False Advertising, Bait-and-Switch, and Unresolved Refund — Do Not Book

I booked and paid for a Deluxe Suite (2 bedrooms) at Boutique Hotel Madison expecting two king beds, an outdoor balcony/patio, and an in-room washing machine as advertised. On arrival after an international flight my family was placed in a one‑bedroom suite that exactly matched the one‑bedroom listing photos and lacked every advertised amenity. The hotel initially offered drink vouchers, then claimed the reserved two‑bedroom was unavailable due to maintenance. I checked out the next morning (01 Oct 2025), and the manager refused to provide a folio or receipt documenting my checkout.

I rebooked at The Westin Zagreb for the remainder of my trip at my own expense. Expedia offered a 7‑day hotel voucher, then a travel credit; I declined both and requested a full refund for false advertising and misrepresentation. Expedia discouraged me from filing a fraud report and has not provided a satisfactory resolution.

This was a bait‑and‑switch, plain and simple. Photos and descriptions on the listing are misleading; management refused to make it right or document their own failure; Expedia’s proposed remedies were inadequate and the escalation process has failed to produce a refund. If you value accurate listings, honest service, and reliable customer support, avoid this property and be prepared to escalate aggressively with Expedia and your card issuer if you are misled.

Well we were only there for one night, and really only half a night. The staff was helpful, pleasant, and offered all the tips and tricks for our very short stay. The property was quiet and nice! We regretted not staying there for longer at the beginning of our trip. The suite we stayed in would have been perfect for a small family staying in Zagreb for several days. Didn’t get perfect 5 stars on condition only because I was so excited to see a bathtub, but the bathtub faucet didn’t work. Other than that perfect stay.

Nice staff!

The hotel staff are very communicative and helpful especially with securing parking. The hotel is located close to two hospitals so there can be traffic. I'd highly recommend getting parking if driving a car. The AC worked in all the rooms! The shower does need a more thorough cleaning. No real ventilation so it was moldy. Everything else was clean. The included breakfast was large and diverse. Overall a good experience!

1.Room Condition: The room I received was in poor condition. The bathroom was dirty, and overall hygiene standards were unacceptable.
2.Staff Behavior: The hotel staff was rude and unhelpful during my stay.
3.Reservation Discrepancy: I had initially booked a duplex room, but upon arrival, I was given a single room. Furthermore, the hotel staff informed me that my payment was non-refundable, which contradicted my booking terms.
Proposed Resolution: I kindly request a full refund for the following reasons:
1.The hotel did not meet basic cleanliness standards.
2.The staff’s behavior negatively impacted my experience.

We stayed in this quaint hotel for five nights and thoroughly enjoyed our stay. The staff was attentive and professional. The only major challenge is the fact that there is very limited parking close to the hotel. We found a parking lot .2 miles away that was inexpensive and an easy walk. Keep that in mind if you have a vehicle while staying at the hotel. Our room was very clean and the bed comfortable. The breakfast was varied and delicious. We would definitely stay here again given the opportunity…

Wonderful staff and breakfast and spacious apartment. The only problem was the reception closed at 11pm we had our air con on max to cool the apartment down but could not turn it off or change it. We were very cold at night and could not sleep much.

Our 2 night stay was satisfactory for our needs. We thought the hotel was closer to the City Centre, but it was actually a 30-minute walk. The hotel reception were very helpful in organising a taxi cab for us & in advising about where the various restaurants in the centre are located. The breakfast service needs a little better organisation but that could be easily rectified. All in all a good experience for us.

Very misleading description, no pool

Description and pictures are very misleading. There was no pool, rooftop terrace, or spa. These are things offered at their other property Madison Villas. Madison Apartments had nothing like this. They gave us a room that was 2 steps away (literally) from the reception desk. When we asked for an upgrade because we are Gold Members they showed us a few rooms we could upgrade to but wanted to charge us €100.

The staff was friendly and seemed to know nothing about their description being incorrect on this booking platform.

For the price I would most definitely stay at the Sheraton for the same price and they do have a pool and a better location. The walk into the square is very far! We had to take Uber.

My room door is one meter from the reception, I can hear everything in the reception and the dining room when I stay in the room. It's really noise. I stayed four nights and I was waken up by the bell rings at midnight at the first and fourth nights.

We stayed for the first night in the wellness suite which was beautiful which it should have been for the money spent, but then we moved to a standard room with kitchen in and washing machine, the washing machine leaked all over the floor when used, nowhere to hang our clothes that we had washed and then only one of the 2 hobs worked so made cooking an absolute nightmare! Probably wouldnt stay or reccomend here.

