Upon arriving to the hotel, we checked in and went to our room and immediately realised that there was no water. This meant there was no shower, no running water in the sink and no flushing toilet.

We immediately raised this with staff who initially offered a carton of mineral water to shower with. After declining this due to it being an unacceptable solution, the staff assured us that the issue would be resolved by 5pm.

We went out and returned at 6pm to discover the water was still not working. I spoke to the staff and it was clear that the matter wasn’t going to be resolved. The staff could offer no solution, stating that the whole of Kota Kinabula had no water. This was clearly untrue as we had been to nearby restaurants and businesses that had water, and the hotel we later checked into had no issues. I suspect the hotel’s issue was due to poor infrastructure and the fact our room was on the 13th floor.

I requested a refund so that we could stay in another hotel. The staff agreed, but said I would have to speak to Expedia and get them to ring the hotel so that they could process this. Expedia agreed to refund and told us to check out, but have now turned round and refused to refund, saying that the hotel won’t authorise it.

Definitely avoid this hotel, in addition to the above the rooms were shabby and there was no laundry service.

I also will not be using Expedia in the future as they seem to wash their hands when you experience issues.

First of all - The hotel is extremely dirty. In the room, everything except the floor is dirty. There was Durex Play Gel sticking out from under the bed, visible even from the couch next to it. Access to the pool is through service corridors, which have probably never been cleaned. No sunbeds. No towels.
Definitely do not recommend.

This hotel is decent, our room was very large with a kitchenette and 2 bathrooms. Things were generally clean, but it is definitely a bit shabby and run down. There is no DIY laundry, but a laundry service which is very expensive.

The gym is attached to the pool area on the roof, so they close down the entire area any time it rains. We tried to workout 3 times but every time it was closed (as it often rains).

The area appears close to the waterfront and Imago on the map, but because you have to walk around the highway to get there the walk was longer than expected. There are no shops or convenience stores near the hotel, and the \"store\" inside the lobby was always closed. It was convenient and easy to get Grab cars at the hotel, but we would prefer in the future to be closer to grab food and snacks easily.

If we were returning we would likely stay in the plaza area directly beside Imago shopping mall as the location is much more convenient and closer to restaurants/shops.

Location was decent for getting around via Grab. Fairly close to hawker centres and shopping. The room itself had an interesting configuration, and was stained everywhere - markings on doors, walls, mildew in the bathroom, unclean surfaces in the kitchen and bedroom floor. The bedspread had a few stains, but otherwise the sheets and pillows were fine. The pool had no towels or lounge chairs. The breakfast was boring and underwhelming given the hotel price point.

Our room was not as good as what was shown before when I made the reservation. Also it was kind of worn-out especially the walls and the bath room door. The electric kettle was so dirty that the dirt was found at the bottom. The toilet plate seemed to be stepped by someone before as there were dirts on it.

I felt cheated by the claim there is the fully equipped kitchen. There is no knife, no chopping board, no detergent, no cleaning cloth, no scoring/sponge to wash up, no tea towel, no drying cloth. I cannot cook at all. I asked for cleaning pad/cloth and was told to us face tissue to clean the frying pan. What a joke. I chose the hotel because I needed the kitchen for special diet preparation.

The floor of the bedroom had 1 cm gaps between plastic floor board and I can see and smell rotting materials underneath them.

The central air-con provided us with free cigarette smoke! It was very uncomfortable. The air-cond in the bedroom side was so noisy that we had to turn it off when we sleep.

The traffic noise kept us up until late at night when we are at the 13th Floor.

The gym at the roof level has no air-cond and is that meant to be usable? I would not go into the pool which is not that clear and the noise of the pump next to it is loud.

Last but not least is the terrible terrible terrible breakfast. It is vegetarian. I asked for an egg and was told I need to pay RM2 for it.

Hotel receptionist is not good in English/helpful . There are only 2 seats neat the lift lobby from which one cannot see the entrance of the hotel. There is no lobby or seats for guests to wait for the car/grab.

All in all, it is like a cheap motel with things which were meant not to work. I regretted choosing it. It is probably the worst hotel I stayed ever in the far east.

Hotel room beds were clean, tidy and comfortable.

Hotel room with open kitchen and cooking utensils which good for self cooking. But the hotel room refrigerator electricity supply shall be cutoff automatically after guest leave the room. Hence the refrigerator is not suitable for storing food not consume immediately.

Hotel room tea bags not daily refilled after used up. Kitchen table and associated kitchen sink not clean up daily.

Wide variety and tasty breakfast. Dinning area was clean and comfortable.

Stayed in so many hotels around the world. From a one star to five stars hotels, it do not matter if you, yourself feel comfortable. But, this place, this is truly 'sh.t'. I flew all the from UK to spend time with the ' apple of my eye' and to arrange our marrige. I grew up here but was born in UK. So i know this place very well.

