I was under the impression the villas were all updated, ours looked more dated than the pics online. Bathtub has several rust marks on floor. We stayed four nights and only had housekeeping come in once, she took all of our towels and left none for us which was annoying. Hotel seemed secured with plenty of security guards, staff at coffee shop were rude but lady bartender at pool was very friendly, so probably just a hit or miss thing. Location was great for walking to restaurants and beaches and very quick to get taxis. Overall we felt safe and slept just wish we would’ve been in an updated villa.

Overall the staff was excellent. Winston was very helpful in getting my room changed out.

Only thing I would like to see area rugs for when the floor is cold. Maybe update the bedding and curtains. But Overall I would stay again.

I would not recommend staying at this villa, particularly for families with children under 13.s

Upon check-in, I was directed to a separate desk, where the process felt rushed and impersonal. There was minimal effort to ensure that we felt welcomed or adequately informed about the property.

The villa itself appeared inadequately maintained. The bathtubs had cracked and peeling paint, and the housekeeping service fell below expected standards. On the first day, our room was not serviced at all. On the second day, housekeeping removed the trash only but left our room door open. Fortunately, none of our belongings were missing; however, discovering that our room had been left unsecured was deeply concerning.

I attempted to contact the front desk three times without success. The following day, I received a return call informing me that staff needed to review security footage to determine who had accessed the room using the key card. I explained that it was my birthday and that I had planned activities for the day. Despite this, I never received an update, apology, or any follow-up communication.

The resort advertises a children’s area; however, it is not located within the villa property. Requires guests to walk to a neighboring to access it. This arrangement was both misleading and inconvenient

Overall, the inadequate maintenance, lack of communication, security concerns, and misleading advertising contributed to a highly disappointing experience.

Place is amazing, food is really Good, Beach is Very nice. Don’t know if I will be back. I would like to be appreciated when I stay and spend money. hotel staff and employees are not friendly. Nobody greets you with a hello or nothing. They walk right by you unless you say Good Morning, Hello or Good Evening first they pretend they don’t even see you. All employees should be evaluated and retrained because business depends on tourism.

We had a wonderful stay during our 6 day trip to Sint Maarten. Several times during our trip we commented to each other how much we were hoping we could make a return trip. The grounds are beautiful and well maintained. Our room ( junior suite) was spacious clean and comfortable. I really appreciated the free parking and the included breakfast. The beach bar served good food ( try the bbq chicken!) and made great drinks. It was so nice to have the breach bar and 3 other restaurants on site. I loved not having to leave the beach to eat/drink. Book a stay here you won't regret it!

This was an amazing stay at an absolutely beautiful resort. Rooms were clean, and comfortable. The view was beautiful. The staff were attentive. Everything that you could ask for, I’d stay here again. Convenient location as well, close to everything. This was the most affordable option so I had my reservations at first but it was everything I could’ve asked for that I’ve paid 3 times as much for before at other places. 10/10 would recommend.

Major reno needed. Shower curtains disgusting. Peel painting in rooms and tubs. And there were ants crawling on us while we slept and all over our luggage and toiletries in the bathroom and we had zero food in the room. I was flicking ants off me while I slept. Never again. It’s used to be a nice property.

The only thing that was a problem was the had us change our room because there was a water leak we never seen and the didn’t do anything to compensate for two women traveling for 12 day and packing up all our things and moving to a room on a higher floor!

The rooms are clean and the location is within walking distance to many restaurants and stores. The only issue is the walls are VERY thin. I unfortunately had extremely loud neighbors who screamed and laughed all day and night, including at least two crying and toddlers. After two nights, I asked to be moved and the staff quickly moved me to another area. Other than that, there were zero issues regarding the Villas.

Starting from check in all the way to the end to check out, the staff was phenomenal! I wanted to shout out a staff member at the front desk, didn’t catch her name but her last day was May 31st and she excelled at customer service. Rooms were always cleaned by house keeping and front desk was accommodating to every request we had. The only thing which was odd was that we had to pay to use the gym, that should’ve been included with the stay but everything else was perfect!

The hotel location is great for walking around. The staff were all really accommodating and friendly, everyone of them made me feel like I was home.

The property and rooms were meticulously cleaned.

My only recommendation is that it maybe time to update the rooms. The lighting in the actual rooms are really low and the tubs (I stayed in 2 separate rooms) are chipped.

Things started nicely with reception. We were received kindly and efficiently. The grounds are beautifully maintained. The location is perfect. There are plenty of restaurants within walking distance. Breakfast was delicious and plentiful. That being said, the cushions at the pool loungers could use an update. The first day I went to get beach towels, the guy was rude and acted like I was stealing the towels because he had never seen me before. I clarified that he wouldn’t have seen me because I had just checked in. Our room was on a corner and we had an amazing ocean view but the bathtub was in terrible shape. It was peeling in some areas and there was rust around the drain. I’m not the kind of person to make a big deal out of things but I don’t understand how the hotel would find that acceptable. It’s a shame though because it’s a lovely location in a beautiful island.

