We really appreciated the customer service at check-in and when we had trouble contacting our transportation after we checked out. They made the phone call for us to find out if they were still coming. We don't speak any Italian so we were at a loss.

All was great except the AC. Settings were incorrect and we were sweating all night long until someone showed up at 5 am to fix it. It was a long rough night. Additionally, walls are paper thin, although they do provide earplugs. Location is great and so is the breakfast at the hotel around the corner.

We just checked out and really had great time. This was an excellent option to avoid the crowded downtown area. Last time we stayed closed to colleseum and I didn't sleep much even with ear plugs... Constant honking kept us awake. This time it was amazing! No ear plugs required, comfy bed (I like a stiffer mattress) perfect size for us but really the location was key. We walked around multiple nights at 4-5 am and had zero worries... Clean, safe area. I think the staff went above and beyond with communicating details, including videos on simple things like how to operate showers etc. I know it sounds silly, but I rather be overprepared.

The property was clean and easy to locate. The staff provided clear instructions on how to get there, along with all the necessary access codes for arrival. It is conveniently situated near a metro station, approximately a seven-minute walk away. While the manager and staff were not always present on-site, they responded relatively quickly to texts. The room was spacious and well-maintained, featuring a great air conditioning unit and a nice balcony. Additionally, the property is located about a 20-minute walk from the Vatican. Breakfast was included at a nearby hotel, just five minutes away, which offered a wide variety of food options. The only downside to our stay was that there were loud guests in the adjacent rooms at night. I recommend placing signs or reminders for guests to be mindful of noise, especially since staff were not on-site at night to address any issues. Overall, our stay was enjoyable, and I would definitely consider staying here again.

Both room and bathroom were great and spacious. Location was just 5 minutes away from the underground, which connects to Roma Termini and from there to Colosseum, airport, and the entire underground network. Hence transportation is very convenient. Area around the apartment was also very walkable, with most of the attractions just a walk away. We only had to use the underground to reach the apartment from train station and to get the the airport.

There is a lot of noise at night from the bar close by ….but they provide you with earplugs . It was a weekend , maybe during the week it s more quiet .
Beside that , the room has a confortable bed , fridge , slippers .
You need to let the shower run a bit to get hot water .

Beautiful location. Two separate passcodes before you get to your room door give an extra added sense of security; though the neighborhood feels very safe anyway. Staff were all very helpful and made us feel extremely welcome. Walking distance to the metro and CasteI Saint’Angelo. I would highly recommend staying here.

The Junior suite was a spacious room with tall ceilings, clean, close to a Metro station, with complementary drinks in the fridge and free toothbrushes and ear plugs. We self checked in, breakfast was at a nearby hotel.
We were pleased with the stay overall. I wish our beds were made for our final night, but they were left unmade. On Thursday and Friday nights music played quite loud near the hotel until late, but the ear plugs helped me to fall asleep fast.

If you want to avoid crowded spots but still want to enjoy the scenic spots in 10-20 mins of walking distance then this is a good spot. Overall was good except the sound from the other room could be bothersome if you have a sensitive ear. Earplug helps.

Historic building six rooms for rent on second floor remodeled nicely. Part time staff come in morning and leave after lunch you are on your own the rest of the day. Breakfast is OK and at the Twenty One Hotel next door. Our shower was broken and only a handheld spay worked that is why I give it a four and not a five. I have a bad back and a hot shower spray is very important to me. I would definitely return and rent again is the shower is fixed. Vatican approximately 10 blocks away. Rerstaurants and shop/markets all around area.

Room was spacious, clean and relaxing. Our family of four had plenty of space and were pleasantly surprised with all the amenities offered. We couldn’t have asked for more from our stay. We were hesitant about the self check in, but the instructions were very straight forward and easy to understand. Surrounding area was safe and quiet with restaurants and shops close by. Was really looking forward to this being a fabulous final location on an extended trip to Italy. Although the listing is accurate and the location decent (with a nice bar next door), overall this was a disappointing experience. The room provided was a junior suite, no way near as well decorated or appointed as the example on the website. The furniture and decor were very dated and whilst clean it was a bit student like. Aircon was also available but rattled and plumbing knocked during use. The property is listed as a bed and breakfast (which was the reason for booking) however it’s an optional service for which no instructions or details were provided regarding how to book etc. So we had no breakfast. Overall I think this is a low three star and whilst the awards displayed at the property for excellent reviews in 2020 were probably warranted then this property isn’t at that standard now. As a positive bathroom was good with very good shower (albeit very slow to drain) plus great bed with excellent linens.

