I do not understand why this place does not have 5 stars. It was perfect for our 3 days in Rome, was close to everything and was a great retreat from the busy city while still being close to everything. Easy checkin, held our bags safely and were extra accommodating. Would stay here again every time we are back in Rome.

Just what we were looking for the trip
We are out all day so we just need an accommodation that’s comfortable, nothing fancy and very close to the Vatican area especially the Museum which is a 5 minute walk. Very close also to bus routes and a 10 minute walk to the Cipro Metro subway station.

Internet could be at times spotty, but overall the stay met our expectations.

The most uncomfortable bed, grossly overpriced

The place is vastly over rated. I choose the room based on the photos, but the pictures of the room do not represent the actual room.

The beds were tiny with very uncomfortable hard mattress. Pillows are very bulky, and too big for the tiny beds.

I have traveled a lot and these are the most uncomfortable beds I have ever experienced.
It is impossible to fall asleep. The room is dark and tiny. It feels like a closet.

The bed blankets are very poor quality, worn out, and very thin. The hotel is grossly overpriced for what it is.

I changed hotels as quickly as I could. I went to Castel Sant’Angelo Inn, and was very happy. The place is next to the river, centeral location to all the sightseeing and very good vibes. The bedding is comfortable.

This quaint b&b is located literally 3 blocks from the Vatican wall & about 4 blocks to the Vatican museum entrance. The door to the B&B is a bit tight to pass thru. The actual room was nice and clean. You're handed a ring of keys, a remote for the main door & a key card for your room. We didn't endulge in the breakfast even though it was included.

The upstairs bathroom was a bit compact. The shower was a bit larger than an old phone booth but the water pressure was great. There's a bidet across from the toilet for you're cleansing pleasure. And the towels are soft large.

I will say that this place is close to many eating establishments and shopping. The neighborhood does tend to close rather early though (7:30) & some places open at 7pm to roughly 10:30. Transportation is close by.

My wife & I enjoyed our stay & we thank our hosts.

Great Place to Stay for Visit to the Vatican Museums

Wonderful B&B - once you find it! This property is located within a gated complex and then up a flight of stairs that requires a separate key. From the outside, it is not evident where the B&B is located. (We were traveling within Europe so we may have missed a message with directions about getting to the B&B.) While attempting to figure out how to get into the B&B, we learned that there was a note from the manager left for us by the first gated door, but we missed that as we attempted to figure out how to get inside. We were fortunate to find a kind Italian person to make a phone call to get us in touch with the property's manager. (Our phone would not connect to the listed number.) After this initial experience, we had a great experience with the manager. She arrived within a minute or two of the phone call. As to the accommodations, we were impressed with the room for being so close to the tours of the Vatican. Nice bed, marble floors, and very modern bathroom. For the price, you cannot beat this B&B!

The young lady that runs the place was extremely helpful. They are bit there 24hours/day....but we experienced no issue with that. We did not partake of breakfast, but it was available. Very simple, but very clean.

Very small B&B beside Vatican

We just came back and we stayed in this B&B. This B&B has only 4 rooms. One of the room has an external bathroom in the hallway. It was very uncomfortable to get up in the middle of the night and get out of your room just to use bathroom. The shower stall is tiny, I had to squeeze in through the doors sideways to get in and out(I'm about 150lbs). The room is also very small as well as the two single beds. The mattress and pillows are very hard. The beds are so close to each other that you can hold hand with the other person when you both lay in your own beds 😂There is literally no space between beds. The room comes with breakfast. It was the same for all 7 days we stayed there. It includes: dark and white bread, some type of pastry, butter, jam, yougut, orange juice and hot beverage of your choice. The B&B charged you additional city fees. It's 3.5euros/day/person. The room also has an airconditioner in the room, its loud but does the job. They have only one lady on the stuff, she is sweet and keeps bedshits and towels clean. The entrance double doors are also very small, you have to open both to get your suitcase in and out. It's located close to Vatican, metro and bus stop but it's a bit far from the piazza de Spagna, Spanish steps, fountain de Trevi, Pantheon, Colloseum, Forum, Palatine Hill and shopping area.

Room was comfortable with plenty of space. The room was very clean as well as the bathroom. Security is very good in that you go through four sets of locked doors to enter your room. Breakgast consisted of croissants, bread, yoghurt, coffee and orange
juice. The neighborhood was very quiet so I rested well. You are close to a metro stop and the Vatican museum can be reached the easily by walking. There are many good places to eat nearby as well. I had an enjoyable stay at a a very reasonable price and would definitely stay there again.

