DO NOT STAY HERE UNLESS YOU ARE PART OF THAT DAY'S WEDDING!!! I was gravely disappointed that there was insufficient warning of the impact of weddings on the overall stay experience! I was told on checkin, never prior, (the websites says there are wedding on the site but no details) that the terrace would be closed from 3:30 PM on each day of the stay. WHAT? This was one of the reasons I chose this hotel - for a beautiful view of the lake and an apperitivo at 5:00. The weddings on the terrace below our window were loud and disruptive while in the room but the worst was the disco music that pounded the whole place from 9:00 PM on. Disturbing! For an egregious charge per night, I am appalled. This is a WEDDING HOTEL and guests not attending the weddings should not book here. I have twice written letters to the hotel about my concerns, and have not received a reply. RUDE!

We reserved an expensive room with a full view of the lake and over the garden. The first day they had the garden partially closed for a wedding that had music so loud we had to move to another room that had only a small view of the lake and no charm at all. Not even window shades. The second day they again closed part of the garden for a wedding and the music was even louder. We got very little sleep and are very angry. They offered a 10% discount. I would like at least a 50% refund.

We were two couples traveling together and we could not have been happier with our stay at the Hotel Cipressi. Upon arriving, we were told that there was a wedding and that we wouldn't be able to use the outside area, which I had read about in the reviews. I had, however, not worried too much about it as we were there starting on a Monday - thinking that weddings might not affect us as we weren't there on the weekend. There were two weddings during our stay. The woman at the front desk who checked us in told us that we would be able to use the facilities at the Royal Victoria or the Hotel Du Lac, both properties owned and operated by the same company. At first, we were a little put off, but then we realized that it was a quick and beautiful walk through the botanical gardens to the Royal Victoria, which we were able to access with the gate code given to us. It was perfect. We loved the beauty and quaintness of our hotel, and then we would walk over to the RV and enjoy its view, gardens, cocktail bar, and restaurant. It was the best of both worlds. We all agreed that we would not have changed a thing.

Staff and service were amazing. The property was beautiful too. Having said that, for the price point we encountered several issues that took away from enjoying our stay. In no particular order:
1. Noise: room was incredibly loud. We were on the corner of the building and could hear everything including conversations from the room next to us and street noise all night long. We really didn’t sleep for 2 nights.
2. Cleanliness: found broken glass on the floor of our room. Shows they didn’t clean that well. Having said that, we then proceeded to also break a wine glass though I think I did a better job of cleaning than they did.
3. Hair dryer: hair dryer wasn’t working. Once reported took about 30-60 minutes to get a new one … not totally unreasonable but when you’re trying to get ready for dinner the delay was enough to not be able do hair the way it was wanted.
4. Hot water: no hot water on our 2nd night at dinner time. Again, unable to get ready as we wanted to for dinner. Both evenings didn’t have great starts due to conditions of the hotel.
5. Bed: incredibly uncomfortable. Rock hard. Maybe some like that but not enjoyable at all. Could never get in a position that I was able to sleep more than an hour at a time (noise didn’t help either).

Reported the issues the day before check out and was advised to talk with the manager. They weren’t available until the morning of checkout. Explained the above and they didn’t seem overly concerned. Very little compensation offered

The service was top notch here. They have convenient shuttles to and from the train station and ferry dock. They will help book dinner reservations and other taxis as needed. Free delicious breakfast and access to the gardens unless there's an event. However, our room did have significant spiders and webs so the rooms do not appear to be deep cleaned often. We spent an hour of our first night catching spiders. Not sure if it is worth the price with that in mind.

A beautiful old villa with amazing gardens surrounding it. Room lovely, breakfast wonderful. Staff a bit frazzled, often would not (or could not) answer phone. Shuttle bus could not meet us at ferry with our bags for example as no one answered phone when we called. Fortunately they could take us to train next day. I think hosting a wedding and also keeping regular guests happy may have been a bridge too far. Still I would recommend it to others with these caveats as it’s a really beautiful property and once we were there everyone was very attentive and welcoming

If you are thinking about staying in Lake Como then you’ll want to stay in Varenna (Bellagio is touristy and crowded).

Villa Cipressi is lovely. Absolutely wonderful hotel inside and out. The gardens are exquisite, the location is perfect, and the hotel itself is fantastic. Great rooms and facilities but even better staff. Everyone there is great and they go out of their way to assist if needed.