The hotel/B&B is in a nice area and in an old historic building. Not too far from the Vatican. The entry looks very unassuming and just has a few step up to the elevator. You need a code to enter the front door. Once upstairs there's another door to enter the hotel floor with a code. It's all very straight forward. Since it's a small place the hotel desk is not manned 24 hours. Andrea (I believe that's his name) is there from 8:30 am to 12:30 pm. He's very helpful with any questions or other help needed. (luggage, taxi etc)
You get vouchers for your breakfast in the restaurant two doors down. And it's a very good buffet breakfast.
The room was very spacious with high ceilings, nicely decorated, and had a good working AC. The bathroom was very modern and spotless. There also was refrigerator, and hot water kettle with coffee supplies, for use. The balcony was small, overlooking a courtyard.
The only small negative thing was that the bar down below got a little loud some evenings.
We had a very nice stay there for three days, and would stay there again. Thank you \"Suites Farnese Design\"

What we liked was the walk in shower. What we didn't like was that we could not get hot water in the sink, only warm.
What we didn't like was that we were not given any information about breakfast other than it was a buffet. We were not told that it was a half a block away until someone showed up at 8:45 and we had to leave for the airport at 9 so no breakfast nor coffee. What we didn't like was the door to our little balcony was open and no air-conditioning was on so the room was 24.8 C . We put the air on but it took until the middle of the night to cool enough. We would not stay there again.

Superb base for exploring Rome on foot

I was very impressed with Suites Farnese Design Hotel. The location was excellent; only 6 minutes walk from the airport shuttle bus stop and close enough to the major attractions such that we were able to walk everywhere. The en-suite room provided everything we needed and the nearby Bistro 21 supplied a great breakfast. Overall, I think the hotel represents really good value for money.

I cannot imagine experiencing worse customer service than what i've experienced with Suites Farnese in Italy.

I was ecstatic to visit Italy, but plans quickly changed due to COVID-19. My trip was scheduled for June 2020, and I began reaching out to the hotel in March for a refund. Although the hotel was initially very responsive when they asked about details for my stay (when I booked, they also got the date wrong, and continuously referred to me by my middle name), but when I reached out asking for a refund, I received no response. I reached out 4 or 5 times over a 2 month period, but I understood that they must be dealing with a lot.

Fast forward to a couple of weeks before my reservation. I still am not able to enter Italy, and I contact the hotel for a refund, again receiving no response. However, I can see that they are reading my messages and choosing not to respond. I finally receive an email a week before my scheduled reservation, which says I can receive a voucher for my stay, and when I go to do so, I get an error message that my stay is in less than 24 hours, therefore, I cannot receive the voucher. That would be fine if my stay wasn't actually a week away. I attempted to call the hotel multiple times on multiple days with no answer. I finally received a response directly from the hotel manager, saying that they'd given out too many refunds, and that their hotel will be open if I choose to stay there.

Avoid this hotel at all costs.

We had a good stay but Suites Farnese Design Hotel is not a hotel where you have a front desk manned 27/7. Breakfast is adequate and sometimes served in your room. I prefer a breakfast buffet but this place is too small for that. The location is wonderful, walking distance to Lepanto Metro station. I liked the room, but do prefer a more traditional hotel.

This place is b&b, not a hotel, but it was the best place we stayed at during our trip to Europe
It’s difficult to find but once you get in, it’s amazing
Huge room, high ceilings, king sized bed and there was a daybed designed to sleep 2 people on twin size beds,
There were 2 large comfy upholstery chairs to accommodate children 2-3 yrs and younger to sleep comfortably on
Great location to go to the Vatican City. My recommendation, forget it and go to the colosseum
We wasted 4-5 hours trying to see the Sisteen Chapal, it’s not worth it. I am not religious
I highly recommend this place
The place has poor lighting to the elevator and we used our phone flashlight at the entrance

Very nice room. Desk clerk leaves at 8 or so. If you arrive late make sure you have your contact info email handy so they can buzz you in. With in walking distance (several long blocks) from the Vatican. Breakfast is served and they have a form to fill out your preferences. Slide your list under the door to the hallway and breakfast is served at the time you indicated. Just like clockwork. Breakfast was good.

