Very warm and kind staff. Located near by one of the busiest road yet the hotel remains like a little oasis preserved from all the noise.
The hotel and room are clean and spacious enough for a short stay.
Unfortunately (and I guess it's bad luck), we had a neighbour that was extremely noisy and as the wall a quiet thin (in the Thai style house) we could eat everything( conversation, music, door banging very loud at 2/3am..) we couldn't sleep much during two days.

The area nearby is chock full of dining and convenience stores and is very lively. 100m down the road at this place is dead quiet save for the bird or occasional motorcycle. Very affordable. Free breakfast that's not like a buffet of little sausages and boiled eggs, but rather a made to order plate that changes daily. Great coffee from higher end espresso machine. Fairly walkable (by Bangkok standards) to Khao San road and the MRT is also a ten minute walk. You can probably be at the airport in probably 45-60 minutes from walking out the door if you hustle. Could easily be 200 baht more a night and still be a great deal.

Cute and welcoming. Delicious breakfast.

We wanted to experience a more authentic stay in Bangkok then a shiny modern standardised hotel, and that is exactly what we got. Our taxi has trouble reaching the property using the address, but we then typed in the name of the hotel to Google Maps and walked there. It is a beautiful house and they have done a wonderful job turning it into a hotel for guests. We felt welcome. The breakfast was excellent. Like pad kaprow but with whole pieces of chicken rather than minced meat. It was hot when we arrived in our room but the air conditioning dealt with that. The location is excellent for walking or grabbing a tuktuk to nearby sites for tourists. We would absolutely stay again.

The staff were lovely. My partner and I enjoyed the beautiful covered outdoor space. It is located on a very quiet alleyway in a convenient part of town. The rooms were clean, and the shared bathroom was large enough that we never had to wait for anything. The A/C worked great. The included breakfasts were delicious! The walls are very thin so we were able to hear everything going on in the room beside us. Overall, we would stay again and recommend for up to a week.

A calm respite steps away from the craziness

What a beautiful respite tucked away from the craziness of Bangkok, but close to all the sites.
The staff and owner are lovely and very helpful.
Nice breakfasts served each day usually consisted of a different Thai curry, rice and some fruit. In the four days we were there, the food was different each time. Of course coffee and tea.

We stayed in the Three Sisters room and it suited us very well. The beds are v firm but surprisingly comfortable. The bathroom was clean and tidy and the AC worked well.
Although we had an ensuite room, when my partner was in the shower, I did use the showers that are for those without ensuites. I can report that they are nice and clean w good water pressure. Each shower stall and toilet has its own floor to ceiling wooden doors so it's totally private.
The property is down a small Lane off the main street. It's about a 90 second walk from the main street down the lane to the accommodation. The lane is well lit and we never felt unsafe in it at all. I say it's a lane but vehicles do fit down it. At the top of the lane there's also a couple of good restaurants, *the smaller one is the better one with better service!* as well as a 7-11.

The distance to the palace and Khaosan Road is walkable for the active and a short tuk tuk ride for those who just want it a bit easier, or for heading back after walking all day. We're a couple in our 40s and like to walk, so found that most of the tourist points were all walkable.
Loved the hotel!!

This place is lovely.
About a 5min walk to the Democracy monument and a 90sec minute walk out to the main road where there are restaurants, 7-11, and tuktuks. You pretty much need to walk from the road down the lane to get to the place as the lane is not really wide enough for a taxi.

The lanes are well lit and we never ever felt they were unsafe. It's got a lovely patio upstairs and on the ground floor. The breakfast changed each day and were lovely Thai curries with fruit, coffee and tea.
The staff and owner are so lovely and accommodating.

We stayed in the Three Sisters room and found it roomy enough for us. When one of us was using the ensuite, the other used the common showers. They are clean and you have your own shower stall with wooden doors so totally private.
Highly recommend!

This property is tucked away from the madness of Bangkok. It feels like another world within that world. I Loved the location because I was able to walk to so many temples and interesting things to see. Great food was also very close by. The staff was so sweet and so helpful. I’m not big on Bangkok, but the people here and this place made me feel at home and safe. When I come back, I’ll be sure to stay here again! Thank you so much❤️

We arrived at 7:30, place was completely dark and shut down. Down a scary narrow lane with stray cats and dogs, dirty crammed shops.

Steps were glistening (not for those with mobility issues), walls paper thin, the staff who checked us in couldn't understand \"water bottle,\" stray cats were howling out the window, and the bathroom smelled of sweat.

We braved the slippery steps and patio in the rain and left to another hotel in spite of taking a complete loss on our 5 day rental.

Only appropriate for young backpackers or the intrepid. Owner was nice.

I only stayed here one night as I had to leave back to the US the next day, but I would have gladly stayed here longer! Baan Kachitpan is a wonderful location on a quiet side street. The rooms are beautiful, the patio upstairs is lovely and the breakfast is simple and delicious! The location is amazing, walking distance to many tourist attractions and restaurants.

