Perfect villa

This place is amazing.. the staff their from reception to the kitchen staff and the clearners/maintenance staff are great every morning every single one would say good morning and make sure to make conversatiins where possible. These villas are exactly what you need after a long day out do activities to just come back and chill in your own villa. Also to the amazing ladys at the jas spa 100% would recommend going to them. I would definitely stay here again.

The propertly was lovely, we are pretty laid back though. The rooms are not exactly spotless but if you've been to Bali before you kind of know the standard is a bit low. Our kitchen and bathroom looks nice but everything is 1 use from falling apart. Lots of things were broken in our room however we loved the space and the pool. We would return but i think theres some nicer places for the same price. Also its very hard to communicate with the staff, so you need to be very patient and confirm everything over and over. Location isn't really walkable to anything you'll always need a bike or car. The restaurants food is below average so unless getting a beverage i wouldn't rely on eating here. I would return but i hope they really fix some things up.

Not what you think you’re paying for.

The property is very shabby. It looked like there had been no basic maintenance and upkeep in a decade. The phots online are not reflective of the true condition of the property. We booked for 6 nights but only stayed 1 and then relocated.

The Jas Villas is clean, Pool is fantastic, waterfall by the pool adds
a nice ambiance although we did get them to turn it off as it was a little
the water falling was a little noisy for us. Wonderful staff that will
go the extra mile nothing is too much trouble.
We spent 10 days at the Jas Villas would definitely go back.

The room and pool was a fantastic size, bigger then it looks on the web page, location is great, very private.
Our room did leak after an all night down pour in a few places but we were leaving the next morning so it didn't affect us.
Breakfast and room service food was of an average standard. Over all we loved it, I will stay here again.

Staff were lovely at Jas. Rooms were ok at best. Aircon was struggling, tv didn’t work. Needs a bit of work. Pool was really good, though close to the rooms, so was a bit of a concern for young kids initially. Jas was close to restaurants and taxis.

The Villas are nice, the breakfast is not the best even if its included. They need to get a better menu and breakfast varieties and give more food.
I would stay again. But not eat there, the other amenities are good, they have a manual for tours and renting scooters , which is great to have everything at one place, or one source. But overall, the Villas and my stay was great.

The villa was just OK (honestly i should not expect too much, it should be considered fine for the local standard? I am not sure)...

the floor is dusty.

aircond was not working properly and it was fully booked and not able to change another room.
i ended waking up at 4am soaked in sweat. Called the reception and was told maintenance will only arrive after 7am. Had requested for a stand fan the next morning.

one of the day, no water supply to the shower & toilet.

i booked a villa mainly to use the private pool. but sadly the water was not that clean, we only used once out of our 4d3n stay. there were particles in the water, i am not sure whats that.. looking like black dust or mold and some white paint? the water was clear though, probably should invest in better water filter.

the wooden floor at the pool side popped up. maybe should look into the maintenance of the properties.

breakfast was not bad.

very friendly staffs.

we didnt know how to use the gas cylinder for cooking, it is better to help your guests to plug in when check into the room. (we uses induction cooker or gas line here)

i got fever one of the day, the 7elevan was approx 500m walking distance away.

we did not have any problem ordering food via GoJek. that's awesome.

The staff were great, the breakfast was also very good you can get lunch and dinner at the hotel at a cheaper price than in the restaurants.We did have the misfortune to be beside a couple of ozzie bogans that came home at 3am and started to scream, shout and break the door but luckily the left early.
Overall it wasn't that bad and we did use the private pool daily.

Good value for the money

The location of the property is perfect. It is 5 minutes walk from the Seminyak town centre. This means that it is convenient to get to the town centre and yet free from the noise from the bars and vehicles when you want to get a good sleep at night.
We stayed in a 80 square meter villa with an indoor pool. A room rate of US$77 per night inclusive of American breakfast for two persons is absolutely a bargain!