This B&B was a very pleasant experience to stay in. The couple in charge of the place were very friendly and attentive. Unfortunately, our luggage was left behind on a layover stop back in the U.S. and we did not have our personal belongings for 3 days.

The couple in charge were responsive when looking out for our luggage updates. They also put in their part as early as possible to get our luggage.

For the breakfast, the breakfast was delicious and coffee was made fresh everyday. I will come back again to stay at B&B Laocoonte when I am back in Italy. Very pleasant experience for a good, budget-friendly price.

This is a very clean, nice and reasonably priced place located very close to the Vatican Museum. The couple running the place is very nice and helpful. The place was recommended to us by our friends and we would recommend it to anyone looking for a reasonably priced clean place in Rome. They helped us with the airport-to-B&B and B&B->Civitavecchia transfers. The rooms are not huge but big enough. The place appears to be safe. It is located in a building with apartments and people around you.

The b&b is located n a block of flats close to Vatican City and with easy access to the metro and buses. It's a quiet area with lots of shops and places to eat and drink. The bathroom is quite small and especially the shower. It's takes a lot of maneuvering to get in and out of. Breakfast is the same every day (toasted bread, croissant, yogurt and tea.
It place gave a feel of staying in a private house as it's not maned for most of the day. The owner's wife comes in the morning to serve breakfast which you eat in your room and clean as needed.

Enjoyed this stay, lovely owners, they were very pleasant and helpful (was given a map and shown places to visit). Nice filling continental breakfast provided (lots of different flavours of jam and yoghurt). Room was clean and newly painted/refurbished (not modern looking but cosy cottage feel) LOVE the heated floors. The shower was for 1 person, can't bend/move around but had full size shampoo and shower gel. The bathroom had an adapter and hairdryer which was nice. Plenty of towels were provided. The metro stop Cipro is a 5min walk away and to get to the train station overall from the hotel it takes 20mins. I would more than happily book again.

The stay at the Laocoonte was comfortable. The room was clean and well kept. Moreover the place is well situated near a Metro station (5 minutes walk). Therefore the connectivity is superb. The hosts are very pleasant and friendly. We stayed for 5 nights. for the first 3-4 nights,it was very calm in the night. On the 5th night,unluckily the guests in the next room were very loud. It disturbed us a bit. In addition to this we had an external private bathroom which was little inconvinient.
Another thing I would like to mention is that the breakfast timings are from 8am to 10am. If your day-plan require you to leave early in the morning then you might have to skip the breakfast. Though the hosts try their best to accomodate as much as possible.
Overall I would rate our stay at the Laocoonte nice and satisfactory.

Nice B & B close to the Vatican City

A very clean European standard Bed & Breakfast establishment. The owners were very accommodating. It was nice to have a European Breakfast (sweet roll, toast, juice and coffee) to start the day. Room came with TV, which of course, was only valuable if you fully understood Italian. I would recommend this place as a good basic place to stay which is close to the Vatican City and Metro stations.
Note, this B & B is accessed by walking up some stairs. No elevator. I would not recommend this place for someone who has walking problems or is disabled.

A very pleasant and comfortable B&B near Vatican

We had very low expectations and they were met - a cosy and clean room with en-suite bathroom, good working shower and other facilities, nice basic breakfast and proximity to Vatican. The B&B provided us with all that. We had no issues throughout our stay, the owner met us outside on our arrival to ensure we didn't get lost, took a payment, gave us a map, recommended a couple of restaurants and left a business card with his details in case we'd need anything.

This would have to be one of the worst places I have ever stayed in. My sister and I were booked in for 4 nights but it was so dreadful that we booked out after the first night. I pick this B&B due to closeness to Vatican Museum and St Peter Basilica. However, there is no sign i.e. name of B& B, street name and the building number is not easily seen (small). The property is very secured, we need to use 4 sets of keys from the time we enter the building all the way to our room. We feel safe.

The hotel we well located for the underground and the Vatican - all sites easily accessible. It was also clean, and comfortable despite the rooms being small by American standards. The owners were responsive ahead of time to our requests, arranged the tour of the Vatican (thank heavens) and were friendly and accommodating. It was also very reasonable in terms of cost.