Privacy, cleanliness, friendly staff is crucial in any establishment. I am afraid, one will find none in this hotel. Sad to see, my own kind, in such shameful ways. Booked for five nights, but checked out in two. I cloud'nt even be bothered about a refund. Would like to say more, but.........let them bring thier own downfall.

Front desk staff \"May\" was very helpful

Good value in Kota Kinabalu. Vegetarian buffet supposed to open at 7am but really not everything was out until 7:45. This is irritating when you are supposed to be picked up at 7:30 for a tour and don't get to enjoy the breakfast.

Very hard beds and pillows, reception staff who had poor english, erratic wi-fi, ran out of local beer, advertised special drinks that they had always “run out of”, very small pool, no shady trees to relax under, hard wooden sun lounges, uncomfortable tables and chairs at poolside, very few bar snacks, poor bar service at pool, ran out of French fries, delivered cold bar food. Three days of access to pool via back stairs as they had conferences in the room that was the usual way up to the pool. Conference delegates crowded onto the pool deck for their lunch, smoking and leering at pool guests, no furniture for hotel guests. One hotel guest was denied service at the bar due to a conference until he complained and the manager ensured he could get a drink! Reception staff who took details of my credit card when they had no right to do so. They expected upfront payment of the tourist tax even though the govt website said it was to be collected upon check out. Just got the sense that the hotel guests were not as important as the conference delegates, many guests we spoke to agreed with this. Th

When we arrived, our Uber squeezed into the tight driveway. We arrived at 8am and wanted to leave our luggage with the hotel, as we understood that check-in was not until 2pm. The staff appeared unhappy as they seemed to think we wanted to check-in.

Once we'd come back later in the day, there was confusion amongst the multitudes of staff at the front desk. They did not appreciate me checking the document they wanted me to sign, nor that I crossed off the \"Mr.\" they had in front of \"Mr. Michelle\".

Our bags were taken up with us in the trolley, by the bell-boy (bell-man). The three elevators seemed fast enough.

Our room was apartment-sized. There was a kitchen area, living area and spare bedroom. Three air con units in total. For such a large place, it would have been great had they included a washing machine in the room. The kitchen cupboards were completely empty, so I doubt anyone would actually cook. But laundry is a different story.

There is an adjoining door between the main bedroom and the bathroom. This can add in a bit of extra fun to the stay.

The buffet breakfast is not just vegetarian - don't trust the Lonely Planet. It was actually very yummy.

WiFi is good, but you'll need to login again if you disconnect. There is a nice rooftop pool/bar.

Our room could have done with a forensic clean. The couch had blood stains and other mystery stains, there was a hand-print on the wall, and we found four jigsaw pieces and a tissue in the side of the couch.

My checkout experience was very disappointing. I might sound petty to some, but not for me.

Firstly, they allowed queue cutting and they don't bother to apologise for making me wait.

Secondly, the staff returned my credit card with her left hand. I think this is rude, offensive to our Malaysian service culture.

Thirdly, why is the staff not trained to say thank you to customer? Is it too hard to say thank you?

I have stayed at this hotel for 2 weeks and had to deal with misery because I paid so much money to have to think it was the best hotel in town and I was wrong!
Let me begin with the customer service provided by your staff. Staff was playing with his phone whilst suppose to be working, housekeeping never answer the phone, and i got the entrance door slammed to my face after a staff opened and released the handle yet after that no apologies whatsoever.
The BREAKFAST. It was horrible. I once went down for breakfast and all I took was some cucumber slices and olives. Because the meat that they served tasted nasty and it looked horrible. On my 2-week stay, I only went down for breakfast 2 times! Trust me, it was just because I couldn't be bothered to get out of the hotel to search for food on those days.
One of the main reasons why I chose to book this hotel in the first place was also because they offered a GYM facility. It was the worst gym I have ever seen in my life. No one was even taking care of it. That first day when I got so motivated to get to the gym, I went to up to find out children with WET SWIMSUITS playing around with the equipment!!
The studio room that I got was alright. My air-conditioner wasn't functioning well in the bedroom. It still felt like it was 30degrees after I put the temperature all the way down to 17degrees. The sink in the bathroom was broken too! Hot water WAS NEVER hot! Again, housekeepers in this hotel never answers the phone!

The service was below par. Most staffs are not conversant in English but fortunately, they are friendly.

