Perfect location. I didn’t realize it was a bed and breakfast and turned out a great experience. I enjoyed the modern angels of the place and fabulous art. I love eclectic and it was a great experience.

The owners and hosts were wonderful and very knowledgeable of Houston and were quick with getting current information of the area.

We arrived really early and since our room was ready, they were nice enough to check us in and they gave us a king room instead of a queen!! Owner is extremely nice!! The breakfast was pretty good. Cook to order eggs. The first day the cook didn’t even check to see if I wanted any and she was rude to my daughter by saying “move” when my daughter was standing in her way. The cook wasn’t a very pleasant person. The half and half was spoiled. When things on the table ran out, they weren’t replenished. The room and property could definitely use some updating, but everything was very clean. I got some good sleep in the bed, so it was comfortable.

Clean room, just know it's a shared property with other tenants in house. Amenities are minimal but comfortable, just isn't exactly \"modern\" but the host is very friendly and hospitable. There is ample driveway parking for their units.

The best place you’ll ever stay!

I’ve been around the world, and I have to say this bed-and-breakfast in Houston was the most memorable experience I’ve had staying at a place. The comfiest bed I’ve ever slept on, and waking up to a full breakfast spread coffee and a great conversation was a perfect way to start my day. With 100% come back and only stay here.

The place is beautiful, in a nice residential area. These were the main draws for choosing. Sadly, some drawbacks would prevent us from recommending. We hoped for a more walkable experience, but this was not really the case. There is parking but not guaranteed or enough if property is full. The room was clean, but in need of care. No housekeeping during stay (which we were OK with).
The check in was OK, and we were happy to be shown to our room (which we worried about after some of the experiencies from others).
The owners/staff were nice (enough), but wished for a bit more hospitality overall. A funky / off experience, but it served its purpose.

Comfortable stay with lovely breakfast

We only stayed for one night, but the parking was perfect – right in front of the door and very safe. The room had everything needed for a short stay.

Breakfast was a highlight: freshly prepared eggs and wonderful coffee, served by a very kind staff member, with jams and muesli also available. The large, cozy dining room with a long table made it feel very welcoming.

The only downside was that the room had a slight smell of dampness, which carried over to the clothes. For one night it was fine, but next time I would ask for a different room. Overall, I would be happy to come back.

Cool space with a personalized touch

Modern B&B is a cool space with a personalized touch and a fantastic breakfast -- and the price is very reasonable. We were in town to move our daughter into college and had arranged ahead of time to have a few items shipped to the B&B while we were there. When one package arrived two days after we had checked out, Lisa, the proprietor, very kindly brought the package to my daughter at college. Talk about going above and beyond! (Also, the space is very cool and funky and we enjoyed our conversations with the proprietors, staff and other guests.)

We love Modern B&B!

It was the coolest building! I loved the modern aesthetic! The room was basic and nice—super comfy bed! I loved the natural lighting everywhere! The host, Lisa, was very kind and welcoming! Her niece also was there and super nice and helpful. Roxanne made the most amazing omelet for me and scrambled eggs for my daughter in the morning, and also had two bowls of her homemade granola on the table, which was fabulous with the Greek yogurt and cut fruit! The eating area was a fun and friendly vibe, and the table was set beautifully! Great coffee too! The room smelled of cinnamon and good breakfast smells, and it was fun sitting with other people! We had an amazing time, and the area was fun! We would for sure come again!
The only suggestion I’d make would be to put room numbers on the doors, because there are a few staircases and I feel so bad, but last night I thought I was unlocking my door, but it was someone else’s—sorry to that person! Our stay was perfect and a lot of fun, comfortable, clean, and awesome!!!

