Great location and price - very central, 10 min to the KK town centre and 5 min to Jesselton (port for boats to islands).
However downfall: not serving breakfast and super loud air conditioner! Tea/coffee making facilities and fridge are useful. Also window allows all the noise from road outside to ruin your sleep so avoid unless you have good earplugs. Room very small and bathroom need refurbishing.

Not the worst, but for sure not the best in KK

The hotel is nicely located, however the room was filthy dirty. There was even blood stains on the ground. The front desk workers were very nice however. Also, breakfast was about as bad as it comes. I suggest a different hotel for your money :(

Hotel breakfast was disappointing. Breakfast supposed to be ready by 7.00 am but not ready. Nasi lemak without nasi. It was a hassle to toast bread with a 2 slices household toaster. I was informed that the bread toaster machine was out of order.

With an air of nonchalance

Some \"renovated rooms\" are better than others. I was first given a \"renovated room\" on the 4th floor in which air conditioning was defect and, luckily I was moved to a mych better \"renovated room\" on the 7th floor and that made a big difference in the room comfort. However, even given a sparkling new bathroom, when showerring the entire (big) bathroom gets flooded due to a very poor design of the drainage holes and a lack of shower curtain. What a pity! The hotel is very well located and noise is not a big issue (except when large groups of chinese tourists happen to be your neighbors....aie...aie...but not the hotel's fault.

Local area was convenient for shopping, eating out and getting to the pier. Staff were absolutely brilliant, welcoming and helpful. The room can best be described as minute. As a single traveller, it was far too small with nowhere to put empty baggage and barely any room to move around. It was far smaller than advertised. Bathroom was fine and the shower worked well with plenty of hot water. The breakfast was hot and fresh albeit with limited variety. At times it was very busy and space to sit down was at a premium. Overall, it was reasonable value for money.

Perfectly located in the centre of KK, walking distance to night markets, bus station, Jesselton Point for island tours. Wifi in lobby is great but there is no wifi in the rooms. Rooms are in greay condition. Staff are friendly enough, tour desk in lobby is very helpful. Overall a great budget hotel, would definitely recommend

Best location spacious room.

Poor check in service but balanced out with a compliment late check out. Hotel is well kept and bed is comfortable. Strong shower. Lots of restaurants and shopping mall nearby. Taxi stand at end of the same block. This is my second stay. Will come back. Thanks.

Central Location

I had a pleasant experience in this hotel. I stayed in one of the rooms on the higher floors. It was quiet with minimal street noise. The hotel staff accommodated my requests regarding the room. In the lobby there is a car rental desk for the guests convenience. Restaurant has OK food.

Close to most top tourist spot

Pros: For me, most of my fav spot are walking distance (i.e. Jesselton Ferry, Sunday Market Gaya Street, Filipino Market). Food easy to get at this area. But, traffic quite busy here if you drive around this area. Husband and I just parked in front of the hotel and sightseeing at the area by foot.

Cons: Booked for superior room (with window) from Expedia but no room available during check-in. So, we got single room without window instead. Nevertheless, fine for us because it's a short stay.

Disappointing. I arranged for airport pickup, got nothing and wasted time in waiting at airport. Room was very noisy from the road traffic until 2 pm. Breakfast was very plain after 2nd day, I told breakfast in the next door restaurant. Have to fill water myself at the floor below. Room carpet is dusty and not vacuum daily. Water from the shower area flow out to the wash basin area. Hot water pressure is low.

Good value, right downtown

I booked a Superior Room and on checking in was given a room on a non-smoking floor. This room had a window, unlike the Standard rooms. The room itself was clean. What I found strange was that on Expedia the room was said to be 300 square feet in size, but the one I was in felt more like 200 s.f.

While the hotel itself has been around for close to 20 years, it would appear there had been internal renovations, as the room didn't feel all that old.

What I liked about this hotel is its \"zero plastic bottle\" practice. They'll give you a glass bottle which you can then fill with water from a dispenser on every odd-numbered floor. Breakfast was adequate even if the variety of offerings is not as extensive as 4 or 5 star hotels, with a few hot items in addition to fresh fruit and bread.

Best Western not up to par

I was surprised that a Best Western hotel would be so disappointing and not up to par to the ones that I've stayed elsewhere. Staff at the reception were not too friendly, the corridors were dirty, ceiling was stained with water leaks. The TV in my room was not working after switching on after awhile, there was no wifi, I wanted to complain but the phone was also not working too well. The room and bathroom was dimly lit.
However, I was glad that the bed sheets and pilllows were clean and of course the location of the hotel was good. The hotel also had a bar and restaurant that looked decent.