The actual room and bathroom was quite nice. Nothing extraordinary but just what we needed on a budget in Rome. The location was close to the Vatican and to the Metro stop to get in to most tourist attractions. My complaint with the property is not with the room itself but with the people running it. The B&B is located in a giant apartment building and their are NO SIGNS anywhere indicating that it is located inside- so it was close to impossible to find. Once we found it, we were greeted by the man who runs it, who casually informed us that we could only pay by cash or travelers check for the room..... This is my biggest problem with Laocoonte- WHY WOULD YOU BOOK ROOMS THROUGH A SITE THAT USES A CREDIT CARD AND THEN EXPECT PEOPLE TO JUST MAGICALLY HAVE ENOUGH FOREIGN CURRENCY TO PAY FOR A 4 NIGHT HOTEL STAY! THATS INSANE! There is no mention of this policy on hotels.com and I think it is foolish. The room and location were great- but just be prepared that you need cash to pay. And it is really hard to locate.

This is an apartment transformed into a small B&B. The room was small, but very neat and it had everything we needed. The location is very good for turists in Rome. There are little family restaurants in the neighbourhood where we found great food and service. The owners are very helpful and friendly. The only negative about our stay was the shower which is extremely small even for a standard size person.

It was my husbands and I first time travelling to Italy, and we were worry about what to expect from a B&B being used to staying in hotels. It was a great experience staying there. First of all, the picked us up from the airport in a Mercedes Benz, Giorgio picked us up, he was great. At the B&B Hiromi was a total sweet heart, she helped us a lot with information about things to do there and directions. The breakfast was great, Fresh orange Juice, Yogurts, Cappuccino, and the best of all yummy croissants. Our room came with a save, a private bathroom, and AC. The location was great, only three blocks to the Metro Station, and four blocks to the Vatican city. We plan to return to Italy we definitely consider staying at the Laocoonte. If you are planning to go Rome you wont regret it staying there.

It was a good place for the price. It was a little tough to find; it was in an apartment complex and unmarked other than the street number (so make sure to have that information accessible). The location (just on the other side of the Vatican) made the rest of touristy Rome easily accessible on foot or via the metro. Heads up though, walk on the north side of the Vatican. It is a much longer walk to Laocoonte by taking the seemingly shorter walk south.

The staff was helpful when there, but they were only there when we arrived, for the pastry breakfast, and when we were leaving.

Best part: nothing specifically, it wash generally a good but not great B&B
Worst part: the breakfast was the same underwhelming pastry, bread, yogurt, and juice...every day

We really enjoyed our stay at Laocoonte - hotel was comfy and clean. Room was quite clean as well. The only downside for us was that the shower in our room was tiny - hard for the larger tourist to get into. Bed was very soft - just a warning for those who prefer a firm one. Very much enjoyed the stay and would stay again.

A Great Stay!

We were very pleased with our stay at B&B Laocoonte. The B&B is a 2 minute walk from the Vatican which was very convenient and a 3 minute walk from the metro. The breakfast that was served was delicious- bread with jam, croissants, yogurt and delicious coffee made how you like. The building is very secure (3 doors that are locked to enter the B&B). Our room was very clean. Was very happy to have air conditioning- however it was quite loud. Woulod definitely stay here again and will recommend it to anyone going to Rome.

We recommend Lacoonte.

This hotel is a three minute walk to the Metro and about ten minute's walk to St. Peter's Basilica and the Vatican Museum. We enjoyed staying in a very clean and comfortable, quiet room. The breakfast was deliciously continental and filling. The American coffee was the best! The staff was thoughtful, friendly and honest. There is a stunning courtyard.

Quaint little bed and breakfast

This quaint little bed and breakfast was a nice respite from the tumultuous city of Rome. Multiple locked doors to meander through gave a welcome sense of security. The room was clean and came with a nice Italian style breakfast of coffee, juice, yogurt and various breads. Towels were changed every other day. The room is not large but it seems to be typical of Italy. Overall we had a very pleasant stay.

Small room but great location

If you are looking for \"Posh\" accomodations this is not your place. As a Canadian, I was used to larger rooms, but small is pretty standard for Europe. A tiny TV with only Italian stations, and not much to do in the room (but free wi-fi).
We did a lot of exploring in the city during the day, so all we needed was a safe place to sleep, in a great location. The owners are not on site, but left a portable phone for any requests or concerns, and they were quick to respond.
Two blocks from the metro, and walking distance to the Vatican and St. Peter's square. Rome is VERY expensive, so this B&B was all we needed.
They also provided a great breakfast every morning before we went out for the day !!

Convenient, close to Vatican

Owners were friendly. Breakfast served in the room. Very secure location - double locks and secured windows. Well treed street, fairly quiet neighbourhood. Be sure to call before trying to find the B&B because it is in an apartment building which means no sign that says Laocoonte. Also, the building does not display a street number that I could see. The owner met us about a block from the building.

