This was a beautiful villa and I couldn’t believe the amount of space. The bathroom and part of the open area caught some rain during the nights but I still love the openness.
The staff preparing breakfast in the villa was awesome!
My only hiccup with this property was the inspection upon checking out which took a long time for me heading to the airport.
Apparently, they believed I stole a hairdryer ?
Turns out, there was never a hairdryer in the room.

The staff and their service was the highlight of the stay. They were all friendly and couldn’t do enough to help. Loved having a sound system and TV.
The accomodation its self is tired and in need of attention.
Tiles missing in the pool, pool in general could do with a deep clean.
Towels and Linen in need of replacement, frayed and stained.
Lights not working, kitchen cupboard doors falling off.

Stayed at Bhavana Villas recently overall a nice stay. The villas aren’t super modern or luxury, and cleanliness could be a bit better in parts, but nothing that completely ruined the experience.

The staff were honestly the highlight. So kind, welcoming and always happy to help with anything they really made the stay feel special.

Location is also really good, close to Seminyak Square and easy to get around.

Not perfect, but still enjoyed our time here thanks to the amazing staff and convenient spot.

The front desk staff were very friendly and very helpful i appreciated them the most. My only concern for not putting 5 stars is the privacy of the villas. Around 8pm housekeeping entered my villa without my knowledge as i was alone this did not make me feel comfortable. I
Would like to suggest notifying your guests before hand that you are entering their villas it's an intrusion of privacy and can make people feel very uncomfortable because someone is entering without their knowledge. This villa has multiple doors to enter the main room

The staff was friendly and attentive. The customer service was excellent. My AC wasn’t working properly and they offered another room to sleep until they were able to fix it the next day. The internet was a bit spotty the villa was clean when I arrived and cleaned daily. There was plenty of services offered right at the villa I did a floating breakfast and flower bath and also had a massage and facial which was in my room. Overall good experience.

The area was very clean and nice. There is plenty of space in the private villa. Breakfast is cooked fresh in your villa if preferred. Would highly advise making sure you keep the doors to the room closed as the mosquito will get in and eat you ar night. Beds came with nets that keeps the mosquitoes out I highly recommend using. Very quiet and the staff are very pleasant.

The staff at the villa were lovely, but this property is dated and not up to standard. Expedia you need to keep your records up to date as this property is not as per the photos on your site - very disappointed.
Dirty old towels, cupboards falling off hinges, dirty cutlery, bathrooms were dirty, toilet not working properly. Construction constant right outside our villa.

We enjoyed our stay here. The villas are a little tired. They need a deep clean and a little bit of work, maybe some new towels and a bit of work on the pools. Had a few tiles fall off the pool while we were there. The cabinets in the kitchen are broken, most of the doors are a bit stiff, etc.

Cannot fault the staff. The staff were amazing from start to finish. Friendly, efficient and polite.

The photos must be very old because the villa didn't look anything like what I see on my booking. The ladies come to the villa to cook breakfast, how nice. They came in with 4 banana pancakes already made and offered them to us. We accepted two, we'd already ordered our breakfast upon check-in. She also offered another juice, to which we said yes to please top up the 3/4 full glass. She gave us a whole glass then charged us $AU25 for two pancakes and 1 glass of juice. I was horrified, wo.shw gracefully said ok only $20. WHAT???? Soooo sneaky. The minibar is an empty old fridge. Ceiling fan didn't work. Toilet barks like a seal every 2 minutes. Mozzies galore. Hard bed. Thought I was going to fall through the deck. I will NEVER stay here again. In fact, we left at 9am the next day and booked elsewhere. They refused to give me a refund also. I'd avoid this place if you want comfort and honesty. Picture shows the two ladies who charged me $20 for two pancakes and one juice

I think these villas would be very good if they had kept up with basic maintenance, I can see that they were once very nice but everything has been allowed to kind of decay and become shabby. There wasn't a single thing that wasn't slightly broken or dirty or badly maintained. I don't think it would take much effort to fix all these things once and then employ people to keep the standard up. Compared to other places we've stayed, these issues were a bit of a let down. The staff were wonderful and the location was on par with anywhere in Seminyak so no issues there. I just saw so many things that if they'd just been more proactively fixed they wouldn't have become bigger issues.

