The staff literally argued me and my husband down daily because they didn’t want to offer us breakfast which was included in the room fee, even after we showed them that every room offers free breakfast as advertised. It still was literally an unnecessary daily battle with the hotel manager. After having to call Expedia to get this resolved. Finally they stopped fighting with us after 3 days! This was incredibly disruptive and brought unnecessary stress to our stay after traveling over 14 hours from America. The hotel is beautiful! But management needs to exercise, better customer service, and more professionalism.

Things we liked: Staff members are very friendly and accommodating. We appreciated all staff members and supervisor (I think his name is Masresha). The place is also located in the heart of Addis which makes everything within close proximity.

Things to improve: Smoking guests are very inconsiderate. Management should take this seriously as it made our stay very uncomfortable with cigarette smelling across the corridor and into our room (our room was on the 2nd floor). Breakfast is very limited with a very few selections. It could be a lot better with more options to choose from.

If eating what you want is priority then here you can cook for yourself. I spent more than a week in the two-bedroomed and life was good. If you want to stay as a group, family on just to feel like home then book it. The breakfast service is well run. Laundry is super. Liked the space but the main bed needs replacement soon. I will stay there again.

Addis Ababa was surprisingly better then I thought as it was my first time in Ethiopia.
The hotel was down a side street and the adjacent road a dirt track.
The hotel itself was nice with large rooms and the staff which is the most important were so helpful.

The hotel should not be rated as 4 star, but 3 star. It was quite expensive but not worth the value.
The location is not good.
There was no plaque where the fridge and kettle were.
Despite ADD know for its good coffee, there was not coffee at all in the room .
The two first nights we had mosquitos in the room :(
The staff were friendly and tried to help, but they did not know much about ADD.
Breakfast was ok, but they did not have some of the things listed.

Clean, modern hotel with great staff and location

The hotel is just off Olympia circle about 15 minutes up from Bole airport. They have a shuttle service that will pick you up, just call to let them know when you’re coming. The suite room was large, with a king bed, couch, and full living area with mini-fridge, bar area, and microwave. All very tasteful and modern. Wide windows and full bath. They supplied toothbrush and grooming kit in addition to regular soaps and shampoo. Restaurant was decent with some local and some “mainstream Western” fair. Breakfast was eggs and toast mainly with fresh squeezed juice and good coffee. The staff were very friendly and helpful. They put me in touch with a great guide (Desi) and confirmed my travel plans made sense and were doable. They can exchange USD and Euro for local Birr, and didn’t mess with the exchange rate pricing. I would recommend getting a room on a top floor, as you can street noise in the early morning, which isn’t great for those who want to sleep in.

Excellent resident suite, away from the hustle but off road was under construction so felt a little rough. The room was beautiful and spacious, my son and I enjoyed living there for the 2 days. Book the tour guide, John, he came with a car and driver and took us out on both days, we had a fantastic time, especially on Mount Entoto with the snow, in the summer.

Disappointing

I always choose The Residence hotel for my stay in Addis. For the first time, I had a change in travel because I got sick and had to move my meetings to the following day. The hotel was unwilling to help me with my change in schedule. I always found the hotel friendly and helpful, but In this situation where I needed help I was terribly disappointed that the hotel did not want to discuss options with me. Will look for another hotel now ...

Nice hotel near Addis Airport

Very nice small hotel with huge clean rooms. The restaurant in the hotel had limited menu so we went our for lunch and dinner. Wi-fi was very good and reliable. Bed was very comfortable. The room had sitting area, a working table and still had space the size of typical US hotel open! The hotel is near the airport and only a couple of blocks from the main road going to the airport. we stayed for two nights after arriving in Addis and the last night before departing. I would stay at the hotel when I visit Addis later this year.

Lovely hotel well maintained (of course there are a few things that could be checked and fixed before guests complain about it) however as much as I love Ethiopia it seems the culture to leave things until it's completely broken off!! Saying that The Residence Suite Hotel in comparison to other very overpriced hotels diffinatly lived up to our expectations, especially when you're traveling with a toddler who likes to run around! He had plenty of space, to play and run. There's a sitting area which was lovely. The staff were great, other than a few miss understandings which were seen to strait away!

Unique Tuck Away

The Residence Suite hotel is a very unique quiet tucked away hotel that is excellent in so many ways. The moment that I walked through the doors, smiles emerged from the front desk lady that exemplified the atmosphere of the hotel. Everyone was an example for front desk personnel to aspire to be. The hotel is very nice and only minutes from the airport. Not knowing exactly what to expect in the condition of the room, I was astonished at the sheer size of the room and the huge bed. The place was immaculate and although this was my first trip to Ethiopia, Addis Ababa, I wished that I had more days just to enjoy the hospitality of the hotel. They even provide complimentary hotel shuttle service and the breakfast is cooked for you and not just set out for you to get. This hotel is one of the best.