On the down side, the indoor pool is only large enough for kids. It is too small for adults. We did not use it at all. Besides, there is no air-conditioning in the sitting/dining and kitchenette section. The heat is unbearable to us so we did not use this section at all. As a result, the net usable area to us is only about 40 square meter.

The price for the villa is affordable but they messed up my booking and unfortunately I’ve to move to another villa. Instead of jas villa I was transfered to Jas Boutique Villas. I was upset because of the location. I book the villa initial was because of the location of the near by cafes.

Close to Seminyak Square... needs some tlc.

We chose these villas as they were located close to the Main Street in Seminyak but far enough to be away from the hustle and bustle of it all.
The villa was a little tired and disappointing all in all. The air con in the second room leaked water, probably from condensation. This proved to be a dangerous exercise as I slipped and fell in the middle of the night. I reported this to management who attempt d to fix it straight away, but the air con kept leaving for the next 4 nights. I told management again but they insisted it was fixed. As we visited during the Wet season, Bali experienced some heavy rainfall, which leaked into both bathrooms, leaving the rooms smelling old and musty. I also reported this to management, which they said they would fix. But continued to leak every night.
The wifi signal is poor not sure if this is something all of Bali experiences. The hot water worked sparingly also. The rooms are a bit tired, dirty curtains, stuck wardrobe doors and drawers. The staff were a little lacking in customer service. There are so many villas in Seminyak and I think this place needs to up its game if it wants to continue to be competitive amongst tourists.
Would I stay here again ? Probably not.

Great location, very good aircon and nice staff. If being picky, Jas Villas are in good condition but perhaps a bit poor quality building. 'Wifi in your room' was not true - with the concrete walls it never really reached our room, and was very slow when we got on. Worth staying at absolutely, just not incredible.

Budget villa, near EAT street.

Rooms to bedrooms had sliding doors, which were shaking and making much noise throughout the night due to strong winds. Pool was not cleaned daily, and there were leaves, and flies around the water. Living room was not air-conditioned, and there was not enough sitting area to hang out. Most of the time, we retreated into the bedrooms. Location was not bad, close enough to the EAT street as well as the beach in the vicinity. However, the narrow stretch of road leading to EAT street (unavoidable) was scary and very dark at night, definitely not too safe for ladies walking alone or in pairs. In general, a pleasant stay, but it could be better. Also, many taxi drivers are not sure of the location of the hotel.

Serene/tranquil suitable for couples and friends

Pros: Check in was smooth and hotel staff is very friendly. Location is just 3-5 minutes walk out to Seminyak main area with lots of food choices, shopping, money exchange and spa/massages. We had a 2 bedroom with attached bathroom in our private villa with pool which is great for 3-4 pax. Both rooms have great aircond. Villa has free wifi with good speed. Full sized fridge and microwave are provided. Hotel food is good with affordable prices. Breakfast choice (not buffet) has ample selection and sufficient. Cleanliness is good and they change your linens/towels and refill bottled water daily. This villa provides free shuttle to area around seminyak (drop off only).

Cons: We stayed in villa 5 and the ceiling fan in the kitchen was not functioning well (too slow). Water pressure of bath is low but bearable. Hairdryer blows but not hot enough to dry our hair. Plenty of mosquitoes but it's expected due to villa style and they do provide mosquito coil and spray (with fragrance). Furniture are slightly worn out but usable. In-phone was not working so hotel staff had to knock on our doors to remind us of check out time. Due to narrow path out to main street, most of the tour/taxi drivers refuse to drive into villa. We had them stop outside at Ize Hotel Seminyak and walk in ourselves which we have no complain.

Overall it's a great villa so stay with friends or for couples if you prefer somewhere quiet and close to main street and with affordable prices.