We have stayed here 3 times and it is clear from our most recent visit that maintaining and keeping the property in good condition is not a priority. It's tired with many things not working and in need of update or repair. Location is great and its comfortable however it hasn't aged well. The staff in general are great but the state of the property lets it down.

The location is awesome. Walking distance from a ton of things in town, shopping, food, activities, beaches. The entryway and pathways to the villas were stunning. Lots of growth and water features. It was very pretty.

The privacy of the villa is great as well! We loved having the private pool and the outdoor sitting area to hangout. We were not bothered at all with bugs even though some other reviewers said they were horrible. Our experience was pretty much completely void of bugs and the staff fumigated every single night in the whole villa and also lit mosquito repellant burners outside on our patio.

The staff were quick to clean up in the mornings, often knocking on the entry door before 10am. The cleaning was ok, the floors and walls of the place could use some love. The cabinets throughout the villa were worn and difficult to open and close. It's clearly an older establishment and I imagine it would've been absolutely breathtaking in it's day.

That being said it was still beautiful. We can get passed the small things.

There was one specific thing we found bad. The wooden deck around the pool. It's less of a deck and more of a liability. We barely wanted to step on it. All of the boards were loose and wabbled. Many of the nails were sticking up because the supporting joists underneath are rotten. We actually used a rock from the garden to knock down a bunch of the nails on our first day. The deck needs to be fixed before someone gets a nail through the foot.

The villa was in a great location regarding amenities. However, I was definitely overcharged for this property.
It was built over 20 years ago so needs massive renovation. Tiles were missing from the pool, the decking was broken the bathroom wasn't clean, hair in the bathroom from previous guests. The list is endless but more positively the staff were friendly and the beds were comfortable.

Generally we had a “nice” stay. Not amazing, not terrible. The property is a bit run down feeling, and the attention to detail is lacking. The photos of the property online would have been when it was brand new and it doesn’t look like that now. If you don’t look closely then it’s nice. Eg. The outdoor bathroom is cool, however the toilets aren’t secured to the floor so the shift when you sit on them, the shower doesn’t drain so you’re standing in 2inches of your own shower water while you wash, the floor in the shower wasn’t cleaned, no hand towels, the air conditioning unit in one of the rooms smelled weird and musty despite being cool, towels often a bit marked. The breakfast cooked in the room was nice, however despite the staff having a key to the room they’d bang like crazy on the door and scream at the top of their lungs “HELLO BREAKFAST” again and again until you woke up and got out of the bed to let them into the villa. Then they’d cook the food while you might have dozed back off then they’d bang on your bedroom door screaming HELLO BREAKFAST again again again. Just super unnecessary and not a calm way to start the day when you’ve booked the breakfast for a certain time, and they could just let themselves in to cook. We made a note for them to let themselves in in the future rather than waking us up on arrival and then again once it was ready which they did listen to once, but then the loud banging/yelling wake ups continued. Late checkout payment seemed dodgy

The description of the property was not quite correct. There is no restaurant or kettle or coffee machine. The first room we had was close to the road so very noisy. We relocated further away and it was a bit quieter. Towels were not that clean and stained.
However the staff were extremely nice and helpful and nothing was too much trouble, even changing rooms.

You definitely wont be disappointed, very beautiful villa. Though it is getting aged. The pool fountain wasnt on the whole time, we asked several ppl to turn it on, they kept saying it was too hard and our bed was broken, you could see how many times it had been temporarily fixed. Dont recommend the in house massage, wasnt what we asked for and was done on our broken bed. All in all lovely place to stay.