Great value and location

For the cost it is hard to beat. Truly a 10 minute walk from the Vatican and about a 3 minute walk from the Red Line Cipro stop on the Metro. Had a hard time getting in the first time but no other issues. Very nice continental breakfast. The shower is very small but adequate once you figure out how to maneuver in it. Would definitely recommend for the budget conscious.

Certainly worth your money!

Ten minute walk to St. Peters Basilica and less than 5 minutes to the Vatican Museum. Basic accommodation with basic Breakfast but certainly excellent quality for the price you pay. I traveled with my mother and the two of us enjoyed our stay. However, if you are looking for luxury, Hotel amenities and 24 hour service then this is not the place. It is just B&B.

It's own by a nice couple, this bed and breakfast has 6 rooms in an apartment buidling. It was hard to find. It was located near the Vatican Museum area. Short walking distance to shops and the museum. Small bathroom and tiny shower. The bed was lumpy but overall ok. Was looking for a hotel but instead it was in an apartment building.

The Laocoonte is a clean, pleasant hotel with friendly, informative staff. The rooms were comfortable and breakfast was appetizing and plentiful. The location is perfect--just a few minutes from the Vatican, but not as noisy as you might expect. All in all, a great experience.

Bed & Breakfast Hotel with excellent customer service

This small bed & breakfast (5 rooms) was a pleasant surprise. First of all, the service was exceptional. The owners were extremely friendly and very helpful. One of the owners gave a map of the area and explained all the touristy places to visit as well as the lesser known places to see and dine. She was extremely friendly and very accommodating. The included (free) breakfast was better than I thought it was going to be. Great coffee, rolls, yogurt, and juice. She brings the breakfast into your room when you are ready.

The hotel is a few blocks from the Vatican so hotels can be somewhat pricey in the area. But not this one. The room is somewhat small and the bathroom is even smaller, but for the price and what I've experienced in Europe, about as small as many other places. For the price, you can't beat this place.

Die Lage ist der grosse Pluspunkt

Das B&B Laocoonte beschticht durch seine Nähe zum Eingang zum vatikanischen Museum (ca. 6 Minuten zu Fuss) und zum Petersplatz (15 Minuten) sowie zur Metrostation \"Cipro\" (ca. 8 Minuten). Diese fährt ohne umzusteigen ins Zentrum von Rom und zur Termini Bahnstation.
Das B&B ist kein Hotel oder Pension. Eigentlich ist es ein AirB+B. Es hat dort einige Zimmer in einer Wohnung im ersten Stock und man bekommt mehrere Schlüssel um ins Zimmer zu gelangen. Im selben Gebäudekomplex gibt es offenbar weitere AirB+B anbieter. Es gibt keine Reception, kein ständig anwesendes Personal und keine Gemeinschaftsräume. Wenn man ankommt schreibt man dem Vermieter eine Nachricht oder ruft ihn an. Er kommt dann innert ein paar Minuten. Das Frühstück bekommt man in einem Restaurant rund 4 Minuten zu Fuss vom Haus. Das Frühstück ist klein aber fein. Es gibt kein Buffett. Ein kleines Glas frisch gepresster Saft, ein hervorragender Kaffee (der Capuccino ist zu empfehlen) und ein wunderbares italienisches Sandwich. Dieses ist nicht mit den gängigen Sandwich in Nordeuropa oder Nordamerika vergleichbar.
Wer mit einem Zimmer zufriden ist, um am frühen Morgen ins vatikanische Museum oder zur Genaralaudienz des Papstes auf den Petersplatz zu gehen und einen kurzen Weg gehen will, dem ist diese Unterkunft zu empfehlen. Die Beschreibung des Zimmers ist korrekt allerdings vermisse ich die Matraze nicht.

Hôte très sympathique, chambre très agréable et nettoyée impeccablement chaque jour. L’emplacement est idéal : proche du vatican et de stations de métro sans toutefois être envahi par les touristes. Le prix est très correct pour une prestation de cette qualité. Les seuls bémols pouvant être soulevés sont le bruit pour le chambres donnant sur la rue et dans le couloir, mais peut être également la porte de la salle de bain/toilette, pas totalement opaque et sans rideau, ce qui peut parfois poser problème au niveau de l’intimité (peut-etre un défaut propre à notre chambre). Pour le reste c’est parfait et je le recommande fortement.

Muy buen lugar para hospedarse, cerca de una estación del metro, lo que facilita mucho el moverse a los principales puntos de la ciudad, además de varias rutas de autobús. Súper cerca de los museos Vaticanos, se puede llegar caminando. Es un lugar sencillo pero con lo necesario.