I hate the service in this place. 2 incidents left me with this impression. First, the room's safe has no battery and I asked for them. As I was about to leave the hotel for my activities, I requested that they deliver the batteries to me fast. The maintenance staffs came after 15 mins with tools instead. I told them the safe was not locked but simply has no battery. They took a look and then left to get batteries. Another 15 mins or so later, they came back with some used batteries. Of course, the safe can't be used because the power was low. Then they left again to get new batteries. Waited some more and then was told they don't hv new batteries and can only replaced them in the afternoon. We left for our activities and in the evening when we were back, the safe was still without battery.

The second incident was with house keeping. We told them to clean our room after we leave but when we came back in the evening, it was not cleaned.

As you can see, the basic services for a hotel are not up to the most reasonable expectation.

OK hotel, big room for relatively low price

The hotel was well priced and well located. Whilst the room (1310) had a great view, was spacious and comfortable, it was the second room we were offered, the first absolutely stinking of cigarette smoke. The safe didn't work, TV reception and WiFi was poor and the AC in the living room leaked, which is not uncommon, but when \"repaired\" it was still leaking, so a second visit was required. The communal areas could do with a spruce up (i.e. a deep clean), but the roof-top pool, deck and fitness room are quite nice. The food at the hotel is average (at best) and the associated service lacking. Self parking is very convenient, safe and free (as long as you don't lose your ticket - MYR 35). The city tour is a waste of money (@MYR 300 for a family of four), to go to a market, which we could have walked to, and visited the Sabah Museum, which was good, but the entry for which was only MYR 50. On the whole, I would recommend this hotel for a couple of nights in central KK, especially if you're not looking to spend hundreds of $/£ per night.

This hotel has huge suites and a nice pool, however it has quite a few problems. The shower floods the entire bathroom even thighs the door was closed. In fact, the water reached the kitchen. This is dangerous as one could easily slip and fall.

The room service menu says you can order until 10pm. Yet when I called to order lunch they tried to tell me that the kitchen was closed. After I insisted they finally placed my order, but it took an hour, not twenty minutes as they quoted.

Hotel staff has no knowledge or helpful information about the area. There is nothing within walking distance, not even a convenience store, so we had to take taxis everywhere, using the app Grab.

The hotel restaurant had decent food (although vegetarian only) but at breakfast they did not have water available. We always had to ask.

The pool is small but nice. However, the lounge didn't always have someone available and they wouldn't take our order from the pool just a few steps away. We had to go to the bar ourselves.

The housekeeping staff were unreliable and inconsistent with the timing of their cleaning. We had to call the desk to request a room cleaning twice. There were also hand stains on the wall when we checked in and the housekeepers never cleaned the glasses or wiped down the toilet seat during our five day stay.

Overall a decent hotel with a lot of potential, but the poor service and non walkable location would make me look elsewhere in future.

Disappointed with this hotel. Pillows rock hard and high,carpets were very dirty and the food for breakfast was very poor. Surely hotels know how to cook poached or scrambled eggs and not serve them raw. Transfers to the city were availble 3 times a day. It took 20 mins to walk to city but you were sweating by the time you got there due to heat.

The hotel service was bad from the moment I walked into the reception for checking in. The staff just told me to come back at 2pm without any explanation. I had to query a few times before she told me that the room wasn't ready but did not check if other rooms were ready.
I also had to move to another room as there was no electricity in my room and the staff did not bother to help in the shifting. To make things worst I had to shift back when the electricity came back in the room

Slow Service with Limited Choices of Food

Staff was not well-trained when attending guest. Guest was ignored for 5mins when standing in front of the reception. Called receptionist to request for extra coffee. Instead of calling housekeeping for guests, guest was asked to call housekeeping by themself. Housekeeping was slow in delivering what was requested by guests. Breakfast was slow in refilling food. For room,can hear guests next door. Limited power cable in room and living room. Window should have grilled or should not be self-locked by guest to avoid bad incidents from happened.

The staff were polite but not particularly helpful, eg. when asked how close nearest bank was for foreign exchange, we were told it was a 5minute walk. It was actually 20minutes across a very busy road.It was a very unpleasant experience.Breakfast is only served from 7:30 which is too late for tourists travelling on long daily excursions.
We requested early breakfasts twice but no effort was made to provide anything for us.
Our bathroom had no hand towels and we regularly ran out of toilet paper.

Hotel is NOT Business Travellers Friendly

Reception is always not manned. Need to press a bell for them to come out. Arrived on a Sunday at 8+ pm. At close to 9 pm, wanted to order room service for some light meal BUT was shocked to find out that the room service was closed at 3 pm as they are serving buffet at the coffee house. They also DO NOT serve Ala Carte at the coffee house. Felt being forced to eat buffet when you are trying to save time to do work in your room & NOT hungry enough to take buffet. All this does not make sense. Then breakfast only starts at 7.30 am which is very late for guests on business trip. Food served at breakfast are NOT labelled. You do not know what you are eating. Staff at the coffee house look disinterested to serve.

good stay for family.very big room and have a kitchen and dining place and also a living room. good for family stay. only the breakfast, i don't like the breakfast as it only served vegetarian foods. overall its a very good place and strategic location too.