Pros : great location, your own private swimming pool in the villa (best part !), good staff, grocery shops & restaurants are close by, plenty of parking.

Cons : no microwave in the villas, every time you want to warm up your food, you will need to go to reception and ask staff member. In our case, we didn't have enough dishes and had just 1 coffee mug. Coffee satchels were not refilled regularly (had to call reception). Toilet condition was 6.5/10

Good place to stay, we were picked up at the airport and upon reaching the villa were welcomed with a cold drink and showed us our villa. The villa was clean and had everything we needed. Every morning we had a cook come to our villa and cook us breakfast. The place is walking distance to seminyak square and has some nice eateries near by.

Staff was very nice as expected. Looks good in photos but our villa was run down. Outsourced restaurant, couldnt order 4 desserts we wanted, not available. Noisy neighbours and area, couldnt sleep. Toilet needs 3 flushes, bathtub was dirty, mosquito net dirty, hard pillows, bed uneven, safe didnt work. Being critical because its not worth $240 per night, should be worth $120. We've stayed at over 26 hotels. So disappointed that i made an effort to write my first hotel review.

I have been staying there a few times for the past 5 years and I have always enjoyed staying at Bhavana villas however this time was very disappointing.
The pool was so dirty I could not use it.
Some guests were having a party all night in the villa next door and after calling reception at 11pm, midnight, 2am and 4am to complain about the noise the party and noise was still on and I could not sleep all night. The villas are spacious and nice but are completely run down, a serious cleaning would be highly needed. Even our towels looked dirty. Very disappointing! We will look at other villas for our next trip in Bali.

Had to wait about an hour to check in as the room wasn't ready.
Staff did not inform guests of water works being done daily noisy machinery and intermittent periods of no running water, pool level very low water feature not working and jets struggling and noisy even though asked for a top up to be told maybe tomorrow. CD and DVD player not working in the outside area staff suggested we move the player from the bedroom outside to listen to music whilst in the pool then move back inside to watch DVD not ideal if one wanted to swim whilst the other wanted to watch DVD in bed. Our villa was close to the reception area and obviously the area where staff took breaks as noise phones ringing day and night and staff being loud.

great in house private chef every morning only taking 10mins to prepare table and cook.

Downside hard to sit and drink at night after 8-9ish on couches as get eaten by mossies, TV channels a little disappointing.

Noisy aircon

Bhavana is one of the establishments in Seminyak with larger villa sizes and great layouts with Balinese style and feel at compelling rates. This time I got a complementary upgrade to a 2 bedroom villa which is even more spacious with a larger pool and quite sizeable covered living area that is very functional and also looks great at night. The open bathroom in the back is also a plus, enormous size and great layout - looks very cosy at night with the mood lights and even gives privacy and shelter feeling during the day if you feel that you need space from others you're sharing with.

The only downside is the aircon, the outside unit is quite noisy and it's close to the bedroom so the mechanical humming noise can be heard over night. If it bothers you, there are other villas where it's not a problem.

Overall the place is old and they do not help with mosquitoes in the same way I have known other villas to do.

More than once I ordered meals without certain items only to have the meals turn up with that item!

Overall the biggest disappointment has been communication! I tried contacting them repeatedly before we left and they never replied. I have also been trying to contact them since we left for assistance with an insurance claim and they refuse to contact us back.

For the price, there are a ton of other villas in the same area. Try one of those.

The villa needs a serious upkeeping. All linens need to be replaced. They are too old. The service needs much required training. The villa requires cleaning thoroughly, including the private pool. Overall our experience on this villa has been a disappointing one.

I can't rate it highly enough!

We had an awesome time at the Villa. We were after a complete relax and actually stayed in and ordered room service most days. The staff were so friendly and accommodating. There was no noise which was a big concern when booking. It's a about a 5-10 minute walk from the hustle of town, but there were some really nice places a few minutes away.

I wouldn't suggest that the area was child friendly as there is very little pavement and the roads aren't too safe in my opinion.