From the description, I was expecting a place full of character. While the renovated building itself is old, full of character, and nicely renovated, the rooms inside were modern. They were comfortable, well equipped, but not in line of the expectations set by the description. The area is residential and upscale and less touristy than the center of Roma.

Peaceful location in a very busy city

Situated in a residential area away from the main tourist areas with many great restaurants and bars in short walking distance. The main tourist areas are 15-20 min walk away. The suites are one floor in a town house, so don't expect a big hotel reception. The staff were great, very helpful and recommended some fantastic restaurants.Breakfast was varied, plentiful and good quality, but don't expect a big range of cooked options.

Great home base for exploring Rome

This tiny boutique hotel is located on the second floor of a multiuser building. There are only a few rooms in the desk is only manned in the mornings and early afternoon. But to serve as a comfortable home base from which to explore Rome it is perfect. The breakfasts in the morning were very nice and the staff very accommodating. Our room was modern well appointed with very up-to-date bath and shower. It did have a arm wall for hanging clothing but no chest of drawers which would be my only suggestion for the staff to add. From their location we walked everywhere. The neighborhood is quiet and seems quite safe. I would definitely recommend this hotel to others.

Lovely place to stay, but the neighbours are LOUD

First let me start by saying that the whole team at Suites Farnese are brilliant.

From check-in to check-out, they made us feel incredibly welcome and were more than helpful when it came to booking airport transfers, suggesting tours and recommending places to eat in Rome.

The room itself was beautiful. We stayed in the junior suite with a balcony, which was incredibly stylish and comfortable. The fridge was stocked with complimentary beers and cans of coke - definitely the ideal welcome after fighting through Roman traffic.

The breakfasts deserve a special mention, as every day we were treated to homemade Italian pastries and cakes. The freshly made fruit juices were brilliant too - I don't think I've ever had orange juice that tasted as good.

It's safe to say that everything within Suites Farnese's control was brilliant - unfortunately the thing that ruined it for us was outside of their control.

The junior suite we stayed in was directly above a bar with rooftop seating. This meant that we were kept awake almost every night by loud music and cheering coming from directly below our balcony. One night they even let off fireworks. Given the fact we had early starts almost every morning (tip, get to the Vatican early to see the Sistine Chapel!) the lack of sleep did ruin the stay for us.

Would I recommend Suites Farnese to a friend? Definitely - but if they were planning on getting to sleep before 2AM I'd tell them to book a different room or bring some ear plugs!

We had a wonderful stay. The proprietress, Anna, was so welcoming and helpful. The room was very clean, modern, and a good size for a city hotel. The continental breakfast was extensive and delicious. There was an issue with the hot water while we were there. Anna offered to get us a room at a different hotel and get us there, but we were okay to stay, and it wasn't a problem for us. Anna gave us a bottle of prosecco for the trouble.
There was also an airport shuttle a 10-minute walk away for 6 Euros, which was great and convenient.

What a hidden jem

We had perfect two nights between 4-6th December. Really clean, cosy and high-end things. The breakfast was lovely and the location was very good to go to the attractions like Trevi, Pantheon, as well as Vatican.

Our family of four had a wonderful stay at Suites Farnese in their quadruple room. What a luxury to have a king bed and 2 separate single beds! Anna Tortora is a a terrific host, and her breakfast is not just a basic one -- it has various meats and cheeses, multiple pastries and cakes, cereal, yogurt, and she will also make fresh eggs and juice for you as desired.

The room was lovely, a large main room that had all the beds, a small table, desk, and minibar. The minibar is stocked with free water, coke, and beer -- nice perk when the thermometer is hitting 96F outside! The bathroom was modest is size but very nice and clean. Hint: you have to press the toilet flush button several times in a row to get the full flush.

The location is in a quiet, safe part of the Prait neighborhood -- close to all the major attractions but away from all the touristy stuff, Makes you feel a tiny bit like a native. We really liked the spot as a home base for all our sightseeing, and its proximity to the river. From Farnese we walked everywhere, even to the Colosseo and the Travastere.

No real negatives. The AC works well though can take some time to cool a hot room because the room is so large -- but it can get it quite cold if desired. There is a nearby bar with a patio outside that creates some noise (not late, and we liked it actually), but for early sleepers who need complete quiet, take this into consideration for this particular room.

When we return to Rome we will stay again!

