We had not stayed at this property for almost 5 years and were so pleasantly surprised when we returned. It was even better than before and the area around the hotel has been totally transformed. Everything is an excellent condition. The staff are amazing! The property is very clean and it’s very quiet and comfortable. Would highly highly recommend this hotel and we will stay here again in the future!

Clean room and very friendly staff.
Nice to have pool and gym.
Breakfast is good value.
Internet was fast.
Location is very good.

However the state of disrepair of the rooms was disappointing (balcony doors would not lock in two Different rooms, the safes did not work in either room, and the television reception was barely useable).

Overall I would stay here again if the price was below that of neighboring hotels which offer better amenities and nicer lobby environments.

This is definitely NOT a 5-star hotel. Maybe a 3. I don’t understand in what way they rate themselves as 5. The service was slow and inadequate (they constantly forgot to put utensils in the dining room or to even take our orders properly). The staff is unprofessional and lacks simple logic (they forgot to call our shuttle bus to the airport, forgot to send in room service, offered spa that didn’t work...). The rooms are not cleaned properly (dirty towels are not replaced, sheets aren’t changed, floor isn’t cleaned...). The food is just so so (The breakfast buffet is tasteless for the most part). Overall, it was a very disappointing stay. For the price you pay, this is inadmissible. Bad management all around. I’m surprised they haven’t been sued for using the name Intercontinental since they are not part of that chain. They’re giving that hotel a very bad name.

We booked the hotel, thinking it was a part of the Intercontinental Hotel chain. It is not. While the lobby looked fairly nice, the room was very worn out, the restaurant didn't have many things on the menu, and it was an overall disappointment to what we expected.

This was a horrific hotel. After arriving at 11:30pm, I arrived with a group and they told us that they had overbooked the hotel and had to bus us somewhere else. There was no choice in this and no warning. They bused us to an even worse hotel that didn't feel safe and was less quality that what we had paid for. The hotel is horribly mismanaged and touts itself as a 5 star hotel. Then they had a problem with the booking when I tried to check out. I had already paid but they had no record of me paying. I had to argue with reception for 45 minutes for them to finally realize that I had paid and check me out. The hotel rooms were dirty, the wifi never worked, the food made most of my colleagues sick, but the worst part was being forced to stay in a hotel that was even worse and not receiving any compensation. I would not recommend this hotel if you want a reliable room. Also, it is NOT part of the intercontinental chain.

Highlights.
The name is misleading, it is not an Intercontinental Brand therefore the expectations are set high and the reality is extremely disappointing. Very poorly run hotel with things breaking down.

What I liked
Their room wifi is extremely good and one of the best in Addis Ababa.

Major Issues
My room door lock kept getting broken during my stay and this seemed not to be a big concern for the hotel, I had to call repairs three times. I was locked inside the room on four occasions where I could not get out without someone from front office coming to open the door from outside. Worse still they never fixed the door even after I kept complaining, I had to check out two days earlier and look for another hotel.

Amenities
The hotel has a spacious gym though this also has broken down equipment either not working entirely or uncomfortable to use.

The service is one of the worst I have experienced in recent time, it took the front desk staff over one hour thirty minutes to confirm my booking and assign a room to me. I ordered for food, it too over 2 hours after several reminders for the food to be brought to my room and another 1hr for the waiter to bring the bill for me to sign, banging my door when I had already slept with my experience in Adis ababa I do not think I will ever stay in any intercontinental hotel again.

1st room was terrible. Couldn't get in with the key card. The manual key they gave me jammed. The door handle fell off and the internet didn't work. The 2nd room I had was much better. Everything worked. Restaurant food was nice. Good friendly staff, though not everything on the menu was available and other times additional items were forgotten. Pool was great and being open to 10pm was a real bonus when you have a busy work schedule. If anything this hotel needs a bit of cash spent to repair some of the tired facilities.

AUGUST VACATION IN ADDIS ABABA

hotel was nice, clean and good location. Only issues for us as a family is that the swimming pool needs to be upgraded, very old, and dated and water wasn't great quality. The tiled area around the pool is so, so dangerous as it has normal tiles that once wet are a complete death trap and accident waiting to happen as we found out as our 8 year old son had a horrendous slip and fall, causing bruising to his back and bottom and a massive lump on his head.

