Wonderful villa in a quiet pocket of Seminyak. Close to everything while feeling a world away!
The villa was clean and comfortable with a lovely little private pool - perfect for cooling off! The open-air living area was lovely, and the airconditioned bedroom was cool, comfortable, clean and spacious.
We had an in-villa BBQ one night and highly recommend this fun experience! Great food, wonderful staff and a fab price!
The roof-top pool bar had pretty ordinary views, but the bar tender was wonderful, the water was lovely and the cocktails were delicious!
The value for money was exceptional, and the warm, friendly staff and beautiful grounds made it an unforgettable experience!
We will definitely be back and recommend these villas for anyone looking for a quiet get away while still being close to everything.

This review is really for families with young kids.
Pros-
Staff were really friendly. Private pool was fab!
We loved that it was a private, but the convenience of a hotel should we need anything.
Villas were spacious.

Cons-
2 bedrooms with very heavy doors which was difficult for little ones to open.
Location wouldn’t be best if travelling family with young kids due to traffic and narrow roads. Seminyak village/ shopping and beach you’ll likely need an uber/ driver. Bit far for little legs .
Main pool is smaller than expected but fine for a quick dip.
English with some staff a little challenging.

A nice location for the price - some upgrades happening at the time of stay so discounts on rooms makes it more affordable.

Positives:
Staff- Very friendly and welcoming - quick with housekeeping each day and always say hello on arrival back or walking past.
- Good location - close enough to walk to restaurants, massages, convenience stores - Limited footpath so have to use road for parts
- Private - enclosed villas with high walls, very private and far enough back off the street
- Breakfast - Good enough options for a hotel breakfast - options for more continental, fresh fruit, breads, pancakes ect as well as more Asian inspired options ( friend rice, noodles, beef bacon, vegetables) - hot food options rotated daily for some variety
- Pool - Well maintained and good for some quiet time in a private setting large enough to move around in
- Bedroom - Air con and double basin with plenty of room that you don't feel cramped
- Large fridge - can store drinks ect

Neutral:
- Noise - if you have loud neighbours the sound does travel - due to the high walls it creates and echo so you can hear conversations of adjacent villas
- Sun - Will only get sun for certain parts of the day 9-2pm - depends on location but high walls and 2 stories limited immediate sun
- Villas - Are starting to get dated, could do with a freshen up - coat of paint and some minor cosmetic work.
- No microwave if you have anything to heat up

Overall, a pleasant stay and would recommend with the above in mind!

Bring bugsparay for mosquito repellent because there are lots of them due to the weather. They provide coils but it’s not enough and can’t have it at night when sleeping in an enclosed room for too long.!

Villa Kayu Raja is in a good location, but not really walkable to restaurants or the beach, especially at night. The sidewalk ends a bit before the villa, so you’re left walking in the busy street. The villa itself is nice, but I was unimpressed with the private pool. It is very small and the yard itself is deceiving in size from the pictures. Virtually no sunlight comes into the pool area as well, so the pool is a bit chilly and you aren’t able to do any sun tanning. The price is a bit steep considering these aspects mentioned above.

The Villas are located near the quiet end of “Easy Street”… Very central for our needs.
Design of Villa was great though looking rather tired in areas.
The sun is very limited over the pool area which to some May be considered a blessing however to sun lovers less so.
Staff and service excellent…
I expected a little more for the amount we paid however still very happy for the convenience.

Consider the following before booking with this property: cleanliness, comfortability, value and staff. All of these would be ZERO stars if I could give it so one star it is. The pictures are deceiving and was probably acurrate when they first opened. All the NEGATIVE REVIEWS are TRUE. Don't let the somewhat decent overall rating fool you and your rational side taking the negatives as a mixed review along with the positives like I did.

Upon entering our room, it was musty and had a weird smell. Downstairs is an open area where the living area spills into the private pool. Sounds great, right? It would've been if the pool was clean and walls weren't moldy. The bedroom was upstairs where the door was kept closed so mosquitoes and other insects couldn't \"get in.\" We felt a rush of hot air and more unflattering smells when we opened the door. There's no circulation in the room! The light switches are FILTHY, weird stains (possibly blood), mold all over the bathroom tiles and chipped mirrors. To top it off, the room was so dimly lit, we felt like we were in an eerie thriller movie.