Moderate, hotel maintenance need to be improve.

the water heater is not functioning well. the room service is not professional enough as they did not automatic refill the toilet tissue even though it had finish. the floor is not clean and did not provide slipper.
Suggest must provide slipper as the floor is not clean enough. and air condition is not in well condition, noisy and slow to get cold.
Overall hotel room is spacious & new.
The maintenance work for the hotel need to work harder, as the water heater, air conditional, room service started to have problem.

Condition of hotel deteriorating

Water flooding the shower area. Has requested to change room but was told the technician will check the reason of default. It's still not fixed after complain & no initiative to change room. Carpet also smell mouldy.

Good place, friendly staff, shaded car park, nice pool, clean and new room with wifi. Will stay again.

Downside is air cond is not cool at mid day, previous person that slept on the king bed has left his sticking arm-pit smell on the bed, and the sink is giving out some bad odor, which I have to leave it closed with water filled. Room number 1311.

A reasonable hotel with reasonable rates

There is nothing much to complain about. Overall; this hotel provides reasonable service and room is great. However, the housekeeping and maintenance staffs should work together to check the gully trap of every room to ensure no blockage. For those who wish to save cost but with reasonable living environment, this hotel is worth your consideration.

Value for money!

Interesting and tasty breakfast. It was an experience to eat vegetarian cuisine.
Hotel was comfortable and spacious and service was nice. However, rooms were not cleaned automatically everyday, Apparently, you have to request everyday to get your rooms cleaned. We were not told about this when we checked in. Very different to other hotels around the world.

Great Hotel At A Great Price!

Sky hotel was very comfortable. We had a two bedroom executive suite which had a lounge and kitchenette. The showers were excellent and the decoration was modern and pleasant. The staff were always smiling and friendly, and offered to help wherever possible. The free shuttle service to the main city areas was very good, but it's only about a 15 minute walk to shops and restaurants. The kids loved the pool on the roof. The breakfast was good. There was a lot of choice but mostly Asian hot food dishes. Overall, I would definately recommend Sky hotel as a great place to stay in Kota Kinabalu.

Good hotel but quite a walk from the city center. The facilities are good and the room clean. The staff lacks experience but everybody is friendly. Be careful though if you take the evening buffet.... everything was empty by the moment we arrived....!

Great place to stay

We only had an overnight stay here before flying to Singapore. Definitely could have stayed longer at the hotel as it had all the facilities that you need. About a twenty minute walk to the centre of town, but taxis a cheap anyway if you don't want to walk. Overall the hotel was very nice and comfortable, food was good and cafe looked nice. The only problems would be that we were staying in a one bedroom studio- considering it had a kitchen with a stove and plenty of cupboards, we assumed it would have equipment to cook on the stove with or even cutlery, but it did not have any of that, just seemed a bit strange. Although the pool area was lovely it did not accommodate for more than 10 people to sit around. I was also concerned with the roof above the pool area when the wind picked up as it rattled a lot. Except for these small things, overall had a great and lovely stay.

Good place to stay!

I was in Kota Kinabalu for business. This hotel was in the middle of downtown and Sutera where we had most of the meetings. The room layout was good and the people are friendly. All the staff are helpful. They serve vegetarian dishes mostly.

Great for family trip!

Great for family trip. Have pool on the roof top, giving fun for the kids and parents. Foods were OK but not many choice for Malaysian foods and menus keep on repeating for 5 days we stayed there.

Spacious hotel

One safety issue I would like to bring into the attention of hotel management is the glass windows in rooms, with no fences outside, especially when locks are not working and tables are placed just next to windows. It is extremely dangerous for kids. thanks

Nice new hotel, good value for money.

The hotel is new so it is very clean, and the room is large compare to the other hotels with the same price range. Althought, not situated close to the town but is still within walking distance (around 15 mins walk) or 15 -20 RMT taxi ride will solve the problem. Only have 2 suggestions, 1) The choice of the breakfast need to be incrased with meat options and 2) The speed of the wireless internet need also be increased as well. In summary, I enjoyed the stay and the hotel does provide good value for your money.

Nice hotel which is close to the town

10-15 minutes to city on foot but have to cross the highways or take a taxi of $15. Nice breakfast with a lot of choices. The swimming pool was under renovation and situated at very good location at top of hotel, Clean rooms with cooking facilities. It is nice to rest in the sitting room with good view outside windows. Provision of suttle services to city would be more convenient to travellers without driving.
