The cleaning staff only wipe down, the property isn’t maintained and it show its age. The staff are all very friendly and courteous and try to provide the best they can. The rooms were missing items that are shown in the online pictures(chairs and television to name a couple).

Pros;
Ac and wifi is working good, spacious place for a family staycation. Staff was so friendly and accommodating.Dental, spa and 7/11 just outside the hotel 2min walking. Walking distance to restaurants, bars, spa, saloon, laundry and public hospital if any emergency.

Cons; Wish they could fix sauna and threadmill @fitness area. AC upon request wherever anyone needs it., swimming pool out of service, Towels are worn out and old. In our suite, No soap in shower area. Stove wasn't working. No cooking utensils or pots and pans, no TV,s in the bedrooms,
They provide free half buffet breakfast and few selections of main dishes which you can order on the menu, disappointed, i have been staying at the four Seasons since I started visiting Pattaya around 15 years ago, i won't stay there again,

We found this place very comfortable. The bed is wonderful. The room is big.The balcony is exceptional. Call of you the food is good. The only issue I have is the perfume that they use in the cleaning products which is very strong, especially around the pool. I definitely would stay here again

I like the location of the hotel. I think the improvements should be the wireless service. It drops so frequently. The signal is not strong enough in the higher rooms to maintain a connection.

Unfortunately the swimming pool needs completely renewing all the tiles are cracked or misssing and covered over with a kind of pool liner which keeps floating up.
My room was to the rear of the hotel next to waste land where I was woken at 5:15am every morning due to cockerels
But the rooms were a good size and maids constantly cleaned them

Great service, hotel is a bit dated - but that was expected. Very comfortable 2 bedroom suite with reasonable price. Good option to have the kitchen, but recommend more dishes (plates of various sizes and a carving knife). Nice and quiet but a bit far from Soi Bhau Khau and surrounding dining, shopping and beach. Plan on 60 Baht motorcycle taxis every time you leave the hotel - but that was fine. Pool was okay, housekeeping was timely and everyone was friendly. Good covered parking if you drive your own car.

The property is so worn down. They need a major renovation. Everything feels yucky. We did not even sleep under the sheets because it just feels dirty. The shower head in both bathrooms were broken. Water sprouts out everywhere when you turn it on. Showering was miserable. Since we only stayed 2 nights we sucked it up and did not report to the front desk. We were just ready to leave ASAP. The staff was. I e but we really did not utilize them. We needed 3 keys but since it was so old the room keys are actually keys and they only had 2. The towels are old and not even white. They did not even give you enough small towels to use for the stay. Everything was very limited. We will NEVER return to this hotel again. This is truly not a Four Seasons Hotel like the US. They should not even take this name. Book somewhere else if you still have time. Pictures are great on the internet but in reality it was horrible le.

The property needs a renovation.The WiFi through out the hotel is really terrible.I must admit that the staff went above and beyond to help me in this area by changing my room and giving me a router.The kitchen had cockroach’s in it.Overall the room is very spacious.Even though they say no smoking in the room I smelt smoke coming through the air conditioning system every morning.

Amazing how much room you get for the small price of 37usd. It is an apartment, living room, bedroom and kitchen area. The staff is so nice too! Hello and goodbye every time. The towels smell clean when you dry your face, some places have a slight musty smell not here. There is a full refrigerator and a full freezer. Then my room had a balcony where I watched the people build some apartments, i love watching that. Speaking of the construction. The windows in my room are great, i couldn't hear any noise coming from the work and i am a super lite sleeper. Great place to stay. But a place to have to leave and go back to my small home. This place need a 9.9 rating.

I have stayed at this property approx. 6 times previously while working in Pattaya due to the reasonable priced and large rooms. The property has become quite run down due to lack of maintenance over the last 12 months. The property appears to have new Indian management/owners although most of the staff are still Thai. Although the Thai staff are very polite and helpful the Indian manager/s are incredible rude and arrogant and talk down to the Thai staff and guests. The shower had no hot water and the water was brown and smelt terrible coming from all facets. My work colleague stayed in another room at the hotel and had the same experience. Best guess is new management don't change the water filters when due. We will never at this hotel again!

When I first arrived, there was no wired internet connection as advertised in my room. The four seasons held by their word and moved me to an upstairs apartment for free with a wired internet connection. When the wired internet connection didn't work, they brought in an IT specialist to fix it that very night. One of the two ACs in the place didn't work, with 31C temperature on one side of the apartment. They immediately moved me to another apartment with a better view and TV. When something goes wrong, they don't mess around. The place was the best of my stays in Thailand for a month so far.

Service was horrible. I had to request toilet tissue and soap. They never brought me soap until a few days before I left. I ended up buying soap from a store near the hotel. The restaurant food was not very good at all. Most of the front desk staff were very polite and helpful.