Villa was 500 meters away from the main road thru an alley so have to bring a light. Hotel food was pretty bad for the price but there is plenty of resturants on the main road.
Condition of the villa (a17) can do with some TLC as pain is peeling and there are missing chuncks in the brick work. Stuff was mostly friendly

Pros:
Affordable and value for money.
Villa provided various service like spa massage, bike rental, room service for food which is really convenient.
Located near a busy/lively street which is walkable, thus you can by foot most of the time for meals or even bars to drink.
Pretty cool to have a pool to dip in and sunbathing chair of your own.
The bathroom which I like the most, makes you feel you're close to the nature (able to see the moon and sun as the roof is made of glass, and part of it is exposed to open)

Cons:
The mosquitoes was kinda annoying, but the villa provided mosquito incense which I thought was really thoughtful. However, there's lizard in one of the room and even pooped onto the blanket.
(But I guess this is what you should expect if you stay in villas)
Villa is located at the end of an alley, which you have to walk about 5-10min straight from the main the road. (But I think most villa located along the street is the same)
Bedsheets feels kinda sticky (maybe for our room only).
Breakfast provided daily has really limited choices which has less than 10 items and limited to 1 set per guests. (Doesn't really matter if you intend to eat out in the morning)

We had a good time at the hotel, the staff were friendly and helpful and even suprised my friend with a birthday cake! They even let us shower and provided towels after we had checked out for hours but before our flight. They really went above and beyond! The facilities were well maintained and clean. The only thing would be the amount of mosquitoes (common prob everywhere in Bali I'm sure) and the lack of Internet in one of our rooms and even in the second room it became patchy. each room is provided with in sense burners to help with the mossie issue.

My husband and I stayed in a double room with pool, the room was very nice but the TV was in the bed room so we had to watch TV in bed not in the lounge room where the sofa is. The pool area only had 1 lounger to share. No other sitting.
The villas are down a very narrow lane way and Taxis will not take you to the reception so it is quite a walk especially with bags.
The staff are very friendly and helpful.

We realise this was not a five star hotel but a few thing could have been better. It was clean when we got there but they didn't seem to clean very well after arrival. Didn't replace things ie soap etc. the sheets were grey and stained as were the towels. Kitchen supplies were not up to much. The knife for cutting wouldn't cut butter and only two wine glasses to drink from. The pool was nearly always in shade and a very small area with only one chair.

This is my 14th time to Bali
Pictures on websites do not accurately reflect the villas. Pool is much smaller than shown in pictures also.
Choice for breakfast was extensive however, the quality was inconsistent and poor at times.
Only one coffee cup in room and no more were available upon request (ended up using a glass)
Whenever from was cleaned, cutlery and plates were removed and not replaced until there was nothing left.
Waterfall and pool light did not work.
On settling bill at checkout, realised I had been charged 650.000RP for a cocktail rather than 65.000.
Staff very pleasant and helpful - cleanliness could be improved.

The place does not provide hand towels, face washer, or bathroom glasses. The sitting room has no air conditioning or windows, with the door close its dark and hot. The safe is not bolted to the floor or shelf, therefore we did not use this as we did not feel it was safe to leave our passports in there, if someone broke in they could simply walk off with the safe.

The one bedroom villas aren't good.

We were 5 people and 2 villas. The one bedroom villas were not very nice, just a concrete box with a pool and a bedroom attached. The 'sitting area' was pointless as it was dark, hot and uninviting. If we were just a couple staying in the one bedroom villa I would've been very disappointed - there was only one place to sit by the pool so as a couple you'd have to fight over the sun lounge! The first 2 bedroom villa I was shown only had poolside seating for 2 people even though four would've been staying there. Fortunately the staff were accomodating in allowing me to move rooms so that we instead got the two bedroom villa with a covered gazebo and places where we could hang our hammocks. This was a fabulous villa and we spent the day hanging out and swimming here. I went back to my one bedroom villa just to sleep or for a skinny dip.

Great two bedroom Vila was perfect for the family.

Jas Villas is a great place to stay if you want to hide away with your family. We hardly had to leave the room which was good in one way as the incredibly narrow access to the main street was a nightmare on foot or in a taxi.
Food at Jas is ok, nothing special but again, it was at our door within minutes and nothing to complain about.
Pleasant and helpful staff made the trip a breeze.

