Don't stay here!

Black mold growing everywhere. Booked me into RS Guest House II, then switched my hotel to one with no windows or patio. The smell was terrible, the sheets were ripped and dirty. No ventilation in the bathroom.

It is a mixed bag. The room and bathroom are a good size but the black mould on the ceilings is a bit off putting. The staff are OK but not particulary friendly or helpful.

Everything is strange due to covid. People seem a bit detached. Staff is friendly. The manager very helpful and accomodating. This particular room is very very quiet so it is easy to sleep here. First time in nearly 10 years I have not needed medication to help sleep.

You get what you pay for dont expect luxury

Finding the reception was tricky at first, it was hidden in the back corner of a 24/7 Mart. We then walked up a narrow stairase to the 3rd floor and entered our room. I'm going to say the bathroom had not been cleaned there was still a soap sitting in the shower, splash marks on the mirror, toothpaste in the sink and hair in the toilet and small ants around the room. We didnt expect much for the price of the room, but this is just something you expect to be clean. Walking back one night a rat ran down towards me on the staircase lol.

I found the staff members to be the best thing about this place they were helpful, especially in the mart, happy to change $100 notes and help out when they can.

The hotel is situated in a very convenient location, close to several attractions, however, the cleanliness of my room was questionable. There is no rooftop terrace, no bar/lounge as described and no nice sitting areas as indicated in the photo on website. Furthermore, I suffered severe bedbug bites to arms, legs and torso for which I had to seek medical attention. I would not recommend this hotel to anyone.

A few days in Phnom Penh

Great location, close to everything especially the busy riverfront area and Royal Palace. Reception is in back of 24 hour mini mart, so never a worry for food or drink. I had to wait for check-in, and reception could be friendlier. The room is small, but comfortable, and everything was working....tv, AC, hot water. Overall a good stay, and I would stay again...great location, good price.

the hotel I had booked and seen particulars was not the one we stayed at.we arrived at 4pm and had to wait an hour to enter the room.we were then taken to another hotel up some 30 steep stairs to a small room that smelt bad.i had paid for wifi,fridge and housekeeping .there were no windows,power points etc. i went to complain to reception and asked for the room I had booked weeks ago .she advised nothing available.i continued to engage her and she agreed to change the room for our second night.when I went back,she said haven't one available but had one in another hotel.i went and looked at it and it was in a hostel with 4 bunk beds,no tv,fridge or wifi

Basic but ok for a night or two

We arrived around midnight to be told they overbooked, but they had a room for us at their other location, just a few meters away. We had booked a private double and ended up in a dorm. But it didn't really bother us as we were the only ones in the dorm. The next morning, we moved to our room. Someone had smoked in it before, so not the best smell when you enter the room; it also smelled a little bit of damp.Towels were provided (not in the dorm), along with basic toiletries, which was nice. Staff wasn't the friendliest, but they let us leave our luggages for the day in the back room after we checked out since we had to catch a night bus and didn't want to carry them around all day. Overall we had a good stay. Location is good, which for us, was the most important. I think it's good value for what you pay.

Great location near the Riverside.

Travel in a group of 3 friends. Our room is on the 3rd floor, the staffs were nice and assisted us to carry 2 of our big luggage. Note, there is no elevator. Elderly please request for lower floor. Our room is clean n big, the toilet comes with a long bath. Instant hot water for shower. Bed n Aircon is ok. WiFi signal is On and Off, at times difficult to connect. House Keeping upon request. The location is great... near the Palace, Museum and Riverside. Plenty of restaurant around. The staffs made a great team and is always polite and smiley. We extended our stay here. Good value for money.

Great value for the hostel room. Rooms were clean, towels and toiletries provided. No windows in our room though.
Location is perfect, lots of tuk tuk drivers, restaurants, and street food vendors within walking distance. The 24 hours RS Mart is great to stock up on water and other necessities at a good price. Also, they provide affordable laundry service $1 for 1 kilo.

For a $20 or less per night room there is a $50 charge if a towel or the bedding is stained. The sheet on the bed was so worn that you could see through it.
The bed was like sleeping on something unexplainable, every bed spring pushed on you everywhere.
The Miskito situation was not good either.

The hotel is in a lively neighbourhood and one block from the Natonal Museum, and close to the Royal Palace grounds. One block from the FCC, and nice shops. The staff was efficient and accommodating. There is a lot of construction in the ‘hood, but I didn’t hear it from my room on First floor. Good wifi.