All I need in a hotel

There's nothing fancy or eye catching about this place. However, it's perfect for my budget and what I needed.
Location : central.
Room: basic needs. Clean and comfortable. The room looks a bit beat up/aged, but it's got a mini fridge, very comfortable beds, ac or fan (we stayed there 2x, got ac in one room and fan the second time ), and great shower with excellent water pressure. Get 2 beds instead the one bed room because the 1 bed room is very small.
Staff: excellent. I befriended with the receptionist. Very friendly and personable, she went above and beyond to help us with our needs.
Highly recommended for backpackers or ppl on budget as a place to rest your head.

This is the noisiest and dirtiest hotel I have stayed in.
We were there for a week, there was excrement under the toilet rim the whole time, ( not ours ) the shower and the sink were never washed, wiped down with our towels yes, but I don't think cleaning products had been used for a long long time.
Exhausted the first night and passed out, so it wasn't until the second night that I realised that my quilt cover smelt like dirty old man. Talking to another guest at breakfast he said his smelt like really bad sweaty feet ( not his )
It is overpriced, the staff are rude, when you say hello or good morning they ignore you.
Why anyone ever recommended this place I have no idea

Had clean room with two twin beds to make a queen. TV had good picture but only 7 channels. Shower had insufficient hot water and limited water protection walls (hard to explain, but the side walls were too narrow and water went everywhere.
Check in and check out were efficient. In house restaurant provided an adequate complementary breakfast. Wi-FI was OK, but had to change passwords daily.

Hotel is old, with small elevators and narrow hallways.
Rooms are a good size.
King bed was comfortable.
Air conditioner kept the room reasonable but not cool.
Wifi worked 25-50% of the time.
Location is great. Heart of city with easy access to restaurants, waterfront, observatory platform on signal hill and companies to organize the rest of your trip.

Needs Improvement

Room temperature is too cold and not controllable. Explanation given is that it is due to centralized air-conditioning. Technician's advice is to switch off the air-con instead. My concern is on the effect of ventilation. Breakfast may need more variety. Coffee seriously needs to be improved.

On a side note, I happened to stay in the same room (802) as my previous stay several months ago. Bathroom toilet cistern leaking since then, and has not been fixed.

The Bed is dirty!!!

The first night we reach the lady who work at the reception are being rude to me where she just throw my passport when she is trying to check-in us. Perhaps she was been at her roughest day but she shouldn't treat a guest like that. A very NO-NO to me! The room she gave us was located at 715. You can't believe me when I say the room was dirty, there is no pillow case and there was hairs like a lot of hairs everywhere on the bad. It looks like someone just make out on the bad and left it untidy. For goodness, I am expecting at least a clean bed to sleep. We don't mind if the room is small just a clean bed will do. The receptionist is not helping at all. Second day, we managed to get a help from the different receptionist which is very kind and helpful and transferred us to room 1008. The bed was clean and we are able to sleep nicely. For a guest like us, we just want a clean bed to sleep that's all.

I asked for a non-smoking room but it didn't work out. Which is understandable, but what I couldn't deal with was that the smoking room had a window that did not open for security reasons. Being stuck in a room filled with previous smoker's heavy residue without any means to ventilate was a horrible experience. Oh, and they don't provide toothbrush. Bring your own.

The room became quite small for 2 single beds. We had no hot water for shower on the night of our arrival because we didn't know that we suppose to let the water run for 15 minutes. Not so good idea for water conservation. Even so, the water still not hot enough and low pressure. Refrigerator was not functioning properly, but can live without. No wifi eventhough it was inclusive in the room package. Other than that, it was all average.

Location was great ! The reception seems to like foreigners better. I was at the second in line when checking in. A foreigner in front of me received a very warm and friendly welcome, When it's my turn, The female reception attitude suddenly change to very unwelcoming. Obviously she don't like locals. Air-con in the room is not cold enough. Bed was ok.

A well positioned hotel ,ideal for an overnight ,\n

We were travelling with a party of 6 people and stayed only one night in Kota Kinabalu before heading to the mountains. The price of this hotel is reasonable and we were able to store our luggage after checkout while waiting for a flight. We all returned from our outing absolutely drenched and the hotel was unable to give us a towel because we had already checked out.
