if they had bottles of water in the room. The thing that annoys me, and I think I've finally had it, is the gym times. Get in from a days work, just want to do an hour or two. Closes at 8, last admission at 7, and they chuck you out by 7.40. So realistically I get 40 minutes at best, and that's just pointless, especially when comparing to other hotels when they close at 10 or have 24 hour unattended.

Then we was kept up all night from 1230 am through till 4.30am we had noises like pipes rumbling and pipes being filled including loud filling noises and smell above in room. Contacted reception and all they said was please contact duty manager in the morning.

The Jacuzzi was out of action and the pool complex had work tools dotted about the place unattended. There was a fight with police in attendance in the evening and it was overrun with social delinquents for most of the evening and morning. Staff were friendly, helpful and welcoming. The leisure club was great, enjoyed by adults and children although in the evening on our second night the showers were out of use and the pool was rather chilly. Our room was second floor and quite far from an entrance which made taking our dog out a little difficult. The room itself was rather dated but generally clean, a few old stains on the carpet and window cover, the underside of the bed seemed to be shedding black fibres, the toilet didn’t flush very well and the wash basin didn’t drain very well. The grounds were good for taking the dog for a short walk and lots of parking. We didn’t use the restaurant.

The room was tatty looking with the worst mattress either of us had ever slept on, it has been several days and our backs are still bad as a result(we did tell reception this after the 1st night of our stay and they said that they would let management know but nothing was actually done about it). The food was very hit and miss with some meals being good and some not. We did not like the amount of supplements we had to pay on the menu considering we had already paid for meals. We also were not told that the young farmers ball was being held at the hotel during our stay there were people running around the hotel making a lot of noise until after 3am.
Overall we were very disappointed in our stay and would not either visit again or recommend Sprowston Manor to anyone.

I would start that the room was excellent. On arriving at 2.45pm there was no one on reception & we had to wait about 10 minutes until someone turned up.
The jacuzzi pool was out of action for maintenance, we had been warned about this before our stay.
We had an evening meal in the restaurant & this was very good & the waiter who served us was an efficient & charming chap.
Breakfast was not a success. The scrambled eggs were very runny & looked as if they had over heated on the hot plate & someone just mixed some more milk in, they were brown. The fried eggs were rock solid on the hot plate, Bacon cooked on one side & not on the other. Could not find the porridge or hot milk & no staff about to ask. So not good.
We have stayed here previously. Things were fine. Would we stay again, I am not so sure.

Room was shocking carpets were dirty in room and stairs. Walls were dirty. TV didn’t work properly. Bed mattress felt like it was made of stones so they added a topper which didn’t fit and still not comfy. Breakfast looked like it had been used from the day before.
This hotel is just shocking and should be so much better for the price. On the upside only the staff working there are very nice and efficient. The owners should be ashamed.

Request elevator if not on ground floor. Room allocated was only accessible by stairs. Asked for pina colada at bar bar tender rudely stated we don’t do cocktails. Pointed out ingredients on shelves behind her she repeated we don’t do cocktails ordered oj and beer asked to charge to room. Bar staff said you can’t do that you must pay now. So rude. Was swapped to room with elevator access. Bed had hairs in it. Everythad layer of dust covering it. Shame because with decent staff Ryan’s good cleaning would have been great. Don’t like anyone being rude to me when I’m the polite customer.

Excellent staff went out of their way to help. However not really dog friendly, totally understand that dogs not allowed into restaurant and normally quite happyvto eat in the bar, but only one table really suitable to eat at. If you were not lucky enough enough to get this then you either had to sit at a very small table just big enough for 2 plates that was at knee hight so not very relaxing or you had the large very comfy sofas and a small coffee table again not ideal to eat at. Also a lot of complaints at how hot the restaurant was whith people not wantingvto eat there so making the bar more crowded. Even the staff were embarrassed to serve people at these tables.
However the rest of the stay was great, room was large and clean, only one very flat pillow per person was unusual, I would have preferred either a larger one or small ones.

Room was in the attic up lots of stairs, the room was small with no radiator only a very noisy fan heater, the fan in the bathroom sounded like a plane taking off. The only toiletries for two people for two nights was a small vile of bath/shower gel. The keys didn’t work and when I asked for more toiletries I was told they would be placed in the room when it was cleaned. We were out all day only to return to a room that had not been cleaned and no toiletries were put in the room. The hotel is very dated and service very poor. I spend around £6k on hotels per year with business and pleasure. I could never recommend this hotel to anyone even the people I don’t like. I have had better stays in a Holliday inn.

Room was very clean, if run down. View from window was over the golf course, so very quiet at night, and we could open a window. Plenty of very hot water for the shower.
Minuses, we were really disappointed with the reception staff who we considered bordering on rude. We were not told about having to request a room makeup when we checked in, and when I complained I was just told to read the welcome letter, which when we did look at the paper holding our room key cards, there was no mention of having to request it. We were ignored many times, especially when we checked out. Just basic courteous behaviour we experience in other hotels. In the bar we felt an inconvenience, as staff member was talking to other residents when we walked in.
Beautiful building lacking soul from the staff.

We found the hotel to be charming, though the furnishings are somewhat dated and would benefit from a comprehensive refresh and modernisation. That said, the property was warm, clean, and comfortable, and our suite offered a generous amount of space, which we appreciated.
Breakfast, however, was disappointing. The self-service setup lacked visible staff support, and several items, particularly the eggs and bacon, appeared dry and overcooked. For a property of this standard, we had expected a fully served breakfast with a wider range of freshly prepared options.
Despite these issues, our overall experience was pleasant, and we would consider staying at the hotel again.

Room was extremely dirty I’ve taken pics to show how dirty it was wallpaper peeling off the walls dead bugs and spiders everywhere
Plus side the breakfast was ok I think you need to retrain your cleaners or sack them it was disgusting !!!!

The room was clean. We were booked to stay for 2 nights but the room was not serviced after first night stay
The evening menu was poor and we waited 30 minutes between the starter course and the main course.
I was unwell after eating my evening Salmon course and advised reception the following morning but no response from any other staff.
We decided not to eat at the restaurant on the second evening.
Buffet breakfast was ok, no milk jugs available for use with morning tea. Milk was only available in large urns

The room was ok, didn't really see any staff. Overall the hotel is quite tired. One of the things we were really looking forward to was the jacuzzi but it apparantly has been out of order for many months with no plans for repair until the summer. The main lift is out of order so we had to use the service lift which is small and tatty. The hotel could be really great with some updates and tweaks. The pool was not as warm as on previous visits.

Excellent stay for my wife's birthday. Lovely spacious room as well as great customer service and staff were very welcoming.
Enjoyed it so very much, we cannot wait to get back next year .. Plus it's only an hour from home !!!!

Poor access to room, top floor and no lift, not pointed out when booking online.
Filthy upper staircase.
Rattly window.
Nowhere to sit apart from bed, paid more for city room for extra comfort or so we thought.
Only two pillows ( one each).