It's not an exaggeration to say we didn't want to touch anything because we couldn't trust the cleanliness of the room. To top it off our balcony door wouldn't fully close as there's a gap due to poor construction so we weren't surprised when there were a few mosquitoes hanging out with us. What did we just pay for??

We stayed 5 nights at the villa and we have no complaints. The villa has a private pool which was great for hot days. The buffet breakfast was on point every morning and the staff were lovely and helpful. The location is great as you can walk to the markets. Highly recommended!

Room was aged and pool not well maintained. Villa is left open so mosquitoes cannot be kept out no matter what.
Two serious issues encountered on our stay.

1. Got Bali belly from eating at buffet as it was the only meal that my partner had different prior to getting sick. Food out in open and not clean. Had doctor visit the villa and provide IV drip it was that bad. However, hotel staff in the morning asked how I was, which was nice. They did charge me room service for three slices of bread, which was all I could stomach.

2. Sunglasses were stolen, below are the events:

Sunglasses left on table near lounge area on 23/1 approx. 3.30pm, went out for dinner but left sunglasses in room.

Searched property on 24/1 prior to reporting to hotel staff at 10.30am

Hotel staff said he will investigate but
did not get back to us.

Before checkout on 25/1 at 9.30am, I demanded footage to see who could have entered room in evening on 23/1.
They said no footage exists as no cameras on the walkway which is entry to all rooms (I was surprised to hear this)

They called back at 10.05am saying housekeeping claim they did not come into room during those hours. I requested proof so engineering guy came to scan the lock to see who entered that day.

11am, we got a report to show nobody had scanned except us and housekeeping only scanned at 11am. But it was false as when we came back at 3pm bed was not done so we asked housekeeping to clean and they scanned at 3.30pm

It was not bad. Did not use the pool as it didn’t seem clean. Apparently they clean after each guest but wasn’t sure ours was cleaned. Previous guests dirty cups and dishes were still by the door of our unit when we arrived.

Service by the team was excellent! They were attentive and responded quickly. We hired a driver and car on our last day and he was beyond accommodating. Wish we had hired him earlier on our trip.
Suggestions based on our experience: 1) Bed was NOT comfortable. Please upgrade! 2) Outside needs paint, 3) construction next door was noisy so we stayed out more - maybe a good thing!? 4) breakfast could have used more choices of fresh items. And please add some lighting in there. It was too dim for no reason.
Overall, sure we would stay there again ONLY if we knew the beds were upgraded. Oh and there are mosquitoes as the downstairs area where the pool is in an open space.

This Villa is stunning, the staff are polite and attend your every needs quickly, i had requested a few things during my stay (scales to check luggage, thinner pillows,) all given with ease. spa bath, air con, pool were amazing! it felt like a little haven with the high walls for privacy.
The breakfast had plenty to choose from best scrambled eggs and pancakes cooked fresh just for you. a Circle K shops opposite the villas open 24/7 if you need anything. walking distance to the beach, restaurants, I'd love to stay here again on our next trip! Thanks Kayu Raja and Staff

We were disappointed when we arrived to find out that the hotel was a 20 min walk to the beach when we read that it was much closer.

Whilst a pool sow is a lovely idea, there is only a small section of the pool that gets sun for a couple of hours and then it's all shade. There is no main guest pool on site.

The room was clean, tidy as was the pool each day.

The breakfast was acceptable but the pastries reasserted stale and the coffee is undrinkable, so we has brekky out after our first day.

The restaurant food was great, so compliments to the chef and the waiters were fabulous, especially Nengah who spent time talking to us and teaching us some basic Balinese phrases.

