The Hotel Villa Kinzica was established over sixty years ago in an imposing mid-18th-century villa. Situated a literal stone's throw away from the famous leaning tower of Pisa, the 3 stars hotel Villa Kinzica is the perfect choice from which to discover the city.
Thanks to its fabulous location, the hotel is very well-served by transport links, making it exceptionally easy to reach. Pisa Airport is but a 10-minute taxi ride away, while the north and south motorway exits for the city are just 2 and 3 kilometres away respectively.

Hotel and staff great. Not a great view from our room a buliders yard and a bit of lake Iseo? Secure underground parking but was charged extra for it? Does have a free car park but we wanted motorcycle to be secure for piece of mind. Hotel restaurant food was way overpriced for what you get and quite bland to taste! Plus there was no rush to get it to you! Breakfast however is one of the best selection/quality I have had in a hotel lovely!!!!

We had stayed a this hotel previously ( 5 years ago) and enjoyed the area and the hotel so much that we vowed that we would return. Our follow up visit did not disappoint. The hotel setting is quite special - the restaurant and outdoor lounge is set amid an olive grove and the view is of the lake. Though the road that fronts the hotel is quite busy, we did not find it to be too noisy. The breakfast buffet offered each morning is elaborate and tasty. The entire staff is helpful and friendly and goes out of their way to ensure that guests enjoy their stay. There is a lovely pool at the rear of the hotel, and bicycles are available for guests to enjoy at no charge. There is great hiking of various difficulty levels close by. All in all, a lovely vacation resort in a very beautiful area.

I was there to see the floatin piers and at this time seemingly - i checked at tourist info office - all hotels price were x 4. When I booked I was expecting an amazing room as charged € 380 but instead a dark room with a rather horrible shower room. But for € 100 would have been acceptable. As often in Italy the public areas of the hotel were much nicer than the rooms - lovely garden and pool area and delicious breakfast. Also had lunch which was really nice and very good value. So a nice place in a beautiful area but not when everything times 4.

The hotel was a little tricky to find as google maps was off on the location by 1 Km, but once there I enjoyed my stay immensely. It is in a quiet location with a wonderful view of the lake and the hotel staff were very friendly and accommodating.

Hotel a little old fashioned but comfortable. Rooms clean although always seemed to have an unpleasant \"smell\"! Onsite restaurant very good. Not much in the town. Great to have use of free bikes.

Gepflegtes Hotel in schöner, wenngleich auch nicht ganz ruhiger, Lage. Das Hotel liegt zwischen zwei Straßen, eine davon viel befahren, und oberhalb des Hauses verläuft die Bahnlinie. - Das Zimmer war geschmackvoll eingerichtet, aber für zwei Personen relativ klein.

Die Villa Kinzica müsste eigentlich Villa Antiqua heißen, denn Einrichtung des Hotels und der Zimmer sind von dazumal. Das wäre ja nicht schlimm, wenn es wenigstens sauber wäre und das Hotel nicht mit 4* bewertet wäre. Im Bad mit bereits sehr abgegriffenen Sanitäreinrichtungsgegenständen fanden sich noch Haare und Restbestände von vorherigen Gästen. Das Wasser in der Dusche floss nicht ab - warum kann man sich selbst erklären. Dass ein Zug in unmittelbarer Nähe vorbei fährt, war auf keiner Beschreibung zu finden und das WLAN stammt noch aus der Zeit, in der es 56K Verbindungen gab.
Der Herr am Empfang hatte sein eigenes Tempo und Priorität - wir gehörten auf jeden Fall nicht dazu. Die jungen Frauen des Hauses haben dies aber wieder ausgeglichen: Freundlich, ruhig und auf die Arbeit und den Gast konzentriert. Das Frühstück war wirklich gut und für Italien überdurchschnittlich, sei es mit dem frischen Saft, den man sich pressen konnte, der sehr großen Auswahl an süßen Köstlichkeiten, frischem Ei, einem Sandwichtoaster etc.
Unser Tipp an das Hotel: Bitte Anspruch und Wirklichkeit prüfen und dringend etwas bei den grundsätzlichen Bedürfnissen im Sanitärbereich tun! Und bitte auch den Herrn an der Rezeption aus seiner Tiefschlafphase wecken.

Det var søde ansatte. Altid smilende, hårdt arbejdende og hjælpsomme. Slidt hotel og særligt deres aircondition var elendig. Vi havde en del problemer med det på vores værelse. Den var meget utæt, dryppende vand og mindre sø på gulvet, og havde på vores fem dage mange til at kigge på det, uden det helt lykkes at ordne. God men Dyr restaurant. Tænker covid har haft sine konsekvenser. Mener ikke det lever op til standard på fire stjerner.