I didn't like the room at all

I had a room with a window opening on the stairway (hallway). No ventilation so it smelled really damp. The next morning i was woken up by the smell of kitchen smoke in my room - i guess the kitchen exhaust was near my room so that was unpleasant.
The room itself was small, no closet, no bed side table, tv wasn't working, no fridge as advertised on the hotels.com app. You feel like you are boxed in.
Also, i could hear the water pipes in the walls every time my neighbor from upstairs would use the bathroom.
I checked out the next morning and went a few meters down (Nawin guesthouse) - much better room for $2 more (balcony, high ceilings, tv, fridge, closet, free coffee in the room).

Firstly the good the

-the sheets were clean

The not so good

-No hot water
-Broken toilet seat
-Leaking aircon and didn't work properly
-No Wi-Fi
-Dirty conditions

The not so bad

- No quilt cover it was the sheet then the quilt and then that was it. A little gross considering the amount of people that would've stayed there.

Basic hotel in very good location

This hotel is located right in the touristic area of Phnom Penh, with a lot of bars and restaurants around. It is also right next to the Royal Palace and National Museum - you can hence walk to any of these nearby sights.

In the reception they have a small store which is open 24/7, which is perfect as you can buy drinks, food, snacks or anything else at any time!

The hotel is safe and seems to mostly be visited by foreign tourists. The rooms was basic and a bit dark, but overall clean and comfortable. We were also happy to be able to store our luggage over the day as we only had a flight in the evening. Even though it wasn't a locked room, the luggage was stored in an area where staff is all the time present. Wouldn't mind staying there again in the future!

A great disaster !!!

As you know I ordered an apartment with bedroom and sitting room+kitchen.
When I arrive they don' t say anything and they try to give me a very small and smelly room on the 4th floor. I tell them that I reserved an apartment, they tell me that the aircon is broken. When I ask them to see it they must recognize that the apartment is double booked but they promise me that I will have a very nice and big room on the ground floor tomorrow. So I agree to stay in that small room for one night.
The day after - about midday - they show me the new room: very small, smelly again, no windows.
So I ordered them to give me back my money. After some phone calls they give me back 60 USD, witch is too little as I payed 68 EUR, but I agree anyway.

So this GH was a great disaster for me.

Okay, but noisy.

Checking in and out was easy. The bedroom was clean, the bathroom could have been better. It can be noisy at times and you can hear everything from your room. I could hear each person come home at all hours of the night and some of them hung out in the lounge outside of the rooms and listened to music. They didn't listen to it loud, but you can hear everything from your room, so it was hard to sleep. The location was great!

Friendly staff, great location

We stayed here 5 nights and enjoyed the location, close to sites and great restaurants and cafes. Very near the river with kind and helpful staff. We liked the mini mart downstairs and they have the best prices in the neighborhood. Room was basic, but clean and spacious with a comfortable bed. Cold, filtered water available by the front desk too!

Average Accommodation at a Decent Price

Checking in was rough. Our bus dropped us off at 4am, and although the guesthouse boasts 24hr service, the entrance was gated and chained shut. There is no bell and the phone numbers online are out of service. We sat outside until 7am before we started banging on the gates for someone to open up. The night doorman was extremely angry we woke him to let us in!

Once we checked in, the staff was actually very polite. The rooms were clean and the wifi was slow, but worked at all hours, as did the a/c.

There's no breakfast available, however the guesthouse is above a kiosk and the cafe next door (Scodo) does great food!

The location of the guesthouse is extremely convenient, walking distance to all the local sights and landmarks, touring agencies, restaurants, markets, etc.

Overall, our stay was pleasant and problem free.

completely misled by expedia rating of this hotel

i rented this hotel because it was rated 2.5 star. But really, it was like 1 star backpacker guest house. the reception for tv was bad, internet was so slow, eventually i gave up surfing the net in my room, room walls with stains, floor not properly mopped, no night table, no tooth brush and tooth paste provided, it was a complete letdown.
no next time for sure

Basic hotel, wouldnt recommend it

This is a very basic hotel that seems to advertise way more than you actually get. We had a standard double room which was very small and a bit dirty, it didnt seem to have been cleaned. If you are staying more than one night you have to ask the reception to clean the room. The location was quite good but there are a lot better hotels nearby where you get more comfort and service.

I think there might be better places to stay

The rooms were clean but kinda small and not very nice. What's stopping me from giving this guesthouse a recommendation is the staff. They were some of the rudest and most unhelpful I've encountered in Cambodia.