The staff at Villa Kayu Raja were so lovely. They greeted us every morning and remembered our names. They were very particular with the grounds sweeping and cleaning constantly. The rooms were cleaned daily and sheets changed as well! The breakfast was really nice, everyday was something different and they would happily cook pancakes or eggs anyway you like them. Having the private pool in the villa was excellent and I love the open living and kitchen. There was a mini-mart just over the road, very convenient and walking distance to everything. The king bed was huge and the air con was great in the bedroom for the very warm Bali nights.

Villa was semi modern with some basic SAT TV and fan down stairs . Upstairs the bedroom was cooled by A/C, which cooled the room but never made it cold. Very happy with the buffet breakfast option and highly recommend. Staff were kind and friendly. Spa on site massages were average. Rooms and pool cleanliness were bit below average even though cleaned daily. Central location as it was 5 min drive to most places in Seminyak. As villa is open on the lounge neighbour's can be heard if loud.

The staff was great; always ready to help and service with a smile. The location was good, easy to get around with a scooter or walking. Loved the layout of the villa. Had some issues with the WiFi but it was easily resolved promptly by the staff. Condition of the room was decent, just have to overlook a broken faucet here and there but nothing that will ruin a holiday.

The staff at Kayu Raja were wonderful; very helpful and friendly. The villas themselves were quite nice, however, they were a little run down. Also, the pool was freezing as it got no sun during the day. The way the villas are set up means you can hear everything from your neighbours, which during the day isn’t too bad, but when it’s 5am and they are walking up and down their stairs and listening to music, it isn’t the best. Bed was hard, but we found it super comfy.

After staying at an Air BnB which had an outdoors bathroom (which equals frogs, lizards and lots of ants), we decided to book a hotel for our sanity and did a last minute booking at Kayu Raja. The website I booked through showed it to be a five star villa, however once I entered the villa, I realised that five star in Bali does not equal five star back home. Much to my disappointment, the bedroom door creaked loudly, the bathroom flush was broken and there were a lot of big ants coming out of the drainage system in the bathroom. Credit to the hotel staff, they came and sorted out all of the above however the bedroom door didn’t stop creaking fully.

They were very supportive of my dietary needs and offered me 3 different alternatives in breakfast (however I saw ants on the cutlery). They were very helpful in calling for taxis and also arranged for an in-house spa service for my husband when he wasn’t feeling well.

A lot of toiletries were provided including dental kits, comb, razor, cotton buds, shower cap, sanitary bag and a hair dryer. The bathroom wasn’t as clean as I would expect for a five star. I stayed at a four-star hotel before I came to this hotel in Bali, and it was much better. It looks like it needs renovation. The wifi also kept getting disconnected regularly. The villa bell was also not working during our stay, which meant every time someone was expected at the door, we would have to stay downstairs to know when they were outside. Overall, a 3 star!

My partner and I stayed here late March and had a great experience. The rooms are wonderful with your own pool and the staff there are so beautiful.
Because of the design of the villas there can sometimes be some extra noise but where is there no noise.
We loved it and when we come back we will definitely be staying there.

This was the first place we stayed in Bali. The villa is very nice for the value.
However this is not a resort and more catered to stay in your room the whole stay.
There is no shared facilities apart from a small breakfast area.
Also beware there is some half arse bar next to the hotel and they play loud music every freaken night till 12pm even with no customers. I know this is not the hotels fault but still very annoying.

Villas are beautiful but really need some upkeep done to them - a lot of the blinds are broken and crumbling away. Bathroom also wasn't very clean. Lovely and helpful staff though, in a quieter part of Seminyak but still quick walk to the beach. I'm sure I'll be back.

Awesome staff, but could use some renovation.

Upon arrival, I was greeted with a welcome drink, except the straw I was given had lipstick on it. The staff changed it and apoligzed. The first villa they gave me was right beside the hotel restaurant, I could hear everything that was going on. I requested a new room, and they changed the villa for me. I was very impressed with the staff, they were friendly and very helpful. The villa was a good size and the pool was clean. The only problem I had was when I woke up the next morning, I had bites all over my legs and chest. Hopefully it was just me, but maybe bring some bug spray to prevent this from happening to you.

