Great place to stay if getting the ferry from Dar Es Salaam and good space to explore from for a few days. Lovely room and reasonably priced. Non alcohol hotel which I think makes it a bit cheaper than others, which is great value.

Omar who managed the breakfast service was excellent and immediately put guests at ease with his warmth and attentiveness.
Young Mohammed on staff was great and highly responsive to guest needs and carried himself with professionalism like all of the staff.
The hotel has excellent location and high walk ability to Stone Town attractions. I particularly liked my room with seafront view. The property is very well managed and a place for potential improvement is considering a ventilation system for the bathroom.

At check in advised we could have a family room instead of two rooms. I said yes. But management insisted we pay for them both coating $125 more. Will not return. Area around is nice and Stone Town convenient.

This hotel is in an excellent location right across the street from the ocean and boardwalk. The room was very large (I upgraded) and the breakfast buffet was excellent.

The only shortcomings were that the internet keep dropping in the room and the lighting in the room was very poor.

That being said, I would start there again.

Good stay at this hotel. The area is nice right on the water and the ambiance and rooms are nice. A few minor issues include the poor quality for breakfast and some minor housekeeping issues. My bathroom hose had a leak and flooded the entire bathroom. Overall it was an ok stay.

If you booked a \"Presidential Suite, Sea view \", be warned you may not get one with a balcony although the pictures clearly show a balcony (on both their website and Expedia). They claimed it was some sort of a different room type and they'd upgrade me if it were to become available instead of admitting their mistake. Of course the upgrade never happened or any sort of refund/appropriate adjustment made.
Overall the staff were friendly / has the location going for it. Convenient area / ocean across the hotel.
Breakfast wise, unfortunately most of the hot/fried items were room temperature except for the boiled eggs and soup. Omelette station is good. Excellent fruit selection.
Shower situation is weird in the presidential suites. Be prepared for water everywhere since the rain shower has no curtains, walls.. just open not to mention half the tub is taken over by the fixtures sticking out so there is no way to contain the water within the tub.

Good location but poor quality

The staff was nice but the place could use some work. No AC in room and while asked several times- they told me it was ok while it just circulated air. At one point I just decided to leave and only then was I told I could be given another room. By this time- bathroom was a sauna, very dusty and only air circulating was recycled. Would not recommend.

We have visited Zanzibar many times. This is the first time we stayed at this hotel and it will be the last. The staff are very friendly, but the service was very poor. I paid extra and reserved the presidential suite. After arriving to our room, I realized they had put us in a regular sea view room. When I asked about the suite, I was told it was undergoing some renovation. There was no offer to reimburse us for the incorrect room, nor any offer for any extra service. In fact, we even tried to get a later check out and we’re denied. Unfortunately they already had my money for suite thru Expedia…so beware when booking your room..!!

The building has an interesting history and is furnished and equipped in authentic detail. The location is easy walking distance from the Dar ferry; across the street is a fishermen's beach, which is also where many boat tours start. Food was good both in the main restaurant (overlooking the beach) and in the small coffee shop at street level.

A charming old-fashioned hotel, that reminds you of the history of Zanzibar and Stonetown, its capital in particular.
Lovely antiques, and gorgeous views of the waterfront and its activities from the breakfast room as well as from some of the rooms at the front. (We had one). Spectacular sunsets. Only fault of the hotel, is that the safety deposit box in the room didn't work. Also, it is a dry hotel, no alcohol, but there are charming bars everywhere, and there's Freddy's pub across the road. We will return for another stay.

Overall, I loved the property, but 2 things aggravated me. I booked 2 rooms for which I thought was for 4 people (2/2). When I arrived, my reservations were for 3 people (2/1). Both rooms were identical but because there were 4 people, they charged me $20 a night for the fourth person. Yes, very upset since the room with 2 people was the same price as the one with 1 person.

The other issue was the shower head. Bathroom was beautiful, but when I say that showerhead needs to be replaced...water was coming from every direction. up/down/both sides, left/right, left/right side, top/bottom, sw/nw, front and back.

Staff was very nice and helpful. Would I stay again...Yes, but best believe I will check my numbers on the reservation.

