Once the Harem of the “Favourite” of Morocco's Sultan Moulay Yacoub, Riad Kaïss is one of Marrakech's longest established and most elegant riad hotels. Located just steps from the UNESCO world heritage site Djema el Fna, the pulsing heart of this magical city, Riad Kaiss is supremely well-located for the sites and sounds of Marrakech.
On a quiet side street, the hotel offers guests a tranquil setting from which to explore this amazing Moroccan city. With just 9 rooms and suites, hammam, spa, boutique, swimming pool, a majestic courtyard garden, sun terraces, a range of services including cooking classes, full-service restaurant, private driver, personal shoppers and guides, and with parking nearby, Riad Kaïss is a perfect base to enjoy the best of what Marrakech has to offer.
Originally designed and built by legendary French hotel designer Christian Ferre, the hotel has been featured in design magazines and books all over the world, including the Hip Hotel series. Service, however, never takes a back seat to design.
Under new management as of October 2009 by the award-winning team from Dar Les Cigognes and The Sanssouci Collection the hotel continues to provide guests a welcoming introduction to Marrakech. The rooms at Riad Kaïss have all been designed with a maximum of guest comfort in mind, and each is uniquely decorated and showing its own character.
There are three categories of rooms: Superior, Deluxe, and Suites. All rooms have independent climate control, high quality bed linens, and ensuite bathroom facilities.

What a gem this Riad is! One of the most amazing places my husband and I have ever stayed at on vacation. Very traditional Moroccan flair. From the minute we walked into the Riad to the moment we left the staff was courteous, friendly and helpful. They really put thought into personalizing the guests stay from providing us a tour of the grounds to enjoying traditional Moroccan tea upon our arrival to providing a send away gift of toiletries and food for our trip home. On our last night we were given a dinner recommendation Le Tanjia -oh it couldn't have been more perfect. Breakfast was delicious - the only comment I'd make is the hotel should provide a menu and ask what we'd like - instead they just bring out the same dishes for everyone (except the eggs) and several times we didn't eat some of the items or it was too much food and so it was throwout and I don't like to waste food. Coffee and Moroccan mint tea was available all the time and was such a treat for breakfast or to end the night. Definitely get a massage - worth it! The Riad is within walking distance to taxi cabs, jemaa el-fnaa, the souks, 15 minutes away from the airport. It is safe to walk around the area.

Amazing Stay, would recommend to anyone looking to experience a traditional moroccan escape! The riad was in the perfect location, walking distance to the markets, food and local sites. The room was very clean, even had complimentary hot drinks! What really made the trip was the staff. They went above and beyond to make our stay extra special, very friendly and shared their local expertise! Will be returning in the future for sure!

This was a serendipitous booking since the original reservation we had at another riad fell through due to unforeseen circumstances. We booked Riad Kaiss the same day. What turned out to be a stressful morning ended up being one of our best stays during a two week trip through Spain and Morocco. On entering the staff is very hospitable and warm. The initial impression of the riad is charmingly bohemian in style, but the real charm and chef’s kiss are the suites themselves. Our suite was very spacious and beautifully decorated with traditional Moroccan furnishings, including stunning stained glass windows with a sizable private courtyard that included a full cabana bed. On request we had dinner in our room. We were pleasantly surprised with a romantic candlelight dinner with a delectable meal and service that rivaled that of any luxury hotel or riad we stayed through our two week trip through Spain and Morocco. It was truly a magical experience especially compared to all of my other travels through the world. Economically wise, we got the most value for our dollar here as well. Should my husband and I ever come back to Marrakesh, we will certainly book here.

Stayed for 3 nights when arriving in Marrakech. The pick up from the airport was smooth and they ensured we arrived at the Riad without any drama. Easily worth the €20. The staff were incredibly friendly and always helpful. They genuinely care about their guests experience. They even offered assistance if you wanted help negotiating (if wanted) in the souks & shops via WhatsApp. Breakfast was made fresh every morning and delicious. The location was convenient to the hustle of town, easy walking distance but just removed enough you couldn’t hear the noise of the Medina. Our room was great - we had a private terrace, the bed was very comfy and the AC was nice! We appreciated the care and attention to detail that the staff offered - Younes and Gigi were a great help to us during our stay. When we checked out the Riad gave us a parting gift and snacks to go which was such a sweet touch.

We had a great 3-night stay here. Staff were terrific and helped us with suggestions and reservations. The Riad is beautifully decorated. We stayed in the suite on the top floor and loved the private deck with cabana and lounge chairs and a table to enjoy breakfast at. Location is perfect - in the middle of the sites but still very quiet. Some noise from roof construction on the first day but it was not too bad after that. Price seemed a bit high but compared to other nice hotels / riads in Marrakech was reasonable overall. You will love this Riad if you choose to stay here - very authentic Moroccan experience!

