I found cockroach in the property and AC is totally useless. These are very old ACs and not enough to cool the room. I was forced to use Fans and couldn't sleep full 3 nights and management is not very co-operative. When I complained about AC they told it will be like that only and everything looks ok. I asked him to vistit the next door McDonald and see how AC works. He refused to give the Fan and I need to report to expedia then I got a fan. My money is totally wasted. Since I couldn't cancel the hotel I was forced to stay there.

A couple of things about the hotel it mentioned that it has breakfast that he had a bar of which none of those two was true it might have been a long time ago but not anymore.
The rooms are badly maintained and housekeeping does a poor job of keeping them clean.
The terraza s in bad shape and not maintained at all.
The only thing going for this place is How close it is to the sights in Pisa.

We just came back from our stay and were unfortunately very disappointed in both the standard/cleanliness of the rooms and the service. We weren't expecting luxury, but the photos are not representative of what the actual rooms look like or the bathrooms. We had two superior rooms - in one the air conditioning did not work, in both the bathrooms were in bad condition and smelled, and the bedlinen and quality of the beds was very poor. The terrace looked nothing like the photos and no breakfast/service to be seen. Location is amazing, but there has been no investment in this hotel in a long time.

This reservation was created by mistake (defaulted to a day of booking vs desired day of sta), and attempted to cancel within 1min! While Expedia service support and I directly tryied to change to a proper day (not even cancelling) and offering to pay some premium, hotel management didnt budge. This is not just a lack of customer service, but rather lack of desire to mantain customer's business.

It would have been a 4* as the receptionists were very helpful and gave good advice on how to get to places. Unfortunately last night having gone to bed early as I had a plane to catch in the morning a drilling and banging kept starting and stopping it was about 10.30 -11.00. When I went to reception to complain and ask them to stop it was found out the noise was coming from MacDonalds next door. The only solution was for me to change rooms. I agreed to sleep in the other room but would leave my belongings in the first room I needed to pack in the morning. I would stay there again but would ask for a room away from MacDonalds as they showed no respect for their neighbour.

It’s clearly an older property. No lift but we know that going in. The headboard of the bed was actually shredded 😳 weird! Apart from that, for a convenient location, great water pressure in the hot shower and a safe night’s sleep, it’ll do just fine. Wasn’t meant to be a 4 star hotel.

The gentleman at the front desk did ask if I needed help lugging my suitcase up the flights of stairs 👍 The housekeeping gals were friendly and helpful 😁

The hotel was awful, the room was filthy and covered in hair and bugs, there was no hot water in the shower and there was a disgusting smell coming from the drains in the bathroom. The only window in the room was a sky light which was covered up and could not be opened. Both me and my partner woke up covered in bug bites. The room felt unsafe as there was no way to lock it from the inside. We spent one night out of the three we had booked for and had to book a different hotel as we could not stay there any longer and were not given any sort of refund from the hotel. Yes this may be cheap but please if you are travelling to Pisa book somewhere else as this hotel is not just poor but needs to be demolished and finding a replacement hotel will cost you more overall.

For tourism purposes location was great, right beside the Duomo complex but nothing much in the area staying open for food and drink. Had a ‚superior‘ room so heaven knows what standard offered - aircon didn‘t work, TV didn’t work, decor old and shabby; breakfast room and terrace but no breakfast (supposedly included) though little bakery next door was good. The rooms themselves were really clean and the housekeeping staff were friendly and cheery. Not cheap for a run-down place with no facilities and better value to be had elsewhere in Pisa.

The hotel is in need of renovation. The location is superb for the Tower but much more could be made of the roof terrace. The rooms are dated, no air con so very warm, lots of mosquitos which isn't the hotels fault but air con would help. The rooms are clean but really need new furniture. The terrace was open, but no facilities for a drink, seems the breakfast area isn't in use. Overall, it did us for 1 night but I wouldn't stay again unless there is a major refurb.

Location is good, right by the Tower. Hotel is a dump- in ‚superior‘ room neither aircon nor TV worked. No breakfast or bar facilities but good bakery next door, unfortunately closing early evening. Lovely, friendly cleaning staff who left the rooms spotlessly clean. It was just a base so hotel only for sleeping but could have had better value elsewhere.

This place was horrible. Do not stay here. I booked before reading the reviews, which I normally don’t do. When I arrived I encountered an extremely unpleasant and rude front desk clerk. The hotel was shabby and dirty; in a sketchy part of town. Although my reservation was non-refundable, I chose not to stay. I would have rather slept in the car. Chalk it up as a loss. Oh well.