Marco helped me get wine shipped from France to hold it until checkin and then the hotel boat was an extra bonus. The breakfast included is outstanding as well. The grounds are magnificent!! My partner and I stayed at this hotel for a special occasion. The staff and the view are absolutely lovely. We had no complaints whatsoever in relation to these. However, although we paid for a very expensive suite, we did not have AC (we were told it was due to local authority rules) and the bed was squeaky. Upon arrival, we did mention the AC to the staff but we were told that could not be resolved. We were not offered any alternative solutions. Therefore, we had to leave our windows open but this meant very loud church bells and crowds from about 7 am into very late evening hours. In addition, our bed squeaked. Therefore, with the open windows and the noise, we could not have a lay in or take naps and we felt always on alert and could not fully relax. We had travelled from another country for these specific views. Therefore, we did not ask to be moved and had to choose the noise over losing the view and balcony. Furthermore, the quality of food for breakfast was not impressive with food often being soggy and cold. After our stay and before leaving this review, I did communicate these concerns with the hotel’s management. However, they did not offer a satisfactory resolution. Therefore, all in all, we spent over 2500 euros for a suite and a 4-star stay (our entire trip cost in excess of 4000 euros) that was not fully relaxing. I have never seen a 4-star hotel without an AC before.

Great friendly staff amazing view

Beside the fact that this property is amazing with its iconic gap and historic rooms the staff is so excited to serve and friendly. Yunes, Renzo, Luca made this stay the best experience.
Yunes made sure at check in we were welcomed, walked through the property, down to getting the right temperature in our room.
Luca was a lifesaver because we were arriving at 11pm and he walked us through the train schedule and how to deal with the train strike down to getting us bus/train/route number so we would arrive ok despite the situation. Renzo was the best front desk person asking us what we like to so and recommending the best hike in Bellano once he found out we love to hike. He shared that he hiked it often and it's his favorite.
Because of the staff we would come back here again and again 10/10!!!!

The staff was amazing! Our room was nice with an awesome view of the lake. The grounds around the hotel are beautiful and provide space to sit and enjoy the quiet and the view. BUT- Be aware that apparently this hotel is a popular wedding reception venue. One was held every single night of our stay. Which means the beautiful grounds, including the terraces, that are highlighted on the hotel’s website are closed to hotel guests from mid-afternoon until after midnight. There is no way to escape the loud music and sounds of party revealers. If these drawbacks don’t matter, I highly recommend the hotel. I wish I’d known this before booking. I likely would have chosen a different hotel.

PROS: GORGEOUS view and the botanical gardens located onsite are INCREDIBLE. Unforgettable experience.

CONS: room was small and very hot upon entering. hotel is very close to the church bells that ring every hour from 7am-11pm and are loud enough to startle/wake you up. breakfast was disappointing for the most part and they play loud country music in the dining room/lobby. Kinda takes you out of the Italy experience imo. \"Spa\" was super expensive and was very disappointing. ~60 euros per person and comes with no amenities, only an hour of use, and it's just a couple showers with no bodywash, shampoo, etc, a steam room, and sauna. not anything special. It's also located in a different hotel about 5 min walk away and is under a ton of LOUD construction. not a great experience.

This property is a wedding venue. The primary business is NOT providing services or hospitality to overnight guests. Hotel guests are not allowed in the bar or on the grounds on days that weddings are occurring. The staff did do a good job of ending loud weddings at 11:00 PM and clearing the spaces by 11:30. They also moved our room to a quiter area of the hotel which was very appreciated. If we had known, that we would not be able to use the public spaces, or that they would be occupied by photographers, bridal party etc. 4 out of the 5 nights we were there, we would have selected another property. While the location is beautiful, and the rooms have beautiful views, the service at the hotel was disappointing.

Wonderful place. We had a view of the lake from our balcony - just beautiful. The place is immaculate with the botanic gardens to stroll though in the morning or evening. Short walk to town 200 meters where you can go for a boat cruise to all the lake villas. It is about 1k to the train station, over cobblestone part of the way so hard on the luggage. Taxis are a good idea to and from station.

Lower score on comfort because all the Italian hotels seem to have really hard beds - what’d up with that??

Jessica went about and beyond to locate my backpack at a nearby train station after I left it there on accident and literally saved our whole vacation. The rooms are beautiful and the grounds are immaculate. We watched the most beautiful sunset I have ever seen! You would be crazy not to stay here.

Issue with Service

We didn't have a great experience with this hotel and their management. We had booked a 4 night stay here, however due to an unforeseen family emergency we had to fly back to South Africa and asked to defer our booking a couple of days. We contacted Hotels.com who were more than happy to do this or refund us, however it is the hotel who has the final say and they would not permit this.

They even asked to request a cancellation on their site (meaning we would need to pay in full for the 4 nights as the cancellation fee) so that they could rebook the room for other guests, but would not even give us any small compensation or part refund.