I absolutely loved my stay at The Residence Suite and I would stay there again. Their deco is exquisite, warm and cozy. Addis nights are cold you know. The hotel is very clean. I enjoyed the aura sitting outside, in front of the hotel for breakfast. The staff were friendly, helpful and went out of their to enhance my stay. Consistently so.The manager asked one of the security to walk me to the Telecom to buy a local sim card & airtime. Problems I brought up were attended to promptly. Like my issue with the mattress which was too hard for me. They have a resident tour guide who also gives a very good service. He suggested a day excursion to Wonchii Crater Lakes. The travel was long & often bumby on gravel road and the traffic out of Addis quite heavy. But once there, it was an entancing experience. We left Addis late as I had been waiting for water to get warm=there was an issue with the hotel's generator. There are road works en route to Wonchii. It took at least 3 hours each way. Unless you're patient and are good at being Present in the moment, wait until the road works are done and perhaps spend more than a day to make the long journey worth your while. So leave quite early. If it wasn't for the communication barrier between myself and the Guide, I'd have given him a cool 95%. I don't speak any Amharic and I found that we often had difficulty understanding each other when communicating in English. Cooked breakfast at the hotel was not nice at all. I stuck to toast & fruit

Peaceful Location Near Downtown

We stayed at this hotel for two weeks and were pleasantly pleased with the accommodations, staff, and peaceful location of the hotel. If you are looking for a place that allows you convenience to all of Addis Ababa, with the ability to use a minimal kitchenette to avoid eating out all of the time, this is the perfect place. Clean, comfortable, and friendly staff. The value of the hotel is excellent.

Pros: Excellent staff. Very helpful. Large comfortable room. Very good internet. Good restaurant in lobby area. Reasonably priced. Excellent breakfast. Good location. Free airport shuttle.

Cons: Seemingly seedy area but actually very safe. Need to walk up one flight to access elevator & from elevator to floor. Not handicap friendly. Needs \"arc shower rod\" in tub.

Just perfect

We stayed here at the end of a long tour of Ethiopia and wanted to spoil ourselves, but not in a western name hotel. We were not disappointed at all. The rooms are huge with large windows and lots of lamps. So bright and pleasant. The furniture and fittings are all very upmarket, certainly 4 star standard, and there is lots of relaxing space and working space. Bathroom was big and well equipped with quality toiletries, lots of clean white towels and had a window to let air in! Everything is immaculately lean and well maintained. If there is any problem, it is dealt with instantly.
Breakfast is generous with lots of choice including real muesli and yoghurt and real brown bread you would not usually find anywhere in Ethiopia.
The staff are exceptionally competent and well trained. They take a real pride in their hotel and want guests to feel like guests. Nothing is too much trouble for them to help you with.
The free shuttle worked beautifully. No delays or problems.
The location was perfect for us. Within a ten minute safe and paved walk to Meskel Square and 10 minutes from the marvellous new tram system, we were at the top of Bole Road and within a quick taxi ride of anywhere we wanted to go. There is also a large western style supermarket within a 15 minute walk of the hotel.
We stayed here before and returned. What more can I say?
By the way, we thought it was excellent value for the cost and much superior to more expensive 4 and 5 star hotels where we have stayed.

Lovely comfortable hotel with many 5 * qualities

This is one of the most comfortable hotels we have ever stayed in and is fantastic value for the quality of the accommodation. We stayed in an executive suite with a small kitchenette corner. The room was huge with an entire wall of floor to ceiling Windows looking over the Addis rooftops. we had a large bed, a large sofa, armchairs, big tables, a desk, bedside tables with reading lamps and more. Yet there was still lots of space to move around. The bathroom was large with excellent water pressure, a large bath and lots of counter space.
The hotel gave us dishes, bowls and cutlery for the kitchenette which had plenty of counter space.
There was plenty of storage everywhere in the room. We felt it would be easy to live here for many weeks.
All the furniture was top end and felt almost new. Everything was beautifully decorated, well maintained and immaculately clean.
The receptionist lent us her own mobile SIM card until we could buy one. The free shuttle service was perfect both ways. The breakfast was great with much choice, even fruit, yoghurt with real muesli...a real find in Africa.
We just loved this hotel and returned for a second shorter stay at the end of our travel in Ethiopia.
As for price, we have never had such value in Africa before. It would be tremendous value in Europe or America as well. By the way, the slightly smaller suites were also very large and we stayed in one on the way home.

Staff n service excellent, bed and breakfast need

The price was fair, the staff as friendly and the services were prompt. The location of the hotel was alright although a little hidden from the main road which is alright. Two things I felt needed improvement on were the beds and the breakfast. The bed was rock hard which for some might be okay for their if they wanted high density mattresses. The breakfast was basic and plain. It didn't encourage me to eat the other meals they had on offer.

In any case, I would still sleep there coz of cost but I'd prepare mentally for sleeping on rock hard beds and eating out.

A Nice Private Hole in the Wall

I think the Residence Suites Hotel is an excellent hotel. Its location is perfect for those that just want the peace and quiet that they cannot get from the central Bole district. Also, because it is closer to places like UNECA, the Sheraton and the Hilton, the location is convenient to go to and from meetings. My stay was actually great. I had an issue with the mattress, and this was resolved the very next day by staff that seemed to understand what my issue was. And they even allowed me to check out late - without an additional charge. Overall, if the staff gets additional training in English, everything will be great. They even open the door for you when you come or are on your way out. How nice!

Staff helpful and accomodating.

Staff extremely helpful and accommodating. Would like to mention, in particular, Redeat, Reservations Manager, and Alex, the shuttle driver, both of whom could not have been more helpful. The free airport shuttle was a boon as was the free wi-fi. Good location and excellent breakfast.

Ok and priceless hotel for a short stay

A small hotel in an alley with barking dogs at night. Not a neighborhood for walking around. No real bar but it was possible to buy beer. Breakfast was ok with multiple options to choose from. Room was big but the bed was too hard for me. Staff was friendly.
