The room was clean and spacious. Has an iron board but no iron, guess you can ask for. Lady on reception was very nice. Staff on restaurant and food are great with lovely view.

Internet sometimes goes a bit lower but did the job. Tv is good aircon good.

For the price point it is a great stay.

I had a lovely stay. Overlooked the Dolphin Discovery. The only let down is no options to buy light snacks with the supermarket 20 mins walk away. A little shop or vending machine with some biscuits, chocolate, crisps etc would be great to get Guests through to the morning.

There was a big roach on the counter top, the amenities were outdated, might as well sleep on the floor due to the hardness of the bed. The lobby smells like paint, sliding door cannot lock and also they rarely clean the rooms.. such a horrible experience.

There was nothing at all that i liked about the room. I did not get the room I booked/ the room that was advertised. The room was very old had a few roaches and the door was broken. Tried calling front desk around 3am which they said was 24/7 and no respond. As a travel agent i would never recommend this hotel to any of my clients

The property is pretty run down. there were some sort of animal or insect droppings in the bathroom on the counter. And at the end of the season, the restaurant was out of most menu items, including fruit. Mango trees all around and no fruit to be had. I paid $17 for scrambled eggs. Disappointing.

The location/view was great; ocean front and within walking distance (1.8 miles) to the cruise ship port/shopping/dining. Plenty of taxis if you don't want to walk. The property hasn't been maintained. Since COVID some amenities not available (beach access, beach restaurant & bar). The staff was SO nice and helpful. For the $$, it was perfect.

Upon arrive I had to wait an hour to check in . Checked into 601 once I was in my room my sheet were dirty towels were hard torn and bleached . The beds were hard as rocks so hard I couldn’t sleep on them. I only received sheets on my bed. Wi-Fi did not work . Everytime I went to purchase food the staff stated none was available. Tried to swim in the pool it was dirty every day filled with bugs. At night when I tried to sleep in the room it would fill with mosquitoes and I always woke up with bites. My patio has office furniture on it. And during the day the men repairing the building I was in were using drills loudly while I was trying to sleep. I need a refund . I would not ever recommend this place to anyone ! I need a refund

We booked to this hotel for an overnight stay. upon check in, the room is not ready yet, housekeeper is outside the room chatting with other employee while we were there waiting fir our room to be ready. when they finally told ua its ready, it turned out that its not the room i actailly booked. I booked a bigger room.but they gave me the standard room. so they asked us to wait again to be moved to our room. whje we finally got in to our room, it was not clean, the bed is messed up, the worst of all, bathroom is broken that my husband needs to use a trash bin to flush the toilet. wenwer very tireed the whole day and all.we wnatef to do is to take a shower and be comfortable in the hotel. i was so disappointed that i ended up cancelling our stay and move to a new hotel. the receptionist promised us that my payment will be refunded but until now i have not been refunded yet.

Nasty!!! The worst hotel experience ever! I made a last-minute booking this morning and checked in just after 11 am. I went to the on-site restaurant, and the hostess charged my card USD$1,400.00 instead of $14.00. We went to the front desk to rectify it, and they said that they would apply the charge to my room bill instead (crazy, right?).
It's a holiday weekend, and waiting 3-5 business days to have the refund processed is gravely inconvenient since I leave the country on Monday. Afterwards, I returned to the room, and in the drawers were animal droppings, hair, and lots and lots of mold on the pillows and other surfaces, including the bathroom, which was a scene from a movie. The room is extremely disgusting and clearly does not uphold any health and safety standards. Absolutely wouldn't recommend - STAY CLEAR!!!

The resort needed updating of all areas. For example. The pool was patched up with different tile, many tiles were still cracked. The pool needed to be cleaned more often. We skimmed the pool everyday ourselves and picked up bottle caps off the bottom of the pool. The rooms were old and needed either a deep clean or new tiling in bathroom. The room smelled of old cigarettes when we first got there as if it had once been a smoking room.
We were upgraded to a suite. The room had been extended out for the kitchen where the balcony has previously been. They left just enough room for two chairs on the side of the room for a balcony. It was disappointing not to have a balcony to sit out and enjoy the ocean view and sounds which is why I had booked there. The drainage hole that was from the area that was now the kitchen/previous balcony had bags stuffed in it.
There were a lot of stairs in the walkway from the entrance of the resort to the rooms and down to the restaurant that was very close.
Room service was every other day and you received one towel per person to last the 2 days! When we asked for more, we were told that they did not have extras but after being persistent, we did receive a few extras, which was helpful and we hoarded them. After the 2nd room service day, we received no towels and had to use those extras and some pool towels (also scarce) to shower. This was a huge sacrifice for our family who will take1-2 showers a day on vacation in a hot country.