Great rooms, quiet area yet close to everything!

This place is absolutely fantastic! The villas are huge and look amazing.

Staff are always helpful and the small things that we needed fixed were fixed immediately!

The location is a short 5 min walk to the beach and a great beach club (KuDeTa). A massive road for restaurants and shopping is literally a 2 minute walk along a straight road. Many other popular places are either a short walk or a few dollars in a cab or scooter.

Even though it is close to all these popular places it is nestled away on a quite street and is very peaceful at night.

I can't tell you exactly how perfect this place is for anyone staying in Bali for any reason!

staff and service was friendly and competent, though some things like the pool needed to be cleaned,
but after requesting pool to be cleaned and a few minor details like towels , these minor problems were corrected quickly!!! The ventalation in kitchen and bathroom was lacking and the aircond struggled to cool more than the bedroom . ( \"first world problems i know !') transport from the courtesy van was convenient transport to local restuarants , location was excellent , far enough away from main street to be quiet , yet close enough to walk to shopping and local restaurants. We enjoyed our stay at jas villas

Not what you think its going to be

There are two types of villages, Jas Villas and Jas Green Villas - one alot nicer that the other.
The one bedroom villa at Jas Green Villas was totally disappointing. It did have an outdoor pool, but it was old and tired (walls needed painting, deck was tiny and needed attention. the 2 plants were dead). The lounge /dining area as you wallk in was large and is a waste of space, all enclosed and very hot and dark so did not use this at all. The only decent part was the bedroom, as it was airconditioned but linen was a little stained. Whilst the bathroom was OK, it was too big (waste of space) and too hot.
The only access to the pool was via the bedroom. Basicall the whole villa needs tob e redisgned to make any sense.
The road in is also very narrow and not many taxis will come there. You need to have a torch at night to see where you are going as it s a long walk to the main road.
I would not saty there again.

We walked into a stinking hot villa with air con in one room. The bed was rock hard and creaked. The outside was a ripped pleather lounge in the sun. The shower was so filthy we showered in thongs. The bath had brown water stains. The toilet leaked. They forgot towels. We had to advise them 3 times of our transfer. Steer clear. Just run don't walk.

We stayed for 1 week in a 1 bedroom villa, apon arrival to our room we were very impressed, before arriving i was concerned that there may not be much sun out by the pool as it was boxed in by high walls but infact it was great & i was able to enjoy the sunshine on the deck.

Breakfast was not very impressive i was expecting a buffet, instead you were able to choose from a set menu of approx 5 international cousines: american, traditional indonsian, asian noodles, club sandwhich and pastries. A few of the mornings we ate elsewhere.

To walk up to the main street it was approx 5-8min walk and the walkway isnt yet concreted so be carful at night, also a few times there were stray dogs in the walk way (we were told they have rabies).

The walkway was recently divided by a concrete wall so it is very tight for cars and taxis to drop you off, so they like to drop you off at the top and get you to walk down (quite inconvienient if you have alot of shopping or young kids)

Staff were very friendly :) i would reccomend the villa but i would hire scooters so your not constantly walking up and down that instable & dark walkway.

the bed was lumpy, very uncomfortable and a big dip in the middle. the pool pump was too close to the bedroom and we requested it be turned off as it was too noisy to sleep. Breakfast was terrible, not worth getting up for. the breakfast area is located at the front of the hotel where vehicles reverse all the time, it was not nice smelling petrol fumes whilst eating. The reception floor was cleaned every morning they seemed to use kerosene and water, it absolutely stank. Not nice 1st thing in the morning.

