My wife and I visited these wonderful villas and we can't speak highly enough of them!
Location: Don't be put off that it's not directly in Oai--read the reviews and you'll find many people complain about the loud noise from the busyness and congestion of people. Kokkinos Villas is very quiet. You can catch the pubic bus for just over 2 Euro, a short trip; the island is no that big (compared to Australia!) The bus station is directly opposite the Villas and a mini-market and luxury restaurant (Edge) less than 100m walking distance. It is literally located at Caldera beach.
Amenities: Rooms are modern and spacious. We chose the cheaper ones without the private pool on our balcony and opted for the larger hotel pool. The air conditionig is really good! The large bed is placed facing the balcony and when you open the window shutters built into the door, you get a stunning view of the Mediterranean with the smaller islands to make the scenery breathtaking. Every day is incrediible here!
Service: Rooms are serviced daily and you even get a large bottle of water daiily--handy! Staff are very friendly and bend over backwards to help you.
Breakfast: You get to choose your breakfast everyday (e.g. eggs can be omelette, scrambled, fried orr boiled) and there's a very large choice. Drink as many cappuchinos as you want. We have to leave super early tomorrow morning and the staff have offered to pack us a breakfast to take with us tomorrow to eat at the airport....amazing.

We had a lovely stay at Kokkinos villas, the views were breathtaking, the hotel room was amazing, breakfast had many options and was plentiful. They had the most accommodating staff as well, we were a bit early but they were able to help us check in a little earlier and call our rental company where we booked our ATV’s so we can explore Akrotiri while we waited. We had a wonderful stay and recommend this spot for couples, honeymooners or if you want a peaceful stay in Santorini 💕

The room was spacious and new, the bathroom is clean and huge. The view of the caldera is spectacular. So nice to wake up watching the sunrise. The staffs are so great. Very friendly. Aris, from the front desk was great. He recommended the boat tour and it was good. We are glad with his recommendations. Breakfast is how you like it. I will definitely stayed again.

Kokkinos Villas is the perfect spot if you’re looking for a spacious, peaceful stay with a stunning walk-out pool and breathtaking views! I booked this hotel for the incredible scenery and suite, and it truly exceeded my expectations. Absolutely gorgeous.

The location is ideal, just a short distance from Red Beach, White Beach, and Black Beach. You can easily hop on the local bus to Red Beach and then take a water taxi to explore all three. Getting to Fira is a reasonable drive, but Oia is a bit farther, so it’s best to plan your outings in advance.

Breakfast was a highlight, fresh, delicious, and made to order. You simply fill out your breakfast sheet at reception in the morning, and they bring your drinks, pastries, hot dishes, fruit, cereal, etc, right to your table.

From my experience, the hotel tends to attract an older, quieter crowd who appreciate a calm atmosphere without loud music.

Relaxing place on the busy island

First of all great thank you to the whole team! Most of reviews mention the view as the best feature of the place. I would like to say that without all the people taking care of guests, being always very kind, communicative and doing best to make your stay as comfortable as possible, the view would not count. Our early arrival was served very kindly and well, additional requests were satisfied at good price and with excellent support. With all of that indeed the view is spectacular, place is quiet, within walking distance to mini market, a local cafe, restaurants of Akrotiri. The bus stop is right next to the hotel. We enjoyed being there.

Being further away from Oia made the stay so much quieter and relaxing. Town is a short 10 mim walk away for dining options.
Recommend renting a car to explore fira and oia.

Good hotel with a great view

Good hotel with a great view, rooms are comfortable but could do with a bit of attention in places (curtain missing a few hooks, bathroom tiles a tiny bit mouldy). Breakfast was good, you fill in a form of what you want rather than a buffet and hand this in before you eat. Works well and imagine cuts down on a lot of waste compared to a buffet. Pool is nice if a bit small, but the view is amazing.

We had a wonderful stay. Everything was perfect and the arrangement of our transfers to/from the ferry and airport were appreciated. We also enjoyed the daily breakfast. It was our first time to Santorini and we were very pleased to learn that we picked the best area of the island to stay. Quiet and peaceful, yet conveniently located to everything and an amazing view.