We had a very comfortable stay at this B&B! It consists of 18 different apartments in 5 buildings, so it has all the amenities of home, some of them communal, including living room, kitchen, and washer/dryer. They provide a wonderful breakfast in the main dining room from 7-10 AM. The property manager and other staff were all very kind, helpful, and accessible. This is right near Rice Village, which has wonderful restaurants, and it's very close to a Target and large grocery store. The free Menil Collection is only a 3-minute drive-- this museum in a beautiful residential neighborhood has a stunning collection of art from all over the world, from ancient times to today, including many Magrittes and other surrealist works of the mid-20th century. Don't miss it! Modern B&B will be our first choice for future visits to Houston.

Modern B&B is in a very convenient location for visiting Houston. We found the hosts to be very friendly and accommodating, our room very spacious, and clean. Breakfast had many options including cereal, toast, yogurt, fresh fruit, oatmeal, eggs (cooked how you like), coffee, and juice.

Parking is a bit tight, but our only real (small) complaint is that the room was quite warm, as the afternoon sun shone on the west-facing wall. Downstairs was a large, shared kitchen which was nice and cool by comparison.

We would probably stay here again on another visit to Houston.

A nice adequate choice for the price

Okay, it is NOT a Japanese Onsen. However, it is comfortable, quiet, and a reasonable value - especially for that part of Houston. Breakfast was simple, but fresh and satisfying. They also invited me to dinner, but I was tired and declined. The rooms are old, but again, serve their purpose.

Only one real item of concern, if one is concerned about it: Safety. I found *no* working smoke detectors, just bare wires hanging from the ceiling where they had been removed. Eventually found two, which did not appear to be working. Some wall outlets had no covers - just exposed wires. Rear door to bedroom (from deck) is always unlocked. Not really something I worried about, but others (especially with small children) might.

We arrived early and the owner was accommodating to let us check in. She said we could show up then we would be checked in. When we arrived, a young woman walked us to our room and it was still being cleaned. It was clear that there was a miscommunication.

She also didn't do much except give us a key. She didn't tell us where things were, which would be a problem later during the stay.

The room itself was very small and needed better lighting. The bathroom was clean and the bed was clean. The wifi worked well, the TV had a Roku which is always a plus.

There was no mini fridge or any way to handle leftover food or medication that requires a refrigerator.

The thermostats is shared amongst people in the building, we didn't know this. Our first 2 nights were so hot. We called her to say we were leaving a day early because of the heat and she said that the maid sometimes turns up the ac during the day.

When we checked it was at 79F ...which is pretty unbearable in Houston Texas in late April.

Also when we told her we were leaving a night early, she offered no type of compensation.

Lisa was really sweet, and helped us out a lot . Place was semi clean, we did find two live roaches. Parking was okay , sometimes we had to park pretty far from our actual building which was a little inconvenient since I had a surgery. Breakfast was included but it was really just omelettes, fruit and granola daily. Would have liked some range considering how long most people stay. The people we shared a building with were extremely loud and were always burning food stinking up our entire bedroom… but other than that it was decent for what we needed.

Hotel itself is weird. I did love the location due to how close it was to the main attraction and downtown. A lot of food options around. I did find stains in the bed sheets, and on the towels. Pillows might need to be upgraded due to how flat they are. Shower water would take a couple minutes to get warm, if too hot and tried to change it, it’ll get really cold and take another couple minutes to get warm.

Modern bait and switch

This was bait and switch. The address that I was given was not the address that the room that I stayed in was in it was the building next-door. It was not modern. It was not clean. It was horrible and it was dirty. They did not give me an exact unit so when I got there, I couldn’t find it. I let them know in advance. I would be there at 2 o’clock. No one was there to let me in until 245 after I made three phone calls. The code they left me in the instructions with no unit number was not the code to my building either. The photos in the ad of the front of the building is not the building that I was put in. This was not a good experience. It sounded like there was a kitchen attached my unit there was no kitchen attached to my unit. The only thing that was good was the breakfast was served. And when that was served, they said no one was supposed to be in the kitchen. So there was no kitchen. Horrible.

