I stayed several nights at Promenade Service Apartment during my one-month roundtrip of Borneo. The apartment is spacious, the bed is confortable and there is a big fridge. There is even a small balcony facing the backyard to hang your laundry. Hot water, TV and Wi-Fi work fine. This is a basic apartment, so don't expect luxury, but if you are looking for a budget option, this is the right choice. The building looks a bit old from outside, but the apartments are new from inside. Be prepared to walk a bit upon check-in as there are many apartments and yours might not be near the reception (the apartments are on the 2nd and 3rd floor with elevator). Central location near the handycraft market and Waterfont restaurants, just behind the Promenade Hotel. Thank you and see you soon again!

The lobby was nice and clean.
The apartment on the other hand was very disappointing. The apartment on the brochure and the one we stayed in is deffinatley not the same place.Paint on walls is dirty, bedding sheets was not clean and full of hair.The air con local control was broken and there is stains on the carpet.
The shower tiles was filthily and there was mold on the bottom of shower.
I will not stay in this apartments again.

This property is so comfortable and friendly user..It has a lot of shop to buy grocery and find food..the location also strategic which is near the Pasar Filipin and also Todak Waterfront the place that everyone come to find for fresh seafood..

Like: Location in town is good.
Dislike: The apartment is part of 3 big blocks of open concept, budget apartment. It's not convenient with lots of luggage or children, because the lift is small and the rooms are scattered everywhere, even though it is only 3 minutes walk from the reception.

The room take times to cool down, make sure to ask for additional room entry card to leave the air con on at all time.

Noise travels easily due to no proper insulation.

OK for the price paid.

I didnt expect this service apartment is above shop lot (or maybe i didnt read all the reviews) and in between outsiders’s houses. The lift is too small and only can fit 4 people without close button. The room is big and spacious but the floor is made from plywood 😅 and when my kid running all over the place people in first floor might think of the ghost staying up in the second level. We only spend time just to have rest and sleep while most of the time we was out for activities so its still ok for us.

Nicely renovated studio in nasty dirty buildings. Bed was comfortable untill the bites started. The bed and sofa were infested with tiny bed bugs. Pulled several off my body while they were biting. Had to put on the flashlight on my cell to see them. Yup, still moving nasty tiny creatures. Large cockroaches visited at night. Killed couple nightly.

Good stay, worth the money spent.

The unit located on 3rd floor and recently renovated come with freezer and kicthenett. Located in the city centre and close to food outlets including mc donald and pizza hut. Registration and check out took less than 5 minutes. The only limitation was one of the 2 lift on block 3 where i spent a night was under repair.

The property environment is not suitable to be used as service apartment. It’s not clean and not safe. The impression given during the advertisement has cheating element. It didn’t give the true picture of the actual surroundings situation and the actual room condition. It also misused the name of Promenade. I found cockroach in the room also. We decided to change hotel after one hour stay. The air cond is terrible, the smell in the room is terrible and the toilet shower is also terrible.

Everything about this apart was good, the service, the location and price is very satisfied. Just I'm not satisfied with the amenities provided. As I see in the picture, there is a stove but when I arrived there, there was no stove. Just a sink. I'm very disappointed with it. 1 more thing as the apartment is also a housing place, there was a time it quite noisy at night. You can hear people knocking on the neighbour's door at night.

we love the space of the Family Suite, it was very comfortable for us.
There was a leak at the corner of the air-conditioner inside the room, we had to put the dustbin under it so the carpet will not get wet but overall it was a nice stay, definitely will stay here again next time if we are in Kota Kinabalu

We expect to have kitchenette but the only available room when we got there is with no kitchenette. So no matter how early you book the room, if you arrive late at the property then probably you wont have the room

Firstly.Not easy to locate room location, feel unsafe to walk through a long path from one block to another block.Parking difficult, room dusty though size is big.Room light dim, not sufficient lighting. No basic facility e.g. hair dryer and iron. Upon many times request, they sent. However when we went out, someone entered room to take away hair dryer without informing us.Lucky we did not lost our laptop & important things.Staff upon enquiry said they give 1 hour use for hair dryer only. End up we go photo studio to take convocation picture with our wet hair. Will not recommend friend to stay in this apartment.

Im always choose this aprmtment for my family trip to kota kinabalu, the room is big and all amenities is near, but i just dont like the parking on basement which ive to pay about rm30.00 for a day.. maybe the management can deal with the parking office to get a discount or more reasonable free

My friend and I stayed here from 1st to 4th October, 2018. AS we arrived way ahead of check-in time, we were allocated a studio room with twin bed which was good enough even though initially we booked a double bed. However, the walkway to our room is quite run down. It would be awesome if the management could refurbish to keep the apartment's image. The room was satisfactory except for the bathroom which has some smell. The bathroom needs some upgrading. Other than that, it was a good stay. Hope the feedback helps!

Location is in center of KK and easy to get grab. But apartment compound not clean. Looks old and dirty. 1st apartment I got had air-cond not working. Very noisy when people walk on top. 2nd apartment I got is better than the first one. Overall, not a bad place to stay if you looking for budget apartment.

Complicated navigation & parking situation

The room was nice and big. The toilet was in terrible condition - shower broken, sink broken, a/c seemed like older than myself - seems like the furnishings haven't been serviced in a very long time. The cleanliness and maintenance of facilities leaves a lot to be desired.
Parking situation also very complicated, every time you have to visit the apartment office to validate parking and still pay 2RM every exit.
I will not recommend this place.