We understand hotel policies and have stayed with many hotels during our travels, but we would have expected a little more compassion and 'wiggle room' since we were more than willing to come and stay, only a few days later.

Hotel Villa Cipressi was not accommodating to our request and we ended up needing to forfeit all 4 nights (it must also be noted that this was over a long weekend where all hotels where fully booked and they would have had no trouble re-booking our room - which is why they requested we request a cancellation so that the room would be available for booking again and they would essentially get 2 x pay for 1 room).

Looks like a great hotel, but we were not impressed with the service and how the situation was handled.

Nice property but so-so service

The hotel was very well located and the grounds are beautiful. It is a treat to be able to stay in such a historic villa.

However, for the price we paid, I felt like there were some things that were not very well done. First of all, the woman at the front desk is very unfriendly and cold. She became standoffish when we didn’t understand her very unclear directions for how to park our car. She also did not apologize when she mistakenly added $30 to our hotel bill for a bar tab we did not have and acted like she didn’t believe it was not ours when the receipt she was looking at clearly had someone else’s signature on it. On the other hand, the man at the front desk was very nice and helpful and gave us good advice.

The breakfast was ok - again not what I would have expected for an expensive hotel. The cappuccinos seemed to come from a cheap machine. There was no option (or at least no one asked us) to order omelettes etc.

Finally, the basic free WiFi in the hotel was TERRIBLE. I understand one could pay more for better speed, but that seems ridiculous and petty when you are paying so much already for the room.

A complimentary bottle of water in the room would have been nice too...

It was our final stop on our honeymoon - which we informed the hotel of. We arrived really late (11pm), after travelling from Nice, France. The staff were really friendly and escorted to our room which was the smallest room I have ever seen in my life. It turns out which it being an old hotel, all the rooms are vastly different sizes making charging the same price for a classic room outrageous. We were on an extended trip around Europe so had 2 large suitcases with us which we couldn't open anywhere! If you were a solo traveler, with hand luggage it would be manageable. If you pay extra for a lake view room, I think you can avoid this as the ones overlooking the lake seem to be much bigger.

The hotel itself was beautiful and the area in lake Como was the best on the lake! Bellagio was way too busy and crowded. Varenna is quiet but lots there and it's easy to access other areas by boat.

The building is beautiful, the courtyard, the gardens and communal spaces have rich history and are beautiful- undoubtedly an iconic building on the lake and impressive when viewed from the lake.
However the rooms are really small- we had two suitcases and struggled to fit them into the room as well as to move around the bed. Also there is very little insulation. Of course you expect some noise from other guests and I certainly don't blame the hotel for the behaviours of the other guests...but I think just need to be aware its not a place for a lay in...when others are up and about you will hear everything. So no problem if you're one of the late ones to bed, or the first up!!
Breakfast was delicious with great gluten free options, and truly spectacular common spaces at this iconic hotel, but just assess your need for a quiet nights sleep.

Villa Cipressi was an absolutely wonderful spot for our trip to Varenna. The location is great and it's in close walking distance down to the lake, restaurants, shops, etc. It's a 15 minute walk from the train station and around 10 to the ferry stop. Check-in was easy (though there was some confusion early on with leaving a credit card on file prior to arrival, etc) and one of the staff kindly brought our luggage to our room. It was small and faced the street, but it certainly did the trick. Bathroom was large, bed was super comfortable, everything you need. The free WiFi is slow (you can apparently pay for faster Wifi?) which was a let down and would be frustrating if we were staying for longer. The property itself is straight up heavenly. There are so many spots to sit and relax, read, have a drink. Breakfast is included and had a decent variety, plus made to order items for an additional cost. And it goes until 10 which I felt like was a reasonable time to let people sleep in. The town of Varenna is just stunning. I cannot wait to return soon and would definitely stay at Villa Cipressi again.

Amazing property. Great location. Absolutely stunning botanical garden in house. Love the fact that all of their towels had fragrance in them. Very nice touch of elegance. Would definitely come back here again.

Beautiful property and gardens! We have traveled all over the world and have stayed in hundreds of hotels. Our room at the Cipressi was beautiful, clean and the air con worked well, but the room was SO small. Definitely the smallest room we've ever encountered. We were just there one night and the room was pretty efficient so it worked out okay--but there was just literally not an inch to spare. We had one roll-aboard suitcase between us and didn't have a single place to open it up except on the bed. The bathroom was the same--no place to put a cosmetics bag. Outside is the only place to be in Varenna and I'm sure (hopefu) we had the smallest room in the hotel so this isn't meant to be a negative review--just want others to be aware of this possibility and if you need more room or will be there more than a night, check into room size.