Food was good, however, bar waiting staff would manage matters better if they used note pads when taking food and drinks orders. Staff at breakfast were excellent every single day as were the concierge and front of house staff. Overall the hotel needs to take some time and do some much needed maintenance works , especially to the pool area as this could be a fantastic spot to enjoy your stay even more, (we did on 3 other days visit Capitol Hotel in Addis Ababa, which had a fantastic pool area with attendants on hand all day too). Hopefully the intercontinental will do some upgrade works very soon as I would love to return again. The bathroom in our corner suite was very run down and needs to be upgraded to maintain a 4/5 star rating for this hotel

The hotel in a nutshell was a complete let down.. bad food very little variety... when we ordered room service it was always cold and it smell old... the heating didn’t work, the shower head was broken, the shower pressurer was horrible, and the tv only had one channel for westerners with horrible picture quality. The hotel as a whole was outdated.
Parking was a nightmare.
When I bought these issues to the hotels attention they went unresolved... I had plan to stay in Ethiopia for another 2 weeks but cut my trip short due to the bad taste this hotel lefted in my mouth. This hotel needs a major update.

I felt duped. I booked this hotel expecting Intercontinental standards and whilst it wasn't terrible it definitely wasn't up to those standards. There are obvious signs of wear and tear everywhere but most especially in the bathroom. Staff service varied depending on individuals but found reception the weakest: waited 50 minutes for toilet paper delivery to the room and only after a second call was made to chase. Room wifi repair reported was not actioned in 12 hours. I very much doubt I will be returning.

Not the real Intercontinental Hotel Group

Not an over all good hotel. I had a couple of issues with my room. The biggest problems were no hot water and door handle to front door was loose. Called front desk and after waiting about an hour, maintenance was able to fix hot water issue. Though wi-fi was slow, but realized a lot of applications are blocked (I.e. Facebook). Once I used VPN wi-fi worked ok.

Great service!

The hotel is an aging international hotel. It's clean enough and comfortable enough for most anyone - but it isn't exactly world-class, as it shows its age in materials and cleanliness - but it is solidly ahead of most of its surroundings. Basically, it looks and feels like a 20 year old hotel, but remains very secure and comfortable. The service of the staff (desk clerks, concierge, housekeeping, bar/restaurants, shuttle service, etc) is absolutely 100% friendly and fantastic, and makes up for any shortcomings from the age of the hotel. Wi-fi is hit-or-miss in the hotel room (as seems to be the case anywhere in Addis) but the wi-fi in the huge, comfortable lobby was largely OK. I would imagine outside the very top 2-3 hotels in Addis, this is a leader in the second-tier. I would definitely stay here again.

All was good except 2 major points.

- This is intercontinental but not the one that is linked to International Hotels Group (IHG). So expect the services accordingly.
- The WiFi / internet here is very bad. Especially on a business trip this is very much expected. Even when the internet is available, \"WhatsApp\" which is a critical and quick way of communication has been blocked (WHY !!!)

Other things are good.

This hotel definitely needs upgrading. It's very rough around the edges. The wifi access was spotty in my room. The staff did try and help by providing a router in my room. There is Ethernet in the room. The breakfast buffet is extremely basic and of varying quality. The water temperature in the bathroom was luke warm at best. In general the staff were helpful and friendly.

My stay was unsatisfactory. The first room I was given had problem with the shower and then the sink. So they agreed to change my room. The second room had a leak in the bath tub so the bathroom would flood everytime after the shower. The TV didn't work one day. The wifi was free but not working 90% of the time. The taxis outside the hotel are in bad condition unlike some of the other hotels in town. The hotel staff was very polite and the hotel looks nice on the first look. The hotel provides complimentary shuttle to and from the airport.

Need to sort out their WiFi and communications

The quality of the service has not kept up with increase in room rates. But for business purposes, my greatest inconvenience were very unstable WiFi and \"credit card communication failure\" at the moment of check-out. The latter meant I had to pay for a week's stay with cash, withdrawn from the lobby ATM (with the bank charges that implies). For me, the inability to use WiFi easily and the credit card issue are unacceptable for a business trip.

I came for work and was greatly inconvenienced by the very unstable wifi. Almost always unavailable. At checkout there was \"credit communication failure\" and I had to withdraw cash from the lobby ATM to settle my bill. I had the impression they were hoping I would pay cash in USD, for a week's stay! There were some minor issues regarding food quality and service, but the wifi and credit card things were my biggest problems. For business, I'll try another hotel next time.

Don't be fooled, not an Intercontinental

Place was clean and decent, but really felt cheated with the name. I did last minute booking for business trip and was fooled by the \"Intercontinental\" and Five stars hotel advertisement. Not really sure that Expedia should carry hotels that infringe on trademarks in the hotel business. Not a bad hotel for a 3 stars place, but definitely expensive for what you get. Rooms are good size, but dated, carpet looked old and not clean, bathroom was standard. Breakfast was standard, not bad but not nice.

The staff are willing and friendly and act promptly to deal with complaints, which is just as well because small things like not replenishing tea making facilities in the room kept occurring. However, overall our stay was safe and comfortable and there is a good spa and heated swimming pool.