Wonderful Seaside Hotel

Gorgeous Islamic-inspired design at a seaside hotel steps away from the ferry terminal. If you arrive by ferry there is no better location for convenience and value.

Beautiful rooms, interior courtyard with pool and balconies over looking it. A hilarious number of staircases. Breakfast buffet was diverse and very tasty. Staff exceptionally friendly, and over the top accommodating! Excellent value for money. I would love to stay again.

This is a very old and historic building used by the sultan as a vacation home. The common areas are all stunning from the pool, the riad and the water fountain in the court yard. The vibes are 10/10.

Rooms are massive. You will feel like a rockstar on your in your giant suite overlooking the water. The balcony was HUGE and the best view. It’s the perfect spot for Instagram photos! The downside is the rooms are very dated. While I recognize the property is very old, things like a modern bedding, a duvet, new flooring and a fresh coat of paint would give this property a nice face lift. 8/10

Breakfast was decent. You can order fresh eggs and there is an assortment of fruits, pastries, and hot items. I found the hot items to be a bit sub par so I just ate the eggs and toast and fruit and I was happy. 8/10.

Our first trip to Stonetown was really magical and Mizingani contributed to that experience. It's location on the waterfront was spectacular and paying for the seaview was worth standing on the Livingstone room balcony and watching the African sunset on the ocean. Accomodations were acceptable, historical architecture was exceptional. You are staying in this place for the chance to imagine yourself back in time. The staff are friendly and hospitable. Tips are always welcomed though not asked for. We recommend American's adjust their expectations and focus on the experience. It was amazing. Oh and definately eat at the South African Fish Market on the pier just a few blocks down. It was fantastic. Don't forget to arrange a paid walking tour of Stonetown, it's worth not getting lost and seeing extra nooks and crannies.

The hotel is just five minutes walk from the ferry and about 20 minutes from the Airport, location is perfect in front of the hotel
Is promenade walk to the forodhani park, in the night it’s lively with plenty of local food stalls.
Staff are amazing especially Zubeda and Haji they were brilliant and make my stay very enjoyable with their knowledge of the city.behind the hotel is stone town where you can walk through narrows roads ,overall I enjoy my stay at Mizingani and I will definitely stay there again. Another thing is the breakfast is amazing plenty of food and a lot of varieties includes fresh fruits and juice.

Due to a change in my flight which occurred during transit, I was unable to check in at the hotel. After contacting Expedia to get some results....it was a frustrating and devaluing experience. The phone number listed for the hotel was an unavailable number. The hotel (per Expedia) insisted that my room was no longer available. I had booked and paid in advance for 8 days. I was dumbfounded when I was told that there were no available rooms. What happened to the room i had paid for? I would be checking in a day later due to flight changes (the airline did that, not me) I felt like I was being robbed. I agreed reluctantly to cancel the reservation (Expedia's solution) and find other accommodations. I was in transit at the time (in Ethiopia). After arriving in Stone Town I went to the hotel and spoke personally with the GM who insisted that my room was still available and that I could check in. This was after I had written a scathing review of my experience. My friends who did stay there had mixed feelings. Some thought it was ok, but one of our companions checked out day 2 and found another hotel. My experience was very bad...poor communication...incorrect phone number on website...unsatisfactory in my opinion. The plus is that it is located on the Seafront...

Don’t trust the rating. Not a 9 but a 6 max!!

I had paid for the luxe double room. For me a working safe is very important because of the cash in my phones. The safe didn’t work. Hadn’t worked apparently in a long time because the batteries were totally corroded. They try to get batteries from another room. They didn’t work. I asked for a room with a working safe. I got another room with a working safe but it was definitely a standard room. Small, very small balcony, and the bathroom both of the freaking joke. You couldn’t even get to the toilet you had to step over the toilet to sit on the toilet. The breakfast offerings were OK if you came early enough. If you came during the last hour most of the stuff was gone. There are a lotSmall local all the style hotels around in the neighborhood for $20-$30 less. The one thing this hotel has it going is its location. It is the closest place that you can stay when you get off the ferry. But I do not recommend staying there. There are other options that are much much better and actually are a lot cheaper.

