Best Location near metro
Excellent, best place for family. Location is on the opposite of small park where you can enjoy the air because that is spring time and surrounds of high rise buildings. Simple breakfast, nice staff and comfortable room with sofa bed. Near metro station, chinese market, kfc, baskin and robbins and mcdonalds. Surely this will be our hotel again for the next time of staycation in Dubai.

Great hotel with good service and easy walkable to shopping and restaurants. Parking in front and finding a taxi can be challenging since there is no proper place for taxi to park. It’s like in the middle of moving traffic that driver has to stop to drop off and pick up.

We always select Hayat Place Baniyas Square whenever we are in Dubai. Its the perfect spot and most importantly amazing service. Every person we have intracted with have been so polite and very helpful which is rare to find.

Found insects in first room 216. The handle of the shower temperature control was not working. Always hot. Switched to another room 306 on the third floor, opposite side of the building.
Several equipments show sign of deterioration like the bench in the room, shower temperature control, shower stalls that had rust and mildew. The shower drain on both rooms was clogged. It limited the shower time quite a lot. The A/C LCD control in room 306 was not showing the numbers but worked. Just could not adjust the A/C to the specific value. Had to wait to be cold to stop it.
State of the rooms was ok for the lower price I paid for the first 5 nights (less than 100$). But not ok for the highest 3 nights (192$ the highest).

Be sure to ask for a room on the Creek side of the building, opposite the Mosque, if you do not need to wake up at 5h45 for prayer.

It limited the shower time quite a lot. The A/C LCD control in room 306 was not showing the numbers but worked. Just could not adjust the A/C to the specific value. Had to wait to be cold to stop it.
State of the rooms was ok for the lower price I paid for the first 5 nights (less than 100$). But not ok for the highest 3 nights (192$ the highest).

Location is fantastic, hotel less than a minute walk from Baniyas Square metro station so very easy to travel around Dubai. Staff are extremely helpful and friendly. Sandeep in particular is brilliant, will go out of his way to make your stay great. Diana and Amine really helpful too. The hotel is clean, modern with friendly and approachable staff who are happy to help. Breakfast is really good too with lots of choice to set you up for the day. Real value for money - will stay here again.

The 4* for convenience is right: good bed, good airco, spacious and good shower. Service is rather terrible. Getting a drink from the fridge at reception is not possible after 22:00 hrs (10pm) as the fridges belong to the restaurant which is not the hotel's. Breakfast is terrible. Coffee is brown water, orange juice is yellow water, limited choice and certainly not 4*. When you order room service it is deliverd to the room but no one takes out the plates. It turns out you need to do that yourself. Room cleaning at very strange times during the day and the swing pool is not even close to silent as all kinds of machines are doing their thing there and are making a lot of noice. You get two keycards but only one can be used at the lift to go to the right floor. The other one therefor is useless. During Friday praying time it is not easy to leave the hotel as there are many many people praying in the streets directly in front of the hotel. English of staff is very poor (close to basic).