Best B&B Experience Ever

Everything about our stay was wonderful. The room was big and gorgeous -stocked with all sorts of amenities. Maria was so helpful to us and all our many questions and requests. The breakfasts were delicious - be sure to try Maria's banana chocolate cake with your cappuccino - the best we had in Rome! And the location was also quite convenient. Close to the Vatican but in a quiet neighborhood. If we ever go back to Rome we will definitely be staying here again.

Excellent hotel near everything in Rome

Great hotel within walking distance to everything you'd want to see in Rome. Anna and Maria were both wonderful and very helpful. I thought I would have to take a taxi or two because I am not the best walker, but not once !! Location is excellent. Our room was large with everything you would want in it, beds are very large and bathroom very modern with brilliant shower. Great, fresh produce for breakfast, with eggs cooked to order and various fruit juices made practically in front of you. Cakes and bread are all homemade by Anna and Maria... We were totally spoilt !
The only unfortunate thing about our stay was the lift stopped working the day we arrived, this was not the fault of the hotel as it affected the whole building and I suppose I needed the extra exercise! Thankyou Anna and Maria

Fantastic, modern hotel in the heart of the city.

Fantastic hotel in perfect location. After visiting Rome several times over the past couple of years, and finding most hotels out of date and run down, I was very pleasantly surprised to discover this great little hotel in the heart of the city. Great customer service, big rooms, great bathrooms, fast internet, and amazing breakfast. I will be back for sure!

Superb suite hotel near centre

If you can find this place, in an unassuming old corner building, it's very well worth it. Very clean and smart, quite spacious, best of all the very friendly ladies who run it, and pour their hearts into making sure your stay is enjoyable. Especially noted for the quality and variety of the home-made breakfasts, with exceptional quality healthy foods and a choice of 3 superb juices. Plus cheeses, ham, eggs, pastries etc etc. I'd definitely go straight back, as it is walkable to everywhere.

Gem in Rome

The hotel is a great little gem in Rome. I have recommended it to family and friends. The ladies took great care in finding and cooking gluten free breakfasts for my wife, which was great. The list of restaurants they provided really helped us find great places to eat which also accommodated things like gluten free needs. The room itself was very comfortable and relaxing. The ladies did a great job turning a floor in a building into a home away from home. I look forward to my next visit.

Große helle Zimmer in einer relativ ruhigen Gegend. Trotzdem viele Restaurants und Geschäfte in der direkten Umgebung. Petersdom und Engelsburg sind nur ca. 15 min zu Fuß entfernt. Die Metro Linie A erreicht man in 5 min.
Das Personal war unglaublich nett und hat immer schnell und hilfsbereit reagiert.

Se encuentra cerca de paradas de autobuses, a 10 min del metro y del shuttle bus para el aeropuerto.

Attention ceci n'est pas un hôtel. La chambre est très bien, grande, propre.... Le point négatif c'est qu'il n'y a personne à la réception sauf le matin au moment des départs car il faut bien collecter la taxe. C'est très impersonnel. Juste à disposition un plan de Rome. Le petit déjeuner n'est pas servi sur place mais dans un autre établissement à une centaine de mètres. Il faut donc sortir le matin pour aller se restaurer. En contrepartie, le petit déjeuner est très bon. Les échanges se font sur wathsapp, perso je n'adhère pas. Pas de parking à disposition à l'hôtel. On aprend cela quelques heures avant notre arrivée car nous avions posé la question. Hôtel.com annonce que l'hôtel dispose d'un parking privé ce qui totalement faux. Donc on se gare soit dans la rue mais jamais de place disponible donc c'est parking privé à 25 euros la nuit. L'hôtel est proche d'une sortie de métro, mais la vile est très mal desservi donc on marche beaucoup. Pas mal d'options de restauration autour.

La experiencia ha sido excelente, si tuviera que ir otra vez a Roma, elegiría este hotel, sin duda. Solo una cosa, llegamos al hotel a las 11, sabíamos que la habitación todavía no estaría arreglada. Nos dijeron que iban a tardar unas 2/3 horas en estar lista. Dejamos las maletas allí y nos fuimos a dar una vuelta por la zona centro de Roma para darles tiempo. Llegamos a las 14:40 a la habitación creyendo que ya estaría lista, la sorpresa fue que todavía la estaban arreglando. Simplemente queremos dejar constancia de este punto, porque habrá clientes que no se lo tomen como nosotros. Por lo demás, como he dicho en la encuesta, en general todo ha sido excelente. Volveremos!!!