Stayed 4 nights in a lovely Villa with private pool. Staff were only too happy to assist with a smile when asked. Close enough to main Eat Street but far enough away to be very quiet and private. Excellent restaurant options all around villas. Much talked about Mossie problem does exist, but they don't seem to attack you, just fly around. Staff call around every late afternoon to spray and set mozzie coils which seems to get rid of them. Leave coils going during night to ease problem in the morning. Air-con is only just. I wouldn't like to stay there in peak summer periods as air-con would struggle to cope. Extremely high ceilings don't help. Breakfast whilst relaxing and pleasant, quality could improve with better products (ie real Bacon!). Pool whilst inviting and cool did require some TLC due to lack of chemicals and build up of green algae. Pool fountain was extremely noisy and drowned out the TV. Overall a good stay, but a little TLC would make a huge difference. Would recommend these Villas.

Awesome!! We booked the two bedroom villa with a private pool, was better than the photos! Staff were extremely helpful and friendly, cleaning in the morning then coming to spray the room for mosquitos in the evening, free American or Indonesian breakfast everyday and great location - could not speak higher! Thanks to the staff, we will see you again next time!! :)

This is the second time we have stayed here and it ticked all of our boxes.. Private pool, relaxing environment, breakfast (although not the greatest, but at least I didn't have to cook it or clean up after it) airport transfers, handy to restaurants and shopping. Lovely private villa

The Villas are located near some superb restaurant. You have the pleasure of privacy at the Villas and we had our breakfasts prepared in our villa with a widerange of choices. All of the staff were very friendly and helpful. Nothing was to much trouble for any of the staff.

Great location and easy getaway

Bhavana Villa's was such a good getaway for me and my friend. The staff were so kind and greeted you everytime you entered through reception. Ask for villa number 16 if you want good sun exposure! Great location, only a 3 minute walk to Eat Street and 5 minute walk to Seminyak Village.

Not quite like the pictures

Stayed 3 nights in June 2016.
Read allot of reviews on the place with issues about the cleanliness of the villas. The online pictures look amazing, but after visiting the reviews all seem to be correct. Ive travelled enough through SE Asia to not be upset by this, but if your expecting what you have seen in the photos you will be let down.
Pool was filthy, with missing tiles and mouldy grout, first thing I said when got to the Villa was \"no way we are going into that filthy pool\". Outdoor furniture had stains all over them. We went straight to the shower after a big day of travelling and found a large clump of womens hair inside (this did not go down well with my gf)! So quite obviously no one had cleaned. dirty grout and cracked tiles throughout.
Also I have read many reviews about the towels that are never replaced. This is also correct. Our wet dirty towels were just folded and left on the benches. There was never any issue just calling through reception for more though, they would bring them straight down.

On the plus side the bed was really cumfy.
Breakys were pretty good, cooked for you in your villa. You select your breakfast time, dont expect them to be punctual! We didnt have an issue with that though as we were never in a rush.
Staff are pretty helpful and respectful. Once checked in they really dont bother you which is nice.
You can also rent scooters from the hotel for 60,000 RP a day.
Location is also pretty good, short 400m walk to main strip.

Good location

I've booked 5 nights at bhavana private villa. We supposedly to get pick up at the airport. The hotel's driver wasn't there to meet us. Never mind we were in the holidays mood. Got a taxi to the hotel , staffs were very polte and apologatic about the airport transfer incident. We checked in to the room and wanted to swim. Looked into the pool it was disgusting dirty and unclear water. Asked for room change but got told to wait for the chemical to dissolved. Waiting for a few hours but nothing had changed. Went to reception and asked for room change again but really want to check out if we could have the refund back. The bathroom , refridgerator are dirty the whole place is old and dated. Unfortunately we couldn't leave so we have to stay til the end of our trip. My oppinion is this place is very overate. I wouldn't give 3 out of 5. We were very disappointed of the prize that we paid for. We have stayed in 3 difference villas in the previous around the same prize. They have had much better quality rooms. This plac is a fault advertising to me.

