Great location at the base of the slope, easy to walk up to the first lift. Ski valet included makes life so much easier - pick up skis then walk up the slope in the morning. Easy access to the town and all it has to offer. Staff were professional, courteous, and always helpful. The onsen (spa) is not huge but it is sufficient. The breakfast buffet, though not luxurious, offers a variety of tasty options. Decent value for money. Overall a very good stay.

Perfect Family Getaway at AYA Niseko
⭐⭐⭐⭐⭐

Our family of four, including two energetic kids (9 and 6), had an amazing stay at AYA Niseko during the low season. While many places in the surrounding area were closed, we actually loved the peaceful and quiet atmosphere. It gave us a chance to fully enjoy the tranquility of the area and take in the beautiful natural surroundings.

We spent a lot of time walking and hiking up the mountains, which was a fun and adventurous way to keep the kids active. After a long day of exploring, relaxing in the hotel’s onsen was just what we needed to unwind.

Our room was absolutely stunning—spacious, modern, and with all the comforts we could ask for. It really felt like a luxurious home away from home, which made our stay even more special.

AYA Niseko was a perfect base for our family trip, and we would love to come back again!

Very conveniently located. You can just walk under 10 minutes to a number of restaurants for dinner
Breakfast could be a lot better. It is very average.
The room was very sizeable (2br 2ba) and clean. We liked the washer dryer in unit, as well as the fridge .
Car service to and from hotel was comfortable and on time. 4 of us sat comfortably in an Alphard- 3 big suitcases 1 snowboard bag.

My friends and I go to this hotel every year during ski season. I have been stayed in this hotel for past consecutive four years. This is my first time to drop comment because I have to do it this time. I do like this hotel in terms of location and property condition. Service is overall good. EXCEPT.... the hot spring spa... that's getting worse, worse and worse every year. The first time of the case was that my wife/friend was enjoying hot spring but suddenly two female wearing swimming suit going into the hot spring. My wife told them it's not allowed in Japan hot spring but they insisted and my wife had no choice to leave and told the hotel staff. The recent cases were really shock - one female was bringing her mobile phone inside the hot spring (remember that all other female were wearing nothing) and keeping to watch her mobile; one girl was wearing underwear going into the hot spring. This time... my wife had no choice to report the cases to hotel staff. What the staff response was they had put the user's guide inside the hot spring and they could do nothing if their guests didn't follow to do. I don't agree with that. Actually, who will see the user's guide (a small piece of paper) in case if it's noticeable before using the hot spring!!! I have stayed over 50 different hot spring hotels in Japan and most of the hotels will give me the hot spring guide during check-in so that I can be reminded about this. So AYA must bear a lot of responsibility about aforementioned.

Except the bathroom roller blind have a damp and unpleasant smell. Bathroom floor tiles sticky and look dirty which is the downside.
Prefer individual seal packed shampoo, conditioners and bath lotion.
No body lotion is provided especially during cold weather.
Too early for check out at 10am. Maybe 11am will be better.

A pleasant surprise!

Fabulous hotel - very clean and the room that we stayed in was huge by Japanese standards. Having the onsen at the hotel didn't hurt either. Would love to stay here again if we are in Niseko as the hotel has surpassed our expectations. All the staff could speak english too!

The hotel staffs are friendly and helpful. Hotel condition is very good but one thing I don’t quite like is their policy for housekeeping. I stay there 4 nights. On the first 3 nights, they do minor cleaning only. Means toilet cleaning only. The rest of the room, they won’t touch. On the 4th day, they will do major one which includes fixing your bed and clean the floor. The king size bed is comfy of course but leave you almost no place to walk and no place to put your stuff besides on the floor. There are just two bedside tables (very small) and one corner table for amenities and teapot and cups. In the toilet, no space for you to put any amenities.

I have email the resort in advance that we would have 5 people staying in our room, and we agreed to pay in addition for 5 people in total, however, upon checked in, the futon was not ready, the amenties were not ready. We stayed there for 4 days, the refill for the used amenties were not 5 sets in total. We were disappointed with the arrangment.

Otherwise, the overall impression about the resort facilities were good.

We (3 ppl) stayed here for 4 nights. Everything is beyond expectation. This is the first hotel that the sample picture on Expedia did not do the room justice. It is HUGE. Almost all staff speaks English and were very helpful.
The lift chair is 3 min away and you can really ski all the way to the hotel door. Will definitely stay here again next time I visit Niseko.

Design of the units are great, and location is excellent, but the sheets, pillows, and towels are incredibly cheap, the unit itself was not in good condition (seems to be a leak in the ceiling above the bed, peeling veneer in places, stained chair, etc.), and cleaning service is not regular or of premium class as-is in a normal hotel of this level. Having just come from multiple incredibly nice stays at The Peninsula in Tokyo, The Ritz in Osaka, and a boutique hotel in Kyoto where the cost of the rooms was less but the service, amenities, and room conditions were far superior, it's hard to have a favorable impression of the Aya. Without the location, this hotel is nothing special.