I like the view and the dolphins. I dislike the lack of supplies such as a broom & dust pan, no paper towel , no hand soap, I had to beg for towels . The pillows on bed were horrible. There were an iron board but no iron had to ask for that . My list of dislike shouldn’t have been & these thing must be provided to your guests moving forward.

It wasn't busy. It had easy access to a restaurant, where you could get breakfast, lunch and dinner. The beach was also on the doorstep.

On arrival we were offered 2 rooms, one of which was in a very poor condition. It didn't look clean and the louvre windows couldn't close. We were immediately offered another room which was definitely in a better condition. The rooms did not have a fridge or a safe. We stayed for 7 nights and the rooms were only cleaned twice.
Both rooms had problems with the locks. We reported it on the very first day of our arrival and was told it would be sorted by the Monday. This wasn't done. We struggled every day with locking the rooms. This hotel has real potential if managed properly. Could of scored much higher.

The online pics looked acceptable. I didn’t expect a 5 star experience. I would be here 1 night before I moved to my resort for 7 days. I booked the room for one night at $106. The website said there were a few room avai. I reserved one immediately. I thought thats a good sign. It’s at the end of road & people are selling bbq chicken from their garage. The attendant was nice & took my luggage to my room. I gave him a very generous tip. The room was basic and I knew that when I booked it. The a/c works very well. The bed isn’t comfy, front door will not close completely & there is a makeshift lock that has been added. I carried a piece of luggage w all of my valuables to the beach. The internet is terrible. Im sitting on a bench by the office to get internet. Nowhere to get soft drinks or water and no markets near. I’m ready to get to my resort tomorrow. I was hoping to get a bit of local hospitality here. I’m disappointed and thirsty. Chickens are loose everywhere on the property.

Having booked a studio (room kitchenette), my wife and I stayed there 4 nights in January 2024. And we were indeed very pleased with the large space we got : apart from the bed and full bathroom w.bathtub, we enjoyed a nice living space (sofa, table w. 2-4 chairs), a ''computer counter'' and a large closet, plus a fairly large balcony looking at the Caribbean See, as well as access to the swimming pool. And it's very affordable !

Every time my wife and I had need for something (laundry, iron, kitchenware, etc.), the staff would find a solution. Being set just on a rocky waterfront, the Bird Rock Beach Hotel is perfect for snorkelling; and the staff would lend you the gear for free ! The complex also has a bar and small restaurant, and is about 2-3 km from downtown Basseterre, and off the main road. To avoid having to hire a taxi every time, you have to walk 20-30 minutes to reach public transportation (collective buses). But that also keeps the place free of traffic noise. For the price, it's definitely one of the best values in St-Kitts !

Beautiful beach-front property with the nice price. Dolphin discovery is in a walkable distance. Services of dining room and cleaning hotel room are good enough. Only thing we faced was that they did not refund the extra guest charges even after asking for the change from 3 guests to 2 guests in time.

The experience was so terrible and it's an embarrassment to mention.

My husband and I can to the hotel to book for our 1st Anniversary. Paid a decorated company to decorate and low and behold...all kind of problem. aC not working and the metal blades for the AC rusty!!...we were little cooking from our entry there, bathroom leaks when it rains, tv not operating, rusty utensils, in the room musky, dusty... The the nice receptionist tried her best to call the main maintenance guy to fix it and it's like they had to beg him to come...doesn't appear to come willing trying his best to make us comfortable..telling us relax. Who the hell he thinks he is! Who would settle for mediocre service. Long story short. We didn't even stay an hour...we told them we need our refund. We were told that we will get it back and up to now nothing...we booked from 28th-31th July.

We booked through Expedia..and up to now we haven't received our money. Bird Rock beach hotel tends to pull themselves out of alot of things because I am quite sure that their is much more they could do to ensure we are refunded. They told us there should be no doubt that we will be refunded and we still waiting!

I would never go back there nor recommend anyone to book and go there...nor if to show up there.

We had to book another hotel which is another set of expenses! What a way to start out my honeymoon weekend with my love! Disgraced!

This is such a lovely and quiet setting that it more than makes up for some of the upkeep needs of the place. It’s really rare to find an inn on such a beautiful stretch of gorgeous beach that isn’t dominated by loud music and party-goers. The spot is surpassingly lovely, and there are plenty of shade palms on the beach so you can spend hours reading and soaking up the beauty. Our room was very large and spanking clean, with a gorgeous sea view. The a/c couldn’t quite keep up on hot afternoons, but it really never go uncomfortably warm.