We stayed here for 6 nights for a relaxing get away from home. We were expecting a nice quiet hotel, sadly we were disappointed. 4 out of 6 nights we were woken up from other guests around 1-3am each morning for a good 1-2 hours each time, and when complaining to night reception (each time the noise continued for over half an hour) little to no consideration was taken. We ended up coming home more tired than how we came over.

Decent property

The resort is in a good location , 15 mins away from Oberoi street with the restaurants. Also , the beach is quite close and accessible. The villas as well maintained , however the pool wasn't well kept. There is no filter and is manually cleaned so don't expect to jump right in without a proper look. The bedrooms are reasonably clean but we had a constant leaking AC unit throughout our stay. The staff is friendly enough and that makes up for the rest.

Stayed for honeymoon

Lovely villa. Easy access to the local minimart, few cafes nearby and some other tourists spots. Staff are friendly, efficient and helpful. However, the aircon in our villa needs to be improved. Very inconsistent; one minute it is cold, another minute it suddenly slows down. Temperature shows 18 degree, but felt like 25 degree instead. Middle of the night the aircon will suddenly be on full blast and we will have to wake up to adjust it. Other than that, our stay there for our honeymoon is nothing less than perfect.

Amazing private pool

The hotel provides shuttle service to seminyak square, good to access to the center. Private pool was absolutely wonderful and amazing. We were really happy to stat here.

Great base for Seminyak

Had a really enjoyable stay here. Pick up from the airport was fast and efficient. Villa was just like the photos (mostly) but starting to look a little tired. Pool was great for an afternoon or evening dip and had no problem with bugs or mosquitos downstairs or in the upstairs bedroom. Easy walk to the beach or Seminyak Square and the shuttle bus was very convienient. Didn't eat breakfast but the in room dining was excellent.

We had a lovely stay here, the staff were excellent especially the security guards at the front who went out of their way to assure our safety. The breakfast was ok but not a great selection and the nebula cafe was awesome with great staff and excellent coffee.

Quiet and Pleasant Pool Villa

Staff was very helpful, friendly, and competent.
Pool area could have been cleaner as there were some insects floating around. Pool was a bit too cold.
Bedroom itself was a top notch with a nice, big, and comfortable bed.
I also liked a big bathtub and shower area.

Great Staff, Great Service!

Once we landed, we were picked up by one of the staff (at an additional cost) to be brought back to the hotel. Deny was polite, and very helpful, offering to help with our bags. He was also our tour guide when we booked the half-day tour from the hotel, often staying beside us while we were walking and ensuring our safety, which was really important as it was just 2 girls travelling. Deny had alot of initiative, offering umbrellas when it was raining, drinks when it was hot and most importantly, he was a safe driver in the mess of traffic in Bali. You can trust him with your life :)

Check-in at the hotel was really smooth, within 5 minutes we were brought to the villa.

The villa was clean, but perhaps the hotel can look into upgrading their toilets as the floor was covered with mold around the shower area, beneath the bathtub and the pool area. We ended up wearing slippers in the villa. The spa/bath tub has grim around the jet outlets and this deterred us from using the tub during our stay. As for the pool, I was pleasantly surprised with the length of the pool as it extends a little below the main living area and is easily 15m in length. Good for those who would like to have a decent swim in privacy. The pool could also do with a little more lighting, as at night, it was really quite dark to swim, so swimming was limited to daytime.

Their staff is their highlight as they are super pleasant and helpful. Breakfast was decent with a mix of local and western cuisine.

Convenient and Clean Villa

Good area for restaurants. Villa will drop you off to a contracted gym facility and pick you up (although the times for drop off and pick up are so spread apart). It would also be great if there was an airport pick up/drop off service (not available). Place is a bit on the older side. Breakfast needs a little revamp. Need some refresh for the living room as well but other than that we had a pleasant stay.

Great place to unwind!

Our stay was just great. Very quiet room & felt very relaxed the whole time. Staff were super nice & always had a smile on their face.
Footpaths around the hotel are non-existent & it can be a bit of an adventure to safely pass through the traffic.
Everything you need is within walking distance & the area is not overcrowded.