Awesome huge room!!

The room was absolutely awesome! It was huge! Great for my family of 2A and 2C! It would still be enough if you were to add 1 more adult too as the bed was so big. Me and my husband and my 2 child actually slept on the king bed and there was another queen bed in the living area! Came with a fully equipped kitchen with washer and dryer and even oven! The room looked like a house instead of a room! Love it!!

Nice condo-hotel in Niseko.

Stayed one night in preparation to climb Yotei-zan during the summer. Hotel was very quiet, there may have only been a few guests. Check in and out is easy. Staff is friendly. Food is a short drive away. Room was nice but it's an condo-hotel so there are owner's closets in the room. My room was small and interior facing but fine for a one night stay. Small onsen onsite is nice when you are the only guest.

It's my 5th year straight to Niseko and my first time staying in anywhere else from the previous apartment, which was ~5mins walk to the Family lift. Aya's location was excellent. It was really a ski-in, walk out location but it was just a walk of 20 metres up to the Family chair lift, maybe less. I was in a 2 bedroom and it was very nicely appointed. Couldn't figure out how to control the air-con temp so I simply just opened the windows a little so that it wasn't too warm. TVs had Netflix access, so that was nice. Ski-valets was a great plus and it was trouble free to retrieve and check-in equipment each day. Staff were all friendly.

- don’t choose the 3 bedroom 2nd floor (noisy and view on the entrance roof)
- heater system unbalanced leading to very hot and very cold room

I have stayed in several high end places in the area, including zaborin, vale, suiboku and setsumon, and must say Aya tops in overall service experience. Concierge and valet service were exceptional - they took care of my transport from Zaborin and even made arrangements to pay for my izakaya meal at Kutchan when I discovered only on arrival that cash payments were accepted. Will be back to AYA for sure. One area of improvement though - beds are too hard and linens too rough.

AYA was great!. Very well located, fully equipped, well appointed and excellent staff! Located just next to the family ski lifts, it is a literally ski-in, ski-out. Ski valets/rentals located in the hotel are so very convenient. Our first visit to Niseko and certainly won't be our last to AYA. Full range of room sizes to cater to any family size. A true GEM!

Spacious studio room. Free pick up to & from Kutchan Station for check in & check out. All staff are very friendly and help to book ski lessons. Pity ski lift near hotel was closed when we were there & reopened further up after we left. But hotel do send us & pick us from Dot base & Grand Hirafu welcome centre. Onsen is great. As we were there before ski season starts on 1 Dec, hotel restaurant & sauna were not open yet, but location of hotel is pretty convenient so no issue looking for food

Great location close to the pistes and restaurants

Likely one of the best location in Grand Hirafu; the only drawback is the distance from the gondola base but the hotel provides a shuttle to get there quickly. The hotel is brand new and has great facilities. The only disappointment came from the room furniture which is not even \"IKEA standard\", non acceptable for a 4 or 5 star hotel; the dinning table was so unstable we had to hold our wine glasses vs the risk of them spilling over.

The frequent and abundant snowfalls are the trademark of Niseko and we were lucky to have plenty, if not too much, during our stay as the top of the mountain and the gates to out-of-bound areas were closed 4 days out of 7 because of the avalanche risks (snow and strong winds).

The ski resorts (Grand Hirafu and Niseko Village) however require a serious upgrade in terms of ski lifts, both capacity and speed. It is not uncommon to face 40 minute queues early in the morning or when the top portion of the mountain and the gates are closed. This is really frustrating when you were \"down\" 4 days out of 7 and when you have a ski guide that you pay 55,000 yens for 6 hours...

Aya is very good location for ski ! Only one thing during stay 7days they only clean the room two times and for this price hotel I think it was too less ! When I checked in I found out the glass and wash tap not very clean I asked two times to clean up but until I left still dirty !

Owners and management of this place seriously need to ask themselves: are they willing to tarnish its reputation as a luxury stay by being penny foolish on key cards, gym card deposits, trivial fees on cleaning, and odd hour openings for onsen. Seriously, Managers do not blame your staff, which was generally helpful and nice. Management should stop its ridiculous policies: 3pm check-in and 10am check-out with a phone call at 8:30...!!! Cmon.

Newly built apartments with excellent amenities. Apartments were modern and comfortable.
Access to hotel onsen and sauna. Facilities for ski/boots storage at the hotel ski valet. Convenient location and close to the main intersection where there is access to bus stops. Ski in/ ski out also which is close to the Ace Family Pair Lifts. Hotel staff were informative and helpful on assisting in ski hire and transfer bookings. Highly recommend AYA Niseko!
