Really enjoyed the location. Easy to walk everywhere I wanted to around downtown Portsmouth. Also, my room was just what I needed for a few days away from it all.
Definitely going back. The common rooms look inviting for a winter's getaway.

We love Portsmouth--so walkable, such interesting galleries and restaurants and more. And we always stay at the Hotel Portsmouth. Great location, free parking, great rooms, great breakfast.
This time we paid a little extra for the upgrade to a Superior King and felt it was well worth it. Even though we're just two people, the extra room--and two separate seating areas--mattered a lot.

This is a great boutique hotel. It has character for sure. It’s in a great location. It was quiet and well kept. The breakfast in the morning was fantastic. The staff who set that up cared about presentation and variety.

Overall, it was a great stay. There were a few little things that kept this from being a 5/5. The room was mostly clean. But there was trash left behind from a previous visitor under the bureau (including a used bandaid). And though the water pressure was good, the temperature never got hot!

Avoid this place. The only thing going for this old and tired property is its location near downtown. We were “greeted” by indifferent, unhelpful staff. The decor is absolutely horrid —a mish-mash of relics from the past 50 years, corny wallpaper, carpeting that looks like it came from the remnant shop, and lousy beds. Weekday mornings include loud truck noise out back. I would never stay at this place again.

Beautiful, historic hotel in the heart of Portsmouth with the most wonderful staff! Our room was very well decorated, mattress was very comfortable and noise level low. We really enjoyed our stay. The room size worked great for a family of 4. We were able to walk to dinner each night. Breakfast was nice but not a large selection if you’re picky. I would only criticize the daily room service. Some days we got no service and some days one bed was made out of 3. It really didn’t bother us too much but it’s supposed to be included. Overall, the staff was very nice and accommodating if we needed anything. I would definitely stay again.

The hotel was amazing. Loved the original bldg. was left alone..so historical. Cozy well kept rooms. Walls a bit thin but wouldnt stop me from going back. The bar/pool room was a great added addition. Breakfast was also offered with bagels, toasts, fresh fruit cups, oatmeal/cereals,cured meats & cheeses, as well as oj and coffee. Great location..we walked everywhere! Always felt safe absolutely no issues at all

We had two major issues with our stay here. Our daughter is a junior at UNH, so we have stayed in multiple hotels in the area over the past few years while visiting her. We will never return to this property again.

The hotel did not properly plow their parking lot which significantly reduced the size of their lot, and we were asked to park on the street (metered parking) over night. Also, the hotel allows dogs, and we had a guest with a dog stay in the room above us that barked and ran around all night, which led to not much sleep our second night there. The property manager did credit us one of our two room nights to make up for the bad experience.

All in all, this property does not meet the level of quality both in property management, (only one person on property) nor in its amenities to meet the value of what they are charging for a room night. There are many other properties in the neighborhood with much better value in relation to the cost.

I’d shop around and only book here if room inventory is at a minimum in the area, understanding the high cost of a room night here does not match the low value you will receive in return.

The staff were wonderful but we were put in a room behind the front desk and it was incredibly loud both at night and in the morning. There was also a steady dripping noise (sounded like a plumbing issue) that kept us both awake most of night. There were very few people in the hotel and they didn't offer any amenities (waters, etc). We were super excited to stay here and pretty disappointed.

Absolute lunatics running around between 1 AM and 2 AM screaming in the halls and banging on doors because of some stupid legend about ghosts. Shower was clogged and would fill up with water while taking a shower make other plans for breakfast because what was offered was horrific old clear colored melon etc. stayed here previously and was absolutely wonderful. Not sure if it’s under new ownership or they just don’t care about people during the off-season. I could’ve overlooked the rude horrible guests. If the actual breakfast was decent and the room was cleaner. Staff’s response when I filled out their survey was “next time it will be better.” For the price they charge there are much nicer stays in Portsmouth.

We had a great experience at the Hotel Portsmouth. The decor is super funky and fun. The beds were very comfortable, and the included breakfast was nice. We also visited the very cool bar downstairs. The staff went above and beyond to make sure our stay was comfortable. I would highly recommend this hotel. Just a note that the front rooms look out onto the street, so if you are a light sleeper, you may want to request a room toward the back of the property.

Breakfast each morning was really enjoyable with many options for a light breakfast and fresh coffee.
Overall a very nice place to stay when in Portsmouth with cozy areas by the fireplace to relax after walking and shopping downtown.