I find this to be a good compromise: significantly cheaper than the top-tier hotels nearby (can't name them, but look at the map and you'll know), but still provides reliable hot water, electricity, and most importantly for me: Wifi you can count on.
Bonuses: The sauna is nice, the gym is clean, the restaurant makes tasty food.

Staff are completely de-motivated and act as demoralised Government employees. Breakfast buffet very average and service slow. Customer complaint handling very poor. We booed for a standard room requesting for a small bed for our daughter and a baby cot. We were told to upgrade to a bigger room for US$75. We ended up paying US$50. Previous hotel in Addis offered all this for US$20. Room service food quality bad. Mashed potatoes came purreed but potatoes were not cooked enough. Food mad in haste and not tasty. Same attitude at breakfast buffet, i,e boiled eggs not cooked well. We were at 8th floor and we had luke warm water. Baically after complaining they put on the boiler. I will not recommend this Hotel. Very surprised that it won the award in 2014 of best hotel in Ethoipia.

I am a regular visitor to Addis, and this was the first time I have stayed at this hotel. It was only for one night. The room was fine, although I was on the second floor and due to the atrium design I could clearly hear the music from the lobby. The main problem was the the shower - there was no hot water at 7am, which should never be the kind of problem you expect in a hotel of this grade...

The hotel is great as always but this time around the bar fridge was not working in my room, it was running but not cooling, i reported this day 1 and after 3 days was not attended to. I managed to get to the bar this time, really nice until some smokers arrived and I had to move, I cant believe they allow smoking in the Hotel...OMG other days I am in the sticks in Debre Birhan at a just about zero star hotel and they dont allow smoking..... this is a turn off I must say as being English enjoy sitting at a bar ..... the next night was OK no smokers turned up ...cheers

it's ok in ethiopian standard.

Most hotels in addis are expensive. I stayed at the sheraton, hilton and intercontinental. Intercontinentaladdis...not part of the intercontinental hotel chain. Its ok place...wifi only works in some rooms or areas. Staff friendly but not to sharp (dont want to offend anyone). This is how you have to look at it...international level...it is a 1 to 2 star. Ethiopian level...4 star. But for the money you pay its fair. Note: dont buy sim card here...its not ligal and they charge you up to 10x the original price.

This hotel is suitable for business trip and the lobby is very convenient for meeting and coffee.Location is good as well, safety arround but near places are lack of developed.Even it called itself as a 5 star hotel, but still find some places are not qualified: the bath room's hairdryer not work after 2 days use, the light swith not work well and I have to turn off lights by pulling out the socket. Overall, the service is good and daily candy and rose are nice kits, price is a bit higher after stay there for 7 days.

Disappointing

Hotel was disappointing as it was nowhere near the standard that Intercontinental hotels elsewhere in the world would operate by. Perhaps more relevant was that it was not up to the same standard as the Hilton which i believe has the same rating. My room had a shattered window that was not replaced, it also had a large iron burn mark on the carpet, the shower water temperature could have been hotter (although it was of an adequate temperature), wifi was patchy in the room (you needed to be in the lobby or just outside hotel room) and the taps and shower heads were loose. The levels of service (with the exception of the front desk and concierge) was excellent though.

Good gym but internet connection terrible

Not a good hotel for business traveller. Internet only (kind of) works in lobby. Forget about internet in room. Hotel said it was an ISP issue but I went to Jupiter hotel around corner and it worked. Food was not of the greatest quality either. Good gym though.

A good all round hotel for the businessman

Helpful, pleasant staff. Clean. Food was good and no problems eating the fruit or salads. food/drink was good value for money.The only bad point was the internet access. The first day, connectivity and speeds were good, but the following days it ranged from low speed to no connection at all.

Disappointing stay

I was disappointed by the hotel, the room looks old, the restaurant is not great, and if you are a woman traveling alone, beware of the room service, trespassing the limit of respect. It is also very noisy, as there are echoes coming from the lobby towards all floors. I would recommend that you stay as higher as possible. The reception staff were nice and quick on check in and check out, and the shuttle service was good.

Week end trip to Addis Ababa

It was my first trip to Addis and despite being there for 1.5 days i enjoyed it. The good thing is that the Intercontinental has a pick up system from the airport to hotel and vice versa.

Recommended, especially for business travellers

A nice place. But for a couple of missing things - air conditioning or a ceiling fan in the room, for example - it could be a great place. The premises are spotless, the restaurant is pretty good (although the buffet is a bit overpriced) and there's a good gym and pool for those people who like a work out while travelling. Service, from the front desk to the cleaners, was polite, even gracious

Staff are friendly and helpful. Current construction activities surrounding the hotel make for a slightly unwelcome sight, but I am sure that will change once the developments are complete.
