Based on my observations and comparing with some hotels that I stayed before, I shared with PIC at related areas of responsibility and most importantly they listed and noted those areas that I mentioned and recommended for improvement. This means they are interested to continuously improve and become better, this energy is positive.
Overall, I am glad to stay there as very conveniently located together with Siri’s Shopping Mall, I did some shopping and dine there too.
In fact the in-dining I ordered a roasted salmon was simply delicious 👌

Nice spacious rooms and good views over the sea. Staff very helpful and friendly. Only slight negatives was tgat the bars clided at 10pm which is a littke early, and some of the \"hot\" breakfast items were not kept that hot. But overall thoroughly recommend the Grandis when staying in Kota Kibabalu and we would not hesitate to stay again.

The family room we booked for 3 persons was very spacious and clean. The bathroom was huge and spacious. We enjoyed our stay. The front desk service staff - Irfan and Eva were very friendly and helpful. Irfan gave us some information and tips on where to eat and how to walk. He was very patient and smiley all the time. We were happy with the room and the service.

We made two separate visits within the same week. Welcome was very different. First time no welcome porters and we carried own luggage in and up to our room. Receptionists were more formal and treated it more like a business. Second we had a great experience- were greeted by porters who carried bags in and took up to our rooms. Reception gave a very warm greeting and very chatty. Breakfast was great with wide selection of food. Pool was nice and clean with few people using it. We couldn’t find anyone to get towels from though. Hotel was clean throughout. Rooms were nice and big. Our request for maintenance was met within a few minutes and simple problem solved. Great location for the mall which you could access straight from the hotel.

Underwhelming.

Arrived on the eve of christmas. It was evident the hotel is shortstaffed. we had to carry our luggages from the car to the lobby.
the management has failed to plan for this.

The value for money is not great either. The room is decent but not great. The breakfast (for the price) is too expensive for the spread.

bear in mind, there are other great hotels in the city for cheaper price. you are paying for the location and thats it.

A grand stay at the Grandis

We stayed in the Deluxe Room, Sea View on the 8th floor. 2 Adults and a 14 year old. The room and bathroom were very spacious and had modern décor. The view of the sea and islands is beautiful. Also staff are very friendly and courteous.
Extensive choices at breakfast buffet however highly recommend that the hotel serve water at the buffet (only had hot water) as, each day my son had to ask for a glass of water (he doesn't drink juice or milk). We have travelled extensively and all other hotels have either had a water dispenser or water jugs.
The hotel is part of a shopping mall with easy access via Level 1. The hotel is about a 10 to 15 minute casual walk to the night food market and other shops. Restaurants are also close by. Swimming pool and bar on roof top. Piano man plays in the lounge on Friday and Saturday evenings.
We would highly recommend this hotel.

The room was pretty spacious and clean. The paint around the window was pealing a little bit. The WiFi went out one evening and wasn’t fully working until the next afternoon. The staff was very helpful and pleasant. The location was great within walking distance of many points of interest and connected to a very nice shopping mall. Pool was small but nice and had a good view from the roof. Could have had a few more lounge chairs as there was only 4. Overall a good hotel for the price.

The staff have been very friendly upon check in and helpful in finding tour for first time traveler to sabah like me, besides some hiccups like thai disco music blaring in my ears during one late night dinner, the other aspect of the hotel has been lovely. Positioned at one end of the town yet easy enough to travel around. Clean rooms and adequate amenities.

Special mention to concierge - Gulam, Duty Manager - Perry, and Front Desk staff (Tara and a great other ladies) for making my stay a pleasant one. Will definitely stay here again for my next trip to sabah.

We chose Grandise for the proximity to the pier as we planned to dive. It was a good choice. This hotel is also next to a shopping mall with good variety of shops.the Blu Bar on the rooftop is an amazing place to be at sunset.

We stayed 4D3N at room 819 sea view deluxe room. The shower area water couldn’t flow and drain smoothly. It’s like mini flood during shower. We didn’t use the bathtub but the tab water leaked and filled the bathtub full when we went back in the evening. Maintenance needed for the bathroom

Great hotel, nice pool area, helpful staff. We couldn't seem to get our A/C to be anything but freezing cold - even on heat it would blow cold air. Otherwise, everything was excellent!

The view from the pool area was also fantastic! Shops were convenient since the hotel is attached to a mall! Food options at hotel, as well as in the mall area.

The pool is nice but only 4 loungers which seems crazy.
Friendly helpful staff, I ate on the rooftop at the sky bar and the food is nice but food and drink slightly overpriced.
Great location for the shops, walking distance to waterfront and town. I didn’t have breakfast and chose cheaper options outside.

- Although I booked a sea view, I was disappointed that the view was a bit of eye sore (not hotel's fault) due to the rubbish from Gaya island
- breakfast, although had a varied spread.. but nothing was really edible, except maybe the porridge :-/. They have an egg station... but the cook doesn't even know how to cook a breakfast omelette! The first omelette offered to me was cold and greasy and ready made, which I refused because it looked like someone at home cooking Chinese omelette and not knowing how to cook. When I asked for. fresh one, it wasn't better. They just don't know how to cook breakfast omette! All other food were bland or tasteless. The breakfast spread just cater to Chinese tourist. So, please don't book this hotel if you are aiming for the breakfast spread - definitely not worth the RM500 I paid for!