Odd place but functional

The thing to remember about this place, it is cheaper than everything else. So, it is basic furniture and breakfast is weird with everyone on one table and only eggs as the cooked food, but you get what you pay for!

The most annoying thing is that they email you in advance to ask when you are arriving but clearly don’t look at the response. Any issues and you are told ‘you can cancel’ in a way that implies they might cancel your reservation! To be fair, they didn’t but it was a very odd interaction. I got the impression that people do cancel once they arrive.

However the rooms were clean, bathroom very clean. I was confused about the number of towels we had but then realised the rooms are not cleaned during the stay so they given extra at the beginning. The duvet cover was stained but wasn’t needed due to the temperature. Parking was fine on the drive and location was good.

This place doesn't deserve the rating given.
It deserves less!!
It was deplorable.
We saw NO WHERE in the info that it's a shared space for 1.
The parking in the courtyard is tight to say the least.
The grounds outside is terribly unkempt overgrown full of debris and looks like a storm ravaged the area months ago.
Smelled of mildew and mold.
Kitchen and stuff in cabinets were filthy along with dirty dishes in the sink and trash stacking up in trash cans.
The terrace was rickety dry rotted and unsafe.
The room was small.
If the bed was supposed to be a queen it was on the small side more like a full. We were supposed to have a standard king.
The bed looked like someone just rolled out of it pulling the sheets back.
Something in the air of the room made us cough and sneeze.
The bathroom was dirty. The vents cacked with dirt. Shoe prints of what looked to be a size 8 or 9 mens wide shoe printed all over the floor.
It looked like the upstairs flooded. They did some quick patch word with products that didn't match with what was there and didn't know how to use apparently cuz it was all lopsided.
Surprisingly the shower looked fairly clean.
It would've been nice if the towels and bedding were as well.
The final straw was the dead cockroach under the bathroom sink.
Needless to say we never unloaded our gear to stay there.
We tried to find anything nice to say about it. The shared common living area was cool looking for the most part.
The owner accused us of being unappreciative

We very much enjoyed our 2 nights at Modern B&B.
Lisa is a very friendly and accommodating host. After checking us in, she gave us good information about the area.
Our room was comfortable, clean, and quiet.
Both mornings, Roxanne prepared us breakfast. One morning we had homemade quiche. The next day we had a delicious fresh omelette. In addition, there was fresh fruit, home made granola, yogurt, coffee, juice…. It was all so good. It was fun visiting with other guests.
We loved the area. We saw a lot within a walk of 30 minutes or less. The Menil collection is a must see. There are so many good restaurants. We also wandered through a beautiful neighborhood with large, classic homes (mansions).

We did not stay at the property, there was one lock on the door which made us feel unsafe. The comforter on the bed had several stains on it. We were to share a common area with other people. It felt like a dorm room. It felt musty which was causing me to wheeze and my daughter to cough. The bathroom, though, was very clean.

The heart of Houston

We loved meeting people at the B&B and the breakfast was fantastic! I also loved being at the center of Houston which was within walking distance of museums and galleries. Our room was small and certainly adequate, but not exactly what I expected. There is no outside window, but a door with a glass pane provides outside light.
Service is good. When we had problems with the internet (slow) and TV (confusing) someone came to help right away.
Parking was off-street, but the parking shelter erected had obstacles stored there and we couldn't get the car completely in. It was a little hazardous to walk through that area in the night.
I would stay here again, but would look at other rooms. Since most rooms are on higher floors, I also wouldn't pack a lot to keep from lugging suitcases up and down flights of stairs. The main reason I'd stay here is the breakfast and meeting interesting people.

The B&B is incredibly convenient to the Montrose neighborhood. We were in a very spacious room with one of the most comfy beds ever. Lots of stairs, so not recommended for anyone with stairs issues. Good parking on site. No issues with breakfast except for the last day when we were told to microwave the cold coffee in the urn. But I understand that the owners had a New Years' Party the night before, so it's whatever.