Beds are super comfortable. Rooms a lot smaller than they look on photos and whatever you do, don’t book the room with the balcony… one of the staff members live or stay there whilst working and are really noisy as they finish at 11pm and start work at 7am and are really noisy getting ready early hours in the morning and coming home at night after work! The noise lasts until early hours in the morning. They are not considerate when you confront them about it either. Also the staff at breakfast are very rude

My wife and stayed in the Exclusive Suite, 1 Bedroom, Sauna room. The room had more pros than cons. Overall, it was one of the best hotel room experiences we have had.
The room was converted from a day spa use to a hotel room. With that said the room was very romantic. Shower, dry sauna and hot tub in one room and the bed in another room. AWESOME!!
The hotel room itself needed more room for luggage, but because of the converted layout, there really is no room for luggage, so be prepared for that. They do have a couple of \"closets\" but not that works well for a weekend worths of clothes.
The room is downstairs next to the kitchen, so that was noisy in the morning, but you could tell, they were trying to be quiet for us. The next morning we shut the door to the bedroom and that took care of the noise.
The entire staff was so VERY, VERY nice and polite. What ever shortcomings that the room had the staff made up for it. Damir and Marina really was genuine, caring, helpful and friendly. Just top notch!! Overall, I would give it 4 out of 5 stars. Well worth it! The wife and I reconnected after being away from each other for 5 weeks. We will remember the room, the staff and the local restaurants as well.

This review is tricky. Positives were comfortable bed, reasonable sized room (though no where to put luggage), small walk to restaurants, good wifi and the young lady in reception was nice. Not so positive was poor air conditioning (room was very warm even with air con at lowest temperature), no lift so had to carry heavy suitcases up stairs and motel looks quite tired. In saying that it was a reasonable price for a one night stopover stay.

Our stay was very enjoyable. The room was clean and nicely decorated. We had a great balcony to enjoy the view. The ladies at the reception were very helpful and nice. The two downsides we found were the lack of elevator with no one to help bring up the luggages to the last floor and the light curtains that let all the sunshine in when we are trying to sleep. Adding an elevator may be difficult, but curtains that block sunlight are a must and were lacking.

There are 2 Superior rooms but both are advertised as having 30sqm and separate dining area. But ours does NOT have a separate dining area nor is it 30sq m. It is very small but we had to pay the Superior rate. There is no lift and the Superior rooms are on the 6th floor - almost 100 steps! And finally there are no smoke alarms nor fire escapes so the building is a potential death trap. WiFi is pathetic. Breakfast is in a dump of a cafe opposite. Parking is on street and you have to pay cash into a machine. Don’t go there.

Location is not hard to find, near tram station, 2 - 3 euro uber ride from the bus terminal (yes, using Uber in Zagreb is safe and cheap). Eva, the front desk officer was friendly and helpful. Room was spacious. Our only complaint is that we have to carry our heavy luggages up to the third floor as there was no elevator. But as per Eva, they are installing an elevator which will be operational by March 2019.

Excellent accommodation, clean with friendly staff. The only thing that I would change would be replace the dishwasher for a washing machine, other than that a very nice place. Recommend.
It’s about a 5 minute taxi ride into the main centre, we used Uber all the time and could get a taxi within 3 minutes and cost between 14 to 20kn.

Spacious apartment close to public transport. It was really lovely to stay here. The people on reception were so helpful and tried especially hard to get us checked in earlier knowing we’d travelked overnight by bus. The room was bright, modern and clean and it was great being able to make our own breakfast because of the kitchen facilities. The location was great with a tram stop nearby and a supermarket close. I would stay here again!

Very nice place!

The people at the front desk are so helpful and friendly! The location is a five minute or less walk from the tram that runs to the old part of town (and everywhere else).

The only down side to this property is that there is no elevator in the building. (Front desk help will help with carrying luggage up and down, of course, but keep this in mind if you have knee or foot issues.)

Very clean & modern apartments in a quiet location with a comfortable bed. Within a 25 minute walking distance to the main square. Would definitely stay there again! The only issue was carrying our luggage up the stairs but the staff helped us & mentioned they are getting a lift soon.

We were only here for a quick one night stay, but found the staff and the room to be just lovely. It worked out perfectly for us, even with a bar about two door down where we could grab a bite to eat late at night, upon our arrival. The parking we reserved was right in front of the apartment, which made it so easy, and they helped us get luggage up just the few stairs that were required for our place on the ground floor. We found it easier to take a very inexpensive trip to the Dolac Market, which we would recommend. I would stay here again for sure!

But over all else, I was most impressed with the customer service. Not only did the staff set us up with a transfer from the airport at last minute and then help us communicate with a taxi for our next part of the trip, but they also helped us out of a jam hours after we checked out! We had been booked on a bus to Buzet, which was cancelled without our knowledge. After waiting for the bus for an hour and discovering it was cancelled, we were given no help at the bus station or by the bus company. Because of our interactions with the great staff at Madison, we called back to see if they could assist us as we needed to find a way to get to Buzet that night. Even though we had checked out hours prior, the staff happily assisted us in securing a private transfer who picked us up immediately, driving 3 hours to get us to our next stop. The staff at Madison kept our amazing trip going and we are forever grateful for their assistance!

Close to trams and shops

Very good location- short walk to the tram stop to take you into city centre. Small supermarkets, bakeries and shops close by. Apartments are very modern with everything you need. Air conditioning not very effective but we were able to open windows to cool rooms down so not a major problem. No elavator but staff will assist getting bags up the stairs for you. Staff are very polite and helpful Would definitely recommend the apartments!