Good but could improve with some details
Everything was nice, the room, the personell and the environment and the hotel is very much worth its price. However the food, this time dinner, could be improved a little and especially when we asked for a take away breakfast which was really bad from what we have had in other similar hotels. Here they have too improve a lot and also at breakfast they have to improve regrading the assortment of bread and to fill up when something is ended.

Vi är mycket nöjda med vår vistelse och hotellets läge, service och restaurang. Enda negativa är deras strand som upplevdes obekväm med gammal brygga, slitna solstolar och svårt att ta sig i o bada. Behöver helt klart en uppgradering. Hit återvänder vi gärna.

Iseo søen er det smukkeste sted.
Søen Iseo er fuldstændig fantastisk, Hotellet ligger rigtig fint med udsigt over søen. Der er en vej imellem, men den kan man ikke se, da den smukke have skærmer for vejen, så det kun er søen man ser.
Vi fik et dejligt værelse med udsigt til bjergsiden, der desværre lå lige ud til en kompressor, der larmede en del, men når vi lukkede døren, hørte vi den ikke rigtigt. Men udsigten var helt fantastisk, så det var lidt ærgerligt.
På stedet var også et hyggeligt hjørne med swimmingpool.
Restauranten var lidt dyr, men helt fantastisk mad, og man får jo hvad man betaler for:)

Schmucke Villa mit fantastischem Essen
Das Hotel liegt direkt am See, nur die wenig befahrene Hauptstrasse trennt es vom Ufer. Die Parkanlage lädt zum verweilen ein und ist liebevoll mit Lounges, Hängematten und Liegestühlen eingerichtet. Darüber hinaus hat es einen tollen Pool. Die Empfehlung ist, unbedingt im Hotel zu Dinnieren, das Essen ist von hervorragender Qualität, nicht gerade günstig, aber es lohnt sich allemal. Auch das Frühstücksbuffet ist umwerfend, mit eigenem Frischbrot und einer grossen Auswahl qualitativ hochwertiger Produkte. Und die Zimmer? Naja, hier dürfte der Eigentümer ein bisschen investieren, es wirkt ein bisschen altmodisch. Die Räume sind aber in sauberem und gepflegtem Zustand. Alles in allem auf jeden Fall einen Besuch wert!

Ein wirklich schönes echt italienisches Kleines Hotel, einfach zum Wohlfühlen . Die gesamte Gartenanlage mit Loungemöbeln auf gepflegtem Rasen, die kleine aber feine Poolanlage und das perfekte nette Personal, auch das gute Essen vom Frühstücksbüffet Mittagessen mit Gemüse und Salatbuffet bis zum Abendessen, alles großartig!Einzig derPrivatstrand uber die Straße ist eher spärlich eingerichtet und nichtgepflegt und die Duschkabine im Zimmer ist alt aus weißem Plastik und gehört mal modernisiert, dass ist aber nur zu erwähnen , weil sonst alles perfekt gepflegt ist. Wir kommen sicher bald wieder!

Lovely family hotel with pool and private beach
The hotel is between a busy main road and railway. Cheaper rooms are to backside (no trains between 23 and 5 at night).
Breakfast is excellent with lots of fresh stuff and coffee like in a Italian bar and views to lake! Lunch menu available 10€ (\"pranzo\")
In summer pool and private beach/pier to lake.
Even the frequent trains could disturbe some guest (e.g. at pool) I recommend this place due to the full service commitment and friendlyness of the staff.

Super hyggeligt og skønt hotel med en udsøgt god restaurant. Vi var der i 4 dage og spise der hver aften pga. den lækre mad af høj kvalitet og til en god pris.
Var meget glad for poolen savnede en nyere badebro så det ville være mere aktraktiv at tage en dukkert i søen.

Dejligt hotel men desværre meget trafiklarm
Hotellet har smuk udsigt - over søen . Mulighed for at sætte sig i haven på terrassen eller ved poolen er fine. Men desværre er der meget trafikstøj fra vejen der går mellem hotellet og søen, og den bagvedliggende jernbane . Køkkenet er godt men dyrt.

Medelmåttigt hotell som lovar stort, men inte riktigt lyckas nå upp till förväntningarna. Receptionspersonalen var bra samt en av servitriserna vid frukosten, men resten lämnade en del att önska.
Vi åt snacks lunch ute på terassen vid några tillfällen, men det tog väldigt lång tid att få beställa och maten var inte speciellt bra.
Middagarna var inte särskilt bra, igen lovade stort, levererade lite, och serverades av ointresserad servispersonal.