Lisa was very welcoming and recommended some very cool spots for us to check out! The B&B is located in a cool LGBTQ neighborhood and we loved that vibe! It wasn't bad for our 1st B&B experience. The only complaints I have are no control of the thermostat (we like it cold and it was 73-75 degrees in there) and limited parking. We only saw spots for 4 vehicles. If there were more options, we were unaware.

The bathroom was tiny, the shower/bathtub is in the room, not inside the bathroom, so very little privacy if you’re not a couple.
The fridge was super dirty and someone stole things I had left in there.

This is two townhomes put together and divided into various rooms. It is probably 40 years old and is lacking maintenance (deep cleaning, paint, vanity replacement). There is limited parking, we had to park on street. It is in a tough looking neighborhood and car alarms were going off at night. Our initial thought was to not check in; we should have listened to our gut. It was clean enough and breakfast was made to order, and pretty good. We only stayed one of our two nights and found another hotel. They refused to refund the second night.

A good place to stay a with a great location

When I arrived my room was not ready. Fortunately, a representative was there and I was transferred to another room on the third floor. I daily climbed 26 steps to my room, plus an additional 13 steps to the breakfast room. This was a good daily cardio workout. The breakfasts were superb. My room had not be used for awhile, so the shower floor needed a rinse off and the toilet seat holder was broken. The toilet would not completely flush. I reported this twice, but due to staff shortages, neither the flushing problem nor the toilet seat issue was addressed during my stay. The TV worked well and I was able to do the work for my class at the desk provided. The fan and air conditioning worked well. The bed was good and comfortable. There is a full kitchen on the second floor where I stored and reheated my take-out suppers.Everyone was friendly and I would stay there again.

Modern B & B is located in a quite and safe neighborhood. I slept comfortably and it was very silent. It has easy access to downtown, Museum district and so on.You will need a car.
I went solo. but it is suitable for couples and family. The host of the Modern B&B is very friendly and helpful. The breakfast was very nice as well. I will stay in with them on a future trip to Houston.

Friendly staff but the whole place really needs a LOT of maintenance. Cheap, shared/multi-use bath products; zero hand towels and washcloths in the room; duvet cover had fresh blood stain on it; smoke detector actually gone from it's bracket; multiple light bulbs burnt out in room and bathroom; missing floor tile in shower; warped/curled up floor tile in room; and yard growth so tall and thick it was very difficult to see oncoming traffic to pull out of driveway. The staff were very polite and friendly. The owner should be ashamed.

We were quite disappointed with our stay at Modern B&B. The room we had could best be described as feeling like a basement apartment although at ground level - dark and dreary. The sheets were old and threadbare with rips. The towels were gray and in the same condition as the sheets - awful. There was no hot water in the shower. The sink provided some - after letting water run for several minutes, which we found wasteful. Reviews on Expedia were misleading - at least for the room we received. It is for this experience that we cannot recommend this location for others staying in Houston. This place definitely needs some updating and basic maintenance.

I never did a B&B before. This place was only a few blocks from where I would be spending the most time while in Houston. I'm very glad I did this. Lisa and her staff were absolutely the best! Friendly, accommodating and made me feel part of the family. The bed part was very comfy and spacious, and the breakfast was exactly how I like things. I don't have a big breakfast, but made exceptions here. I was well taken care of, and would recommend it. Quiet safe neighborhood too. Well done!

I loved my stay at the Modern B&B. Everyone was welcoming, there were nice community areas to hang out and relax, and the breakfast was good. Great location in Montrose with short drives to restaurants. There are lots of stairs, so be sure you have good knees😀

The breakfast and atmosphere was very nice. The owner was very kind and gracious. My stay was quiet mostly and I think the property has some very funky and fun aspects. On my first night, roaches kept popping up in my room, which was unsettling. Also, some aspects need updating like the bathroom. The bed was a little old and rough to sleep on. And there was a random door stuck in my closet which made it difficult to use.