Jam made sure everyone was well taken care of and she was there to answer all the questions I needed in regards to booking a last-minute flight home. I wish I could have stayed here longer and I will definitely stay here again next time I go to Bangkok!

They wasn’t expecting us at checking in but was sorted once spoke to the owner . Place is in a lovely area tucked aware from the hustle and bustle and very quirky . Property is a wooden building so of a night time when your trying to sleep you can hear everyone else coming and going through the night and banging and crashing of their doors . The bed in the superior room ( 102 ) is probably the hardest mattress I’ve ever slept on - probably would of been more flex on the timber floor. Cable channels advertised on Tv but should state no English speaking channels what so ever . Not the most ideal place to stay if you want a decent nights sleep .

They even helped organize a motorbike to the bus station for me (I’m sure they could get a taxi or tuk tuk if that’s more you’re speed). The house was beautiful and very well kept. Pleasant stay in a convenient location

The Thai breakfast was good and the dishes changed every day. The room was clean and comfortable. I didn't book for private bathroom and had to share bathroom with other travellers. But the bathroom was free whenever I needed it, there was no need to queue at all. I was happy to meet with Jam, who took care of Baan Kachitpan. She was a most friendly lady to chat with. The place is conveniently located at the centre of the old city, just 15-20 minutes walk to the Grand Palace, and it has over 80 years of history. It's quite a unique experience to stay here. But be prepared the walls and floors are rather not soundproof. I was staying on the first floor and heard steps and conversations mumbling through the ceiling. I slept well nonetheless. Also there were not enough hooks in the bathroom (I found only two small hooks). It would be very useful if there could be more.

The house is charming & beautiful, and the location near Old City (approx 15 minute walk) is perfect. The Giant Swing is a good reference point to give to taxi driver's - the hotel is only a few minutes walk from it. Jam and the rest for the staff are so friendly and inviting, and were helpful with offering suggestions for locations to visit in the city. Breakfast each morning was delicious and consisted of a traditional Thai dish. Be sure to have some of the lemongrass tea!

The bed is hard. However, after a full day of exploring the city, I still had a very good night's sleep, and it should not stop you for staying here.

SO close to all the attractions/temples, 7/11 and there is an air-conditioned restaurant nearby also. You need to pay with cash though. So if need to use credit card then do so online. Also the bus is a short walk away. The two sisters who run it are very nice and helpful :)

A welcome oasis...

After journeying from Bangkok airport on a bus and then catching a taxi that took me slightly closer to where I needed to be, I found myself on a busy street with the taxi driver pointing down an alleyway.
The alleyway was enchanchting. There was foliage and small shrines and people going about their business. Then I saw the sign. I couldn’t have been happier. Ban Kachitpan was a serene oasis with a busy world right on its doorstep. Jam, the daughter of the owner greeted me like an old friend and straight say I knew I was going to love this place. The house is old (around 78yrs) and colonial in style and has been beautifully cared for. The traveller wants for nothing. Jam and her team have thoughtfully provided all a traveller would need.
The Guesthouse is conveniently located for exploring places on foot on inexpensive tuk-tuks. Jam will happily help and advise and will also give you a map.
The breakfast was a delight (typically Thai), not something I would have normally chosen from a menu but I’m so glad I tried it.
The hospitality you are given here leaves you wishing you could stay for so much longer.

I love this hotel, very good location, beautiful room and they took very good care of me because I checked in sick. They gave me medicines, kept me hydrated and offered to take me to the doctor. I feel at home and like if I have known them for years. I really recommend it. They upgraded my room at no charge to make my stay more comfortable. It makes a big difference when you are in a foreign country alone and sick. Very caring

Quaint hidden gem

This is a lovely little hidden gem, hidden amongst a little residential area. It's perfectly balanced between close to attractions but not busy and noisy. It's a very quaint little place, great to chill out at the end of the day. The staff are all very attentive and super friendly. Breakfast was different every day and delicious. Air conditioning works a treat in the cosy rooms. Wash facilities are shared but this isn't a problem, the limited hotel occupancy means I always got in a shower or toilet without any wait at all. The only minor issue was the mattress was very firm, perhaps not to everyones preference. This is not somewhere to go for a party but it's a lovely place to stay in the bustle of Bangkok

It's a cozy clean house located close to the Giant Swing and the Grand Palace. The owner is super helpful with all your requests. We so enjoyed our stay at Baan Kachitpan! Jam is clearly passionate about providing a wonderful experience and it shows... the rooms are gorgeous, clean and comfortable. The breakfasts are AMAZING! Location was perfect for us. She even plays perfect music around the house...we loved everything about the house and our stay....A beautiful Thai experience... We had a great time staying three nights here. The room was nicely furnished. The breakfast was different every morning and all was delicious. Our hostess was around every morning to chat and she made some useful suggestions about where to go in Bangkok. Only negative about this place is that the area is not served by the city subway system. We took the bus most of the time and that's not as easy as the subway.