The building itself is magnificent and it really feels like you're in history. The staff are incredible - so friendly and helpful. I told them it was my husband's birthday and they sent up a cake to the room <3
The room itself was cute and traditional with a lovely little balcony. The only issue was the bathroom layout - not very easy to fit into and the shower had no screen so you couldn't help make a mess. This may have only been our room though - bigger rooms were probably better. Breakfast was also ok - being vegetarian it didnt have a great selection for me but it was fine.
The location is great - I mean, Stonetown is not big but this is an ideal location as it is right next to ferry terminal.

Good choice

Mizingani is a very good choice in the mid price range in Stonetown. Old historical beautiful building on the seafront (no direct access, you need to cross a road).
Clean, superb service, quiet and spot in the middle of Stonetown. No alcohol, but that’s easy to find else where if that’s an issue.

Decent Hotel with old interesting interior style. Smaller than sister hotel Tembo, but very similar in style. Paid 145$ for a family room facing the pool. AC either on or off, no remote. Safe by the reception. Breakfast was said to start 07.00, but service slow and all things up and running by 07.20-30. Quite good restaurant, but we recommend 6degrees or Luk-Mann f.ex.

The hotel was so full of old gorgeous wooden furniture and details: like rooms named after famous explorers- ours was Vasco Da Gamma... another was Freddy Mercury. Mosquito nets with patterned edging, wooden beams in the stucco ceiling, tiled tub, colored glass in bathroom window, huge thick doors, tall wooden shutters that secured out the light at bedtime. If it were for sale- I’d love to have the wooden waste basket with intricate painted design- that was in the restaurant bathroom! A big tree-ripping messy storm had just swept through the day before, so swimming pool wasn’t ready for swimming as we arrived. Just fine- lots to see eat and shop for in the immediate neighborhood. The kind front desk man upgraded our family of 4 from a pool view to a seaside view upon check-in. For free. They kindly arranged a ride to airport for us for the following day- I pre-paid 35,000 TSZ... all went well. The restaurant for dinner and the included breakfast were both very fine. I wish he had explained to us that we needed to turn on the water heater 1/2hr before a hot shower. Mine was cold- my husbands- semi-warmer- my daughters- warm. Our toilet stopped flushing mid-stay. and the lights in the room were very limited. I’m glad I had my headlamp for searching my luggage and re-packing in the room. Overall- we’d come back and recommend it to friends--definitely!

I enjoyed my stay at Mizingani Sea Front. The room was large and very comfortable. Checkin was easy and quick. Breakfast was included with my room and consisted of a buffet and egg station. All the staff were friendly. Pool are was nice and felt great on the hot days. Location was walking distance to most of the things I wanted to see and convenient to the ferry dock.

Great place, close to ferry

This is a great place to stay for many reasons. Firstly it has that old world Zanzibar charm. It is an old building and its a bit creaky around the edges and occasionally a few things don't work, but it more than makes up for this in character and and charm. The staff are very helpful (sometimes a little too much as one of our bags went to the ferry port without us - quickly resolved to profuse apologies).
Secondly - location. It's very close to the ferry terminal - less than 5 minute walk, has great views of the harbour and is close to the fort and one the edge of the old town.

Likes: Charm, character, staff, location, breakfast overlooking the harbour.
Dislike: It's a little rough in places which some people might not like, but for me this adds to the charm

Try it. It's an experience. Zanzibar is becoming more sanitised and this is a reminder of what was when I first started coming here 20 years ago.

Great location and super friendly staff, however these are a few things we didn't like:
Super hard mattress
Very slow WiFi
Slight smell in rooms
Lots of bugs in room
No sound proofing at all so we had a lot of noise come through the ceiling and walls.
Food that we had from the restaurant was not great.

Overall was ok, but I wouldn't rush back.

The whole vibe was terrific inside the property. The design all throughout felt very old-world in such an amazing way. You could feel the influences everywhere from the culture melting pot that is Stone Town.
The pool was fantastic. You had such a great view of the architecture internally and felt tucked away from the hustle & bustle of the main strip.
Room was very spacious and comfortable. The A/C was very clutch to have, as it's very very hot there.
I would definitely make a returning trip.