Villa Kayu Raja was definitely a fantastic hotel to stay in Seminyak due to the close location to various bars, restaurant and spa. However, the villa is showing its age as we had trouble flushing the toilet, the air conditioning failed to work despite it being repaired while we were out, the bathroom tiles were stained from the years of not being cleaned properly and we had a minor flooding from the shower and the toilet at the same time. It does have a fantastic service and clean swimming pool which is a plus. Make sure you don't drink the 2 bottle of mineral water in the fridge with the black label as they are not free.

Nice place but bad breakfast

Overall, the villa is perfectly fine although there is no aircon in the hall which can get stuffy in the humid Bali weather. The room is large and comfortable. The breakfast spread leaves one wanting although you could pay for a good spread at the in-house cafe front of the villa. The location is fine athough about 200m off the main road. It's close to many nice restaurants, cafes and walking distance to Potato Head beach club.

Best for honeymoon

This is my hotel for our honeymoon last three year and we come back for our anniversary 3years. yet their hotel still nice and comfort for us. we love so much the environment and the food. They have so friendly staff and so kind they prepare us breakfast at 3am due to we check out early in the morning.

But last time the router wifi is located at first floor but nowadays they already locate at lower ground. so its quite upset because the wifi is not strong enough if you are in the room. i think the management should locate back in the room as we do not stay too much at lower ground, its hot and has only fan.
But still this hotel is the best hotel for us. we will come back in the future.

A really nice place to stay

The reception service was efficient and very friendly as were security and cleaning staff. The room had everything that we wanted with a massive private pool. A staff member noticed that the stairs to the bedroom area were rather steep for us 80+ year olds and next day we were offered another villa with ground floor accommodation. Breakfast is buffet style and a good variation of choices with the staff always on hand to assist if required..
The Villa is a bit of a distance though less than a Klm from the main shopping and restaurant area of Eats St. and Seminyak Square but the Villa runs a complimentary shuttle 4 times a day which is a godsend.

Excellent villa with great service

Just back from a 2 week stay and I cannot recommend Kayu Raja highly enough. The bedroom and bathroom are huge and well maintained. The pool is also a massive bonus. Bali can be very busy so it's a real benefit to have so much space and a pool to get away from it all. The free use of the cangu club is a real bonus too.

The breakfast was excellent and the staff are extremely friendly and helpful. I'd recommend asking for Gusti to take you on a day trip as his knowledge and conversation is to notch.

The room was nice, big and comfortable
Area of cleaniess is acceptable.
Private pool is clean. It is very important.
Wet area around the pool might have some insects but it is acceptable for me.
Food was alright. Villa is far from town area such as discovery shopping mall/beach. The taxi fare will kill you. I recommend to take other transport or hire a day driver to drive you there. Bluebird cab cost around 700,000 but normal driver can offer only 150,000 which is a life saver.
Outside the villa if you walk all the way down towards the left side road, there are many cafes and restaurants as well as pubs and Art Market where you can shop abit for gifts and clothes. But limited and some of them are pricey due to the USD.

Great Location, Large Villas!

The villa was unexpectedly large, which was a welcome surprise! The air conditioning in our bedroom was also powerful, which was very welcome! The staff members are exceedingly helpful, and the location is very convenient - many of Seminyak's cafes, shops and day spas are well within walking distance. There is also a wonderful cafe right out front, where we dined often during our stay.

The actual rooms were older than we expected, but well-maintained. We would have liked to have used the pool more often, but the water was very cold (even during the heatwave!) because it was so sheltered. We often mistook noise from neighbouring villas as people knocking on our own door, and our bottom floor had just one fan - inadequate on hot days (we mostly retreated to our bedroom instead). Additionally, the bottom floor is indoor/outdoor, which made keeping out the heat (and mosquitoes) difficult. Nearby construction work also made for a noisier stay.

That said, our overall experience was pleasant, as the second floor (where our bed and bathroom was located) were comfortable, clean and cool, and the staff more than happy to assist.