The staff were very kind and attentive, but the 2 room suite we upgraded to was not very comfortable. The king size bed in the main room was old and had a dip in the center, luckily there was another bed which we moved to. Smaller but maybe a newer mattress. The shower needs some work, poor water pressure and there appeared to be water damage on the wall causing the paint and drywall to lift. Like I said the site staff seem to be very attentive, but I think the people who own lark need to invest in some upgrades and/or sell this place if the don’t plan on shelling out some money to maintain it.

We have had fantastic stays at other Lark properties and expected the Portsmouth to be on par, but what a disappointment. Our room (108) was worn and run down - in definite need of refresh. The carpet needed vacuuming. A pair of old dirty socks and a mass of dust bunnies were under the radiator and plainly visible. The room was dark and 2 lightbulbs needed replacing. The bed was an old broken down pillow top which swallowed you and offered zero support. The tiny bathroom was dirty. Baseboards were covered in filth and dust. The shower was moldy and leaked out the door onto the floor. The tv wouldn’t connect to the WIFI, rendering it useless. “Breakfast” was a sad little continental spread. The number of the shortcomings would be laughable if it wasn’t for the truth. Staff was pleasant, however, it’s obvious that not everyone is doing their job. Lark Corporate needs to wake up, take note, monitor management and attend to the poor conditions present at this facility.

We really wanted to love this place. It seemed so fun. When we arrived they said the front would be open but no one was at reception. There was another place to check in inside of a bar but it was packed and it took forever for us to check in.

Then once we got to the room, there was a plastic cup from whoever stayed there before, the lights were flickering on and off and there seemed to be dried bodily fluids left on the chair and some blankets inside that hadn’t been cleaned. It was gross.

Lastly in the morning despite us getting up early to eat, there wasn’t enough food for all the people that were eating there that morning. It was picked over by the time we got there.

The decor was a little wild. Not the same high end boutique feel it used to have. Almost a little tacky. Over the top.

We checked in at 4 and our room was not ready. Only needed to wait a few minutes for them to “finish up” but it seemed rushed, floors were damp, missing a drinking glass. Seemed thrown together and not finished.

Breakfast selection was still great, and having free parking downtown is a plus. Staff was friendly.

Front desk staff (name?) she was awesome! Loved the building and decor. This was the main reason I chose this spot since not a stuffy, boring hotel. The bedding was very comfortable and nice, and everything was very clean. Minor issues with our room #209. The bathroom sink is not properly mounted on the wall and anything that was placed on the edge rolled either into the sink or onto the floor and there is no vanity or counter to place items. There was also a large crack in the sink. The blackout roman shades were great and attractive, but the one near me did not meet the windowsill and light shone directly in right at eye level. Someone was playing loud piano music at 2am. There was also a dog barking outside of our door early in the morning. No food items on the pub menu were available, disappointing. The mixed drink was good and there is a better than expected wine list. I also expected a little more for the breakfast menu. Store bought cheese danish and bagels, yogurt, boiled eggs were also a little disappointing. The coffee was decent. Parking was easy, loved the location; we would definitely stay again if back in the area.

The location is great, but the rest of the experience was disappointing. Despite being renovated just 18 months ago, the hotel feels tired and unclean. Breakfast was very limited, and what was available was picked over and poorly maintained—plates were nowhere to be found. Common areas were left with dirty glassware throughout the day. When we returned to our room at 4:00 PM, it had not been serviced and we had to request housekeeping. This was especially surprising for a Lark property. I would not choose to stay here again.

The manager was rude and unfriendly. The accommodation was fair at best. The room did not smell good and the shower had mold. No luxury here so do not expect it. The breakfast was fair but not replenished. The bathroom vanity is so small and two people cannot stand next to each other. The bed was comfortable and the location good. We would not return to this hotel for any reason but the town is enchanting and we were so lucky to have a white Christmas.

I not only loved the location of this hotel but its boutique style environment. We were there just before Christmas and the lounges were decorated with Christmas decorations the fireplace going all day and night. The room was beautifully designed and quaint. Everything was extremely clean and well kept. I would definitely return to this hotel and highly recommended.

Overall, we were very happy with our stay here! The only thing I would say needs improvement was the sectional couch in the main fireplace room: it was VERY used, shall we say? While I appreciate the vibes it was giving, it simply was not comfortable because it is far too used and it was incredibly uncomfortable. While the staff were very friendly, it seemed under staffed: each evening the same person who was trying to run the main floor was also trying to man the downstairs parlor. Extra staff and someone constantly in the parlor was needed.

For the price, poor value. Impressive old interior woodwork but otherwise a bit tired. “Deluxe King” room hardly deluxe, massive (comfortable) bed alone could not make it anything special. Decor unbelievably dissonant! Breakfast lame for what is a decent food town. The could at least have fresh baked goods! Great location though, left car there and walked to restaurant, jazz club and in town.