This old style hotel is perfect when visiting an old town like stone town. It is traditional and unique. The location is superb to enjoy the waterfront or dip into the lanes of the town. A great place to stay and absorb the atmosphere.

The staff made our stay the best!

We had a lovely stay at this hotel on the seafront. The staff are so attentive and helpful and they couldn’t have done more to make our stay so enjoyable. The style of the property is charmingly traditional.

Our room was supposed to be a premium seaview room. We were right next to the kitchen so awakened every morning at 5:30. Slats on blinds broken.

Wonderful traditional hotel . The friendliest staff ever. Close to everything in stone town. Beautiful pool . AMAZING view for breakfast. Last time i stayed in zanzibar it was in a 5* resort , this is so very much nicer. I can't recommend this wonderful hotel enough.

The service was wonderful, the decor absolutely beautiful, the pool was lovely except for a batch of rather loud children who didn't seem to be monitored by an adult, and the breakfast was sublime.

The rooms were spacious, clean and beautifully appointed. I shared a triple with my two daughters for 3 nights after a long Safari and more spare accommodations. When we walked into the room they said, “Thank you, Mom!!” The breakfast was bountiful and selections changed daily. An omelet station cooked your eggs to order and coffee was delicious. However on the last day there was no drip coffee because their carafe broke. The pool was beautifully tiled, clean and refreshing. They even let us take hotel pool towels on our dhow trip to Prison Island. One detail that would have been nice is to have our room floor cleaned daily. With the dirt and dust in town, it was bound to track into the room. We couldn’t walk bare foot in the room without our feet needing to be washed by our second day. When my brother came to the hotel on our last evening, they escorted him to a nearby restaurant to meet us for dinner about a 5 minute walk away. There was no other way he would have found us in the maze of streets in Stone Town. Wonderful customer service!

A piece of paradise spoilt unnecessarily

The resort was a piece of paradise with idyllic location with good facilities and extremely helpful and friendly staff. The experience would however have been ideal if the resort management paid some attention to providing clean linen and towels. The bathroom in a particular needs some TLC. That said we made it work. I would highly recommend the massage it was priceless.

The hotel has an air of history in every detail. The swimming pool is nice and cozy. The location is very good. Staff is friendly and helpful. Though English is a problem. Ahmed of the reception was especially helpful. Thank you all!

Amazing stay for 3 nights while in Stone Town Zanzibar. Couldnt have been in a better location- so handy to everything. Beautiful well looked after hotel with lovely decor. Nice balcony to sit and enjoy the shade, nice pool to cool off in in the afternoon, friendly and helpful staff (who assisted us with our swahili!).

Great location and views. Staff is super friendly. The cleanliness was a bit lacking, even fir Africa standards, the noise level fir sea facing rooms was high, beds were uncomfortable and the Wi-Fi was poor.

Hotel was quite good and room size acceptable. Bathroom was clean, wifi fast and breakfast adequate. Staff was a bit slow at times, but willing to help after all. Location is OK, although not super central.

Character hotel with amazing staff

This hotel is full of African character, with the best staff I have come across for some time. They were all cheerful, welcoming, polite and couldn't do enough to help. Food at breakfast was very good. Good location as well, not in the middle of the Stone Town bustle, but only a couple of minutes walk away

Just right!

We had two days in stone town as part of a bigger trip to Zanzibar. Our stay at Mizingani Seafront Hotel was great. Big clean room, helpful staff and the location was the perfect base for us to explore.

Stunning

This is one of the most beautiful places I've stayed at in the past 97 countries visited. The courtyard and the design and the architecture are all stunning. You feel like you're living in a fairytale.

The only cautious note I have is for injured or disabled travelers. There was ALWAYS water on the floor around the beautiful fountain, no signage, all tiles around, very hazardous. I almost slipped twice. Also there are constant steps up and down to get around the main parts of the hotel.

Zanzibar is a bit of a culture shock -- conservative Muslim as opposed to the mainland -- and I found this hotel welcoming and comfortable for both Westerners and Muslims. There is a mosque very close to the hotel but it's not loud enough to wake you up at 4 am.

The rooms are well thought out with all amenities, a beautiful jacuzzi bathtub, comfortable bed, tea and coffee maker, etc.