A perfect location in Pisa, a few steps from the Piazza dei Miracoli with il Duomo, il Battistero and of course la famosa Torre Pendente! Also steps from the bus stop for the 1+ autobus for the city centre and La Stazione Centrale.

This is a no frills hotel but it represents great value for money. My single room on the second floor (no lift) was fine, with a comfortable bed, good aircon, fridge, wardrobe and en-suite bathroom with shower. Fresh towels were provided daily.

Nice terrace to relax away from the crowds outside, with a view towards the Mura di Pisa and the dome of il Battistero di San Giovanni. Perfetto!

Shower didnt work properly i had to fox the pipe! Plug socket on the wall had fallen off with bare wires exposed someone could have had an injury, bedding needed washing and barely any staff to raise ant issues.
Only good point prime location if it wasnt for a one night stay and this i wpuld be asking for money back

Worst property I have been to in a long time. Air conditioning doesn’t work in any of the rooms as it barely blows any cool air. The sheets had holes in them and the furniture is from the 80s. The location is great but that is the only good thing about this hotel. Definitely not a three star hotel and definitely do not stay here in the summer.

Nothing against the staff they are working with what they have. First the pictures on the site are nothing like what it actually looks like. We booked a full bed sized room. The bed was fine. But there was no space at all in the room we had 2 backpacks and 1 luggage and that was difficult to walk around next the bathroom is tiny. There was no space in there either. And lastly there was no AC. It was a midsized unit that turned on but just could not blow out cold air it just kept blowing out the air at room temperature. When asked if we could change rooms the front desk said they were all sold out. Husband and I woke up many times through out the night we just couldn’t get a comfortable sleep because we woke up many times covered in sweat.

We stayed for 3 nights,the best part is it’s just few steps away from the Leaning Tower.Lots of food dining choices around the area and bus stops are also very close.If you want a fancy hotel this is not the place for you.Our room was just above the front entrance of the hotel and the cigarette smell gets into our room from below that has all the souvenir shops were and outdoor dining is and a lot of people smokes.During early morning smell from the toilet/sewage is all over our room.Fridge and AC was not working too.They have to check the rooms before they have somebody stay in there.Overall it was just ok if you have a lot of patience with all this issues.

Its also opposite a bus stop which takes you to where the shops are and Pisa Central. Taxis are pretty much impossible to get in Pisa town centre but the bus links and train lines are cheap and convenient

Unfortunately This is a terrible Hotel, and it should definitely should not be rated 7.2 on hotels.com
We did not stay the night, even though we booked for 2 nights as the room had a very bad smell, there was mould in shower, and the room was so small that there was no space for a suitcase. They did not offer a refund as we had already checked in. I was prepared to pay for one day even though we didn't stay the night. I don't usually leave a negative review, however I don't want anyone else to have the terrible experience we had. We booked this hotel bases on location and ratings.however we could not stay there at all, not even for an hour.

This hotel is right outside the wall surrounding the Pisa Tower (and other landmarks). We were able to take pics at night, when the crowds were low. A few steps further, we dined at Antonetta's--it was exquisite.
Hotel staff helpful and friendly. Rooftop terrace, precious with delightful views. You won't find a better location than this hotel.

Optimal location and good value

The hotel is extremely well located. Just a 15-20 walk to the train station, and a block off of the city’s main thoroughfare. The area is full of restaurants and shops. The rooms are very clean, a bit spartan, but value for your money and again the location make up for it. Great for a 2-3 stay.

The hotel is in a bustling market area and only a 500 metre walk away from the Leaning Tower. My room was serviced daily. For an independent traveller it proved to be an excellent base for visits to Florence and Siena. There's a cafe/ bakery nearby for breakfasts.

This is a good spot to be if you want to be near the leaning tower, and you don't mind the tourist souvenir shops being right outside your front door. I was staying here for a few weeks for work, and probably would have chosen somewhere else to stay for the reason that I had to cross through the crowds multiple times every day. If you're here for a quick trip and want a location near the tower, this is a good spot.

On different notes, the staff was very kind, friendly, and welcoming. I didn't get the room that was pictured in my purchase, but the room itself was comfortable enough. One nice thing about the location is that being at the north end of the city, it is easy enough to walk around the north side of the city wall, which was an enjoyable escape from the masses of tourists. There is a nice balcony in the back of the hotel as well, which I ought to have made more use of for relaxing in the evening.