This is my third stay in this hotel of the 4 times i have visited kota kinabalu. The hotel has maintained it's standards and staff is always friendly. This time our group got lucky and got room upgrades across all 4 rooms we had booked. The mall next door is 10-22 bliss in terms of shopping and makaan ( food courts and restuarants). Nearby spa named Sundance has lot of massage options. Behind Sundance ( some 8-10min walk) is kota sunday flea market. Maybe the fifth time i will change the hotel to realise that this is the best

Great scenery with comfort. Improvement in terms of people courtesy particularly in the cafe during breakfast. One or two waitress were very rude when it comes to telling the guest to not to sit on the ‘reserve’ area. Complete with rolling eyes and talk behind the guest in their local language which I think kind of rude. Manners is very important and that shows how profession you are. We enjoyed our stay so much! Spent most of it at the pool having drinks :) The service is great at the pool for drinks & food, with great view. We didn't love the surrounding city area so much, but we loved all of the tours we went on in Borneo. Will definitely be back again soon!

Great hotel! The rooftop pool and sky blue bar have phenomenal views and great happy hour deals. Room was very nice and facilities as well. Only thing I can point out is that waffles and pancakes weren’t ready right when the buffet opened... hardly a problem. 5/5!

Clean big quite rooms with good air con. We stayed here 3 times on our trip to Sabah. They looked after some of our bags while we took a boat up the Kinabatangan river and while we climbed Kinabalu. Great breakfast. Great roof bar with live music on Sundays.

The hotel is very new.. Lovely view from the rooftop.. The air condition was hot on our 1st night but we called the service line & they managed to solve the problem less than an hour & our room was cooler.. The Counter Service (which includes the concierge) & the lady at the business center honestly are very kind & friendly... Even the lady who cleans the room is very kind & friendly... Will definitely come back to stay... In future maybe can have the hotel own massage parlor so guest do not need to go out... Overall I enjoyed staying at Grandis.

I didn’t think much about this booking as I just needed a stay over for one night but was amazed by my stay!

We used this hotel for 3 separate nights during our transfers for excursions in and around Borneo. upon check in we were given a terrible room overlooking another building but we asked for an upgrade ocean view delux room (70ringets) and we then had a beautiful room. it was 1020 I think. the staff are very friendly and efficient and stored some of our luggage between check in's which was very convenient. Roof top bar really great with decent food - beware of too many people taking selfies!! location is good with a Starbucks right next door and a big shopping mall. 15 min from airport

Location of the hotel is great. Close to city centre with nice restaurant and next to big shopping mall. Besides that the hotel is located next to the ferries to Gaya Island. Rooms are comfortable. Swimming pool is good, although not too big and area around the pool with bar is pretty small.

Although we saw a lot of staff (especially around reception area) service was not great. A simple question about breakfast being included or not, took 5 minutes before answered. The fact that we were called at our room to pay the drinks bill at the poolbar immediately (in stead of paying it later when checking out) is not customer friendly. For me this was the first time I could not put the bill of the pool bar on my room, I've never experienced something like this before.

A question about a plug lost at the room during an earlier stay at the hotel, was never answered.

Again we had problems using our international credit cards paying our hotel bills. The system used at the reception seems to be very sensitive and therefor doesn't accept a lot of standard credit cards.

We picked this hotel mainly because of its location to the Jessleton Jetty & position near the town centre. The rooms are large and have a great bathroom/shower. It's a fairly new hotel & staff are very polite. The rooftop bistro & pool do have an envious position overlooking the sea towards the islands.
We spent 6 nights in the the hotel, or should we say paid for 6, but decided we needed to get away from the noise within the hotel for 1 night. The noise we are talking about is to put it bluntly caused by Chinese guests, who have no respect for others staying in the rooms. They scream, shout & insist on slamming doors into the early hours. Buffet breakfast is a chaotic with certain guests not having any sense of hygiene eg man try's maple syrup from the severy spoon, puts it in his mouth then puts it back in the bowl. This is the first pool we have never been in whilst on holiday, reason it is a small plastic liner pool, overcrowded in the afternoon with even children eating satay sticks & tossing the sticks over the edge of the building.
This hotel deserves better, but unfortunately I guess the majority of clientele are not educated to respect. Shame really

A nice hotel in a convenient location. The rooms are large and comfortable. The rooftop pool and bar has great potential, improvement is needed as it looks tired and the food is awful!

We stayed here 1 night before our Mt Kinabalu climb, and 1 night after. It was the perfect location in town for us, near the Gaya St Sunday market, next to the Jessleton Ferry Dock to the Islands, next door to the Suria shopping centre and other restaurants and shops. The hotel rooms were huge, clean and comfortable. The best rooms are the Seaview rooms facing the water and islands (amazing view) as we have both a seaview one night and a room facing another building the other. There is a rooftop bar and pool (which in my view was too small though) so while its the best location for ferrying to the beaches and islands, not the best if you want a hotel to laze around the hotel pool. Food at the hotel was very reasonably priced and good. Highly recommend this place.

Excellent Hotel next to a Mall

This is my second stay here and this hotel does not disappoint me. Next to a mall , big rooms and a roof top bar / restuarant. Prices amazingly affordable. I would recommend it with no hesistation. The sea facing rooms are worth paying for.

A basic hotel in a good location

The layout of this hotel is long and narrow and feels a little claustrophobic. There is no proper drop off area at the lobby. Definitely not wheelchair friendly.

Check in was smooth and surprisingly the room was clean & spacious (we booked the deluxe). If possible, get a sea view room and not city view. Our room was facing the rooftop carpark of the adjacent mall. The rooftop swimming pool is small and narrow. Did not try the rooftop bar. The buffet breakfast was average. Would recommend skipping it - have the local food nearby instead.

The positive about this hotel is that it is in a good location and connected to a mall which is convenient. It is about 5 mins walk to Gaya Street which has lots of local food. Also less than 5 mins walk to Jesselton Point where you can take a boat to the islands.

Overall, it is a very basic hotel (I would say 3 stars) that is new, clean and in a good location.

Good location

Located in kk town is very convenient. However no free parking available only can park the car at the roadsite. The location is just perfect, just a walking distance to Jetty.