Slight let down

So for a couple wanting to relax by the pool and have a few drinks the last 3days of our holiday, it didn't really happen as there was no sun outside by the pool after 9.30 am so unless we laid in the shade all day not great. Although the pool and water feature is beautiful!
The bathroom looks like it's half outdoor but it's enclosed With many sky lights again beautiful not practical as it was like a sauna too hot to stand and brush my teeth in as air con didn't get in there at all. Also to get to nearest street is 10 minute walk up dirt road which taxi will not come down one tried and scraped His car. Lastly breakfast was basic and average for a 'luxury villa' bit of a let down

Lovely apot. Set back off the main road which made it very quiet at any time of the day. Staff are fantastic and very helpful. Rooms and amenities are very nice and rhe pool was perfect for the kids. The only setback for me was the breakfasts. Not much of a choice for kids but was still tasty.

Very nice little villa . The pool was a little chilly from lack of sunlight maybe. but very comfortable bed . Only problem was the location . Was a little tucked away and taxi drivers had a hard time finding it but I kept the address on me after the first night of trying to get back ... All in all it was a very comfortable stay

Great position in the heart of Seminyak

This villa is great is in a fantastic location with shops, restaurants, bars and cafes only a 5 minute walk away . The breakfast provided is average but every other aspect was excellent.

Room smelt of rotten eggs, worked out it was the water/bathroom, although they came and fixed it, we still considered moving hotels. There was no air flow what so ever in the bathroom either, so was like a sauna all the time... the staff were really nice though and they gave you a mobile to use, which was an added bonus.

Nice villas close to seminyak main road.

Had a wonderful stay. The villas were nice and big, there were some little gestures the rooms was missing. staff was good but the only frustrating thing is when we ask for clean towels they were never available they always said they were still at the laundry. Couldn't get late check out not even a minute, they were knocking on the door right at 12 to take luggage and also they were cleaning the rooms while we were still in there . Overall I recommend the hotel, it was nice and relaxing especially having your own pool.

Disappointing staff and hotel, close to main strip

My Partner and I were really looking forward to staying at the Jas Villas in Semiyak unfortunately we were quite disappointed with our overall stay. The photos advertised did not match our expectation the pool was so small and the decking around it was tiny they only provided us with one sun bed when there were two people staying and when i asked for another one the reply was \"no sorry we are booked out\" which is ridiculous! The staff were lazy and unwilling to help it seems most things were a bother to them, I noticed someone put out dishes from room service and 15 hours later the dishes were still sitting there full of bugs. Our room was full of misquotes. It seems staff can also conveniently forget to speak English when it suits them. The over all place is ok but needs a upgrade the food menu is terrible and tired. Also is is located down a lane way so I wouldn't advise women to be walking down there alone at night, a good idea is a torch! I wouldn't go back to Jas Villas as I believe there are many more beautiful places to stay. As we were checking us they try to bribe people by saying if you give them a 5 star rating on trip advisor they will give you a free night stay, FALSE ADVERTISING!!!

I checked into Jas Villas after checking out of another villa early. The previous villa was a nightmare, and I was skeptical when checking into another one. I am glad that I chose Jas Villas. The staff was wonderful, and helpful. The villa was clean, and spacious. The kitchenette was clean, and had the items needed to make a small dish at home. The breakfast included was tasty, and they had a lot of options to choose from on the menu. I recall reading about complaints about the walls around the private pool - its a PRIVATE pool, the walls are there so that you have your space away from other guests. I didn't mind the walls at all, and I felt that the outdoor space was clean and well decorated. Having a private pool was fantastic, and luxurious. I had villa A-18, and the sun remained over it for almost the entire day which made private sunbathing perfect. My only complaints are that the Wifi didn't work all the way to our villa, and that the mattress needs to be changed (it was a little lumpy). I truly enjoyed my staff with Jas Villas, and I would stay there again if I ever return to Seminyak. They truly were able to turn my horrible nightmare into a relaxing holiday.