We stayed 4 nights in Riad Kaiss and loved it. Very friendly staff and lovely accommodation close to many of the tourist attractions but far enough away from the souks to be quiet at night.
Our room was spacious and had a large patio with outdoor seating, covered lounger and sunbeds. Lots of rustic features from a canopy bed to stained glass in some windows.
It was great to be able to come in from the noise and activity of the shops to a tranquil haven where we could rest up before heading off again in the evenings.

We had a fantastic stay at Riad Kaiss. Mohammed is an absolute gem. Knowledgeable, kind and patient with all our questions since it was our first time in Marrakesh. The breakfast in the mornings was amazing and the staff was extremely attentive and helpful in every way. The Riad itself is very well kept and beautiful. They moved us to a larger room on our third night since the first one was bit tight for three without any upcharge. There were a lot of small thoughtful details like the beds at night have hot water bottles placed on each side to warm them since the evenings are cold.

Narwan and Muhammad were a credit to the place taking care of us impeccably. Food was very good too. I think the rooftop pool could have been lovely but it looked a bit grubby as did some of the roof top loungers. A TV in the room would have been nice as would a coffee maker but Narwan was very quick to bring excellent coffees from reception so not a big deal.

We stayed in room 5 with our daughter. Room was a premium room but was smaller than expected. They tried to see if we could change rooms but that was not possible for all the remaining nights. Double bed was soft and bed for our daughter very poor. Other rooms which are the ones generally pictured seem like they are nicer.

We can't recommend this place enough. From the moment we arrived until the day we reluctantly departed, the team at Riad Kaiss took care of our every need in the most beautiful and boutique of settings. The breakfasts were excellent, our evening meal on arrival was the perfect introduction to Moroccan cuisine and the coffee is some of the best I've ever had.
The riad is situated in the middle of town, so perfect for accessing all of the souks as well as the main square and the nearby Bahia Palace. After the hustle and bustle of the markets, bars and restaurants, it really is a luxury oasis in the middle of all the action.

A fantastic hotel in a converted fifteenth century Riad, with just 10 rooms. A Riad is a walled home with internal gardens and the Riad Kaiss actually has two quadrangles, each with trees and plants, where breakfast can be served.
The hotel keeps many features from previous centurys and the owners have added a wonderfully eclectic mix of furniture, lamps, ornaments. In short, staying in this wonderful building would be the highlight of any trip to Marrakesh.

There's no way around it, I LOVED Riad Kass from the first minute I stepped into this small hotel. Everybody here was genuinely kind, especially the two receptionists Houdaifa and the lovely Olaya (sorry for butchering your names, I lost my notebook). They made me feel so welcome every time I returned from the sweaty city. But absolutely everybody was courteous and kind!
At first, I wasn't too happy with my room since I asked for one with lots of light, but the Arabian decor quickly won me over. Another delight was the great breakfast in the courtyard. The courtyard is the stomping grounds of four well-behaved turtles as well - a touch I loved. Just don't step on them, please. That would be bad karma.
A small gripe is that I paid 22 Euros for the shuttle service from the airport to avoid infights with the local cab drivers. I was told somebody from the hotel would be waiting with a sign with the hotel's name. That was NOT the case. I waited for an hour for my pickup while the driver was waiting next to a sign with a long list of hotels - a list I couldn't see because a tour group was standing in front of it.
So, demand that the driver has a sign with your hotel or your name! (The driver was wonderful when we finally connected though)
So, don't get me wrong. I became a true fan of this hotel within the first 24 hours, and I bet you will love it, too unless you think you should have a TV in your room. You sure don't. The city of Marrakech is a great TV in itself!

Riad was in good location and had excellent staff. Riad had a nice courtyard and a great breakfast; wine was also available to order. Rooms were small and could use some updating (considering this is supposed to be a 5 star property). Mattresses in the twin room needed to be replaced. I'm not sure if they mop under the beds. My roommate dropped something and it was not clean under there. Doors do not seal great so you can hear people in the courtyard. I would also think when it's hot outside, this will heat up the room more.
Finally, this hotel quotes you the room price in Euros. At checkout, they convert to Moroccan Dirhams. Why don't they just quote in dirhams from the get go? I didn't check math to see if they are converting at a good rate. They charge an extra 3% if you pay by credit card.

The hotel was difficult to find and get to. The hotel can definitely use an uplift. The linen and towels didn't seem fresh. The toilets were extremely small. No matter what care you took there was a pool of water outside the tub. The AC didn't work well at all. The day we arrived there were guys who came in to fix the toilet for about half an hour. Not worth the amount they charge for the room.