We looked for a large room to accomodate 2 Adults and one teenage Child. We booked a suite and were told same has been upgraded to a better suite. This accomodation is good enough for 4 to 5 people . It had two good size rooms, Drawing room, Kitchen and a small balcony. Every thing perfact. The accomodation is walking distance to a very good market, which in turn takes you to the walking street. Right at the entrance of Hotel, We have a two wheeler rental service, which obviously is quite comfortable both to rent and to return the automobile. The breakfast made by courteous chef is also quite nice even for vegitarians like us. Overall it was a very nice experience. They , however could have provided us with more drinking water though

Location was good and bad. If you like the nightlife and are in Pattaya to party, this place is great - close to all the bars but far enough away to be out of the street madness. If you’re not there to party, then you might have an issue with bar noise until 4:30-5 am. To minimize that, make sure you get a pool-view or south-side room. That will help keep you sleeping all night

Alright Hotel for our stay. Booked because it had 8.1 stars and some nice reviews. We had a suite which was very large. Bed was ok nothing great and living area was the same. We did experience some squeaky noise above our bedroom area all day and all night. I suspect it was from the elevator or something.
On the plus side the service at the hotel is amazing. They give free local rides and if it’s outside the local area there is a cost of 200 baht. Thai Massage in the room was also very relaxing and cheap as well.

Gem of Pattaya

This was listed as a featured hotel so you already know your onto a deal regarding price. The room size and lay out for the price of just under 1,600 Baht a night was better than expected. With full size fridge freezer and kitchenette you could either stay in or cook, or make use of the in-house restaurant which also very good.
The staff are both welcoming, friendly and helpful. Central outside pool is a bit small but not heavily in use, so more than enough space for you to pick your spot during the early afternoon.
By only criticism is no blackout curtains as stated so gets a bit bright in the mornings. Also a more detailed general check before bookings is required as:
- The freezer was completely blocked with ice.
- A curtain pole was coming away from the wall
- The door security chain had been pulled out of the wall.
All points were reported but never rectified even after 8 days.
Also a bar on 3rd Road close by plays loud music until 2 am, so if your room is location in the front right corner facing the hotel this may be heard.
There is a convenient mopped taxi stop on the corner so if a visit to walking street is your thing, will only cost you 60 Baht.
Otherwise the bars of Soi Buakhao are only a 5-10 minute walk away, with good local food available at the market

relaxing and quiet hotel with a plush feel to it

This is my second time staying at Four seasons and i have already booked for 2 weeks in July 2019.
I really enjoy the casual but plush feel. Room cleanliness is excellent and the bed and pillows ensure a restful sleep.
It is a little way to the beach - and shops, but i have motor bike so easy for me.
Plenty of restaurants and massage shops around as well as a 7/11 next door.
Pool is nice and clean and relaxing for fresh dip on a hot day.

Staff and all at front desk are to excellent and it shows that they really enjoy their job and dealing with the public.
I highly recommend this hotel

Nice hotel in a quiet place.

I booked the Four Season suite which is the biggest suite I’ve stayed in. Living room , dining area, kitchen with micro wave , kettle and fridge freezer and an on- suite bedroom ( you also get a separate toilet and sink .... so 2 bathrooms )As well as a mini bar you can get room service til midnight.
7/11 right on corner of soi .
Only a 10 minute walk to LK Metro so not far from all the bars.
The staff couldn’t do enough for you .
The rooms where kept spotless by the cleaning staff ( 2 free water each day and towels changed everyday.

Stayed in executive two bed room suites for three days with my family..

Rooms are very spacious...neat & clean swimming pool and surrounding area. Nice breakfast & excellent chefs. All reception staffs are very friendly & helpful.

Rooms were smelling, sofa cloths and room floor tiles are in damaged condition...room make up done every day but bed spreads was not replaced. After communicated with front desk then bed spreads were changed next day only. Found cockroaches in dining area, dining staffs are not friendly.

The furniture and curtains/upholstery could do with a makeover/change. Good water-pressure in the showers. Staff are excellent - smiling and very helpful. Location is off the beaten-track. So not noisy at all. Motorbike taxis are easily available at almost the doorstep.

Location and size of the room is only good thing about this hotel.
Reception Staff is the rudest I have ever encountered with. Very old sofa u don’t feel comfortable to sit on it. In my room ac didn’t work had to sleep in my friends room. Cleaning was horrible! They have never washed the floors only use brush and never soap or water. Had to ask for free coffee and water at least 10 times.. and last night of our stay even we put the sign to clean the room they didn’t even do it! What kind of a hotel is this? Even I got a deal on it I still feel like I was being cheated. Stayed there couple of times and I swear there won’t be a third time!

This place was brilliant! The staff make the whole experience! They will do any thing for you and are very sensitive and considerate in the way they move around you! The rooms are fantastic and the location is spot on! Honestly can’t speak higher of this place and would 100% recommend it to any one who asked about staying in Pattaya! We left to go to a different 4 star and regretted it for every second!

Had a wonderful stay at the Four Seasons Place. It was our fitst time at this property. My wife and I liked it so much we want to go back. The rooms are very spacious, the hotel Is quiet although near many restaurants and nightlife.
It is our favorite in Pattaya and we’ve been there over 20 times in many different hotels.

We were a family of three adults and two children and stayed in a 2 bedroom unit. The room was very spacious with a decent kitchen, dining area and living area. The room décor was a bit dated but would have been good quality in its day. The beds were comfortable, the area was quiet and the unit was quiet. The hotel had a nice pool and a decent gym. The breakfast was just ok but some of the other food on the menu was pretty good. Overall it was a good stay and the free hotel car to anywhere downtown was a big plus.