Friendly staff, good breakfast. Convenient to Acrotiri old town. Room very spacious but sparsely furnished; very little storage. Small sink and fridge but no cooking facility and very few implements. North facing so little sun on room balconies but good balance sun and shade around pool. Limited menu at pool bar. Exposed to wind but glass screens around pool and restaurant. Very steep gradients and steps with no prior warning. Limited parking adjacent to site but very steep and narrow access. On road to Caldera beach (10 minute steep walk) with ok beach bar and dive school but no other facilities. Views fantastic from all rooms.

The best! A gem in the cliffs.

It was our first time in Greece and we were treated like good friends here. Beautiful, clean, with an incredible view of the sea. This will always be our go to when returning to Santorini. If you want some quiet, beauty, and to be visited by some wonderful cats, this is your spot. Easy walking distance to great food and ATV/motorbike rentals, too. Our private balcony overlooking the sea was a huge bonus. We have been traveling to beautiful places since we left but nothing has compared to the Kokkinos.

Great stay if you want to avoid crowds

The room was big for my wife and I. We had a small kitchen and had a beautiful balcony. My mother in law and her friend stayed in the other room which was very spacious. We did have to share a bathroom, but we are respectful to each others space so we hardly felt that. I do see some concern of bathroom space for families of 4 sharing a bathroom. The hotel was friendly and brought us our luggage to the room and gave us information on buses that we could take. The bus stop is right next to the hotel. The town is very small but very close to the black, red beaches and near the archeological site. My mother in law loved their breakfast while I slept in with the door open to our beautiful view. We all loved the stay ! It was very clam and peaceful in the area. Not many tourist. But I do advice visiting Oia and Fira because they have beautiful places to see but are also way more expensive and way too many tourists.

Absolutely gorgeous views from the room. We spent hours on the deck just looking out over the water. Great restaurants 5 minute walk away, ATV rental place very close, and a very nice breakfast over looking the water each morning made this place the best spot for our vacation. The bus stop is meters away from the end of the driveway if you are looking to head into town, and for €2 it is perfect so you don’t have to look for parking.

If you are looking to stay out of the city, this is the spot to be!

The place is wonderful. The location is about 40 mins from the iconic Oia in Santorini, but it all depends upon what you want to do while on the island. We have spent a day in Oia, and it was enough for us. This place gives you an amazing view of Caldera and tranquility. Very quite and beautiful. The owner is a very attentive, helpful and honest man. This place is close to different beaches. It is about 20 mins from Thira(Fira). It is not a fancy place, but rather relaxing and comfortable with a very good WIFI.

Beautiful views

Though it's a bit harder to access relative to staying at a hotel in Fira, the location of Kokkinos Villas in Akrotiri is perfect. Akrotiri is much less busier and crowded, and though it is pretty isolated, there were still enough restaurants and bars around to keep the hotel from feeling too remote. Breakfast in the hotel was good, with priceless views of the sea right from your table. The rooms were cozy and comfortable–very clean, with air conditioning in the rooms if you'd prefer to keep your doors closed.

Gorgeous views and great hotel overall!

Kokkinos Villas are a beautiful property to stay at. Great people and service, gorgeous views, and very good (free) breakfast. The Wifi is free and pretty good compared to many places in Greece.
I would highly recommend this hotel accept in cases of mobility issues you may have. There are many stairs to climb each day, as is common for anything good in Santorini, and those with difficulty climbing stairs would find this hotel very difficult to navigate. That being said, Santorini would be a tough place to enjoy for anyone with mobility issues.
Kokinnos is close to a bus line that is fairly convenient and they will arrange for a rental car or quad motorcycle (great fun and easy to drive). There are 4-5 good restaurants within a 10 minute walk.
My suggestions for improvement would be to offer a well-functioning computer and printer for guests to use, and to consider fabric softener for towels if possible with water/sewer system on Santorini. Thanks for a great stay. I hope we can come again some time!