Overall the place could use some upgrades but it was an okay place to sleep at night.
Toilet didn't flush.
Bathroom fixtures were pretty old.
Electricity went twice with no backup generator apparently.
The views are pretty nice. The pool area is cute. Room was clean. The staff were really nice except for the lady at the front desk. I liked the location but you will mostly likely need a car to get around. Overall I would recommend it for a budget-friendly stay but just expect the bare minimum.

The photos on Expedia were really old and portray a Hotel at its best. However this hotel is far from its best. The whole site is generally run down and needs a massive cash injection to update the facilities .Not until we arrived did we discover the restaurant was closed due to refurb so only offering limited basic breakfast menu items at extortionate prices.There was no poolside bar either, think Expedia needs to varify details given about this hotel on their website, very misleading. The staff were very accommodating , really helpful and friendly. We made the most of our stay but really not a hotel I would recommend .

A fantastic value for the price. All rooms overlook the ocean, and most can even watch the nearby dolphins from your own balcony. Nice pool and access to small beach with great swimming (waves broken by a rock wall). The place only recently reopened so there are some facilities/rooms that aren't accessible. It's located in a quiet pleasant neighborhood where you can see plenty of birds and monkeys in early morning/evening strolls. The only real downside is it's not near any places to eat (nearest bakery is a 10 min walk), so better if you have a rented car (or do a groceries run before you show up). However, staff was willing to drop me off at various nearby places with a little notice. Note: The govt. authorization website incorrectly states that you have to stay at certain hotels (Bird Rock not included); just disregard this as you can now stay at any hotel, and I would definitely recommend Bird Rock!

The service at the front desk was helpful. I was able to check in early and they helped me with my bags. Keep in mind there are a lot of stairs and although once I got to the office they helped me with my bags it was a bit of a fight with two suitcases going down the stairs to the office. The restaurant was near the beach. Service was slow but the guy serving me was friendly. In the middle of the night my legs started itching and I woke up the next morning with a bunch of bites. I’m not sure what big me but it started to pus a couple days later and got infected. I’m not from the island so I’m not sure what kind of bug it was. I really hope it wasn’t bed bugs or anything serious.

Beautiful ocean view. Great location as it is close to town. The reception staff were very friendly and accommodating.

But..the restaurant staff were entirely disinterested. Restaurant menu was lacking greatly. Ate there once and not again. I definitely smelt urine in the grounds after it rained one day which makes sense as I saw a man (staff, manager, owner?) urinating very early one morning in the grass near the pool. Really? Also, there was workmen working on the hotel room below me one day which was very disruptive - it would have been nice to be told this beforehand as a courteous gesture at the very, very least. The fan in my room was not working - switch was removed off the wall. I do appreciate small-scale, low-key accommodations but not so much this one.

We checked in to Unit 102 and checked out of Bird Rock within 40 min after having the following issues:
Bugs in kitchen area, mold on bathroom ceiling, no hot water, insufficient electrical power to use a blow dryer, slow drain in shower, view of wall and material/supplies/pipes, open outlets showing rough wiring. I photographed the areas, requested a refund which they refused as this was prepaid through Travelocity, indicated their manager was not available on New Years Eve and then offered another room. We rejected the offered room and checked out.

My stay at this hotel was awesome. I love that is an older hotel with individual buildings and not a big lobby and elevators, It gave me that residential feel. A real home away from home.I love that I could stay in bed and watch the ships on the water. I had a basic room which was OK but looking forward to going back and upgrading my next room. The price was good and room service was excellent.They just need a small refrigerator in the basic room for cold drinks at least. The food at the restaurant was good and the prices were reasonable.

It would be a good place for a short vacations stay, like 3 days or a week. It’s a little to far from the stores and restaurants, there is one on site and the food was good. We stayed one night only to catch our cruise ship, we don’t have the time to enjoy the facilities and activities.

Very disappointed my second staty at Bird Rick Beach.
On Tuesday, my 2nd day, i was told they were out of towels and rags. Went to the service desk and was told the same thing. Cleaning lady gave me a rag and towel...realized they were dirty..brown in color.
Went to get my complimentary rum punch the 3rd day - guy pointed to a bottle on the floor and told me they were out of rum punch.
Water was running on sink when you turned the pipe on but they fixed it after i mentioned to the lady at service desk
My entire 4 days, i was Unable to sleep and was awake early mornings. Next door were couple spanish people in one room. Loud talking at nights and early mornings. Looks like they work on property.
Bath tub needs a good scrubbing ...has a dark circle
Pool had debris in it so couldn't use.

Sorry but this hotel is terrible

Even though the cost was reasonable, the quality of the room was dreadful and definitely not worth the money. The facilities in the room were of a hostel quality. If you have young children beware as some of the wiring may be dangerous. Really sorry to see this hotel in this state of disrepair. It was once fabulous but the lack of investment is clear to see. The location is very quiet. This review is only for the rooms were were in (just by the car park).

