I booked for 1 night.
The man at reception wasn't very friendly.
Yet the Lady on checking out was very friendly.
Hotel was in good location,
Was clean
Good shower
Wifi was terrible
TV was probably false advertising, said it had satellite channels. Not sure in what room as mine only had 3 different channels.

Could be better.

I enjoyed:
1. The service. Requests were attended to quite immediately by the staffs.
2. The location. It is great!. This hotel is situated in walking distance to convenient stores and restaurants. So looking for food it not at all any issue.
3. The space. It is worth the money (but could have been better if things listed below are improved). The room is huge for the price one is paying.
4. Amenities - fridge, water heater, iron, tv etc.

The things to improve:
1. The windows in the bathroom were difficult to close - smell from the restaurant enters the room via the bathroom.
2. The bottom of the bed was not clean for (i guess) a long time. It was full of dust and spider web.

Will i re-visit? Yes. However, if things are not fixed, then my next stay could be my last in this hotel.

The location of the hotel is great. It's close to a wide range of food and massage places.The town is pretty small so you can get to anywhere you want with a ten to fifteen minute walk. The property itself is generally clean - while the lobby looks great, the interior could use a bit of sprucing up. The room I got was large, although maintenance could be slightly improved especially with the toilet. Otherwise though, the room was comfortable. Amenities like toothbrushes and shampoo were available which can't be taken for granted with rooms of this budget.

Heater in the shower was bad. It did not working. Even air conditioner was malfunctioned. It always turn off by itself even after I removed timer.

Room only ready 2:30pm, very late and we have to wait. Room is basic but the shower is not clean. Water heater doesn’t really work even after the hotel staff tries to fix it.
Very good location though, near markets & good restaurants

The hotel room was clean and the design was awesome. Request for ironing board was promptly attended and delivered within minutes. The only drawback was the service of the front counter staff. No greetings nor smiling at all. On the last day of stay, I had asked for the permission to check-out late but was told that half an hour can be granted. I noted and came back in time for the checkout but was disappointed that my room card had expired. When checking with the front counter staff, the lady said they need to reset the card. Why she have not done so when time I was given the permission for the extra half hour. That is wasting the guest time going up and down for resetting the room card. Other than that, the hotel has been pleasant.

Inconsistent quality

We had connecting rooms during our stay. Our sons’ room was ok for the price paid. As for our room, things could not be more different. The room was poorly maintained - aircon slats were presumably not working as there was a used piece of tissue stuck in the slats probably to stop them from closing, strong smell of smoke in a non smoking room, several lights were not working (one of them flashed intermittently although it was not switched on), no hangers in the cupboard, broken bathroom fixtures etc. Housekeeping was inconsistent ie our sons’ room was made up properly on the second day but ours only had the bedspreads straightened - Bath towels not replaced, waste bins not emptied. Our rooms were also above an alley which served as seating area for a restaurant. You’ll hear people talking loudly into the wee hours of the morning and if you are lucky someone will be having a karaoke session at 4am. So depending on the room assigned, you’ll probably have an ok experience or a really bad one.

Central location near seafood restaurants

Clean and nice touch to the decor. Location very central if you had come specifically to eat seafood. If you are bringing a car, you have to park at nearby multistorey car park. We had a family room and the size was excellent for the price.

We only stayed in the hotel for one night and booked two rooms (both with king bed). We were surprise by the spaciousness of the room and how close it is to everything. I'd like to thank the receptionist for alpine us to check out late and for being courteous about it. There is no parking provided by the hotel but one can just park their car in the adjacent building.

Central location Hotel

Lovely central location in down town Kota Kinabula. Few meters across the road is the waterside restaurants and bars which give beautiful ambiance as the sun goes down. There is a little music at one or two places but nothing loud. The surrounding area is typical downtown with lots of smaller shops, markets and eateries. Taxi rank is about 20 mtrs from the hotel with cheap prices and polite drivers. Went sightseeing for a day which was great which is all we had time for. Will go again at our next break

The room was fantastic...with the jetted-tub....unfortunately a few taps were loose...
There was a gap below the room door....the door was put too high up....the coridor light can slip through.....
The lobby got an unplesant smell everytime we came in......
Overall we really enjoyed the stay.....

Cheap but convenient hotel in downtown KK

The hotel is perfect is you need a quick and cheap night in Kota Kinabalu. Location is perfect as it is near the waterfront and restaurants. The room itself is quite terribly maintained and not the cleanest. But again, just for a quick night in the city center, it is fine.

Good location but not a 3 ½ star hotel

The room looked nice but the mold in the bathroom was disgusting. When we asked for two extra towels we were informed that there would be a charge for the second towel... This is type of charge is expected in a much lower category of hotel.

You won't be spending a lot of time in your room. The area is nearby to so much amazing seafood, day and night markets, and malls. Decorations are interesting and unusual. our room looked like the second base camp on Mt. Kinabalu, which was cool because we climbed it while we were there!