Room was fantastic with a private pool. Very clean and cosy. Very friendly staff. Decent breakfast menu. Sufficient to get you started for the day. Room service was quick. Didn't need to wait longer than 20mins for the food. Walking distance to shopping areas and the beach. Quiet and nice atmosphere.

excellent holiday experience

We recently stayed at Jas Villas Seminyak. This was our first trip to Bali.We found our accommodation to be very pleasing, loved the private plunge pool and the awesome bathroom with clear views of the pool. The staff were so very helpful and happy. The spa was visited four times during our ten day stay with nothing but wonderful experiences. We are already planning to return next year. Anything that we requested was promptly attended to, the water feature wasnt working and when we asked about how to turn it on they sent maintenance who fixed it for us and we then enjoyed the lovely sound of water falling into the pool.

Comfortable Villa in good location

My daughter and I recently stayed at the Jas Villas and found them to be comfortable & clean. Not the newest of villas but location is good and the area is very quiet. We travelled off Bali for a couple of days and the staff stored our luggage for us during our absence. Staff were very helpful and friendly.
Good consistent WiFi too if travelling for work.

Great villa. Great location in Seminyak. Friendly staff around the villa. Good price too! They provide you with a mobile to call them when you are out to have someone pick you up. Free driver offered around Seminyak.
Rooms were awesome! Bathroom had a outdoor feel to it. Pool was nice too, wasn't heated though. WIFI was okay. Didn't get the best reception in our room but good enough.
Hint: Try magic fingers massage, around 10 Min walk past Seminyak square. Great massage place and very professional.

This our third day in bali . we booked but was surprise by their management that is fully book. transfer us to another hotel of their own management. We have no choice . So we when to JAS boutique villa . Sound the same but I think there a different in price when we had booked . So my friend is very angry . Angry also no use. We went staff at least know we from there they do some amendment and entitlement to us. To me is ok. We are very disappointed to the private pool. at least the height is 1.8m . We Asian are not so tall , especially girl. only reaching the first pool first stair already reach the mouth . How to enjoy...So the private pools only left for foots wash :( .Breakfast was order the night before. Foods ok coffee or teas no sugar provide . even when doing the room service they also miss out that. So we left will bitter kopi and tea. Just beware if you booking JAS Villa or JAS Green VIlla..

Very disappointing. Wish we stayed else where :(

8 day we stayed there and not once did we have clean towels after they took used ones, half of the things on the menu were unavailable and we were significantly over charged for transport.
The pool and fountain did not work and we asked 3 days in a row to have someone look at it.
Also there was no point in locking our doors as they were sliding doors that continued to slide past closed off the rails so you could walk right in.
The stove cooker only worked 2 days of our stay also.

Relaxing stay!

Was a bit nervous at first after reading some negative reviews shortly before we arrived but I'm happy we took the chance. Check in was friendly and quick, at 2am as we landed in Bali just after midnight, and the room was nice and clean! We were happy with how the room was serviced everyday.
Breakfast was ok, basic, and we ate in the restaurant every morning which had friendly efficient staff.
Location was awesome, close to many great restaurants, spas and good shopping. Easy walking distance to beach.
Overall a great stay.

I have noticed that the pantry cupboards,when we open the drawer there is very dirty. Look like no one to clean it and the cutleries not clean as well .

Room aircorn not cold Enough for guess room.

Another need to complain that while my girl friend shower half way in the morning . She saw two hand on top of ceiling . Can you please take note if you need to do repairs work during our stay. Can you also let people know when you arrange repairs work which day and what time ? Then we will know to avoid that time to go shower or others .

We did not know much about the Jas Villas prior to booking out stay and it turned out to be pleasant experience.
The villas are compact (separate bedroom - kitchen sitting room - private pool) One bed.
We did upgrade (small charge) to a double room for the last few nights which provided a better layout where by you don't pass through the bedroom to get to the pool and provided a bit of a garden atmosphere.
It is little bit of a walk to the main drag - approx. 300 mtrs - hey your on holiday and the walk is good for you apparently !

Great rates, fantastic rooms, friendly staff and an extremely generous breakfast! All has villas are situated in great areas too! Walking distance to a variety of shopping and restaurants and not too far to the beach, but really who needs the beach?