The property is in a good location. The grounds are well kept. However the room which is fairly large could use some upgrading.. The toilet had s leak water was always on the floor , the telephone did not work, some of the towels and wash cloths were VERY discolored; they need to be discarded as well as some of the bed linens that had holes in them.The glass door on one side could not be locked.
I suggest the TV be placed either on the wall or in a wall unit and to the center of both beds as apposed to being down in a far corner on a small table.

This is a wonderful place to stay. Kind of Bohemian but very pretty and clean. Very very friendly staff including”Crabby” an old sea captain that handles security there and is just a delight. I would definitely go back there any day. We loved it!

It was a nice stay and the staff was friendly. If I knew there was so much stairs, I would have ask for a ground floor room.

Great price for a clean room with a view of the ocean. They cleaned the room well everyday. The restaurant food was very good though pricey. Overall the place is older and not fancy but the price can’t be beat!

The property had a lovely beach front view (in certain rooms). The rooms were dated, but clean. Restaurant prices geared to US prices which was expensive. Have you fixed the air con in room 101 yet? As it was off the local transport route, it was either taxi ($10 into town) or family. Reception staff very accommodating, you only had to ask.

The property is old and very much in need of a remodel. The room had no coffee. The internet connection was sporadic but did work if you are patient. The food is expensive in the restaurant but good. The staff were very friendly. The beach 🏖 near the hotel is not worth going to.

You can tell that this property has been around for a long time. Based on the architectural structure and the flow. However, the place was very clean and all staff that I encountered was pleasant and friendly. If not having 5 star marble floors, hot tubs, and vaulted ceilings don't bother you, then Bird Tock Hotel is definitely a place to consider. I reallly enjoyed my stay

Stayed here for a night after my flight landed, before I headed over to Nevis for the week. Was a very conveniently located property. Not to far south out of town. Right on the water with a restaurant for breakfast. Very nice staff.

Vacation at Bird Rock Hotel

Clean place with room service daily. Breathtaking view from room 306. Close proximity to everything, we had a rental. Easy to locate. Need for ac vent to be cleaned more often and upgrade to sliding door to access baloney.

Great position but need a car

Hotel in beautiful position overlooking the sea. The restaurant has a limited menu. The pool was good but the pool bar was not open. No local amenities close at hand. A beach area is being created and should be open in the next few months. The Swim With Dolphins was attached to the hotel and we watched them being fed daily. Great fun. Scuba Diving on site with great dives. The rooms were a bit tired but perfectly adequate. Lovel balcony overlooking the sea and sunset. Staff very helpful and friendly. Would definitely go back.

The American breakfast wasn`t great. Quite expensive too. The room was large, but noisy neighbours were heard through the walls plain as day.
The room etc was well looked after and sheets/ towels changed often.
The staff were not interested in us throughout our stay. Wouldn`t get us cups for water in the reception, wouldn`t get a towel for the pool. Charged us twice for getting another coffee as the first was cold and was gone well before our breakfast turned up. Just didn`t really care.
A shame really as this was our second visit and I was expecting a little more care.
The pool is ok when you can get in. Scuba diver training.
Mind you altogether this is good value for money and I didn`t have to have breakfast so often.

I wouldn't stay there again.

Upon entering my room it immediately smelled like moth balls. The room was terribly outdated. The bathroom tiles were old and dirty and the top of the tub was too. The only two things good about the room were that the air conditioner was quiet and the ocean view was nice. Forget about wifi in the room. It worked for a few minutes then would disconnect. After awhile I couldn't get it at all. I called the front desk and they advised me to go to the restaurant for better reception. There is no bar at the hotel. If you eat at the restaurant you can order beer. The pool is set up for a swim up bar but it is closed. There is no place to buy water except for the restaurant. The hotel complex has a dive operation as well as a Swim with the Dolphins area where cruise ship tourist come for their shore excursion. It seems the hotel is an after thought and more emphasis is put on the latter two activities. I felt uncomfortable there and was glad I only had to stay there one night while waiting to catch my flight the next day . I was happy to leave there.

Hotel was way below standard. There was no one there when I went to check in, the door was locked. Thankfully the taxi driver stayed with me for safety reasons. Someone showed up 10 minutes later. The room was NOT what the document indicated. It was way in the back and everything was very old and broken.

I enjoyed my stay at the bird rock beach hotel . The room was very clean very tidy fresh . The service i received was highly commendable . I stayed at bird rock hotel once before n i saw the property needed some upgrades however during my stay on this occassion i saw many upgrades done to the property . I can name a list of improvements however i ll just say i experienced home away from home . Two thumbs up bird rock beach hotel .
