We loved this hotel. Very clean. The buffet breakfast was the best out of all the hotels we stayed at during our Japan trip. The espresso/tea machine in lobby was great too. The room was small as expected but still comfortable. The bathroom was nice. Great toiletries/body wash and bathrobes. Good shower head. Hotel is on a very quiet street near a metro station and near a Family Mart and 7 Eleven.

The amenities, rooms and location were all amazing. The staff were very helpful when I arrived 30 minutes before my check-in time and they were happy to give me an early check-in which me and my partner greatly appreciated.

The only complaint that I have is that the air conditioning smells weirdly metallic in the room.

Elevators were an absolute joke! Stood for around 15/20 mins one morning to get downstairs as stairs are not allowed to be used unless in an emergency! Never heard anything like it. Washer and dryer situation was awful as well, two machines to cater for the whole hotel, luckily there was a laundromat five minutes away!

The staff was very helpful, the cleaning staff was great, the reason I knocked off two stars is because of the elevator wait time and the laundry facilities. There were only two machines and there is no way to do laundry properly because of the backlog. Advice is to use the 24/7 service two blocks away from the property.

Nice and clean hotel, good location, beautiful garden, kind and helpful staff.

Rooms are not specially spacious but bigger than APA hotels.

Only thing needing is a better laundry room (more machines), being able to used it's quite difficult given it only has 2 washer - dryer machines for all guests, complete washing/drying circle is quite long.

Rooms a very well kept, and up to date. The staff is very helpful, the breakfast is pretty good and a variety of items local food and regular breakfast items for foreign travelers. Washing machines & dryers are available inside hotel. 2 metro stations within 10 minutes, tons of restaurants and bars in walking distance as well. The local is ideal for those who want to a mix of lively area and quiet.

It was at the bustop so very handy coming from the train station. The supermarket is just across the road, great for getting supplies as there was a kitchenette. A heater in the bathroom which was fabulous for drying clothes we washed in the rooms washing machine.

Good small hotel in Kyoto. No ability to use stairs outside of emergencies clogs the elevators. Also, front desk was unable to help me do any luggage forwarding to Tokyo from the hotel. Reason was somewhat unclear, third-party provider software they referred just didn't work.

Easy 4 min walk from subway station Karasuma Oike exit 1. 7-11 style shops nearby. Quiet room. Can open the window a little for fresh air which I appreciate. Also a short walk to the River Kamo and then on to Gion and temples.
Free (good) coffee from a machine in reception.
I was annoyed I could not use the stairs in the hotel. I don't like using the elevator (& there was often a wait). In most hotels I stay in, I can go up and down the stairs. I was told by staff ‘stairs only accessible in an emergency.’

We stayed here during our Japan trip and, unfortunately, this was our least favourite hotel of the stay despite being one of the most expensive per night.

The location is excellent, and the staff were professional, helpful, and pleasant throughout, which we appreciated. However, the room was very small, the smallest of all the hotels we stayed in, and the bed setup was particularly disappointing, with one side pushed against the wall. It felt cramped and uncomfortable for two adults.

The room and bathroom also felt quite dated, and the air conditioning did not seem to work properly, so we ended up needing to keep the window open.

Another downside was the laundry situation. There were only two washer-dryers available, which led to queues, and we were ultimately unable to do our laundry.

Overall, the hotel has a great location and good staff, but for the price, the room comfort and facilities did not meet expectations, so we would not choose to stay here again.

My first trip to Japan- I’d stay here again. Breakfast each morning made it so easy to get started for the day. Staff are so helpful, my room was so clean. I caught a taxi from Kyoto Station for ease (under $20au) and walked to the markets and shops from the hotel. 7/11 2 blocks away has a great selection of convenience food. Buses are close by and cheap too. From a solo female traveller.

Hotel is very nice, clean and modern. Rooms are a little tight for 1 large and 2 med suitcases. We def had to send our luggage out the following day so we can have more room. This hotel offers luggage storage and helps you send your luggage to the next hotel. They also offer in room massage service in case you’re too tired to find a place outside. They also have a laundry room for the guests. You do have to walk a little bit to get to the bus stations but still a let good hotel to stay at.

The staff promptly changed the cover but didn’t bother to change the sheet underneath that was also exposed to the old band-aid.

The room was super tiny. Definitely not comfortable to stay in a shoebox. We were two people and normal sized individuals but we had trouble moving around. The bathroom was super tiny too. We paid for breakfast and it was gross. Definitely would not recommend this hotel. I read reviews about how small the rooms were but chose to ignore. I'm regretting my decision.

Simple and decent hotel with not much frills. No amenities are provided in the room. It needs to be collected from lobby but nothing much there too very basic items. Room and corridor has a strong musty smell due to poor air circulation. I had to switch on the air purifier. AC is centrally controlled and so whatever you do in the room doesn’t get cold quickly in the August heat. Early mornings the rooms gets cold due to the temp setting control in the room. Room size was adequate for one person with not much luggage. Water is not provided in the room if you book online. I assume most of the people will be booking online only. The lift takes a long time to come and doesn’t indicate which one will come out of the two and the lift arrow light, on 5th floor doesn’t light up to indicate if you pressed it or not. Since I was traveling alone all these didn’t bother much but for 10k per night during obon holidays it was quite ok, nearest station is 7-10min walk. There are no bus stops nearby.. the 204 and 205 are 15 min walk away. Kawaramachi is at walkable distance and so is Nijo castle. For any hotel dining there is Matsuya within the hotel premises which is the very convenient. 7-11 and Lawson stores are nearby. Hotel Location is good as it’s in a residential ally so quiet peaceful too. No parking available at hotel so if you rent a car you need to park in paid parking.