Can't beat this place for anything!!!!! Location-10, Amenities-9, Food nearby, less than a five minute walk.... EXCELLANT!!!!! Catch the bus in front of the area airport, and BAM!!!! 12 minutes later you're at Simpson Bay. Everyone was beyond accommodating and extra nice. The views were incredible and the steady breeze off the bay at night is something you see on \"Netflix\" !!!!!! All around the best value on the island!!!!!

We stayed at the Villa in an oceanfront suite room close to the lobby as many suggested they were newer. We enjoyed our stay and especially the friendly bartender gal at the main pool swim up bar! The great staff at the front lobby entrance promptly helped us w cabs and shuttles. The shuttle drivers were terrific too!

The Villas at Simpson Bay Resort is an excellent place for fun, sun and relaxation. Our one bedroom suite had everything we needed to make a quick breakfast and enjoy on the ocean front balcony. We went with a group of 8. Great location, right on the ocean. Staff were very friendly and the room was clean. The only complaint I have was that the room did have a musty/moldy smell when we first arrived. Opening the doors to the balcony fixed that in just a few hours. Otherwise everything was great.

The Simpson Resort was slightly disappointing compared to the previous reviews that influenced my booking. 1.) The front desk staff was very helpful while checking in however when we returned to the front desk to ask about the restaurants we were given a map and offered a shuttle ride there. The shuttle driver drove us ALL around the resort before dropping us off. We tipped him accordingly! We ultimately realized that the restaurants were located less than 800 feet away from our room!! Everything was walkable and no shuttle needed as the resort is small! 2.) This is a timeshare and not a hotel. 3.) Check out is BEFORE 10am!! Please read the fine print. 4.) The gym is at a daily rate and not included in your stay. 5.) The resort is kinda dated as the aesthetics are very 90’s 6.) Location is ideal and walkable to most popular locations but if you ask staff they will encourage you to catch a taxi. Please don’t! Take the walk, it’s likely less than 10 minutes walk from the resort. 7.) We never saw the pool being cleaned or treated. 8.) The breakfast is really good for the price. 9.) Location was exceptional!! The beach is literally right there and safe to swim. 10.) Staff were nice and helpful. Appreciate their attentiveness and effort to accommodate. 11.) There was a roach in our room but otherwise the room was clean with exception for the moldy tub tiles. Again, this is an older resort that is primarily still a timeshare. 12.) It was really LOUD above us! Running! Jumping!

We absolutely loved our stay at Simpson Bay Resort, Marina & Spa! The location was perfect, the views were beautiful, and the staff made us feel so welcome from the moment we arrived. We enjoyed relaxing by the beach and pool, and everything we needed was close by. The atmosphere was fun, peaceful, and exactly what we needed for a vacation. We’re already talking about coming back again. Highly recommend for anyone visiting St. Martin!

Paul provided some of the worst customer service I’ve experienced. He was neither welcoming nor pleasant during check-in, which made for a poor first impression. The room itself was spacious and mostly clean, but the tub had dried soap residue and clearly needs to be replaced because the paint was peeling. There was also a very strange smell in the room.

On a positive note, Makeeba was absolutely welcoming and pleasant. She checked me out with a smile and made me feel appreciated and welcome.

Love staying here. We have been staying here for the last 6 years or so. The one complaint we have is the Sewage smell. We stayed in the more North rooms and the smell on the deck was at times to much to sit out there. We have noticed it in the past but this year we worse than normal.

A wonderful property in Simpson Bay. Our room in the Villas, a king suite, was on the 6th floor and had a fantastic view of the bay and all of the boat traffic coming and going. Parking was easy and included as were beach towels with daily exchanges. We loved being able to book a day sail trip on the Lambada that departed from the dock right at the resort. Quite convenient ! Four on property restaurants and many more in walking distance.

My stay at this resort saved my trip. I booked at this property last minute after a terrible one-night stay at another property and it was the best decision. Being welcomed to a beautiful big lobby with views of the marina and a dedicated Expedia check-in line was very special.

I was greeted by Josephine (Concierge) and Marcel (Property Manager) who went above and beyond to make my check in process smooth and quick. Josephine truly embodies customer service by her thoughtfulness. She went out of her way to assist with getting me a car rental and even asked how I was doing when I ran into her at the carnival village. Marcel made it a point to say goodbye during my checkout and enquire about my stay. All of the staff were friendly, helpful, and really pleasant. This is a well operated property and I look forward to returning. My thanks to everyone for contributing to an amazing first visit to the island.

My only recommendation for the rooms would be to add a full length mirror. Other than that, the room was spacious, clean, and well maintained.

The property was ok. Definitely needs renovations. My room was old and had old fortunate that was rusting. Bathroom wasn’t my favorite. Was outdated and bathtub was peeling and had missing grout. Bartender at the main pool bar was fabulous ! Rolls weee comfortable , my boys loved the Murphy beds . Market close by , can walk to all the restaurants . Booked a second floor villa and it was perfect !