We really enjoyed our stay here! Jam, the owner was friendly and helpful. Our room was clean and had AC, which is a must in the Thai humidity!

The breakfast was amazing and we enjoyed eating and having coffee on the outdoor patio area in the morning.

You share a bathroom with other guests, but there were two private toilets and two showers, and a separate vanity area so it was not an inconvenience at all.

The only downsize was the location- you have to take alleys to get to the hotel that are unmarked and very dark at night and gps doesn't pick it up.

Overall, it was a great place to stay. More of a bed and breakfast than a hotel, and very charming!

My sister and I really enjoyed our stay at Baan Kachitpan. The hostel is centrally located in Bangkok and is within walking distance of many restaurants, monuments, and wats to visit. Our room was quiet and very clean as was the shared bathroom. Breakfast was delicious. The staff was friendly and very helpful in arranging airport transportation for an early morning flight. We arrived and were made to feel so welcome by all the staff. The history of this building was taught to us by the original owners daughter. These types of old buildings are special to any community and Jam had every right to be proud of her family and the business she's established.
It happened to be my birthday when we were there and Jam(the owner) and her staff were kind enough to sing Happy Birthday to me which made me feel quite special. She even went as far as leaving a small gift and card for me in my room. Her presence on the property and helpful demeanour were refreshing and made our stay much more enjoyable. We would stay here again if we were back in this city.

La chambre et les parties communes sont impeccables, le lit est très grand et plutôt confortable! Le personnel est vraiment très gentil et arrangeant. Le petit déjeuner est également très bon et varié chaque jour !
La guest house est joliment décorée et il y règne une agréable ambiance, elle est située dans une rue calme à l’écart de la grande rue. Nous avons trouvé que c’était idéalement situé pour faire plusieurs quartiers à pied et lieu à voir

The premise is located in the very local area, and you can enjoy good atmosphere. There are many local restaurants around.
Some staff members don’t speak English, but all are really nice and kind.
You are advised to take off your shoes in the hotel. The room is clean and the shower is good, but the drain was slow.
I like this hotel and recommend it to everyone.

Supercute wooden house with impeccable cleanliness in a quiet neighborhood. Small terrace for breakfast, good coffee n a nice small breakfast served with a smile.
As it is a wooden house, you do hear your room neighbors from the side n above.
Still loved it for my first days in Bkk, good start to begin to explore. Would prefer it any time to the busy commercial aereas, although there is no metro n few buses...but beautiful temples around n a little bit less traffic.

Ich war sehr zufrieden mit meinem Aufenthalt in diesem Hotel. Das Hotel lag ein wenig abseits in einer ruhigen Seitenstraße, aber das war für mich kein Problem. Die Leute, die ich auf dem Weg traf, waren sehr nett und freundlich und hilfsbereit. Sie haben mir den Weg gezeigt, bei Ankunft würde ich sehr herzlich im Hotel empfangen und es wurde sofort immer vieles möglich gemacht. Das Personal sprach super Englisch und gab mir gute Reise Tipps für die Umgebung. Das Zimmer war sauber und gemütlich, das Bett war bequem. Das Frühstück war lecker und wurde an meine Unverträglichkeiten angepasst, es gab frisches Obst, Brot, Eier, Kaffee und Tee. Ich habe mich sehr wohl gefühlt in diesem Hotel und kann es nur weiterempfehlen. Es war ein tolles Erlebnis!

喜歡它有家的感覺，民宿主人Jam很友善會訴説房子的故事令人深刻印象，服務很好早餐每天都有變化，我們5人住兩個房間4個晚上，蠻開心的～
唯一不方便是在巷子裏，走路約3～4分鐘，附近有商店吃東西方便

Die Unterkunft hat für unsere Ausflüge perfekt gelegen. Der Königspalast, die Khaosan Road und vieles mehr waren fußläufig zu erreichen. Auch China Town und der Bahnhof waren nicht weit. Wir wurden äußerst freundlich empfangen. Die Zimmer sind schön hell eingerichtet. Wasserflaschen auf dem Zimmer wurden jeden Tag aufgefüllt. Das Frühstück war für uns ein Highlight, denn es gab traditionell thailändisches Essen und es hat unglaublich lecker geschmeckt! So haben wir auch noch mal ganz andere Sachen als auf dem Food Market bekommen. Dazu gab es immer etwas frisches Obst, das fantastisch schmeckte. Die ganze Familie war äußerst freundlich und hilfsbereit. Wir würden sofort wiederkommen! Einziger kleiner Manko: für den deutschen Geschmack sind die Betten wohl etwas zu hart und das Haus sehr hellhörig.

Sehr entgegenkommend mit Organisation Fahrservice und früherem Frühstück am Abreisetag. Haus ansprechend.
Mit Fahrrad - kostenlos vom Haus, wenn auch etwas abenteuerlich- gut erreichbar die zentralen Sehenswürdigkeiten, Innenstadt und in der Nähe schmackhaftes Essen zu günstigen Preisen. Für alle, die es ruhig haben wollen.