Huge private villa, but needs some repairs.

My partner and I have been here twice now and we like the place a lot. The villa is very spacious and very private. You're basically in a large walled garden with an outdoor living room/kitchen, a spacious swimming pool, a large, indoor, air-conditioned bedroom and a huge outdoor private bathroom with a spa bath, a large closed-in shower plus an outdoor \"rain\" shower.

The Balinese architecture is very practical for managing the heat, and there's a powerful ceiling fan, but if you get tired of the heat/humidity, you can retire to the air-conditioned bedroom to rest or read.

Breakfast is included in the price. Some friendly staff come into the villa each morning and cook/serve your breakfast.

The location is excellent. You're within easy walk of Jl Kayu Aya and Jl Kayu Jati where all the main restaurants are. You can walk 10 mins in the opposite direction to get to Potato Head and W beach clubs. There are several local warungs (Indonesian outdoor restaurants) which are fantastic and incredibly cheap.

The staff are very friendly and accommodating, although their English is sometimes not great. It's better than my Indonesian though, and given I'm in their country, I'm not complaining :)

The staff were very accommodating with organising local restaurant bookings and organising airport transfers. They were also good for organising late checkout, (although we had to pay a full day's room rate).

Given the money you're paying, this place is excellent value.

A mixed bag at Bhavana Villas!

The hotel was very clean and nice. The staff were extremely courteous,polite and very helpful. Their recommended drivers and other tour related facilities were excellent and value for money. It is located in a relatively quiet area, but not very far from good restaurants, spas and super markets.
However, I do have a few cribs with the hotel:
1.The fittings look old and are showing signs of wear and tear.
2.The open air bathrooms are not such a great idea, especially in the evenings when there are a lot of mosquitoes around.
3.The lighting in the whole hotel in general and the rooms in particular is very low for any kind of reading or close distance work.
4.The air conditioning was not strong enough to keep the large bedrooms cool in the evenings. They should consider upgrading the aircon, or then adding another unit for people who need the room cooler.
The swimming pool in the villa is small, but a very convenient and relaxing addition.
That said, I would definitely highlight the extremely good quality of service provided and the cheerful nature of the staff.The breakfast that was made fresh each morning in the villa and served on the dining table at the appointed time carried a very personalised touch to their service.
All in all I would definitely recommend the hotel to my friends, but more for the quality and nature of the service provided and the peace and quiet afforded by its location.

Beautiful villa in the heart of seminyak

This Vila was to die for! Absolutely loved our room. The staff were wonderful and welcoming and even surprised me with a cake and flowers for my birthday. Location is perfect and only a 10 minute walk from the heart of Seminyak! Could recommend this place any more.

Great location and beautiful gardens

We stayed here for 7 nights, the staff were friendly but their english was poor. The gardens in and around the villas were amazing, and we were very happy with the layout and size of the villa - we had a two bedroom for 4 people, which had two king size beds (despite only saying they were queens) and two adjoining bathrooms. The pool was amazing, very big and clean, and there was a great sound system with iPod connectivity that was not mentioned when we booked but was really great. Also the indoor/outdoor lounge area was perfect and we spent a lot of time there. Also having the lovely chefs cook breakfast every morning was great and mostly delicious, although everything was slightly different depending on the chef, and they often got our orders wrong. Unfortunately the rooms are dated and certainly not immaculately clean. I think this would be very disappointing for some people. Mattresses, pillows, linen and towels are very old and fraying - definitely need replacing. Bathrooms also need a really good scrub. Also there were quite a few days where our dirty towels were taken but not replaced, and this happened with toilet paper as well - upon calling reception we were not given an apology and it took well over an hour for them to bring us replacement items. Overall we had a pleasant experience and I would recommend these villas for their layout and location - anyone looking for cleanliness and luxury above all else though, do not stay here.
